Bright, Centrally Located One Bedroom Suite
We've taken care to make our suite cosy and warm with heated floors and comfortable furniture. A queen-sized bed is in the spacious bedroom and the walk-in closet will allow you to unpack your suitcase and feel right at home. The bathroom has a shower (but sorry, no tub). The small kitchenette has everything you need for basic cooking (and if it doesn't you have only to ask us): a two burner cooktop, a small fridge, microwave/convection oven, toaster, coffee maker and more. There is no full-sized oven. The shared laundry room has a big freezer with room for your needs as well as ours. WiFi and cable are included with a good array of channels to choose from but you'll be too busy exploring to do too much TV watching. A great array of restaurants, all within walking distance, will make decisions difficult. Grocery stores, shops, library, sushi, coffee shops (we specialize in those!!!) and ice cream/yogurt vendors are plentiful. Transportation isn't a problem if you don't have a car: a bus stop is a block away and a short walk down to Lonsdale Quay will find you at the Seabus terminal. Our Skytrain system will take you all over town and even straight to the airport at the end of your visit.
Our suite is a bright basement suite with windows that bring a lot of light in but being a basement comes with stairs both down from the street level and to the suite. There are handrails but those with mobility issues should be aware before booking. There is a private entrance guarded by two cats - both friendly to a fault. If you're missing your own pet one of ours will be pleased to accept any amount of neck-rubbing.

About Andrea Smith
We are two sisters, born and raised in Vancouver. We've lived in North Vancouver most of our lives. Our half duplex was built in 2012 so it's virtually brand new and we love it. One sister is a retired teacher/librarian and the other, a professional accountant, is semi-retired. We downsized from our previous home in North Van where we lived for over 25 years partly to get away from our big garden. Our new garden and deck are just the right size and we love sharing them with friends and family.

Why Andrea Smith chose Lower Lonsdale
We chose this area of North Vancouver because we were looking for something within walking distance shops and restaurants. A park nearby provides a beautiful setting for morning walks and we love the south-facing back yard that provides a lot of natural light.
What makes this House unique
At first a bit apprehensive about changing neighbourhoods we quickly settled into Lolo (Lower Lonsdale) and its proximity to everything we need but the best thing about it is that it's simply...home.

Quiet and Clean
This was our 2nd time staying here for a week during a dance competition. The property is in a beautiful, safe and quiet neighborhood and is very close to Lonsdale Quay with restaurants and shops near by in every direction. Just two blocks up is an independent coffee shop with seating outside that overlooks a small park. My daughter and I felt safe walking the streets at night and the property itself is very nice. It is always clean when we arrive and the owners think of everything one could need during a stay. There are a number of steps to take to get to the suite so I wouldn't recommend it for someone with mobility problems.

Kitchen equipped with all the basics for preparing simple meals ( we were on holidays! ) Lonsdale Market near by to purchase prepared foods to heat. Lots of good restaurants within walking distance. Safe, quiet neighbourhood. Vancouver transportation system inexpensive and easy to navigate ( we are seniors and bought a compass card before we arrived )

Andrea&Barbara were the epitome of an accomodating host. The location of the property was ideal as well. I could not recommend this property highly enough and I will most definitely be returning!
Private, quiet retreat
The suite was clean and spacious, and the hosts were friendly. I enjoyed my stay.
We stayed for a month and should have taken more notice of there being just two rings to cook on and no traditional oven, just a combination microwave/oven. Cooked steak one evening and set the smoke alarm off as there is no extractor over the two rings. We ended up spending far more on food, eating out, than we expected. Also, I hadn't realised there were so many stairs. There are 8 from street level to the front of the house, three around the side of the house and then 12 steep stairs down to the basement. My husband has a heart condition and I have to do all the lifting, so getting the luggage in and out was hard work on my own as my husband cannot lift. Not easy when you are 66. Andrea and Barbara are lovely ladies and left us to our own devices unless we needed advice.
One thing that did drive us both to distraction was the footsteps overhead - we could hear every step. Perhaps they could wear soft slippers. We heard the cleaner vacuuming overhead, very noisy. And unfortunately for us they'd been having the kitchen remodelled and again the noise overhead drove us out of the suite about three times because of the banging and drilling. Lovely clean and well cared for suite but perhaps the advertisement should warn that the suite is not suitable for those with mobility problems and address the noise issue. This sounds negative but we had a great time but would have booked elsewhere if we'd known of the issues. Thank you both and take good care of yourselves.
So sorry that your stay was not as pleasant as you hoped. The length of time our renovation took surprised us and we had hoped that all the banging would be done by the time you arrived. I have amended our listing to include the issue of steps and make the cooking arrangements clearer. In the past people with mobility issues have asked lots of questions before booking so it hasn't been an issue but clearly would have helped you. The photos of the kitchen are self-explanatory and many guests have had no difficulty cooking in it...and entertaining guests.
The issue of noise overhead is one we can't do anything about. It is our home and was not built with a separate rental suite in mind. Few homes these days are built with strong sound barriers between floors. The bedroom is under a part of the house we seldom use so should be quiet. The noise goes both ways and we hear loud television, people's Skype conversations and the general rumble of talking below. It's part of the experience for us. Those who want silence should consider other types of accommodation which will likely come at a higher price.
We love having guests in our home and you can tell that it's distressing when folk don't have a wonderful experience. We have changed what we can change as a result of your feedback so "thank you".
A Quiet, Comfortable Play to Stay
This suite is perfect for one or two people. It is quiet, comfortable and looks quite new. My daughter and I stayed for 5 nights for a dance competition. The bed is very nice to sleep in and the whole suite is so quiet. It is located about 2 blocks from Lonsdale, which is a busy street, but we couldn't hear a thing at night. The unit is very clean and the landscaping in the gardens is beautiful. The suite is located wonderfully close to food, shopping, parks, coffee, etc. I would highly recommend this place. Thank you Andrea for being very easy to deal with and for a great stay.
The international demographic of North Vancouver provides for an interesting array of shops, restaurants and food purveyors, all within 1 km of our home. A few minutes walk will take you to Lonsdale Quay and the Seabus, a great way to visit the sights of downtown Vancouver. A short drive will take you to Highway 1 and a drive up the scenic Sea to Sky Highway to Whistler. A bus stop is a block away. A perfect base for exploring the Greater Vancouver area or taking care of business.
