A 17th century villa situated in a large private park of 2 hectares of manicured gardens and extensive lawns. The 4 units, which share use of a beautiful pool (13x6) with a bar and barbecue, comprise the top floor of the villa, ' Il Palazzo', a large renovated farmhouse in the park 'Casa di Scoccia', two identical apartments on the top floor of a converted barn ' Casa di Puppola' and ' Country Loft, can sleep a total of 26 persons. The unit 'Il Palazzo' is situated on the top floor of the Palazzo itself. It is a completely independent flat which comprises 2 double bedrooms, two twin bedrooms, a large siitting-room, a large kitchen, one en-suite bathroom, a second bathroom with a bath and a large shower and a small spare room with a single bed which can also be used for leaving suitcases.
We have just installed a new Wi-Fi system which covers the entire property from the olive grove to the pool to the vegetable garden (and of course all four units !).
Ryanair flies into Perugia S. Egidio airport twice a week - this is only 15 Km from Bagnaia.
Il Palazzo di Bagnaia is a large 17th century villa set in a beautiful park of manicured gardens and extensive lawns surrounded by the estate of the Armanni family. Bagnaia is a tiny village where time seems to have stood still. The nearest village of some size is 2 km away and has a large supermarket, chemist, petrol station, grocers, mechanic, tennis courts, etc. There are numerous excellent restaurants in the area.
Bagnaia is very central for numerous daily excursions to some of the most beautiful historical and cultural attractions in central Italy:- Perugia (10 Km), Assisi (30 Km), Spoleto (70 Km), Todi (60Km), Gubbio (70 Km), Cortona (40 Km), Orvieto (70 Km), Rome, (170 Km), Florence (150 Km).

This spacious apartment is situated on the top floor of the villa and is beautifully decorated and tastefully furnished with period furniture. It has an independent entrance via a panelled staircase. The apartment consists of a large living room, a large kitchen with dining area, 2 twin bedrooms, 1 double bedroom, 1 double bedroom with en suite bathroom with bath, a large bathroom with both a bath and a shower. An extra twin bedroom can be added on request for a small extra fee. This apartment uses an outside dining area near the pool with a fridge and a barbeque for al fresco meals. Central heating. Wi-Fi.
I am also the owner of a beautiful flat in Rome which is available in July, August and September (Property No. 61942).
It is possibile to arrange a two-location holiday in the summer; a few days in the country in Umbria and a few days in Rome (Property No. 61942).

We stayed the first week in the converted farmhouse Casa di Scoccia. It was really relaxed surroundings for us as a family with older children, and had spacious living areas, plenty of room to spread out and a lovely terraced area to sit and look at the beautiful fountains, geraniums and topiary with Umbrian hills beyond. Is ideal if you want a property lovingly restored with great character and sense of generations spending time in this space. There is a even a peaceful little chapel. The swimming pool, very nearby and surrounded by a well-clipped box hedge, was a good size, well maintained at just the right temperature and had plenty of comfortable loungers. We instantly relaxed in these lovely surroundings and were well looked after by Marianne, and her husband who works tirelessly to maintain the beautiful grounds. The second week we moved to the Palazzo on the top floor of the villa with sweeping countryside and hill views from every window, and an interior reminiscent of a traditional stately home. Both properties had facilities for cooking and we enjoyed self catering with lovely local produce from the nearby supermarket as well as good food at local restaurants. We really felt we got away from it all and it was a good base for Florence (by train) and Assissi and Perugia were lovely for day trips. We would go back any time and really miss our taste of luxury villa life (and the blue skies and sunshine!). Thank you Karin for a great stay! Cathy Rhodes.
We wanted to say thank you for our lovely holiday at Il Palazzo di Bagnaia.
We loved the house, so full of charm and atmosphere, and the magnificent gardens, rightly on the cover of numerous tourist guides.
Karin was so helpful indicating the most interesting excursions and the nicest restaurants in the area.
