If you are looking to accommodate a larger group, or this home is booked, please take a look at our other home VRBO #467231. The homes are neighbors and can sleep up to 30 guests between the two.

At nearly an acre, and with 150 feet of waterfront, our property provides plenty of space to spread out and enjoy the various seasons. Whether grilling on the porch in the summer, or enjoying a fire by the shore in autumn, this space provides a quiet place to relax with friends and family.

Our home sleeps 12-18 people comfortably in 6 bedrooms.

The driveway leads down the hill and directly to the front door. Over the years, kids of all ages and family members with varying states of health have loved the property year round. In the dead of winter, snow piled waist high, it is possible to live in solitude on the lake, while driving directly to the front door. I've done it. Eagles fishing during the day, ducks and geese chattering at night. It's pretty close to perfect.

In the dead of winter, the frozen tributaries and streams surrounding Cayuga push the resident waterfowl population into our backyard. It's an amazing way to sleep, and my favorite time on the lake. Though we can't live in it right now, we love knowing that other people can enjoy the homes.

About The Dudley Group LLC

About the owner: The shoreline of Cayuga Lake is my home. I grew up in Florida, vacationing in Ithaca from 1976 every summer. When I retired I was able to purchase this original old treasure.

Time here has inspired two of my children to choose Cornell for their education.

Fire pits, smores on the lake, and hot fudge sundaes from Purity Ice Cream get you through those growth moments of life.

We are spoiled with air conditioning and city water (all the luxuries not common to the lake cottages of our years as a tenant, each summer).

Quiet surrounds us, as in a bubble, while outdoor grilling.

When reading in the nook on the second floor time stands still.

I love to sleep downstairs at night, while my kids are all snuggled upstairs playing cards, giggling with cousins and friends. There is always room for one more at this lake house.

We are connected, as if in a tree house, to all that is mother nature.

It is difficult to be humble about this ages of timeless treasured memories, but it is easy to be a steward of this precious land.

Why the Owner Chose Ithaca:

We chose Ithaca for family. At the time, the closest remaining members of our family lived in the area, and after a lifetime of battling the sun and traffic in South Florida, this place provided shelter in a storm... Metaphorically, that is... But literally too.

I vividly remember living through Hurricane Andrew. The devastation was unlike anything I'd known. So though not a primary motivation, it's been a bit of a blessing. I'd rather deal with some snow than a hurricane, series of faults, etc no question.

We chose this home because we ran out of space in our first one! After purchasing the first home, Loretta promptly began breaking things, and completely remodeled it into its first iteration. Life on the lake was so amazing that no one left. So we needed more space, which is why we bought this property.

The fact that two adjacent homes can accommodate 30+ people sleeping per night is amazing. I doubt there is another place anywhere on the lake that can offer the same. And I'm quite certain there isn't another within 2 miles of ithaca. In fact, I'll offer it as a personal challenge to myself and you! The first person to find another business that sleeps 30+ people in two homes gets 10% off their stay!

What makes this house unique

The Unique Benefits of this House:

There is a mother Eagle who has had her nest full of new little babies for 7 years now from the same high nest in a tree on the North property line, over the gorge. Every year, like the clock work of Spring. She never seems to tire, she never ages, she soars the shore, over the lake, with grace and strength. Each year, her precious eaglets hatch and after finding their own wings, they take flight. She then sends them off.....then does it all over again in a year. A glimpse of her is renewal…where does she get that from? Here…in Ithaca, just like I do. I wish the same for you.

Overall a 98%--Beautiful property, well maintained with very helpful & accessible mgmt. close to everything. Only a few items would make 100%. Breaker would occasionally flip (hair blow dryer) but easily flipped back on---Completion of steps or switchback path down hill to access beach would benefit elderly and young visitors. Dock repairs from ice damage. Loved it--Thanks Again!! Karl & Barb

Owner's Response: Thank you for the review! We're always grateful when our tenants have a good time. Concerning your three points, thank you for the feedback. Our electrician identified and resolved the problem with the circuit breaker; the house now has more than enough capacity to meet the needs of future tenants. Unfortunately, we won't be able to build stairs until our first break in the schedule, this September, but we’re grateful for the idea, and will update here with pictures as soon as it’s complete. We’re working on the dock, too. We found a great dock guy! And have scheduled a time to get it repaired and, hopefully, to add a cool new portion of the dock. He’s assured us that the dock is structurally sound, and that the problems are cosmetic and aesthetic in nature; an army of kids doing cannon balls all summer couldn't knock it down! Large family get together

The house was perfect for our family. The house was clean, had a spectacular view of the lake and had just about everything we needed. The driveway was a little tricky but once inside this beautiful home you forget about that. We would definitely stay here again.

