Best Resort On The Northern Baja California Coast!

Our vacation home is located in the beautiful exclusive beachfront community of Las Gaviotas, approximately 40 mins from U.S. Border. We have a 3 bedroom ~ 3 bath vacation family home. Maximum 6 person including children. We are now offering in the 2016 season, discounts to our guests: Early Booking, Returning Guests, US Veterans, Seniors 65+, 4+ Day Stays and much more.

How to get to Las Gaviotas:

1. From California by Car: Drive south towards the US-MEXICAN BORDER beyond San Diego and enter into the Mexican border crossing. All vehicles should have Mexican Auto Insurance.* As you exit the Mexican Border, stay on the right lane. use the ramp to the right, Looking for the sign 'Cuota' ~ ROSARITO ENSENADA Toll Road', a scenic beach drive to the port city of Ensenada. Look for the following MILESTONES. Driving along the border road, you will notice on the right the US BORDER FENCE. Continue your drive to the top of the hill, turning left down to the bottom of the hill to an entrance on your right into the TOLL ROAD "CUOTA" and to PLAYAS DE TIJUANA. 1 mile past Playas de TJ is your 1st TOLL BOOTH. Then, continue driving south with, REAL DE MAR GOLF COURSE, on your left (landside) and as you drive further, you will approach, the City of Rosarito, the toll road will bend to the left and then you will note the first exit on the right to Rosarito. But continue on the toll road and drive under the City Bridge and continue driving until you are almost past Rosarito. As you continue, your 2ND TOLL BOOTH is

1 mile further. As you continue driving south, the Toll Road will bend to the left near CALIFIA. Driving south, note JESUS CHRIST statue on the Landside and about a 1 mile further, you will see OLLIE'S PIZZA on the seaside....and few blocks further, you will see LAS GAVIOTAS. Driving on the toll road, another 1 mile, look for and exit on your right. Make a right turn on to the FREE "LIBRE" ROAD....and drive 1 mile north, stay on your left lane next to the dividers and signal left well in advance of you making a left into Las Gaviotas.

2. US Citizens ~ By Air from US Cities: Land in San Diego Airport (SAN). Get your Rental car at any of the establish rental agencies. You will be required to get Mexican Auto Insurance. The drive is about 45 mins to Las Gaviotas per instruction in #1. Alternate option would be to fly direct to the Tijuana Airport (TIJ).

3. For Non-US Foreign Travelers: Highly Recommended that you fly from your destination directly to the Tijuana International Airport (TIJ). The standard auto rental agencies are available. Again Mexican Auto Insurance is required. Drive per instruction which is about 30 minutes south on the 'Toll Road.'

* About Mexican Auto Insurance: Individuals travelling to Mexico in their own private vehicles should get Mexican Auto "Public Liability" Insurance. It's not required, but if you are in an accident in Mexico without Insurance, you may land in a Mexican jail.

About Arturo Franz

I'm a retired mortgage banker and was one of the first homeowners to purchase and build our vacation home. For years, we used it as our get-away school vacation break with our children who are now grown up. It is a great family retreat and our home is located on the 3rd tier from the beach about 1 1/2 blocks from the beach front. My wife, Amy & I have taken great pride in outfitting the interior with original art work from local artists in the area. Our place is small but comfortable and is used mostly for casual light eating. For dinner, we go out to our favorite restaurants. However, for those with cooking interests, we do have a micro-wave/convention oven and a 4 burner range with a dishwasher & midsize refrigerator. There is no regular oven as our intent has alway been to discourage large cooking events, such as roasting turkeys and/or baking hams. However, on the deck, for those "grilling cooks", we have a stainless steel gas BBQ station which really compliments and separates the kitchen function from the heavier barbacueing activities; while cooking on the deck you can sip a few Margaritas!

Our house was designed by my brother, an Architect and we put a lot of emphasis in bringing out the Mexican characteristics of traditional artisan construction. Casa Franz is located near a green belt giving our guests with an extra added sea views. We think of it as a Modern Mexican vacation home, open concept kitchen-Dining-Livingroom to maximize space for beach viewing from the front half of the home...blending in vibrant tile colors which accents our themes of cobalt blue, rust and bright yellow.

What makes this house unique

Las Gaviotas complex has 24/7 security services to make your stay safe and enjoyable. Many owners and guests walk & jog at all hours around the complex enjoying the cliff side promenades. Security Officers regularily patrol all areas of the complex to sure and safe.

Enjoy the artwork, a select sampling of local artists and artisans placed throughout giving it a art gallery feeling complimenting our modern contemporary home design with unique lighting.

During the summer months (Apr - Sep) are the best in terms of weather & temperature with views from the kitchen, living room, dining and mostly the deck. Winter season (Oct-Mar) start to chill a bit. We have a fireplace with the use of the Duraflame logs to create a nice cozy fireside mood complimented with small electric space heaters in every room, just in case it gets too chilly.

Beautiful house, amazing location

Las Gaviotas is a safe and adorable community right on the coast, just walking distance to nice surf. Arturo's house is a beautiful, artsy home and a very comfortable place to stay. I went with a group of friends, 6 of us in total, and the house fit us perfectly. It has a gorgeous view of the ocean from the main room and the deck, where we spent tons of time. Beds are comfortable. Nice fireplace and grill. Arturo was great to work with - we changed our arrival date last minute and he was flexible with that, which was awesome. Everything was really just seamless - I hope to be back soon!

Great stay at Gaviotas

I stayed here for Labor Day Weekend and had an amazing time. The house is quaint, clean and charming. My favorite part was eating lunch and watching sunsets on the balcony. It's a 2 minute walk to the jacuzzi and the beach. Can't wait to come back!

The property was very clean and organized. Using the Home Away app through VRBO was extremely helpful. My only disappointment was that, for a house that sleeps six, the kitchen was lacking. There is no oven and the inventory of pots, pans, utensils, etc. was very limited. Otherwise, we very much enjoyed our stay in Casa Franz!

Owner's Response: Bob...thank you for your response and your comments on the kitchen. I agree, we haven't looked at the kitchen in several years. And, we do not have a traditional oven. But the microwave does function as a convection oven, admittedly small. Many of our previous guests have commented that there is really no need for a full size oven and for that reason the kitchen design was set up for light cooking. We need to revisit the kitchen, as this has been one of the last areas of improvement. With that in mind, we will upgrade with new pots, pans and cooking utensils. Also, most of our guest comments are about having a better BBQ cooking area on the deck...we plan to install a gas fired BBQ grill, add stainless steel draws & cabinets for utensils & accessories... making this a important outdoor cooking area that supplements the kitchen, but functions easily for our guests in a clean and neat manner. We expect to do all these upgrades before the end of the 2015 year. Upon your revisit next year, a warm welcome is in store to your important suggestion and recommendations.

Great Place, Good location, perfect for 4-6 people

One of the best value rentals for a smaller group planning to stay in Las Gaviotas. The Upper level is very spacious and has a great patio deck overlooking view to ocean. Centrally located to walk down path to club house and surf break, tennis court just behind property too.

Only minor issues and all the rentals in Las Gaviotas especially away from the ocean front homes, are in close proximity to each other, so privacy and noise can be an issue for some people depending who is renting next to you.

We will definitely be back!

Baja Studios is about 5 min drive north on the 'free' road where the Titanic, Master & Commander movies were made. You need to inquire whether tours are available.

Ensenada is a port city. About 45 min beautiful seaside drive. The main street has been restrict to vehicular traffic and make for nice shopping outing with hundreds of curios shops, restaurants and bars.
