Our condo has a fantastic location and stunning views of the Caribbean Ocean, as it is an Oceanside property where you have the convenience of our local beach, access the downtown area (typical Mexican restaurants, grocery stores, bars, etc), be within a 5 minutes walk of the Isla Mujeres ferry terminal and have all the Hotel Zone attractions (hotels, restaurants, Wet-n-Wild, ferries, etc) within a short drive. You can have the best of what Cancun has to offer for every taste within 10 to 20 minutes from your vacation home!
The condo is part of "Amara" development. In Amara you will find beautiful gardens, BBQ areas, a fantastic big pool area by the sea, a wonderful palapa in the pool and the beach.
The condo is a very spacious (130 m2 = 1,400 sqr feet) with 2 bedrooms and 2 bathrooms. We also have a TV area, dining room and living room, all with a great views of the ocean. One of our favorites areas of the condo is our big terrace (14 m2 = 150 sqr feet) with an incredible view (as you can see from some of the photos and read from our reviews) of the Caribbean Ocean, Isla Mujeres and Cancun’s Hotel Zone (we never get tired of having a morning coffee or an afternoon glass of wine with this view).
When you rent our condo we will provide you with everything you need for your daily experience: towels, sheets, dishes, glasses, cups, cutlery, etc. We also have washing and drying machines to make your stay as comfortable as possible. Security in the complex is very good as we have a private security team working on-site 24 hours a day. Regarding groceries, we have a convenience store just across the street and a Walmart grocery (named Superama, very much like a Publix in the USA) within a 5 minute drive.
Our property manager will make checking in and checking out a very easy experience and can assist you with questions or needs you could have during your stay with us.

Families are very welcomed at our condo. For adult only groups, due to our building's bylaws we have a 25+ year restriction regarding all-adult groups. This is a nonsmoking property.

We are a family of 5 who love Cancun and the Riviera Maya area. We like everything from a fun day at the beach, exploring new destinations, going back to our favorite spots (we love Isla Mujeres!) and just relaxing at our fantastic terrace with great views of the gorgeous Caribbean Ocean.

Amara condos is conveniently located in an oceanfront development (Puerta del Mar) in the downtown area. This very centric location allows for everything from snorkeling to fish taco hunting within a 10 to 20 minute drive. The property has an amazing pool area, beautiful gardens, a private beach and fitness center.
So you can either spend your days without going out or go to any top Cancun destination (both touristy as well as very local).
Waking up and having your coffee on the terrace with an amazing view of the Caribbean Ocean and Cancun's Hotel Zone is worth the trip.
Our stay at Amara cancun condos was excellent! It just felt like home with all the amenities the condo had. We enjoyed the bedrooms as it was very comfortable. The kitchen had all the gadgets we needed. The living room was a good size for our 2 year old to run around. The view from the balcony was simply spectacular. We did not rent a car after we saw the driving situation in cancun and hired a cab for our travels. The taxis are reasonably priced if you can bargain. I would recommend learning basic spanish for numbers and alphabets that helps for you to tell them how much you think is a good price. We tried the gym and loved the view from the treadmill :) . The pool was really nice and not much crowded. Good security. One recommendation is that you remember the apartment number and it will be easier getting into the community. The security guards were very polite and helpful (they called our taxis).
It was quite a saga getting into cancun and we were very late while we arrived at the property. We were 2 groups flying different airlines and ended up in 2 terminals. The cell phones were not functional and we had to spend a lot of time trying to group together. The property manager was very patient and waited until we reached there. She was also reachable through whatsapp whenever i had questions.
I recommend this place.
We rented the two bedroom. Our condo had a small living room, kitchen with most of what we needed, and of course the two medium sized bedrooms. One of the bedrooms had 3 twin beds in it and the other had the king. Overall I would recommend this place to anyone who feels comfortable getting around Cancun on their own. If you haven't rented a car in Mexico or haven't used the bus you might want to stick closer to the hotel zone. We needed the two bedrooms as there were 3 of us. Our dental clinic picked us up and dropped us off. We also rented a car for two days of our stay. The time to get to the hotel zone in traffic could be 25 to 35 minutes. Things I liked about the condo: the pool is amazing and hands down one of the most relaxing pools I've experienced. It's huge and heated and overlooks the ocean. It's far enough away from the condo to make any partying that goes on not an issue. The balcony on our condo was spectacular. We used it quite a bit to relax with ipads and drinks. We found out on the last day that the master bedroom has automatic shades to room darken. That was nice. The kitchen was functional with just about anything you might want and we used it for several meals. I bought some skewers to grill with and left them in the kitchen. I also bought quite a few spices and realized after the fact the place has a bunch of spices others have left behind. Explore before you shop :) There's a nice sit down table that can handle 6 people comfortably. Nearby on the beach is a great little seafood place. The staff there was just incredible. The beds and bathrooms were comfortable and clean and I got very good sleep. The airconditioning is cold and the wifi is strong. What I didn't like about the condo: there's a small hassle factor to get into the grounds. This is both good and bad because of the tight security. We spent the first 2 days just trying to explain to the guard at the gate which condo we were in and our spanish is not so great so it always seemed to take a few minutes longer than it needed to. The water bottle in the condo was not full when we got there and we didn't get instructions on how to fill it until late in our stay. We ended up buying water and lugging it up from the nearby convenient store. The furniture in the place needs a good steam cleaning. It's nice but a bit dingy. We seemed to have difficulties connecting with the property manager on more than one occasion maybe due to my phone.

