Casa Texana is a pristine, four bedroom fully air conditioned beachfront villa located in South Akumal. It is the perfect vacation destination for a group of friends or families who appreciate the beauty of nature in a tropical paradise.
The design of the villa allows guests to get together while also offering the opportunity for privacy in the 4 beautifully furnished bedrooms and 4 and ½ bathrooms. Two cribs and a high chair are also available.
After enjoying the private pool, guests are invited to snorkel just steps away from the villa in the turquoise waters of the Caribbean. This tastefully decorated villa boasts all of the amenities to provide a luxurious vacation. We require a signed agreement and a $500 refundable damage deposit.

Casa Texana was perfect and exceeded expectations. We went in early March with our young children aged 2 and 5. Lunda the U.S. based rental manager is quick to respond and provided very thorough information including excellent driving directions complete with photos to the property. Roger the onsite manager speaks English and was was very responsive/helpful. Gaby and Christina, the onsite staff, were friendly and are excellent cooks. Probably the best meal we had during our stay. I would also recommend using the grocery delivery service, that Lunda will advise.
As for the property - the house is beautiful, tastefully decorated and with impressive high ceilings. There is even a roof deck! The weather was 75-85F and clear during our stay. We did not use the A/Cs at all as the cross breeze from the windows and circulation from the ceiling fans kept the house cool and comfortable all day/night. There is a travel crib and stroller available for use. Kids plates/utensils in the kitchen. An excellent DVD collection with numerous kids movies as well.
The pool was on the cool side, and stays mostly in the shade of the house all day. There is a large shallow area, perfect for young tots and babies to splash around. The beach immediately in front of the pool is also shady. We loved relaxing in the hammocks. Our kids found ripe coconuts on the ground and we spent much time opening them, drinking the juice and munching on the fresh fruit. There are many life vests available for use with the kayaks (one double one single), including one child size.
The beach itself is very nice and the water warm, calm and clear. While we were there, Akumal happened to be experiencing an influx of seaweed/sargassum on its shores. There were many people on hand to help clear it, but know going in, there may be a barrier to the water and murkiness for several yards in. You can get through it to where the water is clear and still terrific for swimming, but our kids were timid. Lunda was there in Jan/Feb and said there was no sargassum at that time. Prior to this, the locals said there had been none for 3 years or so. That said, there are plenty of other swimming options nearby including some stunning underground cenotes. Off this beach there was not much of anything, as respects sea-life, to see for snorkeling.
The only minor drawback to this property would be the water pressure in the showers, but I presume all of Akumal tries to conserve water.
Great property, great hosts
The property is just as advertised and more! It is really a gem of a place – spacious enough for 8 adults and families. Great kitchen and plenty of lounging places on the beach, by the pool, on the balcony, even the roof! Akumal is a great place not too far from either Cancun or Tulum and has plenty of food / bar options within a five minute drive. The beach and bay are beautiful, clean, and full of plenty of coral and snorkeling without needing to hire a tour guide or separate excursion package (house also includes sea kayaks and snorkel gear!).
We were very happy with our stay in Akumal and would certainly return!
Perfect vacation spot
This is our second stay in South Akumal. We loved the house, there were 5 of us, all adults and used 3 out of the 4 bedrooms.
The location is privileged, private beach and reef to snorkel an kayak endlessly. Close to Akumal and Tulum with great eating all over! Archaeology sites nearby, cenotes everywhere. The exterior spaces of this particular house might be the best in the block. Lots of different terraces, patios and the best pool! The shady canopy of palms and trees is insuperable on hot days, and those hammocks are a blessing!

Linens are a bit tired but not an issue since it is a beach vacation.
The house is fully equipped with everything you could possibly need, inside and out! Loved it!

The best of everything! The whole experience was easy, delightful and enjoyable! Very easy to book, arrange meals and groceries! Would highly recommend renting a car and preordering groceries. Roger, Gabby and Kristina were great the whole time! We'll be back!

The manager and workers at casa texana were attentive to every need and detail of our stay! They were lovely people and the meals that were prepared were better than any we could have gotten at a restaurant so thank you! Overall experience was amazing!
Excellent property, staff and beach is steps out the door.
Four en suite layout could accommodate much larger crowds than the five we had in our party. Only criticism is that the bed linens are sub standard for a property getting these rents and they could add a few paddle boards to compliment the two aging kayaks. Sheets were rough and comforters old.
Mayan ruins at Tulum, Coba and Chichen Itza. Xel-Ha only 5 minutes away. 20 minutes to Xcaret & XPlor. Deep sea fishing in Akumal & Puerto Aventuras.
