Overview

About the property

1.5 bedroom, 1 bath cozy house on 8 acres of gardens, woods and fields.

A very unique home, this open concept guest house is the original home on an estate in the seacoast town of Hampton Falls, New Hampshire. Centrally located on a scenic road, a five minute drive from Phillips Exeter Academy, seacoast beaches and local farms. Twenty minutes to Newburyport MA and Portsmouth NH. Fifty minutes to Boston or Portland ME.

Upstairs you will find a queen and twin bed with vaulted ceilings, exposed beams and ceiling fan. The twin is separated from the queen by a bead board half wall. The desk area over looks a perennial rock garden, raised cut flower beds and an extensive kitchen garden in the rear of the property. An extra large closet with a window could function as sleeping area for a cot or crib. This is behind a divided light door upstairs.

Downstairs there is a custom kitchen with stainless appliances and a gas range. Full size fridge, microwave and dishwasher included. Rear entrance mudroom has a washer and dryer. Bathroom has a large two-headed tile shower and radiant heat under the tile floor. Living room is comfortable with a new couch, TV with DVD player and a iHome speaker system. Floor space available for additional sleeping cots or blow up mattress.

Exit the home through the rear door to a pea stone patio planted with hydrangeas, hibiscus, and a weeping japanese maple. The sprawling lawn connects to the main home of the property and you are welcome to browse the gardens for fresh cut flowers or produce in the summer months. A large open field leads to a small brook and woods.

A short walk down the road you will find Applecrest Farm Orchards, the oldest and largest apple farm in New Hampshire. The farm is also home to the Applecrest Farm Bistro where you can experience true farm to table dining for breakfast lunch and dinner.

Pets will be considered on a case by case basis. All considerations must be child, cat and other dog-friendly.

I love staying at this little home for all my extended stays. It has all the necessities and comforts of home, as well as, some beautiful accents. Beautifully kept. The owners are exceptional and always on top of concerns. Thank you again Rick and Hopi!

Lovely, Well-Equipped, Clean Cottage on Beautiful Grounds

  • 5 of 5

Fresh coffee, tasteful furnishings, clean as a whistle, comfortable/cozy/quiet and the 8 acres surrouding this detached guest house were in full spring blossom and just delightful. Steep stairs - this place is not for the mobility impaired, and the bathroom is small but this place is really charming and I hope to stay here again. Beautiful neighborhood and friendly host/owner. Thanks Hopi for such a welcoming and enjoyable stay!

Great getaway!

  • 5 of 5

We had a lovely time at this beautiful home :). It was well appointed, clean and beautifully decorated. The grounds were gorgeous too! We took our dog for a walk everyday which was so pleasant and peaceful. Hopi was very good to work with. She was responsive but also gave us our privacy. We'd love to come back again!

I wish I could live there, day in day out….

  • 5 of 5

It had been an exhausting day. I had missed my first flight from San Francisco to Boston (8a.m.), due to traffic tie-ups. Fortunately, another plane left four hours later. By the time I arrived in Boston, my waiting family had all gone to bed and I would not be seeing them that day. It was raining in Boston, I picked up my rental and began the trip up to Exeter. It was 11p.m. I was exhausted and bleary eyed and I don't know if this ever happens to anyone else, but my GPS got me lost and at 12:30 a.m., I was wandering around in the pouring black no more than a block away from my rental, without knowing. When I finally found the little house (with lights a-blazing and pumpkins lining the entry) I was near weeping. I sloshed to the door with all my trappings, opened it and walked in.

This little house was more than I had imagined! It felt like home the instant I walked in. It could not have been nicer if there had been a warm cup of your favorite drink and a cozy fireplace blazing. I lingered over every sweet space, taking in all the special touches my hostess had lovingly added - from the antique blue bottles and blue stripped clay ware on the shelves in the kitchen, to the cozy living room which during the daylight hours would be filled with light and endless scenes of New England Autumn beauty, to my bedroom (lucky me!!!) with soft beautiful linens and lovely antiques filling the room. I fell asleep quickly under down comforter, to the continuing sound of rain. I "played house" for a week in this charming place. Hopi was the perfect hostess who, unfortunately I never saw, but spoke to daily in answer to all my needs. The little house was spotless, charming with sophisticated accents while still maintaining a cottage feel , had all the basics for simple living, was close to shopping and the darling town of Exeter and most importantly, a five minute drive to my grandchildren. I did not want to leave. Everyone who came to the house, from young to old, would happily and excitedly look through everything and settle in their favorite place. I loved it. If granted opportunity, I will be going back several times a year to my little cottage home, in Exeter New Hampshire. Thank you VRBO and thank you Hopi, for this wonderful experience! Perfect stay

  • 5 of 5

From start to finish Hopi was quick with any questions we needed answered. The home is absolutely adorable. Very clean, modern appliances, with all rustic decorations. Just perfect. The yard/garden was an exceptional view. She invited my children to pick crops from the garden. Coming from NJ it was such a different experience for my boys, and they will never forget it. We stayed for a long weekend, Friday to Sunday. Right down the road is Applecrest Farms, which is also a bistro, farm to table dining. Food was AMAZING!! you can also buy anything a local market would carry, so we bought eggs etc. for breakfast the next day. We sat outside, had drinks and the best dinner ever. A little on the pricier side, but well worth every penny! Highly recommend it. The home is about 25 min from Maine, so we visited the nubble light house and York Wild Animal Kingdom zoo, walked around by the lighthouse, as there is shopping, ice cream, and just very cute area. We also drove two hours to Flume Gorge for hiking. Worth the ride. Stunning views. We then went into Portsmouth and ate at The River House. Clam chowder was great. Then LOTS of stores, restaurants and shopping. Portsmouth is a very cute town as well. Overall, the home, with its New England charm exceeded all of our expectations. We already know that we will be back and renting this home again. Thank You Hopi and family for a great experience for our first NH trip!!
