Impressive custom built house with 3400 sq ft so there is plenty of room to spread out. Make your reservation today for the fabulous lake vacation you’ve been thinking about. Great location to bring together families and friends.

We offer one of the few properties that is waterfront, big enough for multiple families, allows pets, has a hot tub and all the amenities.

Just one mile from town, is a quiet drive, surrounded by trees which leads back to the lake, is just the start of the serenity that will unfold. Drive to the very end to a one acre paradise. The yard is level, just a few feet above the lake. There is plenty of space for parking, and the lagoon ensures privacy and serenity.

Inside:

The spacious, well-equipped kitchen is a chef’s dream. It has plenty of counter-top space, abundant cabinets and storage for groceries. The L-shaped kitchen has modern appliances, is great for entertaining and cooking. It is stocked with pots, pans, serving bowls, platters, etc. in a variety of sizes. There is a pass-through to the dining room, for ease of serving. The dining room has space for six and the Great room will accommodate many more.

The Great room facing the lake has a vaulted wood ceiling, with 3 huge windows and 2 sliding glass doors, for great views of the lake and sunsets. Relax and enjoy the views from the Great room, which has comfortable furniture including a couch, table with chairs and a futon. The family room will have you settling in and feeling right at home with the two couches, huge TV, cable, dvd, and fireplace. At the other end of the Great room is the Music and Billiard Room. It has an upright piano, a family style billiard table with a 2nd fireplace.

Upstairs are 4 Bedrooms and 2 full baths with plenty of space to move. The master suite, single room and one bathroom are in the left wing. The other bedrooms and bath are in the right wing. Your friends and family will enjoy the two wings and privacy. There are alcoves in hallway for port-a-cribs or luggage. If that is not enough, for extra sleeping, there is a futon and 3 couches downstairs.

Outside:

No steep access points; there are a couple steps up or down, but the land is level (unlike many steep lake properties). This has 120 ft of private lakefront.

There is ample parking for at least 8 cars. Pet friendly, with a dog kennel on side of house.

The water is calm and warm. You can wade in the shallow water and a perfect spot for children to splash and play. In summer there are so many things to do: Go swimming, fishing, water skiing. Bring your fishing poles, as this is a prime spot for fishing. There are 2 (single person) kayaks and 1 canoe, so be sure to get out on the water. Bring your boat or rent one from the marina just 1 mile south. Dock Updated this year: much longer and wider dock, extends out 60 ft.

There is a spacious deck on the back, shaded by big trees a wonderful place to enjoy your meals. Cook your meals on a nice gas grill. The deck is big enough to hold two tables and 8 chairs, with additional seating on the sides, plus the built-in benches on the sides. There is a separate table in the grass that will seat 8.

Just off the impressive deck on the right side is the Hot tub for 5 (with chaise). It is just the thing to take the chill off or soothe any aches. There is plenty of space in the side or back lawns for volleyball or other activities. There is also horseshoe pit behind the garage.

In the evening you can enjoy s’mores at the fire-pit on the right side by the water's edge. For those occasional hot days, you can quickly cool down in the central air-conditioning. Enjoy all the amenities of this fabulous property.

The lake is calm and shallow, and warms up very quickly, it is swimming temp Jun-Sept. (unlike other deep lakes that are cold).

It is just one mile to town, where you can grab some groceries, take in summer evening concerts at the town gazebo or grab an ice cream cone.

This is a year round rental vacation house, available for your enjoyment. We rent the property for others to be able to enjoy the natural surroundings. While it is managed and maintained each year, this is not a 5 star hotel. If you want room to spread out and enjoy nature, this will be the place for you.

Please note that all lake properties have challenges with spiders and bugs. We diligently spray and will do all we can to help you enjoy your experience.

This lake house is on city water and sewer, so you don't have to follow the yellow let it mellow rule. Come and relax, the tap water is safe to drink and no restrictions on normal water usage.

Great location for family reunions, birthday celebrations, anniversaries, etc. Make this your destination for making memories.

WORST PLACE EVER

We arrived on Saturday only to find the house was barely clean - the yard had dog crap all over , the beds had bed spreads just thrown on them that were dirty by the way, the hot tub was disgusting - filled with dirty water and leaves, ants coming through the screen upstairs in the bedroom where there is a deck , the garbage totes outside were not emptied and filled to the top , front door lock was broken , there was a hornets nest on the garage that has been there for some time and bees swarming in and out of it right near the front door. On Sunday we started the grill and let it warm up - we noticed black smoke coming from the grill - opened it up and it was on fire- the grill was a mess with grease that had not been cleaned up and the drain for grease was filled to the top and pouring over on the map underneath. The owner showed up on Sunday unannounced to clean the hot tub that the people previously complained about and spent 4 hours there of our time cleaning it - this should have been done before we arrived - we advised her of the garbage and she stated she would take it with her - Again this should have been done prior to arrival . She was very rude to everyone , barely talked to anyone there . When she left after 4 hours we went to see the hot tub and the leaves were still in there as if all she did was drain the water and apparently the jets in the tub are filled with crap that she never flushed - we never once used the hot tub as it was gross. When the owner left she was in the driveway taking pictures of our cars ??? During the week the air conditioning stopped working - she sent someone to fix it who indicated he knew exactly what the issue was - It had never been cleaned . This women is only there to take your money - stay away. Not worth a dime - Make sense why she is selling it - Oh and by the way no matter what you do she will not refund your deposit - look at the 150 rules at the laundry room she has - She will find a way to screw you out of your deposit . We paid for the extra people who stayed one night $50.00 per person because she claimed that was additional wear and tear - however she stated she was keep the deposit also for wear and tear - which is crap - the property was cleaner when we left than when we arrived - I would not stay here ever - The owner is a money hungry person who cares nothing about people's vacations - Beware of renting from her. We rent places yearly and will never rent from this lady again .

