The BEST property owner and caretakers
I'll start by saying that I wish there were more stars to give in the "communication with the property manager" category. Claudio was responsive and gave us great information from the time we booked (six months before our trip!) all throughout our time at the property. Our trip down was an absolute nightmare and we ended up losing two of the nights we had originally booked because of canceled flights. We reached out to Claudio and he didn't hesitate to offer us two extra nights on the back end of our stay to make up for it! The condo was the perfect size for our family of four and we felt we had everything we needed at the condo- dishes, silverware, alcohol (most leave their's behind for coming guests), first -aid, snorkeling gear, bedding. Everything! The proximity to the beach couldn't have been better. The condo is steps from the pool deck and beach. The pool felt like a private pool; we had it to ourselves more often than not. The restaurants that are very close by are more expensive and definitely weren't our favorite places to eat, so I'd recommend going into Akumal to eat (Akumal Pueblo has a great place called "cosme's taqueria" that we LOVED). A rental car or a commitment to the colectivo (pretty cheap but a walk to the pick-up spot) or taxis (SPENDY!) is a must at this property unless you are content with staying in one place. We definitely felt the need to get out and move around because of the limited activity and meal options close to the condo.
My heart wants to badly to leave it there, but I feel an obligation to future travelers to offer some advice about the beach, as seaweed is a big deal on these beaches, and it absolutely affects this condo unit. We spent our days building sand castles when the seaweed wasn't bad, and in the cenotes or exploring the other nearby areas on the days it was. The smell of seaweed didn't affect the interior of the condo, but on the days when the removal crews hadn't been there in a while, it did get smelly outside. All in all, my hope is that the seaweed doesn't affect traffic through this condo, as not many people take the time to be as accommodating and caring as this owner and these caretakers.
Should we EVER visit again, we will remember Claudio and his home and consider it above others for that reason. It was a fabulous vacation, and we are grateful for the little home away from home we had while we were there! Thanks, Claudio, Paulina, and Enrique!! The May Family
We are so relaxed and comfortable now! The patio is amazing and the views can’t be beat! It’s 23 steps from the patio to the pool and 15 more to the beach! The condo was very comfortable and has everything you need! A nice, firm bed and great water pressure. The a/c is wonderful, and we slept great! I was worried about the music from the resort, but it was only 2 nights out of 7 and didn’t keep us from sleeping. The hotel next door has a LOT of their guests in the condos, but it wasn’t really an issue. We went over to the front desk one day and purchased a meal from the buffet, not cheap, at $540 pesos a person but it was pretty good. Most days we walked 3 minutes down the beach or road to the Bikini Beach Bar. Food was excellent there every time. We went to the big Chedraui store in Puerto Aventuras and didn’t really like it, so a couple days later we tried the store in Tulum and it was much nicer. Buy tuna fish, there’s 2 sweet kitties that always are on the patio!
The Yucatán has been having a super bad seaweed problem for 2 years now, but the condo is on the north end of the bay, and the seaweed was all on the south end, so the water was very clear and beautiful!!!! The resort has 8 guys raking and bagging the seaweed daily, so that was nice!
The WiFi worked great, but the password and info is right on the router in the living room, and it’s not the same as the info given by Claudio.
To be honest, we don’t want to leave! This has been a splendid week! This condo and the beach here is truly a treasure! Claudio, please NEVER sell your place to the resort!!! Sell it to us! We will hopefully be back again next year!!! Thank you!
Also, make friends with the groundskeeper, Luis, he brought us fresh coconuts every morning to drink, and changed out the water in the cooler for us! Thanks for whoever left the salsa! We are leaving breakfast bars, beer, Diet Coke, and some chocolate in the freezer!

Very nice small beachfront studio condo. Paulina & Enrique couldn’ been nicer and Claudio is ver organised & responsive.
Only downside is that music from the resort next door plays loud almost every night usually from 9:30pm-11pm; however, you get free live dance music right from your patio.
Perfect beach location!
Claudio’s studio is located directly on a beautiful beach that is located about 2 miles south of the little village of Akumal. Unlike Half Moon Bay, which is north of the villa illage and very rocky, south Akumal beach has few rocks. It does have lots of fish, which you can see without going out to the reef. Like all Maya Riviera beaches, there is Sargasso grass on the shoreline, but the condo management does a very good job in keeping it cleaned up.
The condo itself is a super cute studio that makes the most of it’s space. If you want to cook on your vacation(I don’t), there is a small well equipped kitchen. The king Bed is very comfortable. The condo holds everything you need for great vacation from snorkeling equipment to beach towels.
There is a gorgeous, very clean pool about 30 feet in front of the studio. The ocean is on the other side of the pool.
The studio is in a complex called Akumal Adventuras. It has an unusual relationship with the next door all inclusive called Oasis in that Oasis owns some of the Akumal Adventuras units and puts some of its patrons up in them. The Oasis relationship is both good and bad. It results in some band noise a few nights a week. But it may also be the reason the beach is kept so free of Saragossa grass. It also makes for some great people watching. We were told by some other guests that for $52 a day you could buy a day pass and have use of the entire all inclusive including restaurants and bars.
