Luminous, elegant apartment with 2 balconies over the canal

'The Italian Job' movie has been shooted on the canal downstairs here. Very luminous and airy. The elegance of the venitian mosaic floor, the Murano glass chandeliers, the antique furniture and fabrics is joined with the modernity and functionality of the kitchen and bathrooms. The apartment was restored while the building was left in its original state. The front door opens into a grand entrance that is surrounded by four bedrooms (one master, one double and one queen with an attached studio and sofa bed), living room, kitchen and two bathrooms, one with a bathtub and one with a shower. From the balconies, you can enjoy the view of the gondolas gliding by. Air conditioned, timed with magnetic card to be paid separately, based on usage. Third level, 6 flights of stairs. No elevator!!

Amazing visit to Venice - Wonderful Host and Apt.

Our Family visited Venice in Aug and had an absolutely wonderful stay. Luca met us at the rental car drop off and proceeded to take us to his wonderful, beautiful, spacious apartment. We had Luca set up a luggage carrier ahead of time... very good suggestion - thank you Luca. The luggage arrived shortly after us and Luca took extra care and time to show us the apartment and to explain areas of Venice on a map he provided us. Luca had also set up restaurant reservations for us the first night down below the apartment (Fantastic meal, hosts and view; again, thank you Luca). He also gave us suggestions of other restaurants, the one with the garden inside right down the alley was very good food and friendly as well. Luca and his apartment are special and a rare find. Thank you Luca for your kind and sincere care while we were there and sharing your apartment with us. Do not hesitate to book this apartment... we hope we can return again someday (soon).

Views, history and hospitality

Your stay begins at the main Venezia train station where you are greeted by a friendly face. In our case, Luca was sick but still sent a friend to meet us and communicated so we were aware of the change. Venice is an absolute maze so this gesture was greatly appreciated!

You arrive after a short walk to one of the many beautiful canals and after a few flights (suck it up it's well worth it) you're home. A beautiful renovation, everything is as advertised. When you get in, Luca spends the sincere time to walk you through where to go, places nearby that are off the tourist path.

We can't thank you enough for sharing your family home with us and so many others from all around the world!

Look no further if you are planning a stay in Venice. It's where you need to be, a comfy home at a close stroll to everything you need to see.

Excellent location

Luca is a wonderful host, courteous and helpful. He responded to all my emails and texts very promptly, which was reassuring as this was my first time booking accommodation this way, in Italy. The apartment is exactly as you see it in the photographs. It is spacious, clean and very comfortable. The three flights of stairs up to it were managed by us well, four ladies in their 50's and 60's!! There is an excellent shop just underneath the apartment selling everything you need for self catering. There are several restaurants nearby should you prefer to eat out, which we did and enjoyed. The train station is just a few minutes walk away, as is the bus station and the vaporetto stop which enables you to travel down the Grand Canal or out to the islands (Murano, Burano and Torcello) Venice is much easier to walk around than we envisaged ( first visit to the city) and the apartment is not too far from the main attractions, but away from the hustle and bustle of all the tourists. I highly recommend the apartment if you want comfort, space and a taste of Venetian life.

Thank you Luca, we enjoyed everything about our stay in Venice.

Our trip to Venice was marred by our extremely rude and offensive host Luca. We have thought long and hard before writing this review but feel it necessary to let other guests know of our upsetting experience upon arrival in Venice. Luca had agreed to meet us at the train station in the evening of our arrival as we were coming from Monterosso. We agreed to Luca's extra charge of 50 euros for this service due to our late arrival - 7.15pm. Unfortunately our train was delayed and we arrived approximately one hour late. We texted Luca when we knew of this delay but for some reason he didn't receive our txt. We also sent him an email with the same information. In the meantime he sent us the following txt while we were still on the train " Ohhhhh!!!!! God!!!! When you mailed me?? I can't believe it. I'm out of me for the anger! This is not respect at all!!!". When we met Luca at the station we apologised for our delay and showed him our text but he was very angry and complained how he had waited such a long time and that his guests usually come in the morning. He did not acknowledge our attempts to let him know of our later arrival. He was extremely discourteous and very angry. My children were very worried. The walk to our apartment was done in complete uncomfortable silence. He showed us around the apartment in a very angry way. It was a very unpleasant start to our time in Venice. I understand that it must be annoying when guests are late especially when, despite our attempts to communicate he is unaware of the reason but we would have appreciated being given the benefit of the doubt when we arrived. It wasn't our fault we were late after all.

