Situated on a 1/2 acre lot with over 90 feet of oceanfront, our home offers complete serenity from the hustle and bustle of a typical tourist destination. The villa is located on a cul-de-sac beach road with very little car traffic and a small amount of beach activity.

A caretaker is on-site and will meet you when you move-in and is available to help with any problems you have during your stay. Maid service is provided mid-week for week long stays.

Hi, we're Shirley & Eddie Bell, the owners of Villa Mateo. We live in Lubbock Texas and come down to Puerto Morelos as often as we can.
Having grown up and raised our family on the plains of Texas we've learned to love the warm breezes and wonderful sounds of the ocean we enjoy from our Mexican home.
We've traveled all over the USA as well as to Panama, Costa Rica, Belize, Honduras and many others. After looking for years for a second place to call home, we found the village we love on our first visit to Puerto Morelos in 2010. Finally, in early 2013, we were able to buy the oceanfront home we'd always dreamed of.

Villa Mateo offered everything we wanted in a vacation home. Oceanfront living with breathtaking views. Secluded, yet only a 20 minute ride to the bright lights of Cancun. 15 minutes drive to the Cancun airport. We stayed in and around Puerto Morelos on several occasions before we stumbled upon the Punta Caracol complex and Villa Mateo. Just a 10 minute drive from our home to the town square in Puerto Morelos, it has been perfect for us!
Secluded ocean front villa only minutes from Cancun and the international airport or the shops and restaurants of Puerto Morelos. Beautiful grounds and convenient to all of the Mayan Riviera.
We just returned from 8 days in Villa Matteo with our three adult children and spouses. We had a wonderful time in this beautiful villa on the ocean. The four fully contained bedrooms were absolutely perfect for our group. The villa has everything you need and it is so very easy to get to Puerto Morelos(we took the back roads...more fun!) The beach isn't the greatest but we managed to swim almost every day and we were also able to do some snorkeling although you have to go quite far out to do that. PM was a lot of fun. Good restaurants, especially Richard's Bistro. The rooftop patio with plunge pool is a great place for serious sunseekers as well as star gazers at night. The property manager Leo is available when you need him, but never in the way. Eddie was a pleasure to work with. Great job Villa Matteo!!

