Bright, centrally located and very quiet 2 Zi. Apartment with a cozy terrace and small garden. Terrace u. Garden are south facing and have almost all day sun.

Washer and dryer are in the basement as a coin-operated machines for the guests. An underground parking space (up to 150 cm car height) is also included.

The apartment was newly renovated in 2011 and is located on the ground floor of a condominium in Munich-Obersendling overlooking the green. For younger guests there in the expansive sandbox system, two playgrounds with climbing equipment and to let off steam.

The apartment has hardwood floors, a fully equipped kitchen, shower u. Bathtub, a separate, very nice bedroom and a warmly decorated living bedroom dining room.

Furnishings: The kitchen has ceramic hob electric stove, refrigerator, dishwasher, coffee maker, kettle, dishes, ironing board u. Iron.

The bathroom is equipped with toilet, bath / shower and sink, mirror and hair dryer.

The living room is very cozy and invites you to relax after sightseeing, shopping or excursions. It is furnished with a leather sofa as a sofa bed (140/200 cm = double bed), two small chests of drawers for bedding, a closet with ample space for clothes, two leather armchairs, rug, coffee table, a flat-screen TV, a small stereo system (with MP3 player, iPod and other ports) and dining area with extendable dining table and four chairs.

The bedroom has a double bed (140/200) with 2 bedside tables and bedside lamps, 1 armchair, 1 closet and a flat-screen TV. If required, a folding bed (80/200) can also be set up.

Facilities: The following sleeping capacity:

1 double bed (140/200) in the bedroom.

If required, 1 times 1 camp bed (80/200) be placed separately.

A sofa bed in the living room (140/200) is used as another double bed.

Environment: The shops of daily needs, groceries, bakery, butcher shop, cleaning / laundry, hairdresser, etc. are in a radius of 10 - reached 15 minutes.(Baker's around the corner). Tengelmann and discounters such as Lidl, Aldi, etc. are by car within 3-4 min. Reachable. The entrance to the subway U3 is on the opposite side of the road, a few meters away.

Current information about exhibitions, cultural events and events, as well as an overview of the large number of museums in Munich available at all times on the Internet at the Munich site.

Pleasant Apartment in Convenient Location

We are a family of four (kids 11 and 13) who stayed in this pleasant and conveniently-located apartment in June and July 2016. The owner, Hans-Jürgen, is attentive, communicative, and professional. It is directly across the street from a station on the U3. If we return to Munich for an extended period in the future (I hope we will!), my first move will be to inquire whether this apartment is available. Here are some more detailed descriptions.

SPACE

The apartment is light, with a wall of south-facing windows. A door leads to a small private garden with a table (protected from rain and sun by the balcony above). It was plenty spacious for the four of us. The sleeper converts into a sofa bed very easily and the linens have clever storage spaces next to the sofa. In fact, the storage was cleverly arranged throughout with a half dozen closets and chests that easily accommodated a summer's worth of clothing and supplies. The kitchen is properly equipped and the appliances all operated perfectly. The bathroom is large with a full-size tub/shower. The bedroom has plenty of space for two people. Everything is clean and in good working condition.

Location

The apartment is located in a large building with several courtyards and entrances. It is located, as the pictures show, on the first floor. The apartment is secluded from the street and we found it pleasantly quiet. The neighborhood is quiet as well. Although there is no grocery store right outside, one can walk to a Tengelmann in about 10 minutes or shop at either of the adjacent stops on the U3. There are two restaurants downstairs. The U3 is directly across the street with trains at least every 10 minutes and a 10-minute trip to Marienplatz. A short walk brings you to the Flaucher and its great expanse of walking and biking paths along the Isar.

Owner

Hans-Jürgen was professional, gracious, and communicative from the beginning to the end. He greeted us upon arrival, gave us a thorough tour of the facilities and its operations, and stayed in touch throughout our stay. He even brought our son muffins on his birthday.

Infrastructure

The WiFi was strong (easily accommodating four connected devices at once), fast (6-8 mbs down), and reliable. The television has a good selection of channels (mostly, of course, in German). There is a washer and dryer in the basement that was almost always available to us. The appliances all work well and there is ample hot water.

Excellent 3-month stay in convenient, quiet apt.

