The Location. The Beach Cottage is located on the Coral Bay side of St John on the beach in a small sheltered cove called Lime Tree Cove. Not only is Beach Cottage the only house on the beach, but also the front steps of The Cottage are only 40 feet (we measured it) from the beckoning turquoise waters of the Caribbean.

The ever changing beach at Lime Tree Cove. If you look at a map of St. John you’ll notice that the island consists of numerous bays and coves that are carved into a very irregular coastline. These bays and coves usually provide good beach erosion protection from the storms that lash the Caribbean islands during hurricane season. However some years Lime Tree Cove, like all St. John beaches, suffers sand erosion, but other years - nothing. Despite what the storms do to the beaches during hurricane season, the sand always comes back. For example, in the fall of 2015 two storms roared past St. John and stole much of Lime Tree’s sand (see photo 6, taken Nov. 2015). But Mother Nature loves St. John, and what she takes away in September, she gives back in November through August (see photos 7, 8 and 9, taken in late January, 2016). So when you’re on island the beach may not look exactly like the photos you see here, for the beach is constantly changing. But for most of the months of most of the 25 years we’ve been doing business on St. John, Lime Tree Cove has been delightful and delovely.

This is not only an unusually private and quiet location, it is an exceptionally rare find on the island of St John where most of the beaches are within the National Park and no villas, condos or hotels are permitted on park lands. You might be asking, how can a house be built so close to the water on an island known for its strict conservation laws? Well, the original house was built before zoning laws were enacted on St. John, then we completely rebuilt the cottage over the existing footprint so we’re “grandfathered” and are allowed to exist within a no building zone. This means that beach cottage is, and will forever remain, the only house on the beach. Lime Tree Cove is a part of the larger Round Bay and the bright turquoise waters of the cove and of Round Bay are almost always calm because they are sheltered by the East End, which is a long, high peninsula that hooks east into the Caribbean and protects these secluded Caribbean waters. The nearly flat seas create a fantastic sea world that offers some of St. John’s best swimming, snorkeling, kayaking, paddle boarding, sailing and just playing in and on the water. Like all beaches on St John, Lime Tree Beach changes with the seasons and storms. Sometimes it’s mostly all sand, and sometimes it’s a mix of stone pebbles and white sand. We’ve taken the photos shown here over the course of 24 months, and they show the varying beach textures. However, if you look at the ultra bright turquoise waters of the cove and bay, you know there’s lots of sand out there waiting to be washed ashore by the next storm.

Although the cottage is located just off the road, this is the so-called “quiet side” of St. John where there is little traffic during the day, and almost none at night. You’re 3 miles from the center of Coral Bay, which has lots of bars and restaurants, basic groceries, and snorkel gear and kayak and paddleboard rentals. For larger grocery stores, lots more shopping and restaurants and bars, it’s a 12-mile drive into the village of Cruz Bay.

The Cottage. This exceptionally romantic vacation home is a one-level cottage with two very private bedrooms/baths. When you step onto the entry deck the master bedroom is in the building on the right, and the great room and the guest bedroom is in a separate building on the left, with an adjoining deck connecting both buildings. The great room houses the living, dining and kitchen areas and the guest bedroom runs along the left side of the great room. From the great room two sets of 6’ sliding glass doors open to a large (500 sq./ft.) covered deck. In the living area there is a 32” tv/dvd and a stereo/cd. The kitchen is all new with a 4-burner gas stove, refrigerator/freezer, microwave and dishwasher, plus attractive granite counters and mahogany cabinets. There is dining for 4 on the deck and also in the interior dining area. The spacious master bedroom suite has a 4-poster classic white king bed with beach views, a/c, brazilian cherry floors, a 32” tv/dvd and a sitting area. The master bedroom opens to a 23’ long fully screened porch deck that is 45 feet from the water. The charming guest bedroom (queen bed) is accessed through mahogany doors off the living area and also has a/c, water views, a small sitting area and opens to the main deck. Both of the bathrooms were completely modernized and remodeled in 2012-13 and both have tiled showers.

St John Services. We have hired two of St. John’s best to welcome you to the island. Terry (she) and Olivier (he) are a delightful St. Johnian couple who are known throughout the island for their friendly, prompt and efficient manner. You will be met at the dock, escorted to the beach cottage and offered all kinds of advice on where to shop, eat and drink, snorkel, be entertained, or anything else you wish to know about St. John. If you have any issues with the Cottage (it’s mostly all new as of 7/1/13, but this is St. John, and villa things do occasionally happen), Olivier is a wonderfully adept and quite charming master fixer of all problems, large and small. Terry and Olivier live in Coral Bay; they’re a phone call away if you need them, otherwise, after they settle you in they’ll leave you alone to discover the unique joys of beachside island living.

The Beach Cottage is owned by three couples, all of whom have fallen in love with St. John in their own ways.

