Remodeled Studio Condo as close as you can get to the ocean without getting wet.

You will be greeted with stunning views and cool breezes from this ocean-front condo resting on the top floor of Kona Magic Sands Condos. The sliding doors open to a direct, unobstructed ocean view of the blue waters, palms and gorgeous sunsets.

The third floor provides a bird's eye view of the snorkeling reef below filled with colorful fish you can watch playing in the waves. Take a look at the aerial photo to see the beauty of the water and reef right out front.

Directly next door is Kona Magic Sands Beach, where you can take the complimentary snorkel gear, beach chairs, boogie boards and other toys for an easy beach day – no need to worry about parking! On the other side is the Park where hula girls practice.

We purchased this condo in March 2014 and put in all new furniture and brand new 24,000 btu A/C above the Cal King bed. It really is the perfect getaway location next to the beach, reef, and park. We save money by cooking in the unit or at the poolside bbq and enjoy the sunsets from the dining table or new queen sleeper sofa. Bedside lamps and color changing lighting gives a romantic glow to the room and is easy on the eyes while watching the brand new 70' flat screen tv with speaker bar.

Included in the unit: private secured Wifi, assigned parking space, cookware, new furnishings, beach gear, linens and appliances waiting just for you to enjoy.

Due to the lack of elevator at Kona Magic Sands, the unit is not wheelchair accessible.


Located directly next to Magic Sands Beach as pictured (so convenient not needing to find parking). On the other side of this small complex, there is a palm tree studded park where the hula girls practice. Only a couple miles to downtown Kona (walk if you like or jog). There is also a trolley that stops right outside and loops around the downtown (about 2-3 miles away) and the grocery (about two miles the other direction) which is great because you can vacation without having a rental car or catch the happy hours and not worry about driving back. The airport is about 20-30 minutes away and you can take a taxi.

Kona is our favorite city in Hawaii with just enough tourism to allow for a great selection of things to do and places to eat and few enough tourists to not feel like... well... feel like tourists. If it is your first visit to Hawaii, Kona is the best place to stay in our opinion, which is why we first decided to buy a condo here.

About Kona Magic Sands:

Kona Magic Sands is well a maintained, small, 3 story condo complex with lawn and pool that sits directly between Kona Magic Sands Beach and a park. It is unique amongst some of the condos in Kona since it sits directly facing the ocean and some other condos put the guest rooms at an angle to squeeze more rooms in with a “view.” Some of the recent upgrades to the condo complex include: new paint, the pool re-plastered with turtle mosaic, new second bbq, landscape maintenance as well as frequent deep cleanings. There is a fantastic and helpful on site Manager, Lori, that takes care of many aspects of the condo and is kind to help with directions or other local questions. There is plenty of seating at the pool with lounge chairs and umbrellas as well as two complimentary BBQs. But one of our favorite parts of KMS is that there never seems to be a crowd!

David and Debbie Todd are the owners and Debbie & David bought the studio in Kona Magic Sands in 2014 and quickly got to remodeling. David is a board member at KMS and so together, they visit the condos frequently to work and play. Kimberly, their daughter, helps manage the reservations and communicates with guests.

Why Kimberly Todd chose Kona Coast

We bought this studio because of the fantastic area near everything, but not too touristy and the beautiful top floor view of the ocean, reef and sea life below. The pool is great when the beach gets busy and the reef outside provides some great and relaxing snorkeling. The whales also migrate past right outside in the ocean.

What makes this studio unique

Top floor views are unobstructed and unbeatable. The pool is on site just down stairs and the beach and park directly next door are very convenient. No parking fees and amenity fee included. We also include snorkels, fins, boogie boards and other beach gear, take a look at the pictures.

