Kukulkan Villa is back on the rental pool starting March 17 after two years of private use.
It took two years to build Kukulkan which we completed in 2006. A fantastic modern home home in a magnificent jungle setting we e even had to build the road through the jungle for 1.5 miles to reach our hilltop home site. I hope you read my description below but most importantly please read our customer reviews to get a good feel for this wonderful home and our great staff.
Kukulkan Villa is a private 50 acre estate yet only minutes from San Ignacio town. We built Kukulkan with a modern open design to blend with the environment and really melt into the scenery.
Kukulkan is off the grid and an environmentally friendly green home with 8 KW of solar power and deep cycle batteries providing power with a back up butane generator for our rainy days. Our spacious bedrooms have A/C but you will barely need it as nights are pleasantly cool and the breeze flows freely with great ventilation and quiet modern fans. Yet we have high speed wifi and cable as well as apple tv and Roku.
Our Belizean hardwood floors cross the 140 foot expanse of the this one story villa with its 3 large bedrooms. Each bedroom has its own private marble bathroom and walk in shower. In addition we have a 1/2 bath near the 1200 Square foot living room. This room which we call the 'Great Room' includes a dining and living areas all looking out over the dramatic Macal River Valley. We also have over 2,000 Square Feet of 3 separate hardwood decks overlooking hills across the river and our swimming pool which is just beside the deck. The pool sits high up off the ground as does the deck level and is quite unique with a fan shape and blue glass tiles and an infinity edge overlooking the valley.
The staff house has two units and houses two Mayan families who look after the property and the guests. We have a barbed wire fence around the 5 acre house compound as well as extensive trails going through the 50 acres of jungle and a lovely orchard area close to the river. Its all amazingly green and beautiful. Leonardo and Manuel will help you explore the property if you want to take hikes or take a kayak on the river. And Adelita can make you fresh hand made flour tortillas or give you a lesson on home made tortilla making.
Leonardo our manager is also a licensed tour guide and can pick you up at the airport and take you in our big truck or his pathfinder on a variety of tours around the area including visiting mayan ruins, or zip lining or swimming in a remote mountain stream and visiting the 1,000' waterfalls of the Pine Ridge or just go to Francis Ford Coppola's hotel in the mountains to have some pizza. If your group is too large to fit in our vehicles we can easily arrange to hire a larger van for your transportation including airport pick up and side trips. Of course you can rent a vehicle and drive yourself but you will need a 4 wheel drive in Belize and for little more expense we generally recommend allowing a good Belizean tour guide to do your driving whether on a long trip or even to go into San Ignacio for dinner.
Do take time to just relax at the house. You can just unwind in the pool or on the deck and cook out on our outdoor grill. Leonardo has wood ready and will get the fire going or do the whole barbq for you. or you can cook on our Viking stove and oven in our large kitchen or have a Mayan treat made for you by Adelita who makes the world's best flour tortillas and other local foods that are quite delicious. Adelita will also provide daily housekeeping for you and be there whenever you need her. She is a wonderful lady and her 16 year old and 12 year old daughters are very happy as they just got a baby brother in 2016. Don't be surprised if Adelita carries her little baby over while she cleans the house.
If you prefer to go to town for dinner we are located only 10 minutes from San Ignacio which is a town of 15,000 with many local restaurant choices. Nearby resorts also provide some fine dining options. We love Guava Limb in San Ignacio or by appointment an evening at Chaa Creek restaurant which is only 15 minutes away. Driving you to town and taking you back home is no problem and we charge only $25 to cover costs for the vehicle use. Again I really suggest you just let Leonardo do the driving as driving in Belize especially outside of the towns at night can be a challenge with unlit roadways.
Your rental includes daily maid service and if you don't come in your own car (remember to always get 4 wheel drive for Belize) you can have use of our 6-7 seat truck with our driver and villa manager Leonardo who knows the country and will drive you.
If you have a rental car you can still have Leonardo drive or accompany you if you wish at no additional cost. In fact our staff of three will always be there for whatever you need day or night.
Although we are just a few miles from town this hidden location will let you see more toucans flying at eye level and parrots squawking above you than you can imagine and the amazing star studded night sky and sounds and soft breeze of the jungle will gently lull you to sleep.
Although off the beaten track we have more modern conveniences than most hotels in Belize with Wifi throughout the house complimentary and a 60 inch TV with satellite connection and with Netflix as well as a USA phone for calls to or from the states and we will leave you a local cell phone for your convenience should you need it and to communicate with our staff who are always onsite and nearby and available for anything you need.
