We overlook only the Sea - not the details! Simply put, this is the BEST view of the Caribbean Sea and the Cancun strip that you can possibly get! No property is closer to the Sea than we are! There is nothing between you and the ocean except a beautiful sandy white beach! Your view is 180 degrees of pure heaven! Isn't this the view you have always wanted but rarely, if ever, get? In the winter months, fall asleep to the sound of the ocean. You won't hear pool or restaurant noise from this room!

Welcome to your home away from home! This is NOT a hotel; these are individually owned units and as such, each owner is responsible for their own interior contents. Just like your home town, some people take good care of their places and others do not. We DO! Here you won't find a hotel lobby, bell boys to help with luggage, maids putting chocolates on your pillow, or fancy soaps and shampoos in the bathroom (although I do provide some samples in case you forgot yours). If you need these kinds of amenities, there are other full service places in Cancun that would suit you better. But, if you enjoy feeling like you are staying in someone's private apartment, then you have come to the right place! Once you get the key from our on-site manager, and you open the door to your unit, you are 'home!' Welcome! Bienvenidos!

Located in a very private section of Building 4 this CLEAN and SMOKE-FREE studio apartment contains two new comfortable Queen size pillow-top beds (sleeps four) with plenty of new pillows. Many Mexican resorts have thin mattresses - some are even on concrete slabs or have no box spring. Not ours! We have box springs and nice thick pillow-top mattresses! We also provide newer bedding (sheets/pillow cases).

The new granite kitchenette contains:

- A refrigerator/freezer (3/4 of the size of a US fridge)

- Two burner glass top range

- Sink

- Newer microwave

- 12 cup coffee maker

- Toaster

- Convection oven

- Electric fry pan

- Blender (gotta have one of those!)

- Quesadilla maker

- Sandwich maker

- Pizza maker

- Electric water cooler

A full-size electric George Foreman grill is available for your use out on the balcony

We also have a Keurig one cup coffee maker, if you prefer that option.

A new granite breakfast bar provides space to prepare and eat meals, play games, or entertain.

A ceiling fan and newer mini-split air conditioner keeps you comfortable in warmer months, but the breezes from the Sea are fantastic and hearing the ocean's waves at night is the perfect sleep aid during winter months. We also have an oscillating fan for more air movement, if needed.

Clean pots/pans/Corelle dishes/cutlery/barware are all provided so you can leisurely eat in while enjoying the best view in Cancun! (If I wouldn't use them, I wouldn't put them out for you to use either!)

A Mexican inspired large tiled shower with new shower head, safety handle and shower mat to ensure your safety. Good water pressure.

Bath and hand towels and wash cloths are provided. A lovely stained glass window adds a quaint Mexican charm to the shower. It creates a lovely glow when viewed from the hallway outside.

We also have for your convenience:

- New DVD player (bring your own DVD's or use our big collection)

Laundry on-site (but who wants to do laundry on vacation?)

Two convenience stores (one just below your room) sell bread, eggs, butter, tortillas, snacks, soda, beer, etc., as well as water bottles (about $3 USD) for your in-room water cooler.

An infinity pool (newly renovated in November 2014) with divided wading section for youngsters is surrounded by chaise lounges and palapas (thatched umbrellas) for those who want shade. The best spot in the pool is at the edge where you can people watch those on the beach and soak in the sight of the Sea and the sound of the waves. You could stay here all day -- and sometimes people do!

An on-site restaurant and bar (accepts pesos, USD, or credit cards) at pool level serves meals from breakfast to dinner and has a wood fired pizza oven. The restaurant also features a roof top sunning area with a dip pool (meal/drink purchase required). You can see the dip pool from your balcony. (See my photo.)

A swingset/slide on the beach is available for the little ones.

- The condo complex offers gated 24-hour security

- A public bus stop (10.5 pesos per ride or about 85 cents USD) is just outside the front gate with frequent buses every few minutes

- Taxis readily available and can be called at the security gate. (They arrive in 30 seconds or less!)

