Charming two-storied, semi-detached villa in a private residential area both very close to the harbor and beaches of the Cap de Nice and to downtown. The ground floor offers 2 double bedrooms (each opening onto the lower part of the garden) and a large bathroom ; the upper floor includes 1 double bedroom with private bathroom (shower), a living room with balcony looking south-west on to the Château de Nice, a dining area, a fully equipped kitchen with direct access to the upper part of the garden. The villa is surrounded by a lovely garden with orange, tangerine and lemon trees offering a very pleasant shade in summer. All of Nice major points of interest are at walking distance. Enjoy the rich cultural life of the Côte d'Azur and its all year round water sports activities (Yacht-club nearby). Discover the Alps (several ski resorts only 1,5 hour away) or the Côte d'Azur from Monaco to St Tropez.

The villa is located on the lower Mont-Boron hill, in a private residential area, both very close to the harbour, the lovely coves of the Cap de Nice as well as to the old town and the famous Promenade des Anglais. All major points of interest are in walking distance.

Food shops and bus stops to downtown, or to Villefranche, St Jean Cap Ferrat, Monaco, etc., are in the immediate vicinity. Nice International airport : 8 kilometers away, railroad station about 3 km, ferry terminal : only 500 m away

Great location

This is a great house for a holiday in Nice. The house is well equipped and has air conditioning. It's location is close to the Port and is on the direct bus route to Monaco. We walked into Nice most days but there is a very good local bus service if you wish to take it a bit easier. Towards the sea there is a small stony beach area which was convenient and popular. There is a local medium sized Carrefour nearby on the road towards Monaco,about 800metres. There are other small shops as you walk into town.

We thoroughly enjoyed our stay in Nice and would recommend this home . The owner Michael was very helpful and offered to be available if needed.

Comfortable Nice Villa

We arrived to find the villa in a perfect condition. The property used to be the owners family home, and it feels like a home with everything you would expect.

The air conditioning on the upper floor was welcome. The kitchen was stocked with all the equipment we could need.

The villa is well placed for walking to restaurants in the harbour and the old flower market is not that far away. We used the car to reach other beaches and caught the bus at the top of the road to visit Monaco.

Spotlessly clean and very spacious

It has everything you need with all the appliances you have at home. It is on a private road so not much noise.the property is on 2 levels so me and my wife stayed upstairs and our daughter and the kids were downstairs.it has a nice little patio leading from the kitchen it is a nice space to relax. The bus to go to Nice centre is 2 minutes away or 25 minutes walking distance,there are a few bars and restaurants locally positioned and an Irish bar over looking the harbour which does happy hour 1800 to 2000 hours the steak was lovely. The owner Michael is very nice and very accommodating,we had a lovely stay .P Guest

Wonderful owners offered a great way to savor the Nice area

We stayed at this villa for a month with various traveling companions. All of us felt the same way...we loved it! If you want to be in the action of old Nice with noise and commotion, this is not for you. If you want to have a quiet, well-equipped retreat to return to after exploring the Nice area, this is perfect. It has excellent connections to bus routes, parking if you rent a car, a beautiful neighborhood, a nearby beach, and easygoing, responsive owners who made our stay a pleasure. Thanks again, Michael and Anne!

Practically Perfect in every way !

The description and previous reviews for this property are what attracted me to it, and I was not disappointed. Michael was extremely helpful in our communications during the booking process and our stay. The property was charming, very clean, and in a great location. It was ideal for our party of 6 and I can recommend it for family groups as the layout offers a good amount of privacy. We enjoyed excellent weather during our October stay, and enjoyed walks into the old town and the convenience of the nearby bus stop for trips to Monaco and Cap-Ferrat. I especially enjoyed the location for daily runs around the harbour and along the Promenade des Anglais or going in the other directiion into Villefranche. We all loved our stay at this villa !

Beautiful villa

We stayed at this lovely villa for 2 weeks in May 2015 , one week with friends and the 2nd week with family. the villa worked perfectly for 6 adults, it was clean and spacious with all required facilities. We had breakfast in the garden every morning and had BBQs on 2 evenings. It is in a very quiet location but only 10 minute walk to all the amenities of the port area, we happily walked right into the centre of Nice in 35 minutes, although the local buses stop very close to the villa (including he ones to Monaco). You definitely do not need a car as there are a number of shops in walking distance. Michael the owner was very friendly and helpful even ordering taxis for us. We would happily stay here again and recommend it to friends. The description is very accurate , in fact we would add that the balcony can sit 6 adults comfortably for a very pleasant evening drink (and a game of travel scrabble as we did!)