There is a great little beach bar about 10 minutes down the beach in the opposite direction of the Oasis. It serves very good food and drinks.
I would advise renting a car if you plan to stay in Claudio’s studio. It’s a good 20 minute walk out to the highway where you could catch a bus. At night about 1/3 of a mile of it is pitch black. We rented a car from Budget for $10.95 a day. We did not take insurance which would have tripled the cost because our American Airlines Citi Bank card provides insurance as does our regular auto insurance
With a car you are five minutes from Akumal Beach village where there are some very good, reasonably priced restaurants such as Turtle Cafe, Taverna and La Buena Vida. Fifteen minutes in the opposite direction takes you to Tulum where both the beach and the Pueblo have very good restaurants. You are also close to all the major turist attractions.
Will we rent from Claudio again. Definitely!
3 steps from the sand
This condo is perfection if you’re looking for a low-key relaxing experience! Literally open the door take three steps and your toes are in the sand. The pool area is shaded and a couple of steps pass that is a white sandy beach with beautiful blue water. The condo is exactly like you see in the pictures. Clean and comfortable!
One of the best things is that there is some necessities in the fridge and pantry when you first arrive. Cold beer, water, milk and eggs and bread. It’s probably different every time based on what the previous tenants leave. We had taco shells and cereal and thank you to whomever left me some French vanilla creamer for my coffee!
It took us a while to figure out how to make phone calls from Mexico back to the US. For some reason couldn’t make a call out on our cell phone but the black Internet phone worked perfectly. You’ll need to play around and figure out which one works for you.
The natural reef about 100 yards off the beach is a great barrier for the seagrass. There was almost no seagrass in front of our condos, when 300 yards off the beach was much worse.
We took a fishing expedition the first day and cooked our own dinner several nights. The kitchen is well-stocked with basic cooking supplies and spices.
We rented a car and found it very easy to drive in Mexico. Went to supermarket, Tulum, and Cenotes with no problem.
Our daily fave was the beach bikini bar, a short walk up the beach to the right. Casual with great food and cold beer. They offer cenote tours from there with a private guide and lunch is included. Elana was a GREAT guide and took us to secluded cenotes and caves. Highly recommend!
Overall a lovely spot for a refreshing vacation. We will be back!
Claudio’s Beachside condo
We just returned from our stay at this lovely beach condo! We spend a very enjoyable, relaxing 2 weeks there. It was one of the best equipped condos we’ve rented and we have been to a few beachside condos in the Caribbean and the northern gulf of the Yucatan. Enrique and Paulina we’re great to meet our needs. Having access to a car provided by Enrique was a extra bonus! Claudio was very easy to reach for questions and also responsed quickly when needed. The condo is very charming and comfortable! The snorkeling was good right out front of the condo. Would have liked just a little better access to the Oasis resort next door, since it is conviently located within steps. And there quests seem to be all around the condos and pool area. By that aside, there is a great Bikini bar just a few door away down the beach.
Great location right in between Playa del Carmen and Tulum (beach, ruins and town).
Pluses: located right on the beach on the bay south of Akumal Bay. The Meso American coral reef (2nd largest in the world after the grand barrier one) is very close to shore right there (where the waves break in the photos). This makes the beach in front of the unit and to its left (looking out from the patio) one of the best in the area, generally calm ad with a sandy bottom (for a while). You can swim all the way to the coral reef and the water rarely gets deeper than 7 feet. You can see colourful fish (always), turtles (sometimes), manta rays and the occasional octopus (they camouflage with the white bottom).
When it comes to transportation, you can drive (parking in front of the condo door) or take the 'colectivos' (public buses, white vans, USD$3) by walking to the highway (0.6mi/1km). On these 'colectivos' you can go 30 mins to the north, to Playa del Carmen for some fun in its excellent restaurants and clubs or 15 mins to the south where you'll have access to the 2nd best beach in the world, the Tulum Beach, with its very bohemian crowd and eco beautiful (clothing optional everywhere on this beach, though not technically legal in Mexico). You can settle down at any of the restaurants on the beach and even spend the day there by just consuming food and drinks. This beach is a beautiful and long (more than 4mi) walking beach. The famous Tulum Ruins are at the north end of the tulum beach (do not confuse the Grand Tulum Beach with the little and quaint beach inside the Tulum Ruins, they are different animals).
For essentials you have the town of Akumal 5 mins to the north or the town of Chemuyil 5 mins to the south. For big food shopping you have a large supermarket 'Chedraui' (odd name for a supermarket even in Spanish) 15 mins north at 'Puerto Aventuras' and another 'Chedraui' (and even larger) 15 mins south in Tulum town. Also lots of chachkas in Tulum town.
Minuses: road to get to the condo from the highway (0.6mi/1km) is unpaved and full of pot holes, a real mess. You'll have to drive really slowly or you'll wreck your car. If you were to get there for the first time at night you would think 'where the heck am i going?' as you drive in with jungle on both sides. Don't worry, it gets really nice once you get closer to the unit and to the unit.