In the end we were a large group occupying both the Palazzo and the Casa di Scoccia and we all agreed that we had a wonderful week.
We will certainly be back.
Massively disappointing, real disconnect between promise and reality! Don’t believe internet description, its dilapidated, poorly equipped, dirty. Appalling levels of customer service.
On arrival, within minutes they asked for a cash deposit, before we had even unpacked the car. We explained that we would have to go to town to get cash, for next hour we were asked repeatedly for the cash/why we had not been to town yet. Like being hounded by a debt collector. We were told we could park in front of the Casa di Scoccia to unload and then must move our car to the car park to not spoil the look of the Palazzo. This was a recurring theme, e.g., on return from shops in midst of lugging in heavy bags were told we had to move our car. Other sets of friends had same experience. If you like the idea of holidaying in a car park with over zealous traffic wardens demanding money every 5 minutes this place is for you.
Advertised internet availability is a joke. No internet in the Casa, to get wireless signal had to sit in the garden in front of the main Palazzzo, no good when raining/hot/sunny, in all cases involved sitting on a garden wall near dog excrement that had not been cleared up. The Casa is very poorly equipped, limited cutlery, utensils, everything really. Fridge leaked, electrics sat in puddles of water. Told to wedge things against fridge door to close it. Fixing the fridge not on the agenda! Handles fell off kitchen units, gas cooker has broken control knobs always smelled of gas. Kitchen lights covered in grease and dust, liquid grease on the extractor fan. Found a dead desiccated mouse next to the downstairs loo. Two days with no hot water. In August, very hot, told there were a few fans, we got one fan for party of 9. Two dining areas outside, tiny one at front. Larger one at rear, but you have to ferry food long way around to it, it’s by the car park, near the bins which stink, with no view. We moved the table to the front for a nicer ambience and were told off (staff watched you continuously always appearing to tell us off or enforce yet another rule). Told we couldn’t move our table as otherwise other guests may get ideas and also want to sit somewhere nice!
This place is run down; staff prefer that guests remain unseen/unheard. It needs bringing up to a decent standard, better cleaning, and a huge attitude adjustment in the customer service department. In all honesty we could not recommend this place, try somewhere else!
I have been meaning to send this review since we returned from staying at this villa. It was fantastic. Even though it looked amazing from the photos, it still exceeded our expectations ! We had a wonderful week and every morning I could not believe our luck that we had found this place. The only thing was that we had not booked a long enough stay.
Marianna and her husband did a wonderful job look after us and explained everything about our stay.
We went to the restaurant down the road and had a fantastic meal there - the people catered for us so well.
I hope that I will get the opportunity to return with my husband and other children as it is somewhere I would definitely love to stay at again.
Karin is very lucky to have such a beautiful place in such a beatuiful part of Italy.
Bagnaia is a tiny village in the open countryside about midway between Perugia and the Lake Trasimeno on the road to Città della Pieve.
It is about a 10 minute drive from the Ellera/Corciano exit on the Valdichiano/Perugia superstrada coming from Firenze, or 15 minutes from the Torgiano/S.Martino C. exit (Km 63)on the Orte/Perugia/Cesena superstrada.
The nearest village of any size which you will find on a map is Castel del Piano, which is 1 Km from Bagnaia.
Ryanair will be flying into Perugia S. Egidio airport as of 20th December 2006. This is a mere 15 Km from Bagnaia.
Golf: GUEST BOOK (continued):- Karin, We had a wonderful time at Bagnaia - when we arrived we were stunned by just how beautiful the setting was. It really is the perfect holiday retreat. Marianna was exceptionally kind, and made us feel very welcome. Casa di Scoccia itself is also beautiful - we felt at home straight away. It was the perfect introduction to Italy for us all and we will definitely return ! We fully intend to book again with you - we hope to see you again next year (Gill Jenkins - May 2006).
