About the property

1.5 bedroom, 1 bath cozy house on 8 acres of gardens, woods and fields.

A very unique home, this open concept guest house is the original home on an estate in the seacoast town of Hampton Falls, New Hampshire. Centrally located on a scenic road, a five minute drive from Phillips Exeter Academy, seacoast beaches and local farms. Twenty minutes to Newburyport MA and Portsmouth NH. Fifty minutes to Boston or Portland ME.

Upstairs you will find a queen and twin bed with vaulted ceilings, exposed beams and ceiling fan. The twin is separated from the queen by a bead board half wall. The desk area over looks a perennial rock garden, raised cut flower beds and an extensive kitchen garden in the rear of the property. An extra large closet with a window could function as sleeping area for a cot or crib. This is behind a divided light door upstairs.

Downstairs there is a custom kitchen with stainless appliances and a gas range. Full size fridge, microwave and dishwasher included. Rear entrance mudroom has a washer and dryer. Bathroom has a large two-headed tile shower and radiant heat under the tile floor. Living room is comfortable with a new couch, TV with DVD player and a iHome speaker system. Floor space available for additional sleeping cots or blow up mattress.

Exit the home through the rear door to a pea stone patio planted with hydrangeas, hibiscus, and a weeping japanese maple. The sprawling lawn connects to the main home of the property and you are welcome to browse the gardens for fresh cut flowers or produce in the summer months. A large open field leads to a small brook and woods.

A short walk down the road you will find Applecrest Farm Orchards, the oldest and largest apple farm in New Hampshire. The farm is also home to the Applecrest Farm Bistro where you can experience true farm to table dining for breakfast lunch and dinner.

Pets will be considered on a case by case basis. All considerations must be child, cat and other dog-friendly.

A more perfect place to stay I can't imagine. Every

thing about the little house was perfect. From the wonderful kitchen, to the large and extremely comfortable bedroom and even the very high end washer and dryer. We looked forward to coming back every time we left. The view from the pea stone patio is lovely. We plan to return.

Perfectly delightful stay in a perfect location

Our visit to New Hampshire was all we could have hoped for, due in no small part to this charming house. The cottage was a perfect size for the two of us with plenty of room for daily activities. Its location was convenient to shopping, sightseeing, the beaches and all the other attractions of the area. Though it's on the same property as the owner's home, we had total privacy. Our host. Hopi, was a treasure. She helped us with directions, recommendations and suggestions but always left us our personal space. The house was very well equipped and well organized, the furniture was comfortable and the layout was thoughtfully arranged. We were totally pleased with our stay and will certainly be back,

Charming New England getaway

We enjoyed our 3 nights in this cozy small home. It offers all the comforts, a well-provisioned kitchen for cooking, full-throttle shower, comfortable bed in the airy upstairs, and is surrounded by the owner's lovely gardens and wooded area. The house is full of screened windows, which easily open for wonderful cross breezes, plus a bedroom ceiling fan. There are window air conditioners on each floor, but during our visit the weather was cool and we did not need them. In fact, we turned on the heat each morning. There is forced air heat in the kitchen and a baseboard heater in the living room. There is no heat in the bathroom and upstairs a portable heater is available. While very livable, the house is full of quirky fun touches that add personality. The sturdy railing on the stairs is a polished oar. The handle on the sliding bathroom door is a boat cleat. Vintage pottery, glassware and gadgets warm the kitchen. It's clever without being over the top. Equally wonderful is the house's location on beautiful Exeter Road, a short drive to Exeter, Portsmouth, Newburyport, and local beaches. A stone's throw away is wonderful Applecrest Orchard with its incredible produce and baked goods market, bistro and year-round family friendly activities. All in all, we loved the house, the location, felt it was a good value and would be happy to return. Excellent response time by the owner, who provided thorough, timely information and directions.

Lovely, Well-Equipped, Clean Cottage on Beautiful Grounds

Fresh coffee, tasteful furnishings, clean as a whistle, comfortable/cozy/quiet and the 8 acres surrouding this detached guest house were in full spring blossom and just delightful. Steep stairs - this place is not for the mobility impaired, and the bathroom is small but this place is really charming and I hope to stay here again. Beautiful neighborhood and friendly host/owner. Thanks Hopi for such a welcoming and enjoyable stay!
