About the property

2 bedroom, 3 bath condo close to restaurants, ruins, shopping and beach. WiFi/TV

This cozy two-story condo has 2 bedrooms, is fully furnished and comfortable for 5 people with pool (including a wading pool for small kids), palapa and childrens playground in the common area and a private palapa, with lush tropical plantings, in our back patio.

It is located on the south edge of Tulum in a gated community, away from the noise of the town center. The condo is close to downtown with a variety of shopping options and many restaurants to choose from. There is a good variety of Mexican and international dining options in Tulum. You will enjoy a true local experience staying in a neighborhood development such as ours.

The beach is only a short drive away (about 10 minutes). It offers the most wonderful silky sand, swimming, snorkeling, scuba diving, fishing and more. Our home is diver friendly.

Bicycle rentals are available in Tulum Centro and there is a new bicycle path to the ruins and beach.

Description of the house and common area:

Main Floor

There is an inflatable mattress available for additional guest which can be set up in the extra room on the main floor.

Back Patio:

Private palapa, table and stools made by a Mayan friend, hammock chair, lawn chairs, clothes washer, clothes line and native plantings. Two ceiling fans.

Car Parking:

Parking is available in front of the house inside the gated community.

Common Area:

Common area with pool, palapa and childrens playground.

The swimming pool has a wading pool for children to play.

Additional description:

Bedrooms and living area are equipped with air conditioners and ceiling fans.

Linens, towels and bath soaps provided.

The kitchen is fully equipped including full-size refrigerator, gas stove, microwave and small appliances.

Entertainment system consists of TV, DVD player, DVDs, WIFI internet, and satellite TV. There is a second TV in the master bedroom.

Property management and other services:

The house is managed by John Killeen, a native Canadian who speaks English, French and Spanish and lives in the same community. He will be glad to assist you during your stay in Tulum.

A licensed physiotherapist, Belen, lives directly across the street and she offers deep tissue and Swedish massage by appointment.

About Mary Metz-Carda

We bought our condo after several trips to the Yucatan. We like getting away from the cold winters in the US and enjoy the warmth and beauty of Tulum.

We call South Dakota home, where there's plenty of snow and extremely cold temperatures during the winter onths. Coming to Tulum is often our saving grace (and bone warmers).

Budget friendly Mexico Rental

We were seeking a budget friendly 2-week rental and found it with Mary's condo. In a residential condo neighborhood south of Tulum provided enough space for 4 (2 couples) with a cute palapa out back. Right across from complex swimming pool and community palapa with relaxing hammocks.

Very pleasant !!

We are a french family with 3 kids (2, 7 and 10 years old). Mary'condo was just the perfect place to be ! The location is well arranged and equipped relatively well. We appreciated this place because we were not in the middle of the tourists ! We met the neighbors around the swimming pool and our children played in the condo in full safety with the children living here.

John is there when necessary, he also indicated particular places to us, which we really enjoyed ! ( it's a secret!).

Tulum is also well situated to visit Yucatan and all the great place around.

If it was less far from France, we will be back really soon !

We adore Tulum !

I talked with John yesterday and shared your thank-you to him! He takes care of my guests very well and is always available to renters. He knows the Tulum area and has plenty of little secret places to share. I know it was a long trek from France but do keep us in mind when you get the urge to return.

Perfect pool access and wonderful palapa (covered patio)!

We had a lovely 10-day stay at Mary's condo. John, the property manager, was very helpful with everything. The condo was clean and we found everything we needed. There were only 2 drawbacks: We had problems with the Internet, but since our son is tech-savvy, we were able to work around it and make it work! The other, which was less serious, was that the couches' exterior surface is flaking off and we had to sweep often. The pool location was so convenient. Unfortunately, we have bad timing--the pool was treated the day after we arrived and we were not able to use it for 4 days, so the only day we had bad weather, we were stuck in the condo with not much to do! :( It condo is very spacious and having 2 1/2 baths was very helpful! With car access, it is in a good location to town, but there are taxis, so it would have worked--just not as convenient. The palapa is well-appointed with a large table and plenty of seating. It is a perfect place to relax when it's sunny or to find shelter from the rain. Having a washer available was a big help as we didn't have to pack for all 10 days. Just be careful you don't lose small articles in the spinner! The information we received before we went on vacation was very helpful--even as far as giving us addresses of churches in the area! We would definitely return again and highly definitely recommend it!

