The house is situated in the heart of Amelie les Bains, right on the banks of the river Tech, within easy walking distance of restaurants, bars and shops.

Amelie les Bains enjoys 300 days of sunshine per annum in this unspoilt region of the South of France. It's the perfect centre from which to explore the area, ranging from majestic mountains to miles of sandy beaches. The whole area is steeped in history.

The house is very comfortable and spacious, comprising sitting room, dining room and kitchen on the ground floor; three bedrooms, bathroom and WC on the first floor, with a basement 'cave'. There is a lovely balcony in the main bedroom and outside there is a garden and a patio for relaxing, eating the local produce, or having a glass of local wine.

The Languedoc-Roussillon: The Languedoc-Roussillon region is one of the most beautiful and diverse areas in all of France. Illuminated by that magnificent Mediterranean light, you will find sandy beaches stretching for miles, with a backdrop of the Pyrenees mountains. Some of the most beautiful and historic towns and castles in France are to be found in this area of the Cathars.

The city of Perpignan is a small and modern city with plenty of history, with its 13th century castle of the Kings of Majorca. The city's railway station was declared 'the centre of the earth' by Salvador Dali.

Infrastructure: The infrastructure is excellent with inexpensive train services and good motorways for travel to Spain or anywhere in France. Currently, a new TGV rail link is being constructed between Barcelona and Perpignan and is due to open in 2014.

Further details indoors: The living accommodation is spacious. The living room could seat up to 8 persons and the dining room can comfortably seat 6. The kitchen is fully equipped with a cooker 'mixte' - gas and electric- as well as all the other equipment you would expect to find in a holiday home. The bedrooms are large and airy with plenty of storage space and are fitted with ceiling fans. The floors of the property are tiled throughout which keeps the whole house nice and cool on those hot summer days and nights. Further details outdoors: The charming garden is very private and has a sunny patio area where dining al fresco is a must! There is space for parking a small car at the side of the house but, equally, there is plenty of on street parking not far from the house.

Amelie les Bains is a year round holiday destination thanks to the long hot summers and the close proximity of the ski stations such as Les Angles and Font Romeu. The air is very pure here in this Spa town which boasts two spa centres, one of which has a restored Roman swimming pool.

The centre of the town is a colourful, cheerful space with pavement cafes, bars and shops. There is a fresh fruit and veg market every morning and a weekly market selling everything from clothes to local produce (Thursdays). There is an excellent municipal swimming pool in the town.

Near by can be found (10 mins by car) the charming market town of Ceret, famous for its cherries. There is a lovely lake with water sports and swimming about 15 mins away.

The Mediterranean beaches are only about a 35 minutes drive from Amelie as is Perpignan City or the Spanish Border.