All transactions from beginning to end went very smoothly. We had a small family reunion and from start to finish everyone was welcoming and friendly. The accomadations were really comfortable. We had a small problem and it was taken care of immediately (counts for a lot) The view is gorgeous, place relaxing, food in area quaint and delicious, really quiet and felt very secure. We had a fabulous time!
We enjoyed our stay at Amara condominiums. The unit was very spacious and the view from the patio balcony is incredible. Having a kitchen was very convenient and the bathrooms were updated and very accommodating. The pool area is remarkable and never crowded while we were there. Humberto was very quick to answer and gracious when we had questions prior to our travel.
Understanding that we were in Mexico and the official language is Spanish, I was under the impression that English was commonly spoken at the condominium complex, at least to some degree. If you do not speak Spanish this may not be the vacation rental for you. I speak limited Spanish but NO ONE on property spoke English nor were they interested in taking time to work with me to figure out what we needed. We spent the first two hours of our vacation looking for someone to get us onto the property (not one Of the guards spoke English and were quick to tell us we couldn't come into the property) or into the unit (once we got onto the property no one knew who/where the property manager was and when we did find someone she did not speak a word of English). We were told the property manager we expected was assisting another guest and that it was the gate guards' first day on the job, but I have a hard time believing it was everyone's first day and I never did meet Bego, the property manager I had spoken with previously. Forget asking for directions to anything. After about 3 days of coming and going the gate guards stopped giving us a hard time. I guess they finally recognized us.
We very much enjoyed the ferry to Isla Mujeres and our visit there. It was an incredible day. The ferry is within walking distance but I wouldn't recommend it. My family did not feel safe enough to walk there. If you stay at this property and intend to see much of Cancun you will need to rent a car, which is an experience in itself.
Overall, a very nice property but if you do not speak Spanish or do not intend to brave driving the colorful streets of the city you should probably consider staying at a property in the hotel zone where there is readily available public transportation and an English speaking concierge or manager.
The condo was perfect. It has room enough for 5 adults and 2 children, and we still could have had more sleeping on the couch. The kitchen is very well stocked with utensils and cooking tools. There is plenty of storage space in the cupboards. We all felt very safe, as there are two points that a driver must go through that have security guards at them when entering. There is also security at each condo tower by the elevators to go up. The security guards were very friendly, and would wave and welcome us as we walked to the convenience store across the street. They even got us a taxi return for half the price on our return to the airport.
About a 5 minute walk is the ferry to Isla Mujeres. It is beautiful. Plan on spending a day there. We snorkeled, rode golf carts from end to end, shopped, and had a dinner made from freshly caught mackerel. About a 10 minute walk from the condo is the Captain Hook dinner show on a pirate ship, and also where you can have private boats take you touring around Isla Mujeres.
About a 15 minute walk is a restaurant (right before downtown Puerto Juarez). This is where we would buy fresh fruits and vegetables (the marked is attacked to the restaurant) and we ate breakfast and dinner. Very inexpensive and really delicious. Everyone we met was friendly and helpful.
We did not rent a car, but instead rode the bus everywhere. It took about 30 minutes to ride the bus to the Hotel Zone, and the locals told us to go to Playa Delfino, and Turtle Beach. Delfino was great for the adults, but a little too rough for the little kids. Turtle Beach was fun for all.
The pool at the condo was our favorite. It was warm, and never seemed crowded. It was always clean, and well kept, and their are bathrooms at the pool area. We also loved the playground area. A real treat are the iguanas that are all around the grounds basking in the sun. We will definitely return.

There is an ammount of kilowats per day of electricity included. The guest will be provided with its initial and final electricity usage information (as measured by the electric company) and ammounts larger than the daily kilowats included will be deducted from the damage protection fee.
