The large dining room table is ideal for family meals, late-night board games (available on site), and sharing memories about the good old days. The spacious family room features a new 60” TV and Blue-Ray player (perfect for entertaining and family movies), as well as a queen sleeper-sofa. The main floor also has a bedroom complete with a queen bed and private bath (hint: check out the shower!)

The spacious master bedroom has a private balcony with chairs and gulf views. What a great place to enjoy your morning coffee! Another bedroom with Gulf views, the kid’s bunkroom and another bathroom and washer/ dryer closet round out the top floor spaces.

At the heart of Blue Mountain Beach is the beautiful, quiet beach, which is where you’ll undoubtedly want to enjoy a lot of your time. The upgraded South Walton Beach access (with bathroom facilities) is a short stroll away, just across the newly installed walkover. You can also use the foldable beach wagon to take your day’s worth of necessities (cooler, chairs, umbrella) down to the water where you can spend the day swimming, sunbathing, snorkeling, building sandcastles, strolling along the beach at water’s edge and making lifelong memories.
When you’re ready to tour the rest of 30-A, you can leave the car keys at home and take the bikes. Blue Mountain Breeze has four bicycles for you to use as you travel the bike path (aka Timpoochee Trail), which is 28.5 miles in length and a wonderful way to explore 30-A. If you have more than four in your party, Big Daddy’s Bike Shop, (which is just around the corner) offers 10% discounts on bike rentals if you mention you’re staying at Blue Mountain Breeze.

• Pets are welcome for an additional $20 per night/per pet fee; details for bringing pets are provided in the rental agreement. Pool heating is available for an additional $40 per day.

About Ray Ivy
We built our vacation home, Blue Mountain Breeze, finishing construction in early 2009 and lived there for several years. Our goal is to move back to this wonderful area and home at some point down the road.

Why Ray Ivy chose Santa Rosa Beach
Watching the amazing sunrises and sunsets...falling asleep to the sound of the surf with the breeze blowing on your face...grilling fresh seafood on the deck with family and friends...you can't put a price on these things. We live sustainably and used our knowledge and experience to build this home to be comfortable, healthy, safe, durable and energy efficient. Our home uses geothermal energy for heating and cooling. Extra care was taken to make our home very strong and resistant to high winds. Solar panels will be installed on the home one day that will generate most of the electricity used. Like many others, I grew up coming to the Florida Gulf Coast on vacations almost every summer. In 2001, we were fortunate to be able to buy Lot 6 in Sandcastles by the Sea. In 2008, through hard work and careful planning, we were able to fulfill a dream and build Blue Mountain Breeze. 30-A is a fantastic area because it is convenient to everything but far enough away avoid big crowds. Destin is slowly creeping eastward but Point Washington State Forest will always function as a buffer to minimize commercial development. Plus the building height restriction wisely instituted long ago by Walton County prevents high rise condos and keeps the area feeling a bit more like Old Florida. Blue Mountain Beach is relaxed, laid-back and friendly, with many great restaurants and tons of other amenities. It's a beautiful place to live and vacation.
What makes this House unique
Location, location, location! Steps from the beach, sip coffee on the deck watching the kids play in the pool or common area or cul-de sac, walk or bike for delicious local food, relax with sea breezes on your face, listening to the surf and the seagulls. Many of our guests tell us they prefer to deal directly with us instead of going through a property management company. We strive to offer friendly personalized service, attention to detail and accessibility that might be a bit lacking with a larger company. We place a big emphasis on building long term relationships with our guests and do all we can to go that extra mile to make sure your stay with us brings back happy memories. Blue Mountain Breeze is in an easily accessible, central area with almost everything you need within walking/biking distance or a very short car trip. We're within a block of Hwy 83, a main connector between 30-A and 98, so if 30-A traffic is heavy (like much of the time during peak seasons) you have alternative route options. Our beach home is located on a quiet cul-de-sac south of 30-A along with 8 other homes. The round pavement area is an ideal place for the kids to play, as there is little traffic. Plus, you can keep an eye on them from the porch. Our new pool is located just below the main deck, so it's easy to watch the young ones play from there as well. Many of our guests have vacationed at various spots along 30-A and they tell us the beach is not as crowded here. We like to hear that and hope you do too.

