The farm is fully handicaped accesable with an exterior and a shower room that is specially designed with an open concept for handicapped needs. Only moments from the Dreams Park and Cooperstown's Baseball Hall of Fame! Step out your front door to a view of the horses grazing. Fish in the stocked pond or hike the trails on the 100+acre property. Take a rest in the quiet rooms of the chalet or read a book in the loft while gazing down at the roaring fire. Swing the evening away on the front deck. Take a riding lesson in our riding arena or bring your horse and take a trail ride into the 1400 acre NY State Equestrian trailed forest just up the road. The house is perfect for blended families who like to simply relax or enjoy all the adventure of upstate NY. The house has a jacuzzi tub, 3 full baths, laundry, fully stocked kitchen, big screen TV, WiFi, futon for extra sleepers in the sitting room, and an enormous stone fireplace for winter enjoyment or cool summer nights. Victory Hill review-You get what you pay for

We arrived on August 26th, 2016 at the requested check in time, and the owner was still in the process of cleaning up from the previous week. Now in her defense, it appeared as though the previous guests left excessive mess, so we were understanding. She was a very nice woman, gave us a tour and let us know if there was anything we needed to please let her know. Now, initial observations you need to keep in mind it is a horse farm. The grass around the immediate property was not cut (and it was long). It was an older house located between two horse pastures. I grew up in a rural area, so this was not an issue for me. However, if you are not used to this, it might be a major issue for you.

Everything was fine until about mid-week when one of the kids told us that he saw a rat in his bedroom. We all laughed at first and just dismissed it as a wild imagination. Well it was a bit wild but not completely off. That night we saw our first mouse. It crossed the floor by the dishwasher and ran under the cupboards. One of the other guests and myself attempted to catch it without success. He then woke in the middle of the night to rustling in a pack of cookies which the mouse (or mice) had gotten in to. The next morning when we got up to have breakfast we located mouse droppings on the dining room table. I have at this point gone from accepting it is a farm, to thinking it is a health issue. We all decided that we had enough and packed up and left the evening prior to when we planned on leaving. We addressed the issue with the owner, and her response was; "It's a farm you know, I guess I'll have to put some stuff out." This is not acceptable! We discarded most of the food we didn't eat, because of the rodent issue and left a day early. We contacted Cooperstown Stay once we returned back home, to advise her of the problem. However, now that rental season is done we are unable to get in touch with anything other than a voicemail and no one returns our call or emails. If you have the opportunity for you son/daughter to play in the Cooperstown Dreams Park tournament, please take the time to review where you are staying. Don't hesitate to pay a little extra for where you stay, as it will make your memories just as enjoyable as your child's who is playing in the tournament. I know this is the only bad review, which leads me to believe it may not show up on the site. I can't believe that this is an isolated incident. Buyer beware!!!

Owner's Response: There has been no indication of mouse activity before , during their stay or from the guests that came after. Please look at the other reviews prior and after their stay. This has been the only negative review that Victory Hill Farm has ever received in the 17 years of having guests. proud of the farms record

Fabulous horse farm!

Peg was a gracious and friendly host. She met us at the property and showed us around the spacious home. Plenty of room for 8 people (although with 2 additional futons, i think an extra 4 people would be possible). 3 large bathrooms, one wheelchair accessible, gave us plenty of room. The deck was huge and included a gas grill. Everything you could need was at the home including fire wood, matches, dishes and cookware, paper products, etc. Peg even left us the makings of smores, which we enjoyed! There was a fire pit too, although we didnt get a chance to use it.

There were 9 horses, 1 friendly cat, and several chickens at the farm. We got to meet them all; peg and her team were very accomodating and friendly with our group of 6! Peg took time to show us the horses up close, with a few in our party taking them for a walk.

All in all it was a wonderful experience and we hope to return again sometime!

Awesome rustic retreat

The cottage was better than our expectations. Bedrooms were all large with lovely quilts and comfy beds. Kitchen supplies were very ample and of high quality. Best of all was the large deck with tables, chairs, shade umbrellas and a swing. We petted the horses, watered the flowers and adored the cat who visited us daily. This place would be heaven for ball teams.

Wonderful Family Vacation

We rented this home as a gift for my parents for Christmas. It was everything we were hoping for and more. There were 10 of us, including my 2 children, ages 1 and 3. The house was very child friendly and well equipped for them. There was plenty to keep us busy. We had a wonderful time feeding the horses, sled riding in the driveway and sitting by a nice cozy fire at night. Everything you could imagine needing is available to you. There is plenty of day trip like places to go within a short ride. We would highly recommend this home to anyone looking for a nice relaxing vacation away. The owner was wonderful and very accommodating. My son was even able to ride the miniature horse in the arena. He was thrilled! Couldn't have asked for a better time!

Perfect for family and friends getaway

We came to Cooperstown Chalet to celebrate New Year 2015. Group of 8 people ages 4 to 53.

Wonderful, relaxing experience. The house has everything you would need to accommodate your family and friends. Cozy bedrooms, convenient kitchen with all utensils, nice living room and dinette with beautiful fireplace. We stayed there for three days and did not have any issues whatsoever. The people who own this place are very hospitable, nice and easy to deal with, also they live nearby - taking care of horses - so if you have any questions you'll get help right away. Also, if you love horses, this place is wonderful for your getaway - you may ask owners to take a ride/lesson in large covered arena that is on premises.

Five stars plus!
