A large, luxuriously appointed property, ideally located for holiday rental, just minutes from the old town, the Museum of Modern and Contemporary Art, the Cours Saleya Flower Market and the beach. The apartment is bathed in light, particularly in the mornings. Artists such as Renoir and Matisse were particularly attracted to this area of Nice due to this wonderful light. The living room is luxuriously fitted with Italian Marble floors. It is contemporary in design with a large L shaped sofa, coffee table, dining table and chairs for six people. There is an American style kitchen with electric oven, hob, microwave, coffee maker, dishwasher, fridge freezer and washing machine. The living area is fitted with a TV and home cinema. Each of the two bedrooms has an ensuite and there is also a separate toilet. It is south facing with boulangeries, and all the necessary shopping facilities within minutes. There are parks both to the front and behind the building, with Promenade des Arts to the front and two parks on Rue Foncet to the rear, one with a play area for children. The number 98 bus from airport will take you to within 2 minutes.

To elaborate further on the location - It is a short walk in view of The Promenade du Paillon. It is minutes to the Old Town, and Place Garabaldi, where you can enjoy a wide selection of outdoor cafes and restaurants. Place Massena and the pedestrian zone is also only five minutes away as is the Promenade des Anglais. The situation could not be more convenient for holidays without a car.

Why M. Lynch chose Carabacel

When I viewed the apartment for the first time, I walked from the flower market, passing the Palais de Justice on the way where the square was filled with atmosphere. After a short walk from the old town, I was shown into the apartment (the builders were renovating and at work). I walked into the sejour which was filled with light from four big windows. I looked out one of the front windows and saw the view - Tour St Francis and the hills behind. I then walked through the rest of the apartment and it was equally bright, yet totally private. I loved the fact that there were two double sized bedrooms and two bathrooms. The beautiful old building and the big double doors at the entrance to the apartment were all original. The lift was modern and the building felt good. I went outside and walked around the area and I saw there were gardens at the back at Place Wilson and Gardens to the front one street away. A patisserie with delicious breads and cakes was a few buildings up so I pictured fresh croissants each morning. There were lovely local cafes, a small supermarket, and a general village atmosphere. I felt the area was peaceful as it was slightly away from the tourist trail, yet within a few minutes walk from it.

The agent had many apartments lined up for me to see in my three day visit to Nice. I decided on Rue Gioffredo almost immediately, even though I went along to see all the others. I reserved the apartment at the end of that day's viewing as I found it to be so special I was afraid the next person who viewed would take it! I have been so happy with my decision. This apartment is all that I was looking for!

What makes this apartment unique

The apartment is completely private from neighbouring ones. It is so bright and the area is all that I would wish for - a village like atmosphere in a city, near all the main attractions and restaurants, so convenient to public transport that I only rented a car once - on my first trip after purchase. The cafes nearby are friendly and I always receive a welcome any time I visit. It is so peaceful in the area that I find, even on a short trip my batteries are instantly recharged. The gardens and squares in the area have a neighbourly atmosphere and are lovely to sit in, perhaps reading a book if one does not wish to go to the beach or the Old Town.

This is the same size as a single bed and very comfortable. There are large wardrobes in both bedrooms.

Magnificent apartment in the heart of Nice

Our family of 3 adults shared this wonderful apartment in the centre of Nice for 9 days in the middle of peak season in the Cote d'Azur. Everything from the beginning to the end was perfect. The owner Ms Lynch was very easy to communicate with and her replies were always prompt and accurate. We were greeted by Christoph from the management service who was very accommodating and showed us the lovely apartment and allowed us to access it early which was great after a long journey from across the Atlantic. We had a few questions throughout our stay, which were promptly answered and we felt we had someone to turn to when we needed to. Everything was as shown in pictures and described on the VRBO website and even more spacious than we expected. The many windows made the lighting of the space so lovely we could understand why so many painters had their ateliers nearby - the everlasting sunshine makes one want to pick up a brush and paint or draw in the middle of the living room. We have traveled and stayed at many places across Europe and North America and we're very pleased that we again had an opportunity to enjoy the area more like locals and not like tourists. The location was superb - close to everything yet quiet and convenient for everyone to enjoy themselves. We particularly enjoyed the proximity to a great coffee place Ondine's and a lovely little patisserie-boulangerie just around the corner. We had some wonderful brunches at the apartment after buying some local delicacies at the nearby market. Fresh cheese and fruit, lovely warm baguettes which tasted heavenly. The added bonus of having air conditioning during the hot summer days made it easy to enjoy the stay. Even the washing machine turned out to be a blessing when we wanted to refresh our salt stained beach towels. The place was uncluttered and clean and well equipped with everything we needed to have a nice and relaxing holiday. We managed to park our car on the streets nearby without much difficulty and the area was very safe even late at night. Our only regret is that our stay was so short, so we will have to come back and spend more time exploring the beautiful coast. We would wholeheartedly recommend this apartment though we really would like to keep it a secret so that we can come back over and over! We also appreciate the location and the amenities that are on the doorstep. The cafes and restaurants in the area are superb and full of local people. An added bonus is that they are good value as they are a few blocks away from the very touristy area. We love the apartment and are so happy to hear that you felt the same way! It is well equipped and we do something to improve it each year. I should mention, for any readers of this review that whilst we have air conditioning, planning laws restrict the type we can have. We are currently exploring changing this system. It can't be left on when one is away from the apartment or at night and needs to be switched off after two hours of use. It is also advised to use the fans which are a very effective cooling mechanism. Thankfully, AC is only really needed in July and August. With regard to parking, as well as on street parking, car parks in the area will do a reasonable weekly rate. However, a car is not really a necessity as the transport system is very efficient and there are buses to places like Monaco, St Paul de Venice, St Jean Cap Ferrat and the airport within minutes. We look forward to welcoming you back again soon.