Owner's Response: We have several dozens of guests that stay each summer, that have a wonderful time and love the place. They rarely take the time after, to give a review. We rent to approximately 250 people each year, and there are a range of personalities. We do our best to ensure the property is in great shape and people enjoy the property. Unfortunately this summer, we had a disagreement with this guest who did not pay and made nasty remarks that were gross exaggerations. We regret that we have no way of turning back time. We try to run this like a hotel, with many amenities and fast response. We spend tons of time preparing the property before and after the busy summer season. We have several families that return every year for an annual stay. We make upgrades to the property every year, and work very hard to keep it in top condition. During the busy summer, we only have a 6 hour window to completely clean, find and fix any issues. We often are not notified if something breaks. With such a large property, it is a difficult task to find everything. If we are notified, we immediately address every concern, issues are usually fixed the same day. It will be fully prepared for you to enjoy & we know that you will have a wonderful time.

We really enjoyed our time at the lake and at the house. The house had a friendly layout and the pool table was really fun! The kitchen was great for cooking but could use a few items like kitchen towels and serving bowls... The dock was amazing and we loved using the kayaks and canoes many times a day! What a great addition to the house! The owners of this home are very easy to work with which made the experience easy and pleasant... Thank you!

Plenty of wildlife lakeside!

Nicely appointed and clean but well-loved. The hot tub needs some TLC, as we could not get it above 90 degrees and many of the knobs had been broken off. We used the hot tub only on our last night so it didn’t make sense to contact the owner about the issue.

A serene setting, really conducive to gathering about the games and dining table.

Kitchen was well-appointed but could use measuring cups. Dish soap and cleaning supplies were provided. Toilet paper and paper towels provided.

Fire pit had no wood supplied.

The setting was terrific. The lake is gorgeous. Every morning some new form of wildlife strolled by lakeside

Five minute drive to a grocery store.

We would definitely return if in the area again.

Fantastic

The house was clean, well-maintained and well-stocked. The property is beautiful and large. I spent the weekend there with a group of friends and we had plenty of space to sit down to dinner together or to spread out to get some alone time. The yard was surprising large for a lake front property. The lake is very calm and perfect for canoeing and kayaking.

We had a wonderful time at this house and town

We had great time at the house. The fact that its just besides the Honeoye lake was a huge plus. We loved the view and we also got to use the canoes and kayaks to spend some time on the lake.

The property also had a lot of amenities like hot tub, pool table, foosball table among other stuff which helped us,have a great time.

There were a couple of things that concerned us a little bit. The locks on one of the bathroom wasnt working. Since we were 4 families sharing the house, it was a little bit difficult. Also there were some pet hairs on one of the couches facing the lake. Since we had infants/toddlers that was a concern.

Other than these minor glitches we had a wonderful time and this house has everything that you look for, when you are on s vacation.

Owner's Response: We will immediately fix anything that isn't working. We regret the concern about the dog hair. It is a pet-friendly property and we try to ensure everything is clean. We acknowledge that our dog comes with us during the off-season, and we didn't check for that. We will immediately address.

Dear Sue,I’m very upset by this email and so I will go along to your list of issues so that you can follow along accordingly.

1. Upon arrival there were well over 4-5 garbage bags left at the front step, which led us to believe that this is the designated area for garbage drop off. Would you have preferred that we left the garbage bags within the household? Also a group of 10 people can very easily produce x amount of garbage bags in 3 days, Between food and plastic table wear it is in fact very simply to accumulate that much waste, nonetheless we used our own purchased garbage bags which in all essence should have been provided by you as a household service. In addition, how dare you charge a $75 fee for recyclables not being separated if your household is only equipped with one black garbage bin – a recyclable bin comes in standard blue with clear garbage bags. Without this present in the house there is no insinuation that recyclable should be separated. Therefor I will not be held responsible for not doing something that was not clearly implicated as a ‘rule’ in the household given the lack of presence of a proper recycling pail. You state you are very careful to protect the ecology meanwhile you failed to provide the proper materials to do so (ex. recycling bin) thus far implying that not only do you not do this but you also so pleasantly fabricated that whole statement.

2. In regards to the heat, Im very certain that in our receipt it clearly states that we paid 50$ for heat for the weekend of our stay so you will absolutely not hold us responsible for additional cost of heating being that 50$ is more than enough money to cover heating expenses for well over the duration of our stay. In addition to this, if you required that you’re household maintained a specific temperature upon departure of your guests than you should have CLEARLY specified that in writing near the fixture that allows us to regulate temperature. Otherwise that would make it your cleaning team’s duty to adjust the temperature once they completed their duties in the household as they should be well aware of maintenance requirements.

3. The hot tub you claim was in not ideal condition should be addressed to the cleaning team which failed to provide us with sanitary water in the first place.

Owner's Response: When the clear rules are not followed, there are consequences. If wild parties ensure and the contract is broken and the property is abused or damaged, there are consequences. We now post, what the charge-backs will be for not respecting the property and following normal rules. If windows are left open in the middle of winter (in this case several left wide open), that is a charge back. Creating excessive amounts of trash (in this case 5x the normal amount), there is a charge back. Fresh filters are put in the hot tub every time, if contaminants are added (sweat, oils, lotions, etc)t, it can become unsanitary and unsafe. For your health and others, the rules need to be followed. If it is unsafe due to abuse, there are charge-backs for dumping,sanitizing and refilling it. Sincerely, Sue Napier