See our calendar for daily rate and availability. Rates includes all taxes/fees. The only extra fee -- if you wish to request it -- is for Maid Service at approximately $18 USD per day you require it. Most people do not request maid service, but it is up to you and you might wish to have this service if you are staying longer than a week. Upon arrival, you can let our on-site manager, Carmen, know if you wish to have maid service and which days you require it. (I pay for your exit cleaning.)

An OXXO convenience store (similar to USA's '7 Eleven' stores) across the street offers prepared foods, groceries, beer, snacks, etc., just like convenience stores in the USA, although we like to patronize the stores on our property.

Navios restaurant across the street has excellent food and provides a romantic atmosphere with tables out on the lagoon deck or under a large thatched 'palapa.' Prices start at around $17 USD and go up from there. For a more casual and inexpensive evening, 19.5 KM Burger (also across the street next to OXXO) has great Angus burgers, burritos, fajitas, fish tacos, etc., and also serves breakfast on the lagoon. It is open late. Don't miss these places for at least one 'sunset dinner!' For REALLY authentic Mexican, El Gallion, also on the lagoon, but to the right as you exit the front gates, is a lunchtime favorite of locals. Here you can eat $1 fish tacos and $1 Corona beer with your toes in the sand, right next to the lagoon under a tarped roof. Don't be surprised if a guitar player serenades you here! We can give you more recommendations -- I will email you my personally created 30+ page booklet upon receipt of your deposit. In it you'll find all kinds of information about airport transportation, where to eat, what to do, etc. We also have a Facebook page (search for Kaifesh's Cancun Condo) that you might wish to join where I leave tips and photos, and I invite my guests to do the same.

We have never had problems with water or food quality in Cancun.

Nearby are some other great restaurants, shopping, and sightseeing. The Mayan ruins of El Rey are within walking distance and the new Mayan Museum is also nearby. On the beach you can find parasailing and jet skiing just 90 seconds from your unit. Other water sports and fishing can be arranged as well. Golfing can be found at the Iberostar Golf Course just down the street. (I had one guest actually hit a hole in one here! Very exciting!) Isla Mujeres is a wonderful day trip that will make you feel like you are a million miles from reality (you can get to the ferry by bus).

The sea turtles (and we have plenty of them!) lay their eggs from end of May to September. You'll see them swimming in the morning hours after they have laid their 100+ eggs on our beach the night before. The hatchlings start to come out of their shells around August to October (45 day gestation time) and it is great fun for young and old to release the babies into the Sea during the evening hours when they have a better chance of avoiding the pelican and sea gull natural predators. This miracle of nature is something everyone should see!

I hope I have convinced you to come to Cancun. As you can see, all you need is a bathing suit, beach towel, sunscreen, and a few sundresses/polo shirts & shorts for evening. Even the best restaurants in Cancun allow shorts, but if in doubt, call ahead to find out.

We find this to be a very safe area and we have never had security concerns. My 77 year old parents don't hesitate to ride the bus at night here. Of course, you should not let your guard down just because you are on vacation. Lock your valuables in our electronic safe when not in the room, lock the unit when gone, and use the security 'stick' in the track of the sliding door if you want to leave it open for air when not in the room. We have tried to supply you with everything to keep you feeling safe and secure. It is 'overkill' on my end, but I want you to have the perfect vacation with no worries!

Lastly, all Cancun Plaza units are privately owned, and the quality of each unit depends upon each owner. Some invest in their units (as we do) while others do not. Some owners have turned their units over to rental companies whose standards are not worthy of your hard-earned money.

We are from Cleveland, Ohio USA and have two daughters (one graduated from Ohio University in 2013 and one attends The Ohio State University and due to graduate in 2016). We've been married 30+ years and have vacationed in Hawaii, California, Florida, Bahamas, Bermuda, Europe, the Caribbean, and many resorts on the west coast of Mexico, but nothing beats Cancun! It is our hands-down favorite! Here's why.....