A new couch and chair are on the way but, unfortunately, did not arrive in time for your stay. Super glad your techy son could fix the internet connection. The weather in Tulum sometimes affects the electrical connection which may require a reboot of the modem. The palapa is a wonderful living extension, as you discovered. You can enjoy the outdoors even if it's raining. Also, I am pleased you found the information in my hospitality center helpful in locating your church and I hope you tried out some of the eateries too. I look forward to hosting your family again!

One of the best vacations we've ever had!

We enjoyed our stay at Mary's condo in Tulum. The location was great, especially if you rent a car (which was wonderful to have, so we could explore more of the surrounding area). It was close to the town center, where there was always parking to be easily found. The beach was also just a short drive, easy to park, and beautiful! We have so much stuff with us for the beach anyway, even if we lived right on the beach, it would have been a production getting out, so having to drive was not a big deal. The gated community is safe and quiet. The manager, John, was very helpful and welcoming, quick to address any small issues. The condo was the perfect size for our family of four (two adults, two kids), with two bedrooms, everyone had plenty of privacy. Two showers helps to clean up quickly after the beach. The outdoor eating area on the Palapa is also very nice, shady, and cool. The kitchen has everything you need, except, perhaps, a tea pot. We don't drink coffee and had to make tea in a pot, but not a big deal. If we could find a tea pot to buy, we would have left one for Mary, but alas. The beds were super comfortable, and the place was clean and well-maintained. Highly recommend!

Our Month Stay in Tulum

My family and I were traveling throughout southern Mexico for two months. We stayed at Mary's condo in Tulum for one month. The home is comfortable and spacious for our family of 5. We have three kids under 6 years old. There were a few little problems here and there, but John the property manager took care of it quickly. If you plan to visit Tulum during the summer, make sure you prepare for the heat and humidity. It gets very hot and humid. We had to spend most of our time indoor since the kids were too young to be exposed under the sun for any long period of time. Our main past time was going to the different beaches and swimming in the condo's pool. Tulum has one of the most beautiful beaches I have ever seen. It attracts a different type of tourist then the Cancun area does, but I wouldn't recommend spending more than a week here. Everything you want to do can be done in a few days leaving you a day or two to relax before moving on to other adventures. Also, you definitely will need a car. Mary gave us a contact person in Playa del Carmen that beats out all car rental company I have research.

Absolutely Excellent!!

We rented this Condo for the entire month of Feb 2014. We are pleased to say that we could not have been any happier!! Although it is listed as a condo to us it is a townhouse. The place was much bigger than we were expecting. It was VERY clean and up to date. We really enjoyed the peace a quiet we had at this place. The center of town is minutes away so to us it gives you the best of both worlds. Jump in the car drive minutes and you have everything you could want or need food wise, gift wise, restaurant wise and of course the AMAZING beach!! It was so nice having everything we would have at home as well. The place has full size appliances, air conditioning everywhere, tv (on satellite so many English channels), internet etc. Another AMAZING feature of the place is a MASSIVE palapa built in the back yard. Sitting inside of it was like being in paradise. It kept things very cool and pleasant outside and just the feel of being out there laying in a hammock or kicked back in a comfy chair with the nice breeze flowing and looking at the trees, plants flowers etc was amazing. On a couple of occasions we were visited by wild parrots. It was amazing to see them!! We found Mary and Darvin to be very helpful in answering any questions we had prior to going down to Mexico for the month. She was able to help us with so may questions we had. The beds in this place were amazing as the ONLY thing my wife and i have never enjoyed about going to Mexico are the hard as rock beds it appears all resorts have : ) Well this place has pillow top mattresses that were better than the ones we have back here at home!! It was also great to have 2 televisions. Again this place exceeded all of our expectations. Also something to keep in mind is that this place is managed by a fellow that lives in the complex named John Killeen. He is a wealth of knowledge on EVERYTHING and helped us many many times with questions we had about where to buy this or that or what places to eat at or what things to go see etc. Not only that but he can help anyone that is looking to buy a place in Tulum as he is a very knowledgeable Realtor. Him being there and the fact that he has lived there for many years is VERY helpful as he knows the ins and outs about everything. The owner of this place has obviously put a LOT of time and effort into ensuring that their guests have a GREAT time. We HIGHLY Recommend this place and will be going back for sure next year!! Tulum is a beautiful village on the south end of the Rivera Maya that enjoys a deep rooted history in the important culture of the ancient Mayan people. In recent years, Tulum has flourished in trades that stem directly from the skills utilized by the ancestors of the area. To appreciate the history and making of Tulum, one must understand the history of the Mayan people.

