About the property

A large, luxuriously appointed property, ideally located for holiday rental, just minutes from the old town, the Museum of Modern and Contemporary Art, the Cours Saleya Flower Market and the beach. The apartment is bathed in light, particularly in the mornings. Artists such as Renoir and Matisse were particularly attracted to this area of Nice due to this wonderful light. The living room is luxuriously fitted with Italian Marble floors. It is contemporary in design with a large L shaped sofa, coffee table, dining table and chairs for six people. There is an American style kitchen with electric oven, hob, microwave, coffee maker, dishwasher, fridge freezer and washing machine. The living area is fitted with a TV and home cinema. Each of the two bedrooms has an ensuite and there is also a separate toilet. It is air conditioned and is south facing with boulangeries, and all the necessary shopping facilities within minutes. There are parks both to the front and behind the building, with Promenade des Arts to the front and two parks on Rue Foncet to the rear, one with a play area for children. The number 98 bus from airport will take you to within 2 minutes.

To elaborate further on the location - It is minutes to the Old Town, and Place Garabaldi, where you can enjoy a wide selection of outdoor cafes and restaurants. Place Massena and the pedestrian zone is also only five minutes away as is the Promenade des Anglais. The situation could not be more convenient for holidays without a car.

Why M. Lynch chose Nice

When I viewed the apartment for the first time, I walked from the flower market, passing the Palais de Justice on the way where the square was filled with atmosphere. After a short walk from the old town, I was shown into the apartment (the builders were renovating and at work). I walked into the sejour which was filled with light from four big windows. I looked out one of the front windows and saw the view - Tour St Francis and the hills behind. I then walked through the rest of the apartment and it was equally bright, yet totally private. I loved the fact that there were two double sized bedrooms and two bathrooms. The beautiful old building and the big double doors at the entrance to the apartment were all original. The lift was modern and the building felt good. I went outside and walked around the area and I saw there were gardens at the back at Place Wilson and Gardens to the front one street away. A patisserie with delicious breads and cakes was a few buildings up so I pictured fresh croissants each morning. There were lovely local cafes, a small supermarket, and a general village atmosphere. I felt the area was peaceful as it was slightly away from the tourist trail, yet within a few minutes walk from it.

The agent had many apartments lined up for me to see in my three day visit to Nice. I decided on Rue Gioffredo almost immediately, even though I went along to see all the others. I reserved the apartment at the end of that day's viewing as I found it to be so special I was afraid the next person who viewed would take it! I have been so happy with my decision. This apartment is all that I was looking for!

What makes this apartment unique

The apartment is completely private from neighbouring ones. It is so bright and the area is all that I would wish for - a village like atmosphere in a city, near all the main attractions and restaurants, so convenient to public transport that I only rented a car once - on my first trip after purchase. The cafes nearby are friendly and I always receive a welcome any time I visit. It is so peaceful in the area that I find, even on a short trip my batteries are instantly recharged. The gardens and squares in the area have a neighbourly atmosphere and are lovely to sit in, perhaps reading a book if one does not wish to go to the beach or the Old Town.

  • Large master bedroom with full en-suite, smaller double with shower en-suite. Beds in each room can be together as a double or separate as two singles. Where there is a fifth person, (4adults is the maximum, but it will accomodate a child as the fifth) the fifth sleeps on the sofa in the living room. This is the same size as a single bed and very comfortable. There are large wardrobes in both bedrooms.

If you have special requests, please ask in advance and we will strive to look after your needs. Multari, the Boulangerie is about a one minute walk for your fresh morning croissants. Utile is a well stocked, clean and lovely convenience store, with excellent fresh fruit and is two minutes from the apartment. Carrefour Express, another convenience store, is three minutes away.

Excellent apartment in central location

We had a great few days in this apartment in Nice. It is a lovely space, very spacious with a great open plan eating and living area. It supplied everything that we needed, including extras such as umbrellas and sun shades.The location is fantastic, we walked everywhere. I would very much recommend it.

The Promenade du Paillon has been a wonderful addition, making walking to the Old Town, Cours Salaya and the beach short and through beautiful gardens. We now also find that most of the city's top restaurants are within a pleasant short stroll. A great bonus for future guests is that the new tram linking the air port to the port will have a stop at Victoria Palace, two blocks away.

In the heart of Nice

We loved this apartment -- just a block off the main park and a couple blocks to Old Town. It was clean and in great shape. Great neighborhood and a great place to explore from. We are a family of 4 and this apt fit us perfectly.

Beautiful spacious apartment in a fantastic location

We had a wonderful holiday in Mary's apartment in central Nice. it was spacious, light and airy, immaculately clean, well maintained and well kitted out. The local agents Kristof and Claire were great, met us on arrival, were available for answers to question during our stay, and organised taxis with kids seats for us.

This apartment worked well for us with two young children, the lift to the door was great with tired little legs, pushchair etc. The agents had provided a high chair and toddler cot for us on request which made it all so easy.

