A beautiful restored farmhouse, nestling in an acre of garden, just 4km from Fanjeaux, 15 mins by car from Mirepoix and 30 mins from Carcassonne.. This is a very private and peaceful property; watch hawks and buzzards drifting lazily on the thermals overhead and if you are a budding star-gazer, the night sky is wonderful as there is no light pollution around. The house faces south with large poolside terraces & gardens rolling downhill to the wood. In the distance you can see the Pyrenees.

There are 2 double & 2 twin bedrooms. We have 3 ensuite shower rooms which have been totally refurbished for the 2013 season, and a separate bathroom. There is an upstairs sitting area with wood burner and sofa and an enormous principal lounge with dining table, comfortable sofas and open fire. The kitchen is well equipped for all your catering needs. Outside is a shady eating terrace overlooking the pool. The house has TV, DVD, satellite, internet with wi-fi, & a CD player with external speakers for lazy days.The large swimming pool (12.5M x 6.5M) is chlorine free, freshwater, using UV sterilisation. It has an approved safety fence which is compulsory under French law.

We are lucky to have some wonderful places to eat within a half hours drive. The Chateau at Camon is wonderful and very atmospheric and Domaine Gayda is a winery which also has a superb restaurant. They have a reasonable lunch menu, or if you want to splash out, there is a fabulous A la carte menu in the evenings. For somewhere nearer, Mirepoix has lots of restaurants including Chinese and pizzarias, and if you want a friendly, family Auberge, then there is the Auberge de Balestie which is just off the main road to Mirepoix on the right.

We are right in the area where the book by Kate Mosse, Labryinth was set and a two part televised version was shown on Channel 4 over the Easter week-end of 2013.

The area is famous for it's Cathar castles and many are within easy reach. Monsegur for example, which is featured in the film, is about an hour away. It's quite a challenging walk to the top, but well worth it for the wonderful views. There is also a very nice restaurant and cafes in the little town of Monsegur where you will also find a museum. The coast at Perpignan and down to Colioure through the Corbieres is a lovely drive with lots of other places to visit such as the Abbey at Fontfroid. You must not miss the market in Mirepoix on Monday, it will be very busy in the summer, but grab yourself a table early on in one of the many cafes around the square and you can people watch to your heart's content. No forgetting the wonderful Cite of Carcassonne which is quite stunning. Unfortunately very touristy, but the upside is there are plenty of cafes and restaurants to eat in. Try to go early or leave it until later in the afternoon and perhaps have a meal there in the evening. Fanjeaux is worth a visit too, if only to see the amazing view from the Seignadou (viewing place), where on a clear day you can see for miles around. You can take a little boat from Bram or Trebes along the Canal du Midi and take a picnic with you, or visit one of the many wineries in the area for a Degustation!

For those with more energy, on the route de Lavelanet at Aigues Vives is one of the championship of France Karting circuits. All ages catered for. The local area is ideal for cycling. There are water sports on nearby lakes and the Mediterranean is an hour away at Narbonne. Golf courses can be found at Carcassonne and Toulouse. Horse riding, Tennis and kayaking/rafting are all available within easy reach. In the winter the slopes at Bonascre are accessible from Ax les Thermes using the cable car up the mountain and Ax is an hour away by main roads.

You should find lots of information on all the above in the 'Things to do' folder and on the bookshelves at the house, including walks in the wider area to discover some lovely countryside.

About Mike and Debbie Leece

Mike and I sold our business in 2004 and spent a few years travelling and doing all the things we wanted to do but couldn't when we were working. We then decided we needed a project. The project turned out to be a liveable but tired farmhouse in the Languedoc. We have both worked very hard to make L'Obit the comfortable home from home that it is today. We have made many improvements including replacing all the ensuite shower-rooms inside the house but the garden is unrecognisable from what is was in 2008 and now there are lovely planted and colourful areas, including a boules court garden planted with lavender, roses and salvias. The house is wonderfully private, but not isolated and we have enjoyed many weeks there with the company of family and friends. In 2014 we had the pleasure of holding our daughter's wedding in the area. The wedding and reception was at the wonderful Chateau de Camon but the house was a wonderful venue for the preparations before and the party the day after! We love eating out for a treat and there is no end of great places to eat in the area. We also love walking and have enjoyed many randonnées in the area. We hope that you will enjoy this quite unspoilt area of France as much as we have.

Why Mike and Debbie Leece chose Carcassonne surroundings

The house was liveable but we felt it was some time since any real love had been shown to it, especially the garden. Debbie is very keen on all types of plants and flowers and has enjoyed creating new areas of planting and colour, there are many plants that thrive in the South of France that wouldn't survive in the UK. It also has 4 bedrooms which was ideal when family and friends come to stay. The position is idyllic, in winter you can even see the snow capped Pyrenees and as he house is in the middle of the countryside, there is a lot of wildlife around, especially buzzards, deer and the odd wild boar!

