Brilliant wee House
We had a brilliant stay at the farmhouse.
The Property was wonderful and the location excellent, with wonderful sunsets.
Close to beach , kids 4 and 2 loved it.
Everything was as described.
This was by far one of our best Hollidays in Scotland and we will definitely come back.
Communication with the Owner Jim was Perfect.
I would recommend this Property to all my family and friends.

Hoping for rural setting, instead found busy road and construction
We were disappointed when we arrived to find 4 new houses being built in the adjacent lot, with construction fencing one meter outside the side door. The construction noise was only bothersome for a few hours a day, but the country view was severely obstructed. On the other side of the house was a very busy road, with constant traffic noise, and we found it difficult to cross. I never expected a 2 lane road to have so many tour buses and Semitrucks. We were really hoping for a traditional farmhouse for our first visit to Scotland, but this was not the feel at all. To look at the ocean we had to look past a noisy busy road, and to see the farm fields and cows we had to look through tractors and construction fencing. We even looked at leaving shortly after our arrival even though we'd already paid, but couldn't find other accommodations with such late notice. Additionally, the house is currently listed for sale. I'm assuming it was once a nicer place before the construction started, as the house loses much of its appeal with the close proximity of the new construction. We didn't use the kitchen, as we tried to spend as much of our time away from the house, aside from sleeping.
On the positive side, the host Jim was very responsive to our initial email when we asked about a fuse that needed resetting. He seemed friendly and kind. The TV worked well and the wifi was fast.
I really hope the host updates his posting to reflect photos of the construction and busy road, as the current listings photos are very misleading. We unfortunately would not stay here again.
Prior to making a decision to book, I made this guest aware that 1 new house, not 4, was currently being built on the land close to the house. Also that the new house was fairly close to the decking area in the garden and that there was a possibility of men working during their stay. I stated that I wanted to be upfront and honest about this so they could decide whether to book or not. The guest replied "Thank you for letting us know, but that should be fine". My view is that it doesn't affect living in the house, nor does it obscure the view of the countryside, sea and coastline. All new enquirer's are made aware of the new development taking place next door and a photo showing the new house under construction is provided so that they can decide whether to proceed or not. The location of the house relative to the adjacent A98 road is clearly shown on google map on our web page and in 7 years of renting, only the last 2 guest have highlighted the road as an issue. The fact that the house is up for sale is irrelevant to leasing the house as a holiday let; indeed considerable internal decoration has taken place which has improved the guest experience.
Location : On arrival we discovered there was a building site in the back yard less than 1 metre from the kitchen door. Rubble in the garden, clothes line down. The house is on a very busy road very difficult to cross. The owner failed to mention any of this on the website.
The house : stained carpets, lack of pots and pans in bad condition.
Beds comfortable though.
On phoning the owner on arrival he offered to reimburse us if we wanted to leave but this was obviously impossible with a family of 6 with small children. He was not appologetic about renting this house under such conditions. The house is up for sale and we don't think it should still be up for holiday rental.
Firstly, I'm disappointed that you were disappointed. I didn't feel it was necessary to mention the works next door as I believed, and still do, that it has little or no impact on visitors staying at the house. During your stay it was a local holiday weekend and there was virtually no activity taking place. Others visitors before and after have left positive feedback in our guest book that do not reflect your comments. That said, since your stay I've undertaken to advise enquirers of the site next door and have sent a photo to show more clearly what is going on; this allows potential visitors to make up their own minds. I apologise for the issues you raised concerning the rubble and the clothes line. I guess I anticipated (wrongly) that you would not need the clothes line given the duration of your stay (3 days). There was an indoor dryer rack that you could have used instead. The clothes line has since been reinstated and the rubble removed. The house was handed over to you in a clean and pristine condition, though I did observe a small stain on the carpet at the top of the staircase; this has since been cleaned. I must say you left the house absolutely spotless when you departed; thank you for this. The location of the house in relation to the road can be seen on "google maps" on our web page and no-one has raised this as an issue in all the time we have been renting since 2010. I really don't accept your comment relating to lack of kitchen utensils; indeed many have commented how well stocked the kitchen is, making it a "home from home". When you called me, I did not feel I was not apologetic; there was little I could do at that stage to alleviate your concerns apart from offering you a full refund. The fact the house is up for sale has absolutely no impact whatsoever on letting the property as a holiday home; indeed many improvements and considerable redecoration has taken place. Overall I believe the comments are unfair and do not provide a true reflection of Linksfield Farmhouse. Your review highlights many negatives and I can't believe there weren't many positives.
For anyone considering renting the property, 1 poor review out of 53 over 7 years with an average of 5 stars doesn't make it a bad place to stay.

WOW!!! Our stay was absolutely brilliant, the farmhouse had everything you could ever need for your stay, weather was great so we were in the garden most of the time enjoying plenty barbecues, views of the sea were amazing with wonderful sunsets, I would have no hesitation in recommending Linksfield Farm to all my family and friends😀😀

The Property was wonderful and the location excellent. everything was as described. We visited a lot of beautifull spots like Banff Beach ,Cullen McDuff, Portknockie( Bow fiddle Rock) ,Pennan , gardenstown and a lot more places worth visiting. This was by far one of our best Holliday and we will definitely come back. The House have everything you need. Communication with the Owner Jim was Perfect. i would recommend this Property anytime.

Linksfield Farmhouse has a wonderful location by a long sandy beach on the Moray Firth coast. Close to the famous whisky and castle trails, there is so much to see and do for the whole family. Golf: DUFFHOUSE ROYAL (http://www.duffhouseroyal.com/) was formed on 21st March 1910 by the late James Braid, and redesigned in 1923 by the brilliant Golf Architect Dr. Alister Mackenzie who later went on to design the famous “Augusta National” course in the USA. The course is a flat, beautifully manicured parkland course with little rough. The large “Mackenzie” two-tiered greens, many well positioned bunkers and trees make the course a severe but fair challenge to golfers of all abilities. The course is bound by the River Deveron, which proves to be a hazard at 3 of the holes. Practice ground, pitching area and putting green are also available. The professional has a well-stocked shop and provides private tuition. The clubhouse has a bar and lounge area, offering commanding views over the first and eighteenth holes with the Hill of Doune and the River Deveron as a backdrop. Full catering facilities are available and visitors are most welcome.
ROYAL TARLAIR (http://www.royaltarlair.co.uk/) is locate on the rugged coastline in the adjacent town of Macduff, the course commands panoramic views of the coastline with the village of Pennan made famous by the film 'Local Hero' closeby. A cliff top parkland course which certainly presents a challenge for the more serious golfer,and offers enjoyable golf in an ideal setting for the not so serious. Visitors are most welcome.
