The Augusta House is set on a peninsula in a unique development of architecturally stunning homes in diverse designs. The Lower Mill Estate is the UK's first residential nature reserve, located in the heart of the Cotswolds and historic Gloucestershire. With its extensive leisure facilities it is an unparalleled rural retreat. One of a pair, the House lies on the shoreline of Somerford Lagoon, one of the most important lakes for over wintering wildfowl in the southwest. The gated and managed Estate consists of 450 acres of parkland crossed by three rivers (one of them being the Thames) and surrounded by seven lakes. This spacious property has been designed to capture the beautiful views and tranquil waterscapes. It has panoramic double glazed windows on ground and first floors, giving over the extensive decking, across the water to the picturesque Mill Village. There is a wood burning stove in the large open sitting and dining room, and all modern conveniences in the well equipped kitchen.

There are tables, chairs and a barbecue for use on the extensive deck with views over the water to the picturesque Mill Village. There is double glazing and central heating throughout, and a wood burning stove in the open plan sitting and dining room. Initial wood for the burner is included and thereafter it is available locally. The kitchen is large modern well appointed and well-equipped. There are granite work surfaces, and a large range gas hob with electric oven and combination microwave, dishwasher, washer dryer, fridge and freezer. On the first floor there are 1 double and 2 twin bedrooms, one with ensuite bathroom, two with sliding doors onto a sundeck. There is a further house shower room and WC and a children's retreat with sofa, TV and DVD. Upstairs to a double bedroom with ensuite. There is a virtual tour on property refeernce NX8

Lovely setting

We were a family of four adults and it was perfect for us. Loved having breakfast looking at the lake and seeing what the ducks were up to. Amazed to see the River Thames just around the corner as a juvenile Thames, with swans and lined with daffodils.

Really lovely spot and good location for sightseeing. The ArtSpa is special too, and we were lucky enough early Friday evening to have it all to ourselves!

Augusta House is warm and comfortable, and has everything you would need, very well equipped in deed. Even as far as a hairdryer in the very top bedroom, not sure if there is one in each, but I had showered and thought after 'ah hairdryer' checked the drawers on the off chance and there it was, without me having to go hunting.

Also the advance information provided by Bryce is excellent, so we knew where we were going, how to gain access and all the instructions needed for working electrical equipment like tv etc. That can be a nightmare without a manual.

Very much hoping to visit again in the near future.

Second visit, and we will definitely be back again

We visited Augusta House earlier this year early Spring and loved it so much we visited again, this time to experience autumn there. Log fires, long sunny walks, spa, massages, good food, quiet pints in the Bakers Arms - it was perfect! Strongly recommend visiting Augusta House to anyone, feels like a home from home.

Stunning, relaxing, heavenly stay.

My girlfriend and I had the most perfect weekend. The property and area are absolutely stunning. We thoroughly enjoyed ourselves and definitely want to visit again.

The Bakers Arms is such a great spot, as is Ballihoo on site (we went there three times!) and the Art Spa is so relaxing, especially during adult only (we're a little before a family at the moment but it seemed ideal for kids).

Everything ran exactly as the instructions and guides said they would and the house was very clean and well kept, it has everything you could ever need there.

The Augusta House - perfect for our family break

We thoroughly enjoyed our stay at The Augusta House for New Year and the celebration of a special birthday. The house is very well equipped and comfortable and had everything necessary for our family group of three generations, including a baby. The owner couldn't have been more helpful and even left us a bottle of champagne. The location of the Lower Mill Estate is beautiful and we enjoyed the views from the house over the lake, with the children spotting various birds and swans. We had intended to make use of the various outdoor activities; tennis courts, nature trails and beautiful walks, but the only downside was the unusually wet weather. However, it didn't stop us getting out and about and the younger members of the party spent hours in the heated indoor and outdoor swimming pools, enjoyed scooting and cycling and spent quite a bit of time in the two children's playgrounds. We imagined having breakfast on the deck and enjoying BBQs in the summer months. We hardly left the estate during our visit, but we did sample the local pub (within walking distance) on our day of arrival and it was perfect for our needs.

We would definitely recommend The Augusta House for a family holiday with good amenities and value.

Another relaxing weekend in a comfortable house

This was my second visit to Augusta House, this time to celebrate my Mother-in-law's 70th birthday. The house is warm, well equipped and comfortable. We spent a relaxing weekend together, we enjoyed walking around the lake with the dogs, stopping off at a local pub on the way. I thoroughly recommend this property, and hope to be back soon!

Spacious and homely.

Lovely, peaceful surroundings. Kitchen facilities very good providing more than enough crockery, kitchen utensils. games rom provided with DVDs which helped. Owner provided lots of information leading up to the visit.i would recommend property to a friend or relative. I would be happy to stay there again if I were to return to that area.

The Estate brims with wildlife through every season: in spring rare orchids bloom, in the summer the fields are alive with butterflies, in autumn geese stop by on their migration. With two SSSIs it is home to otters, bats and sand martins and rare species such as watervole, purple heron and great crested grebe. The communal facilities include a heated outdoor swimming pool, a sauna, tennis court, children's play area and pets corner. There is boating and canoeing, a network of nature trails and bird hides, cycle tracks and bridle ways and the site is close to the numerous water activities of the Cotswold Water Parks: 133 lakes covering 40 square miles.

The pretty village of Somerford Keynes is a 5 minute walk and the village pub is one of many around the area that offers a warm welcome with excellent food and real ales. Five miles from Cirencester, for shopping and sightseeing, the House is a good base for exploring the Cotswolds