What makes this farmhouse unique

The house is situated down a 1 kilometre lane from the D119 which is a main route to the Pyrenees. So the house is rural without being miles away from civilisation. You can allow children to run around freely without any worry of traffic. We have one neighbour who us behind our house. It is their holiday home too and they are the best neighbours. Not intrusive, but there if you need them. The nearest village of Fanjeaux is only 5 minutes by car away and Mirepoix, a lovely medieval town is 12 minutes in the other direction. It has a wonderful cloistered square where a wonderful market is held every Monday. There are plentiful cafes, bars and restaurants in Mirepoix, together with supermarkets and everything else you would need.

The house is also only 30 minutes from the wonderful UNESCO site of La Cite in Carcassonne. A must do whilst in the area. Try to go early or later on in the day as it does get very busy. There are lots of shops, restaurants and cafes once inside the incredible walls together with lots of medieval type amusements. The little train is quite a nice way to see the chateau and some of the city. The area is also famous for its amazing Cathar castles which tend to have stunning locations in beautiful countryside. There is no shortage of wonderful places to eat, and of course the wine of the area is very reasonable and of great quality. There are many Domaines around where you can enjoy wine-tasting. Enjoy!

Ideal for a family holiday

We stayed with our 3 children aged 22, 21 and 17. We can endorse all of the earlier comments. The villa was very spacious with ample seating areas so everyone could grab a quiet 5 when needed. It was a real treat for everyone to have their own bathroom. Plenty to keep people of all ages occupied both in the villa and in this area of France. The neighbours were away so we had the place to ourselves. Even if they had been at home we wouldn't have been overlooked as their property backs onto the rear of the house. The spiral staircase may give the elderly/infirm or very young some bother but we all managed perfectly well. If you like modern and light properties this isn't for you but if you like characterful, cosy and lived in it is perfect. The garden, pool and location is an absolute delight.

Perfect holiday

This is stunning house in a beautiful setting. It was so comfortable and peaceful we struggled to tear ourselves away. Lovely views of surrounding hills. The patio by the pool is a great sunspot sheltered from any wind. There's also a nice little patio for evening drinks to watch the sunset and enjoy the gardens after a game of boules. The house itself has lots of charm, spacious, immaculately clean and nice new en-suites. Everything feels good quality- good showers, comfy beds, well equipped kitchen. For any rainy days there's plenty to do (table football, lots of books and games, sky tv and dvd player, comfy lounge). If you do manage to leave the house there are lovely little villages to explore and good local restaurants. We slept better during this week than have done for months and finished the week feeling completely relaxed and rejuvenated. Already looking forward to our next trip.

Beautiful, relaxing place to stay

A great family-sized farmhouse, surrounded by gorgeous rolling countryside. The house looks out onto a view of wooded hills and fields of sunflowers (whilst we were there in late July. Isolated for privacy (and so that the children/young ones can make as much noise as they like) yet within easy reach of picturesque Fanjeaux (for shopping at the weekly market and in the friendly little supermarket). Easy access to so many historic sites - including Carcassonne itself (and just 20 minutes easy drive from the airport). Clean, well equipped (right down to a dart board and table football!) - highly recommended for a family holiday.

homely, tranquil and relaxing

beautiful home, time and effort given to everything to make it a very welcoming and relaxing homely house where you can relax , swim listen to the wild boar groaning ( we didn't see any) a woodpecker was nearby, the deer appeared most evenngs at the edge of the woodland area and there was the odd red squirrell

and lots of lizards. A great place for family. Highly recommend it and cant wait to get back there. June & Brian

Perfect holiday house for family with teenagers

Everything you read in the description and in the reviews is true. This is a beautiful and characterful restored farmhouse, comfortably furnished and immaculately clean, with a lovely big pool, stone terraces, a shady terrace to keep out of the midday sun, a petanque area and table football, and beautifully maintained gardens. It is extremely well equipped and very well organised. The only unreliable thing was the wifi, which came and went, but I think it is fixed now.

The owners were swift, efficient and friendly at every stage, giving plenty of information prior to our travel, and ready to answer questions while we were there. Bill the pool man came regularly, and the gardener came too, both very friendly, discreet and helpful.

We mostly cooked our meals at home rather than eating out, well supplied with fabulous fruit and veg from the markets, and in the extremely well equipped kitchen, eating outdoors on the terrace. We were pleased to find a plentiful supply of herbs and spices in the cupboards, and basics like oil and vinegar, salt and pepper. There are herbs growing in the garden. And of course when you go for walks you find thyme, oregano, fennel and mint growing wild.

We visited the medieval city of Carcassonne, the amazing caves at Limousis, climbed the rocky hills to the Cathar castles at Lastours. We strolled round the Monday market in medieval Mirepoix, and the smaller delightful market in Fanjeaux on Saturday. The cheese sellers there invited us to visit their farm, which is just 10 minutes drive from the house, at evening milking time.

We found good local maps in the folder of local information, and we walked from the house with a picnic. We also used the bikes: we cycled along the farm tracks into Fanjeaux several times, to go for a drink, and to the small supermarket, and also to watch the Tour de France come through.