Clean, central and comfortable.

We had a great week in this apartment. It is very convenient for everything. The bus stop is a 5 minute walk ( past Matisses's old studio) and from there you can get to the airport as well as up to the museums in Cimiez. The beach is also only 10-15 minutes walk through the old town . Nice is an ideal base for the beach and for exploring the Cote d'Azure. We went to Antibes as well as to Italy and to Monaco. The apartment is comfortable, well equipped and was nice and cool during a hot spell of weather. The wifi is very efficient and there are handy local shops and restaurants.

It is a short walk to, but out of the general noise of the Old Town, through the Promenade du Paillon. The buses to Monaco, Ville Franche Sur Mer and St Jean Cap Ferrat are a few minutes away. There is a lovely convenience store just two minutes from the building and a cafe for your morning coffee between it and the apartment. The kitchen is well equipped if guests wish to eat in. We keep the apartment up to date. We make improvements each year - this year we installed new blinds in the sejour to compliment the shutters. Nice is a beautiful city and we hope to welcome you back again.

Lovely apartment

This was a lovely apartment, really clean and fully equipped. We appreciated the choice of books and DVDs for evening entertainment. Claire and Christophe were most welcoming and informative and even allowed us into the apartment a couple of hours early. The location was very convenient and close to all amenities and transport links. We did find the air conditioning quite noisy and not entirely effective but it was July and quite hot outside. The fans provided were most welcome. We also did not quite manage to work the surround sound on the TV so the sound seemed quite muffled at times, especially when watching the DVDs. The beds were comfortable and the folders containing information about all the technology in the apartment were very helpful, as were those containing information about things to do and places to visit, although some of the leaflets were a bit out of date with regards to opening times and prices. We loved the spaciousness of the apartment and can also recommend the nearby boulangerie Multari for its very tasty croissants.

We regret you were unable to use the DVD player correctly. Had you made contact with either myself or the agents during your stay, we would have helped you with this. However, I am happy you enjoyed the selection of DVDs provided Referring to the leaflets, we go through our folder each year. The leaflets are unfortunately not all dated as they either come from the tourist office or are left by guests and if we think they are useful we stick them in the folder. Obviously, you would be recommended to either check online or visit the tourist office on the Promenade des Anglais for the most up to date information. We have the folder as we feel it is useful for guests to give them ideas. We also provide all the travel books that are published on Nice. With regard to air conditioning, we installed it in 2016. Under planning regulations, there are restrictions on the type we can have. Many apartments as a result are not air conditioned. Nice likes to see itself as a green city and so is constantly introducing regulations in this regard. We had managed well with fans before we had installed the AC but installed it as we felt it would enhance the apartment. I know there was a heatwave and climate change currently is the greatest challenge globally. It's a vicious circle with regard to AC. As the climate grows hotter, the more we need to stay cool and hence use the AC and in so doing, damage the environment further. The AC has to work harder when the temperature soars and hence is noisier. We will review it at the end of the year and may take it out and revert to the fans which we had survived happily with for ten years. We are glad you enjoyed Multari. We are lucky to have it a two minute walk from the apartment. It is possibly the best Boulangerie/Patisserie in Nice. We are happy to facilitate guests in as far as possible if they arrive earlier than normal check in time. However, in the evening, as the agents have young family, we prefer guests to arrive before 7.30pm. The location of the apartment could not be better for a holiday. It is near the Old Town and beach. The lovely Promenade du Paillon green walkway is in sight and transport is excellent. We are fortunate that the tram opening in 2018 will bring one from the airport to within minutes of the apartment.

Right beside the Old Town of Nice with it's lively cafes and restaurants and only a few minutes from the sea and the Promenade des Anglais. The Promenade de Paillon can be seen from the apartment windows and Place Garibaldi is a short walk. Bus stops for The Matisse Museum, St Jean Cap Ferrat and the airport are nearby. It is a ten minute walk to the train station but the nearby tram will also take you there. Avenue Jean Medecin and the main shopping district is also nearby. For lovers of art, the famous MAMAC (Museum of Modern and Contemporary Art) is on the doorstep. This area is surrounded by relaxing and beautiful gardens, cafes and renowned restaurants. For lovers of french chic and design, Galerie Lafayette, the well know department store is but a short stroll. The location of this apartment could not be better for holiday rental.

Ski: Ski resorts nearby include Isola 2000, Valberg and Auron. Daily ski trips by bus (advance booking required) are available during the ski season.

Payment is online through and payable in euro. Handling charges charged by Homeaway are in addition to the price of the apartment and are between Homeaway and the guest.