And please remember Leonardo is a licensed tour guide and quite involved in the association and is there 100% for you during your stay. He can take you or accompany you to many local activities or call in the right tour company or specialist to get you where you want to go whether for kayak or canoe trips, for bird watching or for trips to local ruins or Guatemala ruins like Tikal. He can also pick you up and drop you off at the airport and find you the right restaurant or cook ribs on the open fire for you in the evening or take you to my property in the mountains or Francis Coppola's hotel near my swimming hole for a good pizza. Just let Leonardo know what you want in advance of your arrival and he will have everything arranged. You will be given his direct email as well as cell phone number after you are booked.
Kukulkan is located just 10 minutes away from the town of San ignacio yet will feel a hundred miles away although occasionally the sounds from a nearby village across the river come drifting over.
The Moh family who will be taking care of you are pure Mayan and from the south of Belize. They also live on the property in their own house a hundred yards away. The property is fenced in and there are two friendly but protective large dogs who stay outside. We can have them put in a fenced area if you like but they are really quite friendly to guests.
Leonardo and Adelita have two lovely daughters, Lulu nows 12 and Sherrie who is 16 and now their baby brother born in September 2016. Manuel who takes care of the grounds and helps Leonardo also has his wife and 8 year old daughter on the property and a new baby boy too!
Your stay at Kukulkan will be staying in a very special home built on a unique and amazing site and is a property very sensitive to the environment. In addition to solar power almost all the lighting is LED and our water source is rain from the sky with 25,000 gallons of storage.
We really want our guests to get a feel for this special environment including the sounds of the evenings and the roar of life all around you as the sun sets and rises. It is just an amazing experience.
In the evenings between 7-11pm when you look out from our decks over the river valley below you will often see clouds forming and curving above the gentle angles of the twisting and turning Macal River below . It's an amazing site as these clouds form and slowly rise so that on a typical night by midnight or 1am you are quite literally sleeping in the clouds. That is why although the sun rises facing the bedroom windows each morning we have no curtains as the clouds that form in the night protect you from the morning sun and become a natural curtain diffusing light until they burn off later in the morning. (don't worry it's very private. No one but the birds can see inside)
Come to Kukulkan and I promise you will remember it all your life. If you have an eye for deep green forests and natural beauty and the sounds of birds and nature and would enjoy some oxygen therapy by living amidst the freshest air in the tropics this is most definitely the place for you. But of course you will also get to relax and be pampered. Kukulkan is also perfectly located for any trips you wish to take in the region whether to nearby Tikal in "Guatemala or Zip lining in the Pine Ridge. And should you wish a spa treatment we will take you right over to the nearby Chaa Creek Spa or have a masseuse come over to the house to take care of you right on the deck.

I fell in love with Belize over 30 years ago as a young man and have come back many many times. In 2003 I decided to semi-retire and completed this house in 2006 as a place to live. It took two years to build and I was lucky to have Irish designer and Belize resident Brendan Odonoghue help me design and build my dream house.
I have traveled a good deal in my life and you will see some of my art collection in the house including a piece by my old friend and well known artist Gregory Amenoff whose large abstract painting greets you on the way into Kukulkan as well as paintings by local artists and others from travel to China and Bali. I lived at Kukulkan for almost 5 years before deciding to move back to Texas in 2010 and returned to Belize for another two years in 2015. Now I am off to Italy where my next project will involve wines and perhaps a small hotel.
I love Belize in large part because it is a special place filled with charming, warm and friendly people. I suppose it is the people of Belize more than anything that kept me and continues to keep me coming back to this beautiful country. I encourage my guests to get to know not just the physical beauty of this land but also the kind and gentle people of so many races and backgrounds who inhabit Belize and make it their home.

I had been traveling to Belize since 1981 taking a week to rejuvenate myself every few months from my hectic life at the time in Dallas and Austin.. For many of those years in the 80s and 90s I had an active business and political life as a lawyer and member of the Texas House of Representatives and escaping to Belize was critical in keeping my sanity and putting things in balance. It still is.