Stephen and Maria Hull bought land on Ajax Peak in Coral Bay - on which they ultimately built their first St. John rental home, Aria Villa – in 1993 while vacationing on St. John for the first time. They signed on the dotted line to buy their property standing on the ferry dock as they were leaving the island after their vacation was over! They were on island about 36 hours when Maria turned to Stephen and said, “Let’s call a realtor.” The rest is history.

Steve and Barb Brasier found that that they were destined for island life as well. They bought and renovated a house in Estate Quacco and called it Sea View Play. It was a successful St. John rental property as well. Steve, an architect, and Barb are currently building their St. John dream home on the East End.

St. John took Dick and Dodi Moores by surprise! After looking at pictures that their friends, the Hulls shared with them, Dick was intrigued with the idea of a house on St. John. When the Hulls proposed a joint purchase of a very special property that had come on the market, Dick leaped at the chance. He began the process of purchasing a home on the island without ever having been to St. John! Intended as a surprise to Dodi (romantic, huh?) he had a fit of good judgment and shared his secret before bringing her to St. John on a ’vacation.’ The good news is that Dodi has fallen in love with St. John as well and they are living happily ever after, enjoying their island home.

Needless to say, we have a lot of island stories and would be happy to share some island stories over drinks on the deck of the Beach Cottage!

We like to think of The Beach Cottage as a land yacht just waiting for you to embark on your island adventure! This remarkable gem has just undergone a major renovation, including new windows, new doors, a new kitchen with mahogany cabinets, stainless steel appliances and granite countertops, 2 new bathrooms, updated electronics and new furnishings throughout.

It is amazing to find such a lovely home and one where the water is RIGHT THERE! A few short steps off the amazing waterfront deck takes you to white sand and turquoise water. Don your snorkeling gear and enjoy the coral, sea fans, fish, turtles etc. at your doorstep!

There is also a separate covered screened porch outfitted with comfortable chairs for taking in the view and reading a good book.

After many years of spending a considerable amount of time on St. John we were amazed when this house came on the market. Longtime admirers of the Coral Bay side of St. John, for its road-less-traveled, pristine beauty, we were even more amazed when we were able to call the Beach Cottage our own. In fact, this is the first time that the Beach Cottage has been a vacation rental. Prior to our ownership, the Beach Cottage was part of an estate owned by TA Carter, one of the principles involved in the development of Mongoose Junction.

If your idea of heaven is a place where the sea meets the land, where you can see and hear small waves very gently lapping at the shore, where you don’t have to leave your villa to go to the beach (because it is RIGHT THERE!) you have found your perfect home.

What makes this cottage unique

This property is situated on a privately owned beach… Most of the beaches on St. John are owned by the National Park. A privately owned beach is a rare find anywhere, let alone on St. John - There are wonderful rock outcroppings at both ends of the beach, which provide some of the best snorkeling on St. John. You can step off your deck onto the beach. The property has coconut palms as well as banana trees. If you want to sit under shade while still on the beach, you can tuck your chaise lounges under the sea grape vegetation and see and hear the gentle waves. The covered porch is huge - and if you don't want to sit in the open air, there is a screened porch as well!!

If you like to relax by the water with a good book and not be interrupted - this house is for you - if you like to spend your day in the water swimming and snorkeling, this house is for you. You can be as quiet or as active as you like, at your own discretion, on your own terms, on your own privately owned beach!

A BEACH LOVERS DREAM

My family has stayed on St. Johns for 8 years, this was our first time staying on the east end and it was all we thought it would be. The Cottage is truly unique as it allows 2 couples space and privacy. The kitchen was filled with any cooking item you would ever need and is completely up to date with appliances. If you are a family that enjoys listening to the sounds of gently rolling waves or truly loves to snorkel any time of the day this house is for you. Good snorklers can swim beyond the cove about 100 yards out and that is where the real beauty starts, there is so much coral and even a ship wreck waiting for you to explore. I found that there is a highway for the Turtles, Stingrays and large fish (even saw a 4 foot Nurse Shark) that runs about 80 yards out that allows the fish to move to the adjacent cove to eat the grasses. Don't get caught up in the thought that this property is far away, any where we have stayed we have spent 20 to 30 minutes to get to the beaches, this holds true to here as well EXCEPT you can walk out your back door and sit on the beach of your own. The pictures tell the truth as well there was ample white sand and there were areas of stones as well, I believe it just depends on the storms, either way the water was accessible and very beautiful. We have recommendations for restaurants, we ate at the Indigo grill and the food was outstanding, we ate hamburgers at Skinny legs and they are the best on the island, we ate at Shipwreck and the food was a little more pricey but worth it and finally we ate breakfast at Lucy's and we were not disappointed with anything. Plenty of restaurants in the area and the beaches are absolutely the best.

Absolutely Perfect!