The Mayan people are part of an amazing culture that had flourished in the lower regions of Mexico and what is now Guatemala, Honduras, Belize and El Salvador, during what is known as the classic period from about 300-900 CE. Recent discoveries in Guatemala show that this society was extremely well advanced as early as 300 BCE, prominently 600 years before the classic period began. These highly developed societies built pyramids and temples, developed a form of writing through hieroglyphics, and were highly skilled in mathematics and astrology. For reasons unknown, around 900 CE there was a major decline in the Mayan people in the area. They later began to flourish once again in the southern tip of Mexico, now known as the Yucatan Peninsula.

The Mayan people descend from earlier civilizations such as the nomadic hunter -gathers that came to this area as far back as 5000 BCE. It is possible that the Mayan descended from civilizations such as the Olmecs, thought to be the very first true civilization to develop in this area around 1500 BCE. Both the highly developed written language of the Maya as well as the complex calendar that they developed were both based on the Olmecs earlier version.

As the Mayan people began to flourish so did their many skills. In addition to being regarded as the inventors of many Meso-American cultures such as the first calendar and the most highly developed hieroglyphically written language in the northern hemisphere, their mathematical achievements and amazing accuracy with advanced astronomy has earned this culture an important place in the development of the western hemisphere. Highly advanced in art and trade they continued to share the bounty of their knowledge until the late 16th century after the Spanish Conquest.

The religion of the Mayan people is based on a structure of various gods. The Mayan believed that these gods had direct influence on events that happen each day, month and year and would do rituals and sacrifices to earn favor with the gods. Although not as much as the Aztecs, blood sacrifice was a part of the Mayan culture but did not always include loss of life. In many occasions a personal offering of shed blood, flowers, art and food were offered to the Gods.

Tulum, meaning wall in Mayan, was named such when it was discovered and first explored in the early 1800s by Juan de Grijalva's expedition to the area. This fortified Mayan city had been utilized during the Post classic period around 1200-1450 CE. And the site remained occupied until the late 16th century when it was finally abandoned after the arrival of the Spanish.

This ancient walled city was, in its time, a thriving civilization. Originally thought to be called Zama, Mayan for dawn, Tulum was a major crossroads of trade from both land and sea managing trade from Honduras and into the Yucatan. This is evident by the large amount of artifacts from all over Mexico that have been uncovered at this site. Tulum is one of the only fortified Mayan sites and is one of the best preserved coastal sites in all of Mexico. The ruins of Tulum have brought travelers from all over the world into her walls and shown them the splendor of her city.

Tulum’s wall for which it is named is 5 meters (about 16 feet) thick and as many as 8 meter (about 26 feet) in some areas and provided the perfect protection for the Mayan people that lived here.

Tulums most common depiction is that of the diving god or descending god. This god is depicted as an upside down figure and is seen among many doorways on the ruins in Tulum. The waters around Tulum, mostly cenotes, were believed by the ancient Mayan to be the entrance to the underworld.

The City Square sits in the center of the city and is bordered by El Castillo to the west. This breathtaking structure sits atop a 12 meter (about 39 foot) cliff and is one of the most photographed sites in the Rivera Maya.