My trip was always a mix of spending some time in San Pedro on the seaside and then going inland and staying at The Lodge at Chaa Creek. I remember in the early 80s when Chaa Creek first opened and had 3 cabanas and one outhouse. Today Chaa Creek is one of the finest mountain lodges in the world and its owners Mick and Lucy Fleming are among my closest friends. In 2003 when I decided to base myself in Belize it was the magnificent beauty of the Macal River Valley and the land around Chaa Creek that attracted me. I wanted to live in this rich green environment full of both the beauty of nature and charming and friendly people. At first I stayed with Mick and Lucy at Chaa Creek then rented a little home in town. Within a few months Mick Fleming found me this very special 50 acres right on the Macal River and just one mile down river from his own Chaa Creek. I bought it and proceeded to design and build my dream home with the help of the amazingly talented Brendan Odonoghue who is without doubt the leading designer in Belize. That dream home is Kukulkan. With Mayan ruins literally right on the property we named our villa in honor of the leading Mayan god who is featured in Chichen Itza.
Over the years we expanded the trails, built the swimming pool to hang over the valley and planted many fruit trees. Come in the summer and enjoy our mangos and avocados.
I love this 50 acres of greenery and trails and riverfront as much as I love the special house we built to sit atop it and be a part of this unique and special environment.
Let me simply make a list of some of the special things you should not miss while staying at Kukulkan.
1/ Just lay out on the comfortable lounge chairs on the deck in the evening and watch the stars. Do it for 20 minutes and your bound to see a shooting star and more stars than you ever saw in your life as well as whole clouds of galaxies in the distance.
2/ Always open the windows (we have screens) and listen to the sounds of the night when you go to sleep. You'll sleep well. I have come to miss it so much that when I'm in the USA I listen to recordings of evening sounds to help me sleep.
3/Take a walk on the Kukulkan trails with Leonardo or Manuel (and the dogs if you like) and make sure to visit the orchard area just above the river for a special memory and have a nice swim in the river which is quite safe and clean or in the pool when you're done.
4/Get Leonardo to drive you over to Chaa Creek for lunch and a visit to their museum and butterfly farm or maybe have a treatment at their elegant spa. If you feel energetic take our kayaks to get there . It will be harder getting there going upstream and quite easy downstream on the way back.
At Kukulkan you have your own full time private tour guide with Leonardo. Let him take you around or make any arrangements you want to explore the area.
Just relax and enjoy my home. And maybe take an outside shower on the master bedroom deck.

Let me begin with our arrival and the fresh homade tamales that were delivered to us for dinner that evening. The staff is absolutely wonderful. If you take the time to get to know them they quickly become friends. The house is AMAZING with a view from every room. The large windows are screened and we slept every night with the cool breeze blowing through the house. The property is very safe with two large friendly dogs that sleep on the front porch every night. The property is also fenced and off the beaten path. This house has all the comforts of home in the beautiful Mayan mountains of Belize. We will be back!!
We stayed in this lovely home for a week end December/beginning January, and were immediately impressed with the whole arrangement. The house itself is lovely: architecturally striking, built on a hill overlooking a river, you look out over a valley and have sunrises directly outside the back floor-to-ceiling windows. The house is furnished very simply, but comfortably, with top grade finishes and a chef's kitchen. A beautiful deck and infinity pool completes the house description, but the best part of the visit was the service provided by the caretaker family. Leonardo and Adelita (and their daughter) were helpful all day, every day, from arranging tours to taking us shopping, housecleaning, and even cooking some wonderful local dishes for us, which were delicious. We felt pampered and spoiled, and even when it rained, we were cozy and protected with internet wifi and satellite TV (Apple TV?) and a stereo system available. There are even books and games, if you'd like quiet evening activities. We can highly recommend this vacation home, and are grateful to Alvin for helping us arrange our wonderful visit!
I travelled here with a group of friends and we had a fantastic time!
First, the house. The house! It’s even better than the photos. Gorgeous views above the trees and ample patio and pool space to enjoy the views. The home inside is immaculately clean with beautiful decorative touches. There’s a full kitchen and lots of common space for lounging inside. We had a few more people stay than beds. Leonardo were incredibly accommodating in helping us make that work — they even bought some new blankets.
Second, the people. Alvin, the owner, was the most responsive and helpful owner I’ve encountered on Homeaway or AirBnB. He was quick to respond and to offer help suggesting and planning travel and activities. When we arrived, Leonardo and his wife made sure everything ran perfectly. Leonardo arranged a cave tubing adventure for the group, drove us to dinners at night, took us to the grocery store, and arranged transportation to the airport at the end. He’s so friendly and made sure we had everything we needed at all times.