But we also spent many happy hours relaxing on the terrace, playing in the pool, and enjoying the comfy sofas indoors in the heat of the day, and later the evenings. It was a very relaxing place to be. Wonderful.

Owner's Response: It makes us very happy to know that we have come up to our guests expectations. It's always interesting to find out what people have done in and around the area, where they've visited etc. Our guests tend to be much more adventurous than we are! One place I would encourage future guests to visit is the fabulous Cathar castle at Peyrepeteuse, it's a couple of hours away, but a nice drive with lots of little cafés and restaurants on the road leading up to the car park for a spot of lunch etc. The views really are stunning. Regarding the wi-fi, we have had a nightmare with our previous internet/phone provider and didn't have any phone or internet from March through to June. Fortunately it was just us staying at the house and after a frustrating time we changed our provider to Orange, who have been brilliant and fixed the problem within 3 days. There was a little teething problem after we left, which has now been sorted. Fingers crossed all will be well on the wi-fi front now.

PERFECT HOLIDAY RENTAL

L'Obit is a stunning, excellently maintained farmhouse in a beautiful rural setting amidst sunflower fields with views to the snow capped Pyrenees in the distance. Debbie and Mike have thought of everything to ensure a perfect holiday, the interior and exterior of the property are beautifully looked after and Debbie handles bookings promptly and provides thoughtful and informative details over and above what one would normally expect which helps ensure a perfect holiday, they are backed up locally by Bill who is also lovely if you have any queries once you arrive. The house and gardens have over and above everything you could possibly need for a perfect holiday. Although in a beautiful, quiet location excellent restaurants are within easy reach as are supermarkets. Mirepoix is a stunning medieval town a short drive away with a lovely market and wonderful ambience. Carcassonne, the Canal du Midi and lovely beaches are all easily accessible. If you are looking to rent a property in this area which is stunning you will not find a nicer, better maintained property with every thing you could possibly need, the owners really have thought of everything to provide the perfect holiday. Can't wait to return.

The house is down a rural lane between Fanjeaux and Mirepoix. Fanjeaux is a delightful hilltop village approx. 4 kms away, home of the Dominican Monks. It has a boulangerie, butcher, pharmacy, cafe and restaurant and spectacular views from the top. Mirepoix is an extraordinary and pretty medieval market town with all services. The central square with its 13th century couverts (a sort of cloister around the square) is spectacular and full of life and the Monday market is not to be missed. Around the square are a multitude of restaurants, cafes and shops. The Cathar castles are all in easy reach and Carcassonne with it's Cité is well worth a visit. The Canal du Midi is about 8km away at Bram. The Mediterranean beaches at Narbonne are an hour away as are the ski slopes of Bonascre above Ax les Thermes, Andorra is about 2 hours away. There are direct flights from the UK, Eire and Belgium to Carcassonne (25 mins away) and Toulouse airport is only an hour away.

Other Activities: Visiting Cathar Castles, International Go-Karting circuit, local markets, lovely walks, and great restaurants

Golf: Carcassone has an excellent golf course and restaurant and is approximately 40 minutes away. Ariege Golf club is a stunning course situated in the mountains past Foix and is approximately 1.5 hours away. Excellent facilities also. Toulouse has a number of golf courses, including the French Open Championship course. Toulouse is approx. 2 hours away. Google Golf courses in the south-west of France for more information.

Ski: Andorra is about 2 hours away, and you could have a two centre holiday by staying in one of the many hotels for 2 or 3 nights whilst based at the house. There are two ski resorts within an hour and a halfs drive of the house, so it is possible to go skiing for the day. These are the ski slopes of Bonascre above Ax le Thermes, which also is a lovely town. The nearer, but smaller slopes are at Monte d'Olmes which is quite close to the Cathar castle at Monsegur.

  • Bedroom one is a twin bedded room and is off the hall. As this is the only bedroom without an ensuite we tend to use this as a childrens room. The main bathroom is just across the hall. Bedroom two has the Super King bed, Bedroom 3 is a twin-bedded room and Bedroom 4 is the largest room with a double bed and a cot should you need it. All the duvets, pillowcases and bedding were replaced in May 2009.

Notes:
Unsuitable for very young toddlers or infirm elderly due to spiral staircase. The pool is open from the end of May to the end of September. It is a large, totally private pool size 12.5m x 6.5m. There is also an inflatable baby/toddler paddling pool for you to use, plus pump. For cosy winter lets, to supplement the central heating, there are two wood-burning stoves, one in the large living room and one upstairs in the reception area/second sitting room. There will be a small amount of wood available for your use, but if you required more then our Gardener/handy-man would be able to arrange a delivery for you. Last year the wood cost 60 euros for a trailer load, which is far cheaper than purchasing wood from the Supermarker/DIY store. There is a separate utility room upstairs with the washing machine, tumble dryer, iron, ironing board etc. The high chair is also stored in the cupboard if needed. There is also a supply of new batteries, light bulbs, cleaning materials etc.
