The Beach Cottage is owned by three couples, all of whom have fallen in love with St. John in their own ways. Stephen and Maria Hull bought land on Ajax Peak in Coral Bay - on which they ultimately built their first St. John rental home, Aria Villa – in 1993 while vacationing on St. John for the first time. They signed on the dotted line to buy their property standing on the ferry dock as they were leaving the island after their vacation was over! They were on island about 36 hours when Maria turned to Stephen and said, “Let’s call a realtor.” The rest is history. Steve and Barb Brasier found that that they were destined for island life as well. They bought and renovated a house in Estate Quacco and called it Sea View Play. It was a successful St. John rental property as well. Steve, an architect, and Barb are currently building their St. John dream home on the East End. St. John took Dick and Dodi Moores by surprise! After looking at pictures that their friends, the Hulls shared with them, Dick was intrigued with the idea of a house on St. John. When the Hulls proposed a joint purchase of a very special property that had come on the market, Dick leaped at the chance. He began the process of purchasing a home on the island without ever having been to St. John! Intended as a surprise to Dodi (romantic, huh?) he had a fit of good judgment and shared his secret before bringing her to St. John on a ’vacation.’ The good news is that Dodi has fallen in love with St. John as well and they are living happily ever after, enjoying their island home.

A lovely and ultra romantic house ON THE BEACH! Yes, that’s right, on a PRIVATELY OWNED BEACH!! The Beach Cottage is nestled into a privately owned cove with its own beach. This is virtually unheard of on St. John since most of the beaches are part of the National Park! We like to think of The Beach Cottage as a land yacht just waiting for you to embark on your island adventure! This remarkable gem has just undergone a major renovation, including new windows, new doors, a new kitchen with mahogany cabinets, stainless steel appliances and granite countertops, 2 new bathrooms, updated electronics and new furnishings throughout. It is amazing to find such a lovely home and one where the water is RIGHT THERE! A few short steps off the amazing waterfront deck takes you to white sand and turquoise water. Don your snorkeling gear and enjoy the coral, sea fans, fish, turtles etc. at your doorstep! There is also a separate covered screened porch outfitted with comfortable chairs for taking in the view and reading a good book. After many years of spending a considerable amount of time on St. John we were amazed when this house came on the market. Longtime admirers of the Coral Bay side of St. John, for its road-less-traveled, pristine beauty, we were even more amazed when we were able to call the Beach Cottage our own. In fact, this is the first time that the Beach Cottage has been a vacation rental. Prior to our ownership, the Beach Cottage was part of an estate owned by TA Carter, one of the principles involved in the development of Mongoose Junction. If your idea of heaven is a place where the sea meets the land, where you can see and hear small waves very gently lapping at the shore, where you don’t have to leave your villa to go to the beach (because it is RIGHT THERE!) you have found your perfect home.
What makes this Cottage unique
This property is situated on a privately owned beach… Most of the beaches on St. John are owned by the National Park. A privately owned beach is a rare find anywhere, let alone on St. John - There are wonderful rock outcroppings at both ends of the beach, which provide some of the best snorkeling on St. John. You can step off your deck onto the beach. The property has coconut palms as well as banana trees. If you want to sit under shade while still on the beach, you can tuck your chaise lounges under the sea grape vegetation and see and hear the gentle waves. The covered porch is huge - and if you don't want to sit in the open air, there is a screened porch as well!! If you like to relax by the water with a good book and not be interrupted - this house is for you - if you like to spend your day in the water swimming and snorkeling, this house is for you. You can be as quiet or as active as you like, at your own discretion, on your own terms, on your own privately owned beach! Adjectives that could be used to describe this house and location - paradise, tropical, magical, incredible, awesome, pristine, private, serene, unbelievable, unspoiled, wonderful - and many more!!! Wow! A picture says a thousand words… It's a magical location.

This has to be the most unique place on the island
We shared this cottage with another couple and hoped to have good easy beach access. When we arrived, the beach was even better than we could have imagined. Down 5 steps to near perfect white sand (which I understand can come and go along the shoreline, but it was always great for us even though we saw small changes from day to day. Out a few feet beyond any pebbles is always perfect white sand once in 2 feet of water). The beach is completely private with some shade under the trees, great snorkeling and an easy return to the refrigerator for a cold one. While the cottage was very nice inside with separate and private bedrooms, a nice kitchen, beautiful baths and dining areas, this place is all about the DECK and the BEACH. We traveled one day to the National Park beaches and did a few hikes, but we found there is really no need to leave for anyplace else on the island. If I ever go to St John again, I would go nowhere else. I didn't see anything this close to a private sand beach anywhere we went (within our budget anyway). We are so thankful the owners share this place for renters.