I stayed in this condo for 5 nights and it was an excellent base for my snorekeling and hiking adventures in the Kona and north coast areas. This studio condo has been renovated and is very nicely decorated. It has ceramic tiled floors in the kitchen, bath, and bed area, and laminate in the sitting area. The kitchen is fully stocked with whatever you might need to cook...not that I did any cooking myself :) It also has beach chairs (essential!), boogie boards, and snorkel gear if you don't have your own. Also very important in the summer in Kailua, is this condo has an excellent air conditioning unit I am pretty heat tolerate, but even I would not want to be without it when the temperature at night doesn't go below about 24 or 25 degrees celsius.

The best of course is the view, it is fabulous! the condo is right on the ocean so the view from the floor to ceiling windows is all ocean. Some people have said that the sound of crashing waves is too loud, but for me that was a wonderful bonus, that's why I am in Hawaii on the ocean! The only thing to be aware of is that this unit, as with most in this building, has converted the lanai into part of the living space. So while you can open the balcony doors to bring the outdoors in, you cannot actually sit outside.

All in all I would highly recommend this condo. I thoroughly enjoyed my stay there and dealing with the owners was a breeze. They were very helpful with any questions and all emails were answered fully and very promptly.

Loved the parking spot cause it's always in the shade. The size of the room was perfect for the 2 of us. I left a red vase as a thank you gift for the owners.

Comfortable place with incredible views!

We stayed here for five nights with our teen daughter. The view is outstanding, we saw dolphins from the room almost every day, and bright yellow fish in the waves below the unit also almost every day. Really outstanding, beautiful views! Nice pool, the complex was not very busy while we were there, so there was rarely anyone in the pool at the same time we were there. The on-site manager is really nice and very helpful, as were the owners throughout the whole process. The beach is just right there, super convenient! This beach has stronger waves for those who love boogie boarding, (maybe not the best beach for young kids or those seeking less crowded beaches). Thanks for a great stay, our first to the Big Island and Kona.

Great stay in a tidy unit adjacent to a beach

Stayed here for three nights in mid-May. The oceanfront view and sound effects (and sunsets) are amazing, and the air conditioning works well if you need it (just be sure to remove the remote from its holder on the wall and point it at the sensor on the AC unit). The condo is clean, with great water pressure. I never heard the neighbors or smelled cigarette smoke, either, both of which I was somewhat concerned about simply because it wasn't a hotel, where smoking is forbidden and there is at least some kind of authority to appeal to if guests are being rowdy.

It was also nice to have an on-site laundry room. I did my wash while reading in the adjacent seafront park.

The condo is also about a mile or so from downtown Kona, which is where all the shops and restaurants are and which as a result is very congested. (And at least one of the parking lots there charges $7 an hour, which is extortionate even by Manhattan standards.)

I took off a star on the whole for a few quirks about the place that are not the owner's fault.

One is the lack of an elevator. If you have a heavy suitcase or two to carry up to unit 312, you will be carrying it up three flights of stairs.

Another is the fact that my door code access to the condo expired three hours before it was supposed to—and I discovered this only after I returned to the condo from a trip to pick up a few things at the Safeway about a mile away. Of course, I had also left my cell phone inside the apartment. It was only by the grace of a fellow Kona Magic Sands guest who lent me his phone that I was able to call the property manager, who arrived at work about 10 minutes early to let me back in. I was fortunate that I had plenty of time to return my rental car and make my flight, but it could have been very bad if that hadn't been the case. I would recommend that you never leave the condo without your cell phone. (I eventually did get to text with the owner about the door problem, and she was apologetic.)

Also, the parking space for 312 is under a tree, so you will probably have to use glass cleaner and paper towels to remove the sap from your windshield and/or other windows. The fragrant blossoms that were falling from the tree onto the car were at least pleasant smelling.

Fantastic location. THe condo was clean, comfortable, had good AC and a million dollar view. Wifi and 70" tv were great perks. Beach right next door was awesome, and Kailua-Kona is the perfect home base from which to explore the island. Would stay here again in a heartbeat! Thank-you:)