Cancun has smooth white sandy beaches, beautiful warm blue water, historic Mayan ruins, fantastic restaurants, lots of activities, and service-oriented locals who are warm and friendly. What more does a person need? Nothing! A bathing suit, beach towel, sunscreen and a few casual outfits is all you need. Don't bring too many clothes! Same with shoes! You won't wear them!

We first came to Mexico in 1985 for a holiday in Manzanillo on Mexico's west coast, but didn't like the brown sand and cold Pacific waters. We tried, Puerto Vallarta, too, and got the same result. Then in 2000, we went to Cancun to celebrate my parent's 40th wedding anniversary and did the all-inclusive on the Riviera Maya. While we loved the place, we were far far away from the water. In fact, you couldn't even SEE the water. We continued to come back to the all inclusives, trying different ones, but could NEVER get a Sea view. We always overlooked a garden, or pool, but never the elusive Caribbean Sea. My sister purchased a unit at Cancun Plaza in 2007 and invited us to come down in 2011. We were skeptical. It wasn't an all inclusive and it was in Cancun proper -- on the Strip. She assured me we would love it and she was right! We bought something before our vacation to Cancun Plaza was over!

Why Marien & Kevin Kaifesh chose Cancun

We have been coming to Cancun (specifically, Riviera Maya) for 12+ years but could never get a room right on the beach. We were never really interested in 'commercial' Cancun (or at least what we thought was 'commercial'), and we weren't sure about how safe it was. But after visiting my sister's studio apartment at Cancun Plaza, we were sold that Cancun Plaza was for us!

In real estate it is always about location, location, location, and this is no different! You can't get a view like this in too many places without paying a fortune. In the USA, if you pay $100+ a night for a room, you will probably be overlooking a parking lot or dumpster! This is a champagne view on a beer budget! My friends say it is a "Million Dollar" view. We agree!

This unit has everything we need...transportation, restaurants, ability to cook our own meals, infinity pool, white sandy beach, etc., all with a quaint Mexican feel. We feel safe even on the buses at night. We started looking at several places, but we decided upon Cancun Plaza because of the unobstructed Sea views and how compact the property is. No long walks to get to anything! Oh, and did we mention the view?? Nothing stands between you and the Sea except a great strip of white sandy beach!

We have a sparkling INFINITY POOL overlooking the Sea where you could spend all day just people watching those walking the beach. There is a separate shallow end for young kids and a deeper section for the rest of us.

There is an on-site restaurant that serves breakfast, lunch, and dinner. They have a full bar as well as a wood-fired pizza oven. No need to leave the property or cook, if you don't want to.

Is Cancun Plaza perfect? No, but it is close. When you are this close to the salty Sea, it quickly takes a toll on the building, appliances (especially air conditioning!), but it is worth it for the proximity to the Sea.

What makes this studio unique

Location, location, location! You can't beat the 180 degree view from your private balcony of the beautiful blue Caribbean Sea. That was the deciding factor of buying here. Some places may have a partial ocean view, or can see a little of the ocean between buildings, but we have THE view! Every day you will say, 'Look at the color of that water!' You will probably say it more than once during your visit!

All inclusives are OK, and we have been to many of them on the Riviera Maya, but after a while, it gets boring. You feel like you have to stay on property to get your money's worth. Or you feel that you can't get off the property because you are so secluded and far away from everything that it would be a king's ransome in taxi fares. At mega-resorts, you have to take a trolley to/from the beach or to the restaurants, and heaven help you if you forgot something in your room and have to trek all the way back to get it! Not here at Cancun Plaza! You are just 60 seconds from the pool and 90 seconds to the beach. Transportation is just outside the front gates. No long walks to get anywhere! Don't waste your precious vacation time wandering around huge resorts; come to Cancun Plaza and relax immediately!

Florida is not always warm and has so many bugs, jelly fish, and hurricanes. The west coast of Mexico has brown sand and the cold dark Pacific Ocean. Hawaii is just too far to get to, and is so expensive! Cancun is everything these places are not! We love it here and hope you will, too!

