The whole property is a private 17-acre estate in Tuscany which includes a private swimming pool set in a terracotta terrace with wonderful views,
and two separate houses - the Tuscan farmhouse villa and the converted barn. Between them they have 7 bedrooms, and sleep 15.
The farmhouse has four bedrooms upstairs, including two double bedrooms that have particularly splendid views over Tuscany. There is a bathroom with a shower, bath, bidet and WC; there is also another separate WC with basin. The farmhouse villa comfortably sleeps 8 or 9, and can sleep 11 if you use the outside bedroom, which is a bedroom with its own path and door, that is approached from the outside; this has two single beds in it. (A good room for teenagers.)
Just across the way is the converted barn, which sleeps four - master bedroom upstairs with a double bed; two singles downstairs. The converted barn has its own kitchen, etcetera. Barn and farmhouse villa together comfortably accommodate
Enjoy yourself in your own country estate in Tuscany, with a private pool attached! The 19th century Tuscan farmhouse villa and converted barn are set in their own land, 17 acres of the most charming countryside, eight minutes' walk from the historic town of San Gimignano. Close to San Gimignano (one of the most perfect medieval towns in Italy), offering complete rural seclusion and good-sized private pool (36' by 18'), and terraces on which to dine in the open air, while looking at the views. There is easy access to Siena, Florence and Volterra. The main house has just been equipped with a brand new marble and terracotta kitchen & terrace, with BBQ and outside dining furniture & views. The second house, the newly converted barn, is self-contained, and also has patios with views on which to dine! Barn and house can be rented together or separately (if separately, there is the possibility that the pool might be shared).
The main house: The main house was built in the 19th century and is a picturesque, typical Tuscan farmhouse. The farm is still called by its original name of 'Docciola', which refers to the spring ('doccia') in the middle of the land which in all weathers produces pure and cool water. The living-room (30 x 20 feet) has an open wood-beam fireplace for burning wood in winter and spring, and is furnished with sofas, chairs and a large dining table. As mentioned above, there is now a brand new marble and terracotta kitchen with superb views, with doors leading to an outdoor terrace.
Bedrooms: Upstairs in the main house are four bedrooms, two have double beds and two have two single beds. On the same floor there is a large bathroom with bath and shower and toilet as well as a separate wc. There is additionally a double bedroom reached from the outside at the side of the house.
Barn: The barn has just been converted to a high standard. It is a traditional Tuscan building, restored and converted into extra self-contained accommodation. It consists of a kitchen, a sitting and dining-room, and two bedrooms. The smaller bedroom is on the ground level near the bathroom which has shower, basin, bidet and loo; the double bedroom, reached by a pretty spiral wrought-iron staircase, has a particularly lovely outlook across the fields.
Note: when two weeks are rented at a time, there is a discount.
Secondly, utilities are included in the prices, so there's nothing extra to pay.
Thirdly, in the very cold months we supply a certain amount of fuel - but extra has to be purchased separately by the tenant.
We are a family of 4 and have just returned from a wonderful holiday spent at Docciola Barn. Its location was perfect, so close to San Gimignano and yet completely secluded. The pool, which was essential given the hot weather was spotlessly clean. The barn was well kitted out and beautifully converted to a high standard. Kathy was good at communicating throughout our stay and provided essential information prior to our arrival making everything run smoothly. We would advise hiring a small car essential for nipping about and exploring the neighbourhood. The trains to Florence and Siena are nearby with free parking if you get there early! We are already hoping to visit again next year. Highly recommended.
I adored this villa and hope to go back again in the summer. The views from the terrace are just wonderful, and although a mere walk from the town the solitude a calm is heavenly. It is not, as others have said, a overly equipped , luxurious home, but for that it is authentic and utterly charming. I loved the traditional, large room with a massive open fireplace (where we burnt bay leaf braches and wood collected from the surrounding grounds) ItIt was a little to cold to swim but we ate out most days, and enjoyed splendid sunsets. We knew the road was challenging, but we managed fine with a rented manual car, and usually chose to walk to town anyway. It was a small price to pay for a very reasonably priced rental in such a perfect location, and it did nothing to tamper our enjoyment. Grazie molto Singnora Fitzgerald!
We had a large group(12 Adults & 2 infants at different times), and we found the directions we were given and indeed the information for the house/area was excellent. We kept in touch with the owner via email a few times in relation to a few bits and found her easy to deal with. Getting to the property was fine but would recommend a sat nav. Realistically anybody renting would need a car. The driveway as discussed on previous reviews was one of the main bad points of the whole trip. It's a very steep,long and uneven gravel track that makes getting in and out of the site very difficult. We had 3 cars and 2 were at times unable to get up with people in the car. I had a jeep (4wd) and I would recommend that anybody renting this property would need one. Even that struggled to get up the drive. The house is a real traditional Italian farmhouse. It has good space but lacks a bathroom downstairs. We found that like other properties the power in the house was only ok, we bought a microwave (due to the babies) and found we did not have enough power to make it work properly in the main house. The bedrooms in the main house are all fine with great room. The new kitchen is nice and well equipped but I was told the oven could do with replacing. We all found that the night's were a little cold even with the heating lit but that could be down to the time of year. The barn was lovely too, 2 good bedrooms and a great bathroom and a nice kitchen and living space. A bit more modern than the main house. The pool area was lovely but due to the time of year we stayed the water was freezing. Really freezing. It would have been nice to have it heated, but it was never mentioned if this was possible.
The location in relation to the town was (apart from the driveway) good with lots to see and do.
Overall we would find that the driveway really takes from the property and we would not return to the property due to this issue.
The property and house are amazing, beautiful views and well maintained interiors. The house is also well stocked with everything you need to cook up an Italian feast and then have a good and comfortable nights sleep afterwards.
Definitely also nice and close to San Gimignano and easy drives into Chianti area and the surrounding villages. We drove to Certaldo to catch the train into Florence and Sienna which was also very easy.
The one negative is the driveway down to the property is long (approx 400m) and in serious need of maintenance with our rental cars struggling to make it up the hill at times, and sometimes not making it hence requiring a second try. In terms of walking into town we had four young children with two in prams and as a result of the state of the driveway walking wasn't an option. If the driveway was better maintained this would be a five star property given the price charged.
I would definitely recommend this property for families if the driveway was maintained or be prepared for some tough driving each time you head out.
We had a fabulous family holiday here, eating outside at the large table with the fireflies dancing in the background was enchanting. There were 9 of us and plenty of space to accommodate everyone. The pool is a great size, the kitchen is very well equipped and the setting is divine.
The only drawback for us was the very steep walk into San Gimignano as we had a couple of persons with limited mobility, otherwise it was very well situated.
We had some wonderful meals in restaurants both in town and in the surrounding area as recommended by the owners. All in all a great place.
Docciola, the Tuscan farmhouse villa and the converted barn, are a few minutes' walk from the historic medieval town of San Gimignano, situated in the very heart of Tuscany, half an hour away from Siena, an hour's drive from Florence. The great works of renaissance art are a short drive away!