The location was excellent, just a couple minutes walk from the central shopping area in one direction, old town close by, public transport and supermarkets on the doorstep and best of all (if you have young kids) we could see two wonderful parks from the apartment windows with great toys and plenty of space for scooters. Also the fountains near place Massena provided hours of absolute joy for the children. We never seemed to have more than a 5-10 mins walk to get back home.

Getting to the train station was also very easy by tram, enabling trips to Monaco, Eze and Antibes.

Mary had also very thoughtfully provided her personal recommendations for local activities and restaurants which was extremely useful. We would love to stay here again if we return to Nice.

We love Nice and the apartment and hence are constantly making small changes and additions to keep it up to date. We agree - the location could not be better for holiday stays. The park to the front (Promenade du Paillon) was developed a few years ago and is a superb addition to the area. The playgrounds there are beautiful with their wooden carved climbers for children of varied ages. It is lovely to sit there in the evenings and watch the sun go down. All the excellent transport links are on the doorstep and therefore we never find it necessary to rent a car. We would often take the 100 bus (Menton/Monaco) or the 81 bus (St Jean Cap Ferrat) if we wish to go up the coast in the Italy direction to the beach or for site seeing. The drive is spectacularly beautiful. If I have a good dining experience or experience a good trip, I always add it to the brochure. I feel that if guests are only there for a week or two, it is good for them to have some recommendations to help them to plan their stay. Yes, we agree, our agents Kristof and Claire are excellent and work hard to ensure our guests enjoy their stay. We hope to welcome you back some time soon.

Great apartment, my fifth stay. Newly refurbished and redecorated since last Summer: air conditioning, new curtains with blackout lining for holiday morning lie-ins. Nice has been refurbished too with beautiful new park nearby. Perfect Spring recuperation!

Owner's Response: Thank you for your review. It is always a pleasure to have a guest coming back year after year. Yes, we made improvements to the apartment this year. We have had it for ten years so we decided to do a little makeover. We fitted new showers, redecorated, added some new, contemporary furniture, and, although we ourselves love the shuttered windows, Christophe, our agent advised that some guests like to have curtains in the bedrooms so we fitted some lovely linen ones with black out lining to ensure a good night's sleep. There was always the problem of not being able to install air conditioning, but thankfully due to new technology, we now have new air conditioning. This will make July and August stays much more comfortable for guests. We did not have a microwave, as we don't use one ourselves. However, we found many guests wanted one, so we installed one for their convenience. We are always open to the suggestions of guests and so when we were doing the works, we put in anything that had been requested. We also changed our internet to a new provider. It is now very high speed. Nice is also fabulous after a few years of landscaping. , The new Promenade du Paillon is within view of the apartment. A new tram is being built from the airport, and there will be a stop at Place Wilson, near the apartment. Some really good new restaurants have also opened up nearby. We look forward to welcoming you back again soon and we thank you for choosing to stay with us when in Nice.

Beautiful modern apartment in old Nice building

Lovely spot. Near to everything. The location was perfect for all our different activities and for eating out in the evenings. Well maintained with friendly, competent agents. We spent a great week here and just thought Nice a excellent place to visit.

We love that it is near the old town, near the beach, near the Museum of Modern and Contemporary Art, near the theatre, opera, the promenades and the port. Shopping is also most convenient, with the famous French department store, Galeries Lafayettes and the many boutiques and well known stores just minutes away. The gardens in the area are beautiful and it is lovely to sit out in the local cafes, watching the world go by. Nice really is a beautiful city!

Right beside the Old Town of Nice with it's lively cafes and restaurants and only a few minutes from the sea and the Promenade des Anglais. The Promenade de Paillon can be seen from the apartment windows and Place Garibaldi is a short walk. Bus stops for The Matisse Museum, St Jean Cap Ferrat and the airport are nearby. It is a ten minute walk to the train station but the nearby tram will also take you there. Avenue Jean Medecin and the main shopping district is also nearby. For lovers of art, the famous MAMAC (Museum of Modern and Contemporary Art) is on the doorstep. This area is surrounded by relaxing and beautiful gardens, cafes and renowned restaurants. For lovers of french chic and design, Galerie Lafayette, the well know department store is but a short stroll. The location of this apartment could not be better for holiday rental.

Payment is online through and payable in euro. Handling charges charged by Homeaway are in addition to the price of the apartment and are between Homeaway and the guest. If payment is requested by guests directly, it is by IBAN transfer as this has been found to be the most secure. Bank charges for this transfer vary depending on the country. Please note that bank exchange rate fees for non euro clients are the responsibility of the client.

A security deposit is payable on arrival when it is not included in the quotation. This will be refunded on departure. This amount is €250.

The agents fees are included in the price, except for meeting outside of office hours (8am to 8)pm) where there is a callout fee payable by the guests of €20 to the agents on arrival.

This is a ntoon smoking apartment. We regret that if guests smoke, an extra charge of €100 will be payable on check out to cover the deep clean required.

If keys are lost there will be a charge of €100 plus the cost of replacement. Changing locks in France can be costly, so please mind them.
The apartment sleeps four adults comfortably. This is the maximum number of adults permitted at any time. It will also accommodate two adults and three children. The absolute maximum number of people allowed is 5.
