Bilyana (meaning Wedge-tailed Eagle in one of our indigenous languages) is a really special place to stay to seek privacy, comfort and convenience. It is a Council approved eco tourist property of 3.5 hectares, 20mins south of Jindabyne on an all weather road (except for the last 1.3km of high quality gravel), and approximately 35 minutes to the Ski Tube, 45 minutes to Thredbo, and 50 minutes to Perisher by road. It is newly owned and managed by the same family who have Alcheringa Alpine Retreat next door, rated by Home Away as exceptional with 38 5 Star Reviews to date. The property faces directly North and has outstanding, uninterrupted views of the Main Alpine Range, taking in Mt. Perisher, with Perisher's Tuesday night's fireworks visible in clear weather in the Winter season. The house and property are above the snow-line at 1300 metres, reached by a hard surface 400 metres driveway with its own beautiful views, rising from the road.
The house itself is located on 1 hectare of level mown ground, interspersed with copses of Alpine trees and granite boulders. There is more than ample space for children to play, especially when snow falls. The property then slopes away to the road, with further trees, rocks, and native grasses. Overall it is an extremely attractive natural environment. One of the main walkways away from the house looping to the front gate also doubles as a 250 metre toboggan run when thick snow has fallen. All the acreage around is either blocks of 2-20 hectares or large farm acreage. As such, no neighbours can be seen or heard, and the nearest homes (2) that can be seen are 5km away. Behind the property is upward sloping treed undeveloped land, home to many families of native animals, introduced species, and birds.
The house is very modern, designed to hug the contours of the land, with many eco features. Of particular note are the double glazing, high levels of insulation, wood combustion stove (with additional oven), LPG Gas (including for gas space heating), its own ample water, a large amount of passive solar, and it own composting worm farm. Before Winter 2019, the property will additionally install solar power with battery storage, whilst remaining on the grid. For most of the year, thereafter, it will be effectively off the grid.
Inside the house is very well equipped and modern. There is a very large main bedroom that can accommodate two parents in a queen sized bed, and two children in a single bed with trundle. Alternatively the room will easily take a porta-cot. The main bedroom also contains a small desk and chair. There is ample wardrobe space and it has its own deck which faces to the morning sun. The second bedroom has a queen sized bed and its own glass doored wardrobe. It also has its own deck facing to the West. The third bedroom has a comfortable single adult sized divan and this room also doubles for DVD viewing, since the property, being a retreat, currently has no TV aerial or satellite dish. It has open hanging space and drawers. All linen and towels, with basic toiletries, are included
There is a large bathroom & laundry combined containing a large shower with beautiful views to the East; raised basin, flush-to-the-wall toilet, plus a washing machine, condenser dryer, iron, ironing board, and slim laundry tub. The bathroom and laundry area have underfloor heating.
The remainder of the house is a large open plan area with high curved ceilings and windows that bathes the house in light and captures significant passive solar heating in Winter. It contains the very modern kitchen with double bowl sink, dishwasher, microwave, gas hotplate, fridge, & built in electric oven with separate grill plus a pull out pantry. There is a small breakfast bar with seating. The kitchen has its own lovely views to the North and West. The lounge & dining area contains an extendable dining table that can comfortably seat 6-8, the wood combustion stove with firebox and lower oven, ample comfortable seating, large picture windows, its own deck facing to the North, with music system, CD's, games, puzzles and plenty of reading material with just the right chairs & lighting to read in the evenings. There are ample toys for children to amuse themselves with.
Overall the style is modern Scandinavian with the limed wooden internal walls, plus the style of the furniture, with plenty of light flooding in. The planning has stressed comfortable, warm, relaxed family living.
The house is ideal for families with young children, who want a break away from the norms of city life, value privacy and peace, but want to still see a good standard of facilities & fitments, and still be within easy reach of shops, restaurants etc. The accent is on being able to comfortably live as a family on holiday. It is also ideal for two couples with or without two or three children together. Or a family with children and parent/s.
One of the key features of staying at Bilyana is being surrounded daily by the wildlife and also being able to easily see them as well. There are resident Wombats, Echidnas (although not usually seen in Winter), red necked Wallabies, grey Kangaroos, Fallow and Samba Deer, the occasional Emu & Brumbies, and even a small family of white goats that live nearby. There is an abundance of birdlife and, depending on the season, there will be sightings of Black and Sulphur Crested Cockatoos, Rosellas, Gang Gangs, Galahs, White Winged Choughs, Magpies, Songbirds and many others. There are also Wedge-tailed Eagles often seen high over the house, plus hawks and kites. All will wander and fly through the property, since there is little around to deter them in what is their environment
Getting around is very easy, since the gravel private road is in very good condition, communally maintained, and the rest is bitumen. Jindabyne, with all of its facilities, is only 20 minutes away. It is bypassed on the way to the ski fields and the recent road upgrade means less traffic congestion, making for easy access to the snow. The only caveat is that, due to the altitude, length and rise of the drive, and despite its hard base, Bilyana needs to be accessed by AWD and 4WD vehicles during winter. 2WD is fine during the rest of the year.
If arriving at night, the property's entrance is marked out by solar lights on the gate and house sign, and the drive has numerous reflector posts to clearly see the pathway, even if snow has fallen.