We return to this place each year for a week and are never disappointed. This year the beach was covered in the sargassum seaweed when we arrived, but the owners had some people come in and they cleaned it up!! The pictures do not do it justice and it is truly like you are on a deserted island so peaceful and pristine. It is highly reccomended if you want to get away from everything.

Beautiful private villa with stunning views and incredible snorkeling

We spent our honeymoon at this beautiful villa, and we could not have asked for a better place. Terry was great and welcoming when she brought us to the house when we arrived. The cottage is tucked away into its own cove so you have plenty of privacy. The snorkeling right in the front yard was the best we experienced on the island by far. We saw an eagle ray, sea turtles, incredible fish and even went looking for the shipwreck that is in Limetree Cove. Seriously, the wildlife and views don't get much better than this! The house was stocked with anything we could need and it was so wonderful going to sleep to the sound of the waves lapping near the house. The only downside was the mosquitos, but we were warned, as there had just been a storm and they often appear then. Bring bugspray! We never even heard or saw the neighbors and just basked in the sun on the huge porch and our own private beach. We will definitely be back; what a special special place in paradise! Thank you so much!

The Beachnut’s grand vacation!

My husband and I and our two teenage grandchildren, just returned from a wonderful week at Beach Cottage. We stayed at Beach Cottage a year and a half ago and liked it so much we decided to return and bring our grandchildren with us because they absolutely love all water sports. The waters of Lime Tree Cove were quite calm all week with beautiful turquoise colors. We rented paddleboards, kayaks and snorkel gear and the boys, including my frightfully active husband, had a delightful time on the bay. The front porch was sooo peaceful after an active day, and the house was really nice, a mirror image of what is shown in the photos. This was our 15th trip to St. John, and one of our most enjoyable.

I recently read the review that said the beach was not as pictured, but the beach we enjoyed was exactly as shown in the photos. Both the Caribbean Villas and VRBO websites describe the beach as a “mix of stone pebbles and sand”, which is precisely what the photos show and exactly what we experienced during both rentals. The websites also state that St. John’s beaches do change with the seasons and the storms, and over the 34 years we have visited St. John we can certainly confirm that. In the fall when the tropical storms blow through the islands we’ve noticed that the beaches lose a lot of sand. But what Mother Nature takes away, Mother Nature quickly gives back, so perhaps these guests were on island after a storm had lashed Lime Tree Cove.

Terri and Olivier were absolutely wonderful island hosts, and when we had a (minor) problem Olivier’s service was better than what we get in the States. We drove to Coral Bay for dinner on three nights and that was a lot of fun, and we drove along the stunningly beautiful north shore road into Cruz Bay on two nights, also a blast. We did it all and loved it all. The Beachnuts grandparents and boys had a perfectly grand (no pun intended) vacation; thank you Beach Cottage, Terri, Olivier and Caribbean Villas, we love you all!

Awesome Snorkeling right off the Beach

My husband and I returned to St John for our 10 year anniversary (we honeymooned here). We booked this house based on the pictures online and we must say it lived up to expectations. The beach has a small band of rocks, but there were water shoes provided that made it easy to get past the few feet into the clear water and amazing snorkeling! We snorkeled almost every day around our beach - the house, beach and snorkeling were so amazing that we didn't feel the need to drive to any of the other public beaches on St. John. Why share the beach with others when you have a spot like this?! The hammock on the deck was a nice spot for snoozing and the amenities were all here. If you want to relax and not have to drive around to enjoy your vacation, this is the place to stay... we are leaving tomorrow but wish we could stay another week!

Beach Not as Pictured

My husband and I have vacationed on St John every year for about 6 years. Last year, we decided to give Coral Bay a try as opposed to staying near Cruz Bay where we normally stay. Staying at a house on this beautiful beach was so enticing that we were willing to forego the Cruz Bay location near all of the restaurants, shops, and the national park beaches. The beach at beach cottage is not the white sandy beach pictured. It is covered in sharp rocks and the large rocks in the water are covered in sea urchins...ouch! I believe someone raked these rocks to the side to stage this as a white sandy beach for pictures. Because of how the Cove is angled to the incoming current, the waves can get a bit rough, which is not so great for snorkeling. It's not like the calm lapping waters of Trunk or Cinnamon Bay. There was construction on the house above us, which overlooks the same beach, everyday, all day, starting at about 7:30 am. Our first night, we had bought some really nice filets for dinner and when we went to light the grill, it would not work. My husband luckily has a Macguyver- type personality and was able to rig it. Several other items would not work; can opener, tv, DVD player. This house is a very long drive from restaurants, hot spots, and any sign of life, about 45 minutes!

Once Caribbean Villas has received your deposit, if you cancel/change your reservation 120 days or more prior to arrival, there is a 20% penalty off the total room charge. If you cancel/change your reservation 60-120 days prior to arrival, there is a 50% penalty off the total room charge. If you cancel/change within 60 days of arrival, there is a 100% penalty off the total room charge. Christmas/New Years and President weeks are non-refundable.