My wife, myself and two children (ages 6 and 9) stayed here during the summer of 2015 (late April through early August), for a total of three months (the first by myself, the second two with all four of us). We found this to be a wonderful place to stay – both for one person and for four. Although it’s pretty small, as are most German apartments, we found it very quiet, comfortable, and clean, with great light. It has a small kitchen with most amenities, and we cooked many meals there. The best aspect of living there, though, is its extreme convenience. It’s literally a three-minute walk from the front door to the underground U-bahn platform. Having such ready access to Munich’s excellent public transportation system was key for us.

Two other great things were in close proximity: the wonderful Hullabrünn zoo, which we found remarkable, and superior to most zoos in the U.S.; and the Maria Naturbad swimming pool/river/complex. Both are about a 15-minute walk from the apartment, which is in the little suburb of Obersendling, south of the city center. We found the swimming pools in Munich to be remarkable. The Maria Naturbad pool has the advantage of a river running right through it, and although the water’s pretty cold, it’s very fun, and very safe.

There’s also a really nice little fruit and vegetable stand a hundred yards from the apartment, with great quality produce. Also within the same distance, in the other direction, is a lovely little bakery. We also frequented two Italian restaurants a little further away in the neighborhood – maybe a seven-minute walk – from our apartment. There are also two grocery stores one U-bahn stop away (Rewe’s, to the south, and Edeka, to the north), where we did most of our shopping.

Hans, the landlord, was also wonderful in every way. A few days after I arrived, I asked for more storage space for our clothes, in anticipation of the rest of my family arriving in a few weeks. Within 24 hours, he had provided two dressers. He also got us a fan during a hot spell. He never came by unless requested; he was unfailingly polite and helpful, and all in all, it was a great place to stay. There is also a washer/dryer in the basement, quite convenient; and – apparently unusual for an apartment – an underground parking place for the tenant. The two play structures that are part of the apartment complex were nothing fancy, but they occupied my kids occasionally. We heartily recommend a stay at 21a Tölzerstraße!

Fantastic Location! Very nice apartment!

This apartment was just perfect for our family of 4. Everything was clean and in excellent condition. As nice as you see in the pictures. I liked the sofabed because it was so easy to open and close, and had a good size for our kids to sleep comfortably. Our kids enjoyed the playground too, and we think this and the small patio are wonderful specially in summer.

We arrived in a very cold day and the heating worked perfectly. And we were happy to have an indoor place for our car too, because there was lots of snow on the streets.

Location is really convenient! everything is close to the apartment.

Our stay was great, Hans, the owner was friendly and helpful, and definitely we want to come back!

Wonderfully Convenient

We stayed here from September 21, 2012 - September 25, 2012.

The place was very clean, with more modern furniture. Separate bedroom and full size bathroom, living area, and a nice kitchen. Very comfortable!

Neighborhood seemed good but most of all...location, location, location!

The U3 is literally across the street. We took it every day! Very convenient! We took it to Oktoberfest which was three stops. Took 5 minutes maximum! We did a lot of site seeing, so the U3 being so close was wonderful!

Would definitely recommend and would stay here again!

Hans was a wonderful host as well!

Munich Apartment - highly recommend

This apartment was just as pictured and described. Brand new furniture, perfect condition, perfectly clean, everything worked in the unit. We had 5 adults and the double bed, pull out couch and fold out cot were all very comfortable.

It is a ground floor apartment, very convenient to enter. It was nice having a small patio area to sit and drink coffee in the morning. Windows faced the courtyard side of building, so we had them open at night and it was very quiet. We had a small minivan which was too tall for the garage, but we had no problem finding parking on the street, within half a block, even when we returned late one night.

A U-bahn station is within half a block, very convenient to get to city center. We did two day trips to Bavaria mountains, and it was easy getting to the highway.

Santorini's Restaurant down the street was great.

Owner was very pleasant, easy to make arrangements. He gave us a good intro tour to the property and local shop locations. We used the unit as a home base, didn't do much in the immediate area but it was easy to get to where we were going. Overall, we had a great stay here and highly recommend the unit!

Perfektes Domizil für München-Reise

Eine rundum perfekte Ferienwohnung für Paare ohne oder mit max. 2 Kindern.

Der Empfang war sehr freundlich und die Wohnung absolut sauber und schön vorbereitet. Geschmackvolle Einrichtung und in der Küche wurde an alles gedacht.

Für Kinder gibt es gleich im Innenhof zwei kleine Spielplätze. Die Lage nur 3 Minuten von der U-Bahn entfernt ist perfekt um alle Ziele in und um München zu erreichen. Einkaufsmöglichkeiten sind auch vorhanden.

Absolut empfehlenswert!!!