5 of us rented the house in March. We spent a week soaking up the sun and the local culture. The house is well maintained and the pools well kept. Everything about the place is top notch. My favorite part of the day was waking up early and watching the sunrise from the hammocks and then sneaking into town for some breakfast. Relaxing in the rooftop pool with some adult beverages and watching the ships sail by in the afternoons was a close second.
Puerto Morelos is just the perfect size. If you are looking for the nightlife and the social scene stick to Cancun, this isn't the place for you. The young, hip crowd will not be found here. But there is no shortage of local friendly faces willing to offer advice on where to eat, what to do and how to get your relax on. The restaurants in town were nice and the farmer's market was delightful. The town could easily be mistaken for a Mexican Mayberry.
Everything about the house and the town were to my liking. However, I think you should know three things before you go. Mind you none of these are complaints, but things you should take into account: 1) The house itself is a few miles from Puerto Morelos and I don't think it is possible to get by without a car. It would be difficult and dangerous to walk into town on the road and probably impossible to walk the beach into town. 2) The house is ocean front but there is a complex right behind it and an identical house right beside it. While the house comes with a private pool, you share the beach and the hammocks with the neighbors. It isn't uncommon to see a few others around the house, but everyone else was on vacation and seemed friendly enough. 3) The beach in front of the house is elevated and behind a sea wall. Swimming in the ocean right in front of the house seems a little dicey and I would not advise it. However, the beach and ocean to the left of the place are much more inviting. On top of that, the private pool always satisfied my midday desire for a swim.
Overall it was just a great getaway.
This was an absolutely perfect location for our family get away. The house has tons of space, is maintained beautifully, and has all the things you need. We had a young family and the pool toys were put to good use. Having the beach a few steps away made for great opportunities to build sand castles and splash in the ocean. Puerto Morelos has lots of great restaurants and a lovely square to walk around after dinner. Highly recommended for people seeking a quiet vacation. We look forward to coming back :)
We had a fabulous week in Puerto Morelos. Lot's of sunning, shopping and sightseeing. My Son and I drove to Chitzen Itza and it was worth the trip. It's not every day a person gets to see a Wonder of the World. Playa del Carmen's 5th Ave. was a great day trip also. We visited downtown Puerto Morelos numerous times and did our fair share to support the local economy. We also found time to snorkel the reef near Puerto Morelos and visit the local zoo.
This vacation home is beautiful. As Leo gave me the welcoming tour on day one, I must have said WOW at least 4 times. Everything is over the top cool. Some of the 6 bathrooms / showers are like something you've never seen before. Leo and the staff are busy straightening up the exterior every day, typically before we even woke up. The owner, Eddie, was very helpful in answering my questions and mailed my deposit refund about a week after I arrived back home. To Eddie - thank you once again! PS - We rented from Hertz at the airport. No problems, no surprises, no extra charges.
Villa Matteo was just perfect to accommodate our family vacation. We had people from France, California and Texas from 18 months-old to 60 years-old and everyone had a great time. The location is idyllic, right by the beach, and very quiet. The proximity to Puerto Morellos and Cancun make it easy to do grocery shopping and the kitchen is well equiped to cook -- although local restaurants are great. The groundkeeper, Leo, is helpful and very friendly. It is easy to drive to Tulum and to a lot of cenotes. We absolutely loved this place and would 100% recommend it!
My husband and I and two of our children and their families stayed at Villa Mateo Dec.27-Jan 3, 2014. The house is beautifully appointed, well stocked and Eddie was most helpful in answering questions by email even after we arrived. The house, pool and ocean view made this property an extraordinary experience. The rooms are spacious; the groundskeeper, Leo was quietly gracious and the nearby area was serene. We loved nearby Puerto Morelos' charm. We also hired a great cook, Juan Loya who prepared meals for us 4 of the 7 evenings we were there- highly recommend him.
Relax at Villa Mateo; in the pools, on the roof-terrace, on the elevated beach or along the coast, both north and south within a five minutes walk. Have quiet time inside with TV, DVDs, internet and reading.
The nearest village is Puerto Morelos, a charming fishing village which has been escaped the ravages of construction and tourism. Previously the center for the production of gum for the US chewing gum market cultivated from the chicle, Puerto Morelos is now better know for having the second largest coral reef. This is protected by the National Marine Park and local commitment to preservation of the environment which has kept development of the area to a minimum.
Puerto Morelos has numerous restaurants, bars and stores. The fishing boats are moored along the seafront and local fishermen bring their catch to the pier
Take a course in Mexican Cooking and join in yoga on the beach at 8.15 each morning. There are many yoga centers in Puerto Morelos.
Have a massage on the beach or make an appointment for the masseuse to come to your holiday home.
There is a variety of shops in and around the town square. Souvenir items, jewelery, and clothing are all available. The handicraft market shows and sells regional folk art, clothing, and crafts. View hammocks being made at one family’s craft booth.
Alma Libre Libros –the largest English-language bookstore on the coast holds thousands of English language books and is useful for guide books. Trade in your used books for credit. Open October – April.
Snorkeling – See the fantastic coral refs just offshore from Puerto Morelos. Hire a boat and guide from the various businesses in Puerto Morelos.
Diving – Explore the world’s second largest reef. Hire a boat and guide from the village of Puerto Morelos and float above the glorious corals, fish, sting rays and turtles.
Fishing – The fishing boats can pick you up on front of Villa Mateo and take you for a few hours of deep sea fishing. You can catch barracuda, grouper, and billfish. Cook your catch at home in the evening.
Croco-Cun Zoo – At the turning point from Highway 307 to Villa Mateo is the Croco-Cun Zoo with a collection of crocodiles and other indigenous animals . Offers immensely informative tours (available in English) and opportunities to hold baby crocs and feed the deer.
Close to Villa Mateo
Villa Mateo is an ideally situated for further exploration of the Riviera Maya.
From the highway to the coast, you will travel though peaceful mangroves full of herons and white ibises. At the coast, watch the pelicans flying overhead and diving for fish.
1 kilometer south of the turning point to Puerto Morelos is the Yaax Che-Jardin Botanico Dr Alfredo Barrera for native Yucatán plant life, spider monkeys and birds. Labels are in English, Spanish, and Latin. There is also a nursery, orchid garden, a reproduction of a chiclero, a Mayan house, and an archaeological site. A nature walk through the mangroves makes for excellent bird watching and occasional monkey sightings. A tree-house lookout also provides an sensational view.
Further south, take the Ruta de los Cenotes inland to Central Vallarta and Leona Vicario. Along the way are many cenotes, limestone sinkholes, some developed for visitors and other still hidden and unused. The Mayans considered cenotes to be scared gateways to the underworld. These are both underground and open. Swim, snorkel and scuba dive in them either as part of a tour or independently. Many of the cenotes have been developed with zip wires, All Terrain Vehicles and jumping boards. There is a charge for these. See Boca del Puma at the 16 km mark on the road to Central Vallarta but there are others. The Selvatica zip line resort consistently wins awards for best theme park in this area.
Playa del Carmen
Playa del Carmen – Located just 25 minutes south of Puerto Morelos, Playa del Carmen is definitely worth visiting. Its main street, 5th Avenue, is teeming with shops, art galleries, and restaurants. Playa is also home to beautiful beaches and the ferry to reach Cozumel. At least plan on spending one afternoon enjoying the town and having dinner at one of its great restaurants.
Villa Mateo is located within easy distance of Cancun airport, a 20 – 30 minute drive and just beyond that is Cancun centro itself.
Cinepolis VIP, in the Plaza las Americas Mall in Cancun, has large leather recliners, waiters, and restaurants. Most movies are in English with Spanish subtitles. Yak is the finest Bingo you’ll ever play. As numbers are called they light up on giant number boards (convenient for those who are not familiar with Spanish numbers) and every round has several winners. You can also bet on horse and greyhound racing upstairs in the sports bar.
Golf – Whether you brought your clubs along or want to rent some for the day, there are several fine courses available for public play.