Despite this, the apartment was beautiful and well appointed. We found the location very convenient for all of the tours and activities we undertook during our 3 days in Venice.

Owner's Response: "Luca has turned into a werewolf and with long sharped teeth ate children and grandma"... considering the night time in which the guests arrived it could be! THE FACT As always I decided to welcome guests at the station to make things easier for them, extra charge about late arrival was well known to them since the initial booking. I went to the train platform in time, making sure not to miss the appointment and holding a sign to be recognized. At train arrival I waited until the last passenger came but, when the whole platform was empty, I started to be concerned. I went out of the station, thinking that they had not seen me (it happened with other guests in the past) but no one was either there. Remembering to have given the address of the apartment, and thinking that they could have taken their way home, i went downstairs the apartment. I was waiting downstairs, stopping families with luggages, but nothing... then, discouraged I went back to the office and I wrote them an email + sms text, asking where they were. Only then, magically, a few minutes later I received a reply which said that they had missed a train (not that the train was late). They not just arrived late at night and long overdue, but they had not even notify me. I leave the reader to judge if this is respectful. COMMENT More than one hundred 5 star reviews says something about the way guests are welcomed. This happens not because it’s a duty, but a sincere pleasure. In years and years of apartment managing I had the honor to know people from all around the world, the vast majority of whom such great people. With some of them I have established a friendship and we’re still in touch periodically. Very rarely was very rude people, but that's life …and statistics. Dealing with bad manners is always awkward and leaves a bad taste in the mouth, but is not possible accept everything, and i’m sorry if i have been not able to welcome these guests with a smile. It would be enough if they have notified me in time about the long delay, avoiding me a crazy hour looking for them. Would have been enough a sorry, for me to wait more than an hour... for the person who welcomes and opens the door of a family house (in their shoes I would have felt very bad and I would have apologized). Instead they not showed any embarrassment and this review they have written proves it and has a lot to say about any sense of regret. There are things that money can't buy, and politeness is one those.

Luca a 5 star host

On arriving in Venice at the train station, our party of six was graciously met and greeted by our VRBO host, Luca. He had advised us of and arranged for the porter service to take our bags over the bridges and up the stairs to our apartment for the next three days. He personally guided us to his family’s beautiful apartment pointing out different things along the way. Its close proximity to the train station in a quiet neighborhood was a tremendous bonus. When we arrived at our destination, Luca spent time giving us recommendations for our stay and of course, how everything worked in the apartment. We were so pleased with the amount of time he dedicated to us.

Among his helpful hints for our stay was how to use the water busses for our trips to Murano and Burano and simply a nice way to tour the beautiful waterways of Venice. We purchased the 2-day pass which we used several times. The hop on hop off features of the water bus made it possible to visit many parts of Venice without walking the entire time.

A big bonus for our apartment location was the nice grocery store just below us. It provided anything we needed for our kitchen.

Although we walked great distances to try some recommended restaurants, Luca gave us the names of several that were very close to the apartment and that were equally as good. Thank goodness we walked a lot because the eating was so amazing.

We had concerns about our very early departure time at the end of our stay and Luca kindly made water taxi arrangements for our trip to the airport. We so appreciated his help with this unfamiliar mode of transportation.

As we traveled through Italy on our two week vacation, we saw and stayed in many amazing places, but I can honestly say that Luca provided us with the warmest welcome and the most helpful guidance for our stay in Venice. Our thanks to Luca and may his future guests find their stay as pleasurable as we did.

Car: not necessary

Luxury apartment in the historical center in a good position to visit the city. Complete restoration in 2009 with two balconies over looking the canal. A few minutes from the train station and Piazzale Roma (bus terminal). Close to the Grand Canal, Campo San Giacomo dell'Orio, the Frari Church, the School of San Rocco and Rialto Bridge. The apartment is in Santa Croce, an interesting area of Venice with 'bacari' and small typical restaurants. Air conditioning
