My family and I moved to Perthshire in 2003 from Wiltshire in England. The Coach House is very much a family run business. We love being able to share the incredible surroundings and wildlife - Inchtuthill is an incredibly special place.

The views, the peace and quiet and the open space! The property is secluded with stunning views across the Tay Valley towards Birnam Hill. The location is ideal being just over an hour from Edinburgh, 25 minutes from Perth and just 15 minutes from Dunkeld which we love so much!
What makes this Cottage unique
We fell in love with the property for it's location. A hidden gem in rural Perthshire! The views and character of the property also helped! Just driving down to the property you are embarking on a 'wee' Scottish Wildlife Safari! Regularly you will see deer, hare, buzzards and the occasional red squirrel! It is always a good idea to have your camera ready. The bird life is also amazing. Inchtuthill is named after the Roman Fort (Inchtuthill), behind the property is an old Roman look out point (not much to see but fascinating). Just over a mile away lie the remains of the Roman Fort, Inchtuthill. There is not much to see but interesting to imagine how it once was! You can read about Inchtuthill on Google. The river Tay is just 10 minutes from the property.

A lovely cosy & homely cottage equipped with everything you need. Loved the balcony which was perfect for sitting out on an evening relaxing in the tranquility of the beautiful surroundings. The owner clearly takes the comfort of her guests very seriously & we immediately felt at home. Would highly recommend & would not hesitate to return any time of year.
Wonderful location for touring around the area. Cottage was clean, comfortable and Victoria had left bread, biscuits, chocolates and flowers. A home from home.
We could not fault the cottage. There was nothing overlooked to make this a perfect holiday. Wildlife and the surrounding area was every thing you could ask for. Thank you Victoria.

A great find! Tranquil setting with fantastic views.
I would highly recommend this coach house. If you like to get away from the hustle & bustle, and have some quiet time whilst on holiday, then this is the place for you.
On arrival we were delighted with the setting, and couldn't believe how quiet it was. The coach house was clean and tidy, and we instantly felt at home. There are some lovely walks nearby and the villages are not too far away by car if you need to top up on groceries.
Sitting out in the garden was a delight, as we were able to watch the birds and we even saw deer and a red squirrel.
I would highly recommend this accommodation and would stay again without hesitation. Thank you for sharing this lovely property.

Beautiful rural cottage in stunning location.
Thoroughly enjoyed our stay here, cottage was cosy and well equipped, very clean and well looked after. Everything was of high quality and tastefully furnished. Our dogs loved the garden with all its wildlife and walks straight from the door were great. There was ample wood for the log burner included and the views out the patio doors were lovely, the veranda would be great to use in the warmer months.
Victoria was really friendly and helpful, full of advice on the local area, what to do and where to go, on hand if we needed her, she made us feel very welcome.
We wouldn't hesitate in going back.

Inchtuthill is situated in the beautiful Tay Valley between the picturesque, historical village of Dunkeld and the market town of Blairgowrie. The Coach House is located 1.5 miles down a farm road and within walking distance of the famous mighty River Tay and the name Inchtuthill comes from the Roman Fort Inchtuthill (the Romans were here Ad83 - AD87). We are close to many attractions(car needed) including Loch of the lowes visitor centre where you will see red squirrels and osprey. Glamis Castle, Scone Palace and Blair Atholl Castle are all historic houses with lovely gardens - all situated within a 40 min drive. The City of Perth is just 15 miles away and you can easily reach Glasgow or Edinburgh for a day trip. The famous town of St. Andrews is an hour away and is well worth a visit for the beach and the town is lovely too!
The Highlands of Scotland are on our doorstep and we always recommend a visit to the lovely Loch Tay - you are never far away from anything in Perthshire, a very central location to visit many regions of Scotland including the Cairngorms National Park.
The local area is renowned for walking/ hill walking (all levels), cycling, fishing, wildlife watching, kayaking, shooting and many other adventurous sports!
You are never far away from a nice cafe/tea room - we have a lovely cafe in the village (Walk-in Cafe) which you can walk to and we always recommend a visit to Aran Bakery in Dunkeld for incredible bread and cake! If it is shops you are after Dunkeld and Blairgowrie will serve you well. The House of Bruar (Harrods of Scotland!) is just 35 minutes away - shopping, waterfall and a fantastic restaurant. We also recommend Abernyte Antiques centre for a great shopping and eating experience!