My husband and I stayed for a week Nov12th to 19th. We were delighted to find exactly what we wanted and more. The unit is well appointed and very clean. The balcony looks over the ocean with an unobstructed view of the entire beach. It was lovely to find that the owner had a table as well as the chairs to sit outside and have breakfast, we really enjoyed this. The room has an electronic safe, which I'm told is unusual to find at this complex; worked like a charm. We found everything to be in proper working order. Great water pressure in the shower and plenty of hot water. The beach is lovely and quiet. Most nights we slept with the slider open, but when we did need the A/C, it worked perfectly and kept us nice and cool. We also enjoyed the infinity pool and there were always chairs available. The restaurant located on the premises is good and inexpensive; we enjoyed a couple of breakfasts and a dinner. There is also a couple of restaurants across the street and a short walk to the bus stop to go into Cancun. Absolutely brilliant location for anything. The owner is very pleasant and accommodating. I think it's very well priced and will recommend to family and friends. We thoroughly enjoyed our stay at Cancun Plaza and particularly loved our unit overlooking the ocean. Very relaxing and pleasant stay indeed.

Owner scheduled multi hour maintenance for the day before Thanksgiving and on Thanksgiving :-(

We arrived in the middle of the night on Sunday 11/20 and when we arrived the room was very hot. No big deal, I assumed that they didn't want to run the air, so we got it turned on and it did work a little to cool it off. By the middle of Sunday afternoon, the A/C was leaking badly to the point that we had to use two of our provided 4 towels to mop it up. We hoped it was just the humidity and went downtown to watch the NFL games. When we returned, it was still leaking pretty bad. On Monday morning we went to the office and told them that they needed to get someone out to look at it. Monday night, it started making all kinds of crazy noises that were loud enough to wake the neighbors. (they complained to their owner and that owner came over on Tuesday) The A/C was inoperable by Tuesday. They did send a tech out on Tuesday and after three hours in our room, they got the thing unfrozen and working again. Also on Tuesday, the safe malfunctioned locking our money, our passports, our medication etc in it. We had no way of getting to it, and there was nobody to help us get into it. The safe had worked numerous times before this malfunction, and worked fine after the malfunction, so it was not user error. I have a masters degree, and entering a 4 digit code is not a difficult thing. We had a fishing trip planned for Wed. morning, but had to cancel as we had no way of getting to our money. On Wednesday, some workers showed up at this owners neighboring unit 4204 and began several hours of work putting in a window in the wooden entrance door. They basically CHISELED the opening for the window out with a hammer and a chisel for hours. It was loud to the point of being obnoxious. As they were leaving, they said they would be back tomorrow to do our door. So on Thanksgiving, they spent several more hours in OUR room chiseling away at our door. We had been given ZERO info about this. We emailed the owner, and although she had been great with responses prior to our stay, we never heard anything from her after that. Also, the sink in the bathroom ran constantly until they finally just shut off the cold water so the remainder of the trip there was only hot water in the sink.

The location is great, and the room is reasonably priced. I understand that some maintainense issues could happen any place, but to schedule all of that work during our stay is simply wrong. Pick an empty week and get the place in working order and it will be good.

