'The Italian Job' movie has been shooted on the canal downstairs here. Very luminous and airy. The elegance of the venitian mosaic floor, the Murano glass chandeliers, the antique furniture and fabrics is joined with the modernity and functionality of the kitchen and bathrooms. The apartment was restored while the building was left in its original state. The front door opens into a grand entrance that is surrounded by four bedrooms (one master, one double and one queen with an attached studio and sofa bed), living room, kitchen and two bathrooms, one with a bathtub and one with a shower. From the balconies, you can enjoy the view of the gondolas gliding by. Air conditioned, timed with magnetic card to be paid separately, based on usage. Third level, 6 flights of stairs. No elevator!!

Wonderful location with beautiful views
Our family group of four arrived April 4 and were greeted by Luca at the train station. He walked us to the apartment, provided a tour of the living spaces, and recommended several lovely places to eat. We enjoyed the local bakery every morning. There is also a small grocery store on the ground floor which is well stocked with everything you need. As many reviewers mention, there are many stairs to climb to reach the apartment. We had carry on luggage and had no difficulty. Luca did recommend using porters located at the train station. I would also recommend porters if you have young children or lots of luggage.
We enjoyed having a place located in a neighborhood with less noise. Very easy to get to our tours. Also want to mention that you can purchase tickets for the water buses by the train station. A daily pass is 20 euros and is unlimited for 24 hours. We toured outer islands and stopped at San Marco for our tour.
Would stay here again. Still many things to see.
A delightful apartment in a great location
Luca was an extremely helpful and attentive host. All the arrangements worked perfectly and he even remembered to tell us that the clocks were changing.
The apartment is lovely and feels very authentic - it belonged to Luca's grandfather. The location is very good - close but not too close, to the station - and far away enough from the madness of St Mark's to be not completely overrun by tourists, We heard mostly Italian spoken in the streets nearby. There are very good restaurants close and the Conad supermarket below is also very good. Two things to note - there are 72 steps up to the apartment - no problem for the reasonably fit - and the canal can be a little noisy first thing in the morning with deliveries. We had a wonderful time and would absolutely recommend this apartment.
Nice place, close to everything. Above grocery store. 10 min. walk from train station. Only down side: there is no elevator and this appartement is on the 3rd floor, many steps.
Luca met us and walked us to his lovely home. Wonderful location. .. making Venice even more special
It was a perfect experience
Very Comfortable and Well-Equipped.
If you follow the instructions, the apartment is very easy to find. I would recommend taking a private water taxi from the airport if you have any significant amount of luggage. Luca met us, showed us to the apartment and gave us a thorough explanation of how everything works. It is easy to walk to the main attractions and convenient for the main station/vaporetto stops. The only drawback is that there are 72 steps up to the apartment.
Fantastic historic appartment
Everything from pick up to departure was fantastic. Luca is extremely well organized and his appartment is spotless. As per the location...5 stars next to everything. We travel using VRBO and this is not to miss if you want to visit Venice as a true Venetian!!!
Luxury apartment in the historical center in a good position to visit the city. Complete restoration in 2009 with two balconies over looking the canal. A few minutes from the train station and Piazzale Roma (bus terminal). Close to the Grand Canal, Campo San Giacomo dell'Orio, the Frari Church, the School of San Rocco and Rialto Bridge. The apartment is in Santa Croce, an interesting area of Venice with 'bacari' and small typical restaurants. Air conditioning