Where to begin! Our stay at Blue Mountain Breeze was just that.. a breeze! It was so easy to work with Ray... very, very accommodating and personable! Available at a moment's notice. Ray responded to our inquiries about renting quickly and was available for any last minute questions we had upon arrival and getting settled.
As far as the property...it was perfect! We had never stayed in Blue Mountain Beach before. This location is superb. The property sits at a four way stop with the Blue Mountain Creamery (which we visited at least once per day and twice on the days we decided to get donuts in the morning!) at one quadrant, and Trebeache/Red Fish Taco (which we visited 3 times in the 4 days we were at the beach) at the other quadrant! It was literally a 3 minute walk to the public entrance to Blue Mountain Beach. Only 20 parking spots, so not crazy public beach type! But convenient for a restroom and shower. We loved the stairs at the boardwalks as this is highest point along 30A! Beach was AMAZING (however we would have like warmer weather...but no complaints here!)!! Most beautiful sand and water. We didn't need to use our bikes to get to the beach. Just carried our stuff with us. This area is set apart from the crowds in Seaside. That was a bonus for us!! We drove along 30A through Seaside, Watercolor, Seagrove, Alys, and Rosemary one day and traffic was insane. We loved the local ammenities (Johnny McTighe's - pizza/calzones - AWESOME!..I know that sounds crazy it being and Irish Pub!), Publix was right around the corner - about a 5 minute drive - (and not crazy busy like that in Watercolor or Destin), Trebeache had an incredible dinner, and super terrific Happy Hour - possibly the best oysters we've ever had (we know our oysters)...cold, crisp, shucked to perfect right in front of you at the bar. Because the weather was chilly, we definitely took advantage of the great food and restaurants in the area. The bike path was out right at the intersection where the Creamery is (disappointing) all the way (east) into Grayton (I'm guessing that will be repaired by Summer rush). So our kids (12-17) didn't get to use the bikes. But a 5 minute drive took us into Grayton Beach.... The Chanticleer was incredible!! The food was super...ate lunch in the bar area...Great atmosphere/cocktails/lunch.
Ok...so overall... BMB was more than we could have expected!! Oh my word.. the space! The location! Clean!! Comfortable!! PERFECT!!

We had an amazing time at this home. Ray was exceptional to work with and very responsive to any questions we had. The location is perfect. We could walk to the beach within 5 minutes; ideal for the 5 kids under four years old that were staying with us. The house had everything we needed, including comfortable beds, and enough space for our two families. The pool was perfect for the kids and nice and warm. Definitely worth it to get the pool heat during Feb/March. Will try and stay again. Best family vacation so far!

Fabulous time and wonderful location for all of us that were volunteering for 30-A Singer Songwriter
This house was the perfect stay for us and our group of 12. It was less than a block from the beach with a nice walkway through quaint and quiet Blue Mountain Beach. The bike path was a stone's throw from the house and since the bridge was out there was less traffic on the road but the pedestrian bike path was still open for walkers and bicyclists. Also the house is easy access from Hwy 83, so even though the bridge was out, the house is west of construction and near the intersection of Hwy 83 and 30-A. The house is a nice lay out and we were very happy and comfortable with our arrangements. The best part is that we were able to take our dogs and they were able to stay confined on the deck while we were gone...they loved being outside and watching the squirrels in the tree nearby. The open floor plan in the living room was the perfect place to congregate, since all of us were musicians and were able to play music within the confines of the house! Also the large dining table was a great game and storytelling location for us to hang out. All in all, I would definitely recommend this house for large groups and family gatherings. The only drawback that might hinder some; there are stairs to gain access into the house. Other than that, it is the perfect place to be with Family and Friends, Publix is right down the street and there is a little shoppette within walking distance. Also, quaint restaurants and Yoga are right across the street. We would definitely stay here again!

Great place for a cozy New Years with friends
7 of us spent a lovely New Years together at Blue Mountain Breeze. The weather was cold so we spent a lot of time indoors, cooking, hanging out and playing games. We all had enough private space and loved our time together in the common spaces. We managed to leave the house to catch fireworks on the beach a short walk away. I would definitely want to stay here again, especially in warmer weather when we could enjoy the porch and the pool and the beach. Ray is a great and attentive host.
We're very happy y'all had a memorable New Year's beach trip, Hannah! Creating great memories with friends and family is the one of the best things in life. Thanks very much for sharing your thoughts with us and our future guests, we hope you can return again soon when things warm up a bit.
Great property, fun time, great beach
We had 10 in our party and house was most accommodating, from sleeping areas to gathering spots for fellowship and games to kitchen area. Great pool, very cool layout of house, beach a short walk away, bicycles to ride, all the amenities you could ask for! We are already booked for next year it was so great! Landlord was very easy to work with. I would highly recommend this property.

Amavida Coffee Shop and a host of other restaurants and shops are within a five minute drive.
Point Washington State Park is about 1/4 mile up Hwy 83 and a host of other state parks are within a 15 minute drive.
Silver Sands Premium Outlet Mall is 15 minutes toward Destin.
Seaside and Grayton Beach are within 10 minutes by car.

The balance and refundable security deposit are due 3 weeks prior to arrival date. $750 security deposit is required. It will be returned within 2 days of check-out if there are no issues