Owner's Response: I have spoken to this guest after his return and deeply apologized for his issues. I believe all of his issues could have been resolved if only he had texted or called me. I'm sorry he did not do this. It is difficult to correct something (if not impossible!) if you do not know what is going on. I contacted my on-site manager and she gave me her version as well (as there are always two sides to everything.) First, as he points out, I am very responsive, however, I never received any emails while he was in Cancun (still a mystery where those emails went). While I did not schedule maintenance to the unit (that was done by our manager), if I would have received a text or phone call (when his emails failed), I could have put a halt to it immediately. Our manager felt our guest would benefit from the new window which would provide a lovely cross-breeze, but in hindsight, she should have told him this was going to be done (she and I have discussed that for the future). In our discussion, the guest actually complimented the installation and said I will be pleased with it. Thanksgiving does not exist in Mexico, so for them, it is just another day. The installation of a window on the door was done while the guest was out of the unit, so there was no disruption to our guest. Our manager was not contacted about noise or the installation. When the A/C and dripping faucet issues were raised with her, she attended to them promptly but again, no mention was made by the guest of the installation or noise. Work usually begins after 10 am and ends at 3 pm. As for the safe malfunction, I, too, would be concerned if I could not get into the safe and would insist that the manager be contacted (a sub was on duty). I have made special arrangements for this kind of emergency by hiding a spare key in the unit. The spare key is explained in the booklet I emailed to the guest months prior to his arrival. Again, I received no urgent phone call or text about this, nor did the guest ask the manager on duty to contact me. I can only assume there was no panic on his end. After the guest and I spoke, he did compliment me on our unit and said that he would return again to Cancun Plaza. To me, that speaks to the value of our unit. I learn from all our guests, and from this guest, I have learned that I will add an "In case of Emergency" section on page 1 of my booklet to ensure guests see it first when opening the document. I'm sure we will welcome this guest again : )

You can not find better views of the ocean. We feel asleep each night with the sounds of the ocean truly amazing. The room was very comfortable and had everything you could possible think of. I would highly recommend this location if you want to get away from the hustle and bustle. It was like having your own private beach!

Best view in Cancun!

Oh the views! Cancun Plaza has the best views of the beach and ocean. I could sit on the balcony all day and night. The room was very clean and very comfortable. The infinity pool was absolutely wonderful, again with the best views of the ocean. The beach was so clean and the water was perfect. Getting around was so easy. Great restaurants and food choice. Highly recommend staying here. Thank you!!!

Our Beautiful 2nd stay

This is our 2nd time to stay at this condo. The location can not be beat!! This is not a high-rise or fancy stay, but it is in a better part of Cancun.

The area is quieter than most in Cancun. The Beach is the best! The water really is crystal clear blue! There is a wonderful pool at the condos. There is so much to see and do close by or just hop on a bus and go as far as you like. Very simple to get around the city. The pictures are very accurate and the owners offer a ton of extra information. We learned to paddle board on this trip and are so excited that we learned to do this. In Cancun you can go to Las Perlas beach(close to the Holiday Inn) and take a lesson, about $35. Isla Mujeres also has places to paddle board. We really enjoyed the Casa De Los Suenos. You can stay the whole day at this beach area which has a zip line ,water slides, pools, a resturant, snorkeling, kayaks and paddle boards. Wonderful day trip! We really enjoyed our stay again at this condo!!

Great View and Great Location!

The condo was clean, and had everything we needed. We rented a car and had no issues with parking at the property. We were concerned with noise at first because I am sensitive to noise and the bar/restaurant of the property is located very close to the property, but we had no problems. We could sleep with comfort and in a quiet environment. I highly recommend it.

Cancun Plaza Condominiums are privately owned units located at the quiet southern end of the Hotel Zone (near Club Med and Punta Nizuc) on the best beach in Cancun! At KM 20.5 on Kukulcan Blvd., the airport is an easy 10-15 minutes away via taxi, pre-arranged transportation or rental car (free parking on site). Upon booking, I provide you information on your options. No car is necessary during your stay as inexpensive public bus and taxi service are readily available just outside the front gates.

Don't forget to watch our descriptive VIDEOS under the 'Manager Info' tab (under Additional Information).

Our smoke-free unit is on level 2 (zero being beach level and then the sea wall below that), so you actually feel like you are on the third or fourth floor. High enough to oversee everything but not too high for those who do not like heights. From your balcony, watch the cruise ships sail by nearly every evening, and if you happen to awaken in the wee hours, you may see them biding their time before cruising that last hour into Cozumel.

Don't miss the ferry to Isla Mujeres ($19 USD round trip) where you can spend the day touring around on a golf cart, sunning, snorkeling, zip-lining, swimming with dolphins, eating, and shopping. We love to rent a golf cart (about $43 USD) to get to the rugged South Point (Punta Sur) where you'll find ruins of an ancient temple to the fertility goddess, Ixchel, as well as an international sculpture garden ($3 USD admission fee). Or, you can walk from the ferry dock to the North Beach and enjoy a day in the sun there or wander the quaint streets of restaurants and shops.