To summarize, this place is gorgeous and incredibly relaxing. Alvin and Leonardo will make sure you make the most of it!
We traveled for the first time to the country of Belize in late August 2014. At the beginning of our trip, we stayed a few days at a lovely beach condo near San Pedro. Next, we took a Tropic Air flight from San Pedro to San Ignacio to begin our stay at the fantastic "off the grid" estate of Kukulkan.
We were met at the San Ignacio air strip by Leonardo, our host for the next four days.
Leonardo first drove the six of us through town to pick up supplies for our visit. We went to a grocery store, and the farmer's open air market and were able to find everything we needed. Then we headed to Kukulkan - about 10 minutes outside of town. The house was just beautiful -- open, spacious, clean and first class in all respects. The deck overlooking the jungle, and the infinity pool, are magnificent. At night we heard jungle sounds (even glimpsed some monkeys), and saw so many stars. We prepared several meals in the first-rate deluxe kitchen, and enjoyed sharing our meals with Leonardo and his family (who live in a separate house on the property). They taught us so much about their country. We cannot say enough wonderful things about Leonardo, his wife, Adelita, and their helper, Louis. Leonardo and Louis drove us anywhere we needed or wanted to go. Probably the most exciting excursion was the day we went zip-lining through the jungle, followed by swimming in a private swimming hole complete with a huge waterfall, then a lovely lunch at Blancaneaux. We highly recommend you visit this gorgeous home for an "off-the-beaten" track vacation adventure.
Alvin was a great, very helpful, and incredibly responsive host. The house and surrounding jungle is absolute paradise, and the Moh family are very kind and extremely helpful and knowledgeable about the area. They provide a very personalized experience as they are happy to drive you to town or organize tours in the area with excellent tour guides (and better pricing compared to other hotels/resorts).
We trekked around the property down to the river, went for a swim, and watched the moonrise from the deck every night. Awake to a hot shower on the deck with the soft morning sun on your skin, and leave the windows of the house open at night to be lulled asleep by the sounds of the jungle. What Alvin has organized in Belize is truly unique and I would highly recommend it. Truly 6-star service and atmosphere.
Villa Kukulkan was amazing!! Owning vacation homes in Placencia, Belize and Texas I feel I know what guests want. This home had everything. The home was unBelizeably gorgeous inside and out, the property was impeccably cleaned and maintained and the staff was warm, inviting as well as great at their jobs! Besides the beautiful setting at Kukulkan; which in itself makes a relaxing vacation bird watching on the patio or canoeing in the river, the location is fantastic. My family has stayed in eco lodges in Cayo several times in the past and had great vacations. What set Kukulkan apart was that it is an easy 10 minute drive to town. In past vacations we had never enjoyed all San Ignacio has to offer. This trip we had an amazing dinner, saw a local dance presentation and enjoyed the casino all just 10 minutes from the villa.
We have trails and kayaks on our property and many nearby attractions from ruins to tubing and exploring caves and many other activities. Our manager Leonardo Moh is a Mayan from southern Belize and is a safe driver and licensed tour guide who can be your private guide to many locations. Leonardo can pick up 5-6 people at airport and arrange for a van to pick up larger groups and take you directly to Kukulkan. Leonardo can also arrange all your activities in advance or when you are here. Leonardo and his wife and daughters have lived on and managed Kukulkan for over 10 years and can help you have a very special journey to this beautiful and undiscovered part of Belize.
Leonardo can drive you in our large 6 passenger 4 wheel drive Ram truck or can meet you in San Ignacio and lead yo to the property (you need 4 wheel drive in Belize) and he can accompany you in your vehicle if you like. We charge a per mile fee for using our vehicle and there is not charge for Leonardo's time as he will work full time for you during your stay along with his wife who will take care of the house and his assistant Manuel. Extra charges for side trips using our vehicles are noted below.
You can go cave tubing, zip lining or visit Mayan ruins or go up to the pine mountains. There is lots to do or you can just relax around the 1200 SF deck or the pool and just absorb the amazing atmosphere and watch the birds visit our trees and eat the berries.. Or maybe even see a visiting group of howler monkeys.

We can pick you up in town and take you to our villa and be available to drive you around the Cayo region or you can rent your own car and we will show you just how to get around. Guests will also have use of our 3 Kayaks on the Macal River. Tax noted above includes 9% government tax and 5% service charge as a tip for our staff.
