This Palm Springs townhome offers spectacular mountain views from almost every room. With soaring 20' ceilings and walls of glass that is light and bright throughout.
The well equipped kitchen — with a twelve foot granite island, custom pendant lighting, and bar seating for four — separates the two comfortable living areas in this open floor plan.
One living area in this modern Palm Springs townhome offers a 42" TV/DVD and a comfortable leather sofa, as well as an indoor dining area seating four. Two sets of sliding glass doors lead into the backyard entertainment area and patio.
The private backyard and patio feature an oversized in-ground spa, fire-pit and water feature. Several seating and lounging options are available to you and your guests.
Upstairs, a bonus loft/office and conversation area extends over the living room and the open kitchen, providing seating, a desk and a 26" TV/DVD. A laundry room with full size washer/dryer is accessible from the loft.
Spacious and well appointed dual master bedroom suites share an outdoor second floor sun-deck with seating, overlooking the private spa and large ground floor patio. The main master has an attached bath and walk-in closet with a 32" TV/DVD. The second bedroom also has an attached bath.
The Palermo community is walled and gated with clubhouse, two community pools and spas. The clubhouse contains a kitchen, lounging area with TV, pool table and game table. There is also a fitness center with treadmills, elliptical machines, stationary bicycles, and various strength training equipment.
I thoroughly enjoyed my stay at this town home. It was comfortable, spacious, modern, tastefully decorated and I cannot think of one thing that was missing. The Palermo complex is located in the north part of Palm Springs and is a quick 5 minute drive from downtown and all the shops and restaurants. The gated community is safe, private, quiet and the owners/guests of the other units were all very friendly. I'd love to come back - my friends and I had a great time!

PALERMO is a recent gated community north of town. We were told this unit was bought “on paper” knowing how well it was situated. The views are spectacular! So are the furnishings and décor. A hip and fun place!
Oddly, one of the selling points this condo association boasts of did cause concern for us. The community rules on outside noise are very stringent (no music, no loudness) yet the development is right below the landing and take-off lanes from the nearby airport and planes often fly over three times or more per hour and they are very, very loud. Full disclosure, this is true for most Palm Springs properties!
If you can live with that, you will get Ritz comfort and amenities and enjoy it!
My wife and I stayed in this Palermo unit for a month in March 2015.
We just loved it- the place is great.
Furnished very chichly (is that a word ?) in the Palm Springs style with a beautiful and super functional outdoor hot tub area (we got a lot of use out of that).
The unit had every kind of utensil you could think of or ever need.
Location is in the far end of the city but it's not an issue as everything is 5-10 minutes away by car.
We highly recommend that you rent this you unit...just not on a month that we want to return to PS.
Palm Springs is a great area to visit- excellent for walking/ hiking/ biking/ restaurants/ architecture/ modern style/ etc etc.

The spa is fantastic. We liked to have the control
pad inside the house. The gym across the street
is well equipped. Shopping is nearby.

When we arrived we were greeted by the nicest guy! He was extremely helpful, even brought us a hand mixed! The guided tour only took a few minutes and then we were able to settle in and knew all about lighting the fire feature to turning on the amazing hot tub! My granddaughter joined us for a few nights and she loved picking out what color the lights would be every night!
The kitchen was had everything we needed and we loved cooking on the BBQ.
The master suite was so comfortable with nice linens, great pillows, and a huge master closet with pleanty of wood hangers! It was great having a flat screen TV too. The second bedroom had a queen bed, nice linens, and the loft/office/TV room for the kids was just outside. The laundry room was conviniently located on upstairs. The mountain views with gorgeous!
Our favorite part of the whole townhome was the extremely private back yard with beautiful patio furniture, two chaise lounges, a table for 4 and BBQ ... the stars at night were fantastic as you gazed up at them while relaxing in the jetted hot tub!
If you are looking a a great latte, walk 2.5 miles into Palm Springs to Koffe ... their garden courtyard out the back is so relaxing and comfortable! Try the great breakfast place just across the street too!
We would definately recommend this home to anyone looking for a gorgeous home with a mid-century flare!

The view of the mountains is spectacular especially at sunrise! The townhome is modern and perfectly neat and well maintained with all the amenities one would desire. We particularly loved the back patio area and spa. The community pool is perfect for sun bathing. Palm Springs offers a small town feel with life surprisingly (and pleasantly) simple. The restaurants and attractions are all first rate. We just happened to be there during the international film festival which was a nice bonus. But the thing that really sells this property for me is the owners, who were most gracious in answering all our questions and went above and beyond in helping us.
Palm Springs is a relaxing desert get-away from the hustle and bustle of your daily life. Palm Springs offers a wealth of activities and events throughout the year. Travel to the top of Mount San Jacinto on the Palm Springs Aerial Tramway, play a round of golf at one of the many local resorts, or hike the ancient palm groves of the Indian Canyons. Tour celebrity and mid-century homes, explore the many shopping venues, or just relax by the pool.