Perfect hide-away for 2-4 people
This beach-front cottage is indeed a rare find on the East End of St John. It is a little remote but in a good way for those seeking to unplug. While dining options are a little more limited than Cruz Bay, the East-Ender inhabitants are a blast to mingle with and foodies can still find gourmet outlets within 3 or 4 miles (try Aqua Bistro, Indigo, Miss Lucy's brunch). The kitchen is well-equipped and the owners provide such thoughtful amenities as sunscreen, beach chairs and other items for a successful vacation. Limetree Cove views are world-class.
A BEACH LOVERS DREAM
My family has stayed on St. Johns for 8 years, this was our first time staying on the east end and it was all we thought it would be. The Cottage is truly unique as it allows 2 couples space and privacy. The kitchen was filled with any cooking item you would ever need and is completely up to date with appliances. If you are a family that enjoys listening to the sounds of gently rolling waves or truly loves to snorkel any time of the day this house is for you. Good snorklers can swim beyond the cove about 100 yards out and that is where the real beauty starts, there is so much coral and even a ship wreck waiting for you to explore. I found that there is a highway for the Turtles, Stingrays and large fish (even saw a 4 foot Nurse Shark) that runs about 80 yards out that allows the fish to move to the adjacent cove to eat the grasses. Don't get caught up in the thought that this property is far away, any where we have stayed we have spent 20 to 30 minutes to get to the beaches, this holds true to here as well EXCEPT you can walk out your back door and sit on the beach of your own. The pictures tell the truth as well there was ample white sand and there were areas of stones as well, I believe it just depends on the storms, either way the water was accessible and very beautiful. We have recommendations for restaurants, we ate at the Indigo grill and the food was outstanding, we ate hamburgers at Skinny legs and they are the best on the island, we ate at Shipwreck and the food was a little more pricey but worth it and finally we ate breakfast at Lucy's and we were not disappointed with anything. Plenty of restaurants in the area and the beaches are absolutely the best.
We return to this place each year for a week and are never disappointed. This year the beach was covered in the sargassum seaweed when we arrived, but the owners had some people come in and they cleaned it up!! The pictures do not do it justice and it is truly like you are on a deserted island so peaceful and pristine. It is highly reccomended if you want to get away from everything.
Awesome Snorkeling right off the Beach
My husband and I returned to St John for our 10 year anniversary (we honeymooned here). We booked this house based on the pictures online and we must say it lived up to expectations. The beach has a small band of rocks, but there were water shoes provided that made it easy to get past the few feet into the clear water and amazing snorkeling! We snorkeled almost every day around our beach - the house, beach and snorkeling were so amazing that we didn't feel the need to drive to any of the other public beaches on St. John. Why share the beach with others when you have a spot like this?! The hammock on the deck was a nice spot for snoozing and the amenities were all here. If you want to relax and not have to drive around to enjoy your vacation, this is the place to stay... we are leaving tomorrow but wish we could stay another week!
The Beach Cottage is located on the Coral Bay side of St John in a small sheltered cove called Lime Tree Cove. The Beach Cottage is the only house on the beach and the front steps of the Cottage are only 40 feet from the turquoise Caribbean Sea.
Lime Tree Cove is a part of the larger Round Bay and the clear waters of the cove and the bay are almost always calm because they are sheltered by the East End, which is a long, high peninsula that hooks east into the Caribbean and protects the cove. The nearly flat seas create a fantastic sea world that offers some of St. John’s best swimming, snorkeling, kayaking, paddle boarding, sailing and just playing in and on the water. Like all beaches on St John, Lime Tree beach changes with the seasons and storms. Sometimes it’s mostly all sand, and sometimes it’s a mix of stone pebbles and white sand. However, if you look at the ulta bright turquoise waters of the cove and bay, you know there’s lots of sand out there waiting to be washed ashore by the next storm.
You’re 3 miles from the center of Coral Bay, which has lots of bars and restaurants, basic groceries, snorkel gear and kayak and paddle board rentals.