Back on Cancun, if you want nightlife, take the bus 15-20 minutes north where there are plenty of restaurants and bars in the very safe party zone. All the bars you have heard of like Senor Frogs, Coco Bongo, Hard Rock, etc., are here.

Those interested in visiting cultural areas have many options in the nearby (walking distance) ruins of El Rey, the new Mayan Cultural Museum (10 minutes by bus), and attractions further afield like Tulum, Chichen Itza, Coba, Xcaret, Xplor, and many others! Our onsite manager, Carmen, in unit #2104 is happy to assist you with any issues that may arise and she can also lend you boogie boards and books. If you have forgotten anything, just ask! Carmen may have it!

The best time to visit Cancun? Anytime! We have been there in all seasons including September through November when it is considered not as desirable. Obviously the winter months of December through March are great months to come, but May - September brings the sea turtles laying their eggs on our beach and August - October is when the turtle babies hatch, and we are invited to help release them into the Sea to start their life's journey. It is quite a sight from your balcony seeing these large turtles swimming in the Sea after a long night of laying eggs. I have also seen dolphins jumping in the Sea, but you will need to look closely for them as they are a bit further offshore. We also have many pelicans diving for fish and a nest of osprey on the tower of the hotel just to the north of us. In the afternoon hours, you can see the osprey diving for dinner and bringing an entire fish in their talons and flying it past your balcony enroute to delivering it to the family nest.

Note: Our unit is not affiliated with BSEA Cancun Plaza. BSEA is a private group of units trying to run themselves as a hotel. We are not a hotel; we are private owners. We pay Mexican taxes and have full ownership (we are not a timeshare). When something breaks, we pay to fix/replace it. When the towels and sheets get worn out, again, we replace them. You are renting our vacation home, and we are pleased to welcome you as our guest. We want you to be comfortable and feel at home. 'Mi casa es su casa' ('My home is your home').

Additional information about rental rates

Please provide arrival/flight details so we can ensure our manager, Carmen, is there to meet you and escort you to your room. Also, I need full names of all staying in the unit in order for Security to let you in the front gate.

Refund policy:

- 100% refund if notice is given 30 days prior to check in (less $10 USD to cover VRBO transaction fee).
- After check-in, an early check-out fee of $80 USD will be assessed per unused day PLUS a $30 USD cleaning fee.

As our reviews show, most guests love our unit, but we understand you can't please everybody 100 percent of the time. However, we are not a hotel, so we cannot re-rent a room due to a last minute early check-out, so we hope you will understand our policy on early check-out.

Note: There is absolutely NO SMOKING in the unit.

Maid service is available, if you require it (optional) at $18 USD per day used.

Easy to get in and out of with only a 4 inch edge to step over. A stained glass window in the shower provides a lovely light from the hallway but ensures full privacy. Soaps, bath and hand towels and wash cloths provided. (Bring your favorite shampoo & conditioner.) An over-the-tank shelf provides room for your toiletries. Space under the sink can provide storage space for your luggage.

New in 2014 is an electronic in-room safe for your valuables. Maid service not included in the daily rate, but can be arranged for approximately $18 USD per day. Call or see Carmen in unit #2101 to schedule after your arrival. Maid tip at the end of your stay is at your discretion. We recommend $10-20 USD per week. All taxes are included in your unit rate. The Arenas Spa just down the street provides spa services, and the Solymar resort provides beachfront massages a short beach walk north of Cancun Plaza. (We can give you more information.) New! Massage therapist now on property above the restaurant (350 pesos -- ~$30 USD -- per half hour). Bring a beach blanket (or buy one at the market) and take some cheese and wine down to the beach and enjoy a romantic evening listening to the Sea and feeling the warm breezes. Large coolers are allowed only on the beach. Six-pack coolers are allowed at the pool (we have one for you). For the safety of all, please, no glass at pool !
