THINGS TO NOTE IN DECIDING TO STAY WITH US
*We live next door to the cottage and we try to welcome guests personally and make ourselves available to share local insights and address questions as they arise, but otherwise we stay out of guests' way (we are happy to provide as much local information as you would like!).
*Our home, and the cottage, is in a residential area of owner-occupied homes. The cottage is therefore not suitable for more than two people, for parties or gatherings that produce noise above the level of ordinary conversation (“inside voices” at all times), or for amplified music of any kind (guests should plan on using IPod or similar personal listening devices).
*Although the weather in Hawaii may seem to be the same year-round (always about 82 degrees and sunny), it actually varies quite a bit. On the Kona side, the rainy season starts in about April or May, and continues until about October. Rain occurs mostly at night. But is is also quite humid during the rainy season, so July, August and sometimes September can seem quite a bit hotter than the thermometer reflects, especially in the afternoon and early evening. Similar to our house, the cottage is not air conditioned, but has large windows and a ceiling fan. You should consider whether the cottage is right for you during the warm, humid, summer months if you are particularly heat sensitive. Winter days are warm, but at night temperatures can occasionally drop into the high 50’s which, when accompanied by a breeze, can be quite cool. So guests at this time of year may need a sweater and long pants, especially after dark and in the morning.
*Like any subtropical locale, Kona has insects and reptiles. These include mosquitos (especially in rainy season), ants, spiders, moths, bees, and a large and ever-changing complement of other crawling and flying bugs, as well as geckos (on the bright side, Hawaii is snake-free, and all the critters we do have are non-poisonous). We try to keep our house and the cottage pest-free, but neither we nor anyone else in Hawaii has ever succeeded entirely in this endeavor.
*We are part of a small neighborhood music group that plays together weekly, on Fridays, rotating among the homes of the group’s members. We will therefore host the music group in our home, next door to the cottage, or our adjacent neighbor will host, about two weeks out of every six. The music begins about 6:30 and ends by 9:30

Frank and I are retired professionals and have lived in Hawaii full-time since about 2008. Before retiring, we lived and raised our family in Portland, Oregon. We have two children, a daughter (27) and a son (25), now both employed in Silicon Valley. We are quite sporty and love a challenging do-it-yourself project. Our yard/garden here in Hawaii has been our main retirement activity. We have tamed and terraced the garden by building rock walls, and we have added extensive concrete pathways and stairs. We swim in the ocean or ride our road bikes almost daily. I am a mosaic artist, and Frank plays guitar and ukulele.

For years we escaped on vacation from Portland's gray winters to blue Hawaii and, after trying the other islands, kept coming back to the Big Island for its unparalleled ocean swimming, and to Kailua-Kona for its old-time, 'spirit of aloha' small-town atmosphere. We originally bought a sea-level condo, but found that it was too hot and too touristy for our tastes, so we started looking for alternatives.
The little estate of which the cottage is a part was built starting in the late 1970's. We found its all-wood post and beam construction, cedar interiors, cool location, garden setting and beautiful expansive views almost unique in Kona's home market, and fell in love with it the day we first saw it.

Well, we did just return from another wonderful two week stay at this lovely cottage. It truly is a great find!
My husband and I spent two weeks in this great "home-away-from-home". This cottage was spotless, thoughtfully decorated and well-supplied with everything one could possibly need. We spent most of our time on the lanai enjoying the great view of Kailua Kona and watching/listening to the birds in the gardens which totally surround it. It's a short trip to town, the beach and several interesting national parks. Just up the hill is Holualoa with galleries and a very pleasant restaurant. Robin is delightful and discrete! Would love to have the opportunity to return.

We really loved our stay at this 'treehouse' vacation home. Even though the view is amazing and looks like you are so far from the beach, you really aren't! It takes 5 min to get to the beach AND you get the views. It is a perfect place for a couple and has all the amenities you might need. We cooked in and even had a bbq on our beautiful lanai. My husband sat in the hammock and read his magazine while I planned our day. There was nothing we were short of (toiletries, kitchen stuff, beach stuff, etc). Robin and Frank were so friendly and gave us advice and suggestions.
It is an ideal location right by Kailua Kona area with shopping and restaurants. I really don't have any negatives about this one! It was super quiet and my favorite part was that you kept the windows open all night and could hear the bugs, birds, or rain. It was definitely a tropical paradise! We will definitely be staying here next time we come to the big island :).

The cottage is in the Holualoa area of Kailua-Kona. Kona is the heart of Hawaii Island's 'gold coast,' known for great weather. The cottage's mountain location means that you are removed from tourist traffic, noise and sea-level heat, and instead surrounded by tropical flora and fauna, and 'locals' who call the Big Island home. You can reach numerous beaches within 10 minutes, and many more within 20-30 minutes. The art colony of Holualoa, featuring artists' workshops and galleries, is less than a mile from the cottage. A working coffee farm and tasting room, one of many in South Kona, is less than a half mile. The groceries, farmers' markets, restaurants, boutiques and other attractions in Kailua-Kona and Keauhou are all within a 3-mile, 10-minute drive.
The Big Island is the home of an active volcano, renowned observatories on Mauna Kea's 13,000 foot (4,000 meter) peak, the most extensive coral reefs in the Hawaiian islands (great snorkeling and scuba), famous Kona coffee farms and tasting rooms, great surf breaks, world-class sport fishing, the annual Ironman World Championships, and numerous other attractions. Ocean sports here are some of the best in the world, including swimming, surfing/wave-boarding, stand-up paddling, kayaking, and outrigger canoeing. We frequently see (and swim or kayak) with manta rays, dolphins and humpback whales.