Great for large or small groups!

House was quaint, comfy, and clean. All amenities were provided, utilities fully functional, and bedrooms made up and very cozy. Perfect for large or small groups with plenty of space to play around by the water. Would definitely go back!

Spacious but had some issues

Our children joined us from around the country for this vacation. This house was roomy and had a great location. The beds were very comfortable. But there were many small things that added up to problems. The driveway had huge potholes, the refrigerator cooled to 40 degrees at night, but as soon as we started using it it went up to between 45-55 degrees--not safe for food. The slider did not open all the way and didn't lock, but that was good, because the key in the lock box didn't work and we needed to enter via the slider. Luckily we had warm but not hot weather because when all of the air conditioners were on at once, the circuit breaker tripped. One room had no window screen. Also, the pictures on line are misleading. The steps down to the dock that are shown on line are barely visible because of overgrown vines. Also the yard to the steps is extremely steep. But probably the worst thing was waking up to mouse droppings in the kitchen. We learned that we had to put all food on the pedestal dining room table that mice could not reach. We did have a great time being together and enjoyed the deck (bring your own chairs, there are only 2 plus a picnic table) and the lake, but we would never rent here again.

Owner's Response: To any future guests, please know that we have complete remodeled the house with a new refrigerator, dishwasher, washer and dryer, piano, couches, etc. We've been thinking about how to respond to this, and have decided to be clear and direct about what happened. This is Mark writing for the family. The allegations that were made about the refrigerator being 40+ degrees, and about mouse droppings, are untrue. Elissa and I responded immediately to a series of concerned texts, sent at 11:00 pm on a Sunday. To address the issue, we went to the house the next morning. When we open the refrigerator, the thermometer said 36 degrees. We explained that it was an old unit, but that with some TLC and careful thinking (not putting in 50 water bottles, as it increased the units work load) it always worked for our family. The focus of the conversation then shifted to mouse droppings. I asked where they were, was told that no one really remember, but that there might be some under the sink. I then got on my hands and knees, and checked every single cupboard in the kitchen, as a gesture. I knew they were clean because, during the turn over in between guests, I personally cleaned that entire kitchen. I checked every single cabinet and cupboard. To allege that we had mice, or that evidence of mice was found, is just not honest. It did not happen. That said, it wouldn't be horrible if it did. Mice occasionally seek shelter in lake homes. But, specifically, in the three years that that house has been open to guests, we've never had another tenant claim to have encountered mice, or to have found evidence of their presence. We responded to all concerns tenants text message immediately. We are available to our guest 24 hours a day. To any future guest, interested in booking, know that you will have our phone number, and that we will always be available should you need anything. We respect every complaint, concern and question that we get. We appreciated the concern about the refrigerator, and decided it would be easier to get a new one. We're always learning from our tenants. The lesson we've taken from this booking is that vacations can be stressful, that reviews can hurt, and that everything is better with a Baldwin piano and new appliances.

great vacation home

Superb views of the lake, lots of sunshine. The lack of central air conditioning didn't bother us. There is great air conditioning in the bedrooms! We were in the lake most of the time. Great internet! My Pandora played all day long. Our only concern was refrigerator.

Great house for large group

We had a large group of women staying in Ithica for a festival. The house comfortably slept 16 people. We loved sitting on the deck and viewing the sunrises in the mornings. The dock and two canoes made the house a great spot for entertainment without having to drive anywhere. The house is very close to town. You can ride a bike if you are comfortable with biking in the road side. There is a trail across the street from the house that leads to town but it has not been paved yet.

The property managers Mark and Elise were very helpful in making sure that we had everything that we needed.
