Perfect For Families & Special Events
Why Patricia Hill chose Noank
A very unique property in the Groton Long Point area with 2 acres of land and 2 sandy private beaches, on a peninsula. No houses on top of one another in a row, and very private. We are also within walking distance of the town beach--less than 1 minute away--as it is a few feet down our driveway. No need to pack up the car and spend time trying to find a parking space. Our family once owned the beach land, but later sold it to the town. We have been featured in several local and bridal magazines. Because of our unique, scenic, oceanfront location, our grandmother was contacted by the directors of the movie "Mystic Pizza" in 1988, as they wanted to use our property for much of the scenic CT oceanfront filming, but she decided to turn them down because she didn't want a "bunch of Hollywood people" at our property. She was a true Yankee through and through! We are committed to making your stay a memorable one, will make sure you have everything you need, and will recommend outstanding local vendors who are familiar with our property for special gatherings if you need assistance (tables, chairs, tents, caterers, etc.).
What makes this House unique
Ideally located near Massachusetts, New York and Rhode Island for small beach weddings, family reunions, birthday celebrations, Mother's Day, Coast Guard Academy graduations, and large gatherings. Convenient to Mystic, Foxwoods and Mohegan Sun casinos and many other tourist attractions, while also offering a tranquil, scenic respite to come home to at the end of a busy day.

The property is beautifully located with gorgeous ocean views from every angle. The house has plenty of room and, although not recently renovated, is completely charming in a traditional beach cottage way. Would highly recommend for a family looking for an idyllic seaside getaway.
I am glad to hear you all had a great time taking in the amazing views and enjoying the surrounding area. It is definitely a unique seascape experience and I'm glad to hear you enjoyed taking in the panoramic ocean views and tranquil setting.
The location and the site are unequaled!
First and foremost, Patricia was unfailingly responsive to every concern (all were minor), thoroughly congenial, and although we never met in person, was delightful in her communications with me.
As regards the property, as my title states, the site is simply unmatched. We had a spacious, grassy peninsula practically all to ourselves. The land is strongly buttressed by boulders, and there are two sandy beaches to enjoy. The smaller one is pristine, but shoreline edge of the larger one has quite a bit of seaweed and a zillion seashells. Nevertheless, except for that small strip the beach is fine and the water and swimming are great.
The views are unobstructed and extraordinary! A full 180 degree view from sailboats on their moorings, to the open sound to Fishers Island, and a cozy cove.
The house itself has a marvelous wide deck to enjoy the scenery and a comfortable front room with vast windows to take in the view while eating, playing with family, computering, etc. The wifi is very good.
The balance of the house is fine, though quite basic. Eg, the kitchen is quite small considering the number of people the house can accommodate. Also, while it is well equipped and there is an outdoor gas grill, the kitchen cupboards are pretty tired, and there is no dishwasher or disposal.
Throughout the house, there are some windows and doors that either stick, don't close properly, or are in some way wonky. Not all but, several. The home is not airconditioned, but the owner has provided numerous electric fans.
We were a party of 8 adults, "Siblings and Spouses" ranging in age from 50 something to 70 something. We have experienced life from luxurious to less than rudimentary.
In spite of the basic nature of the house, we found it comfortable, enjoyable, pleasant, and thoroughly adequate. It is neither luxurious nor rudimentary, and is closer to the former than the latter.
In the final analysis, we plan on returning next year. That speaks volumes.
Annual Family Reunion/Gathering
The location of the property was amazing. The view was stunning, with water on three sides. The property has two small beaches, with a public beach down the road. The property is within 3 miles of downtown Mystic with lots to do and see, and within walking distance of Abbotts. You have many options for activities, but will definitely want to take time to relax and enjoy the view. The owners were very accommodating, and very quick to respond with any questions that we had. Thank you for a beautiful stay.
Thank you for taking the time to write about your stay. I am so glad to hear you all had an amazing summer vacation! It was my pleasure to answer any questions and make sure you had everything you needed. We hope to have you and your family as our guests in the future!
This property's location is amazing!! The views from the porch are breath taking!! We had a wonderful friends/family vacation and made such wonderful memories to last forever!!
It may have been the 2 acres of point surrounded by ocean and gentle lapping waves. Or beachcombing your own personal beach. Or perhaps it was flopping around in the ocean with noodles, or reading a good book in the cool shade or was it the Ospreys diving for fish about 100ft away from us sometimes being pestered by seagulls who were trying to steal the fish (and sometimes succeeded). Fantastic place, unbelievable wildlife, great view, superb restaurants close by, and a week of sunshine. It does not get any better than that - and everything worked in the house - no issues. Just book it, you know it makes sense!!! Thanks Patricia for a wonderful vacation.
I am so thrilled to hear that you all had a wonderful time and that you enjoyed the spectacular show of wildlife at the property—the Swans, Egrets, Herons, Canadian Geese, Ospreys and Seagulls. It’s entertainment for the whole family up close! Its also good to hear you had no issues during your stay and that you had everything you needed. We pride ourselves on providing a cozy, relaxing home away from home and put a lot of time, energy and TLC into the property so that our guests can enjoy it to the fullest! Thank you for taking such good care of our home and we look forward to having you as our guest in the future!
Location and view are second to none!
The location and views of the home are gorgeous. Surrounded by water on a private peninsula.
While this is a beautiful property, it is an older home that needs updating and repairs. We did run into a few issues with windows not opening and some outlets and a fan not working (which was an issue because the home has no air conditioning) but Patricia was always available and responded quickly.
The private beaches are small areas with mostly rocks and seaweed and the kids were not able to swim as they wished because of this. They did enjoy jumping from the private peir at high tide! My one suggestion would be to get a decoy dog or something to deter the hundreds of Canada geese that visit the property every morning. The docks and grass are covered in goose feces so you have to be careful when walking barefoot. Goose poop carries diseases like e coli and salmonella so you must be extra careful with small children and constantly wash hands!
We had to check out early due to my son spiking a fever so I forgot to put the fire pit back in the basement and Patricia usually charges a fee of $250 for not returning the fire pit to basement. She did not end up charging me because i was rushing to get my son to the pediatrician at home in RI. I would like to point out that the fire pit was rusty when we arrived and it was in the same condition when I left. Patricia claimed it had sustained damage from me leaving it in the rain(it rained one day for about two
hours) I have the same fire pit at home and the cost is about $70. A simple cover would eliminate rust and having guests have to carry a heavy fire pit in and out of a basement and up and down a set of stairs.
Although the property location is gorgeous, I do think a little TLC would be very helpful for the future. My own home is 102 years old so I understand “old homes” but care must be taken, especially when renting properties out to others.
I’m glad to hear that you all had a great time. It was my pleasure to respond to all of your calls and emails prior to, and throughout your entire stay to make sure you had everything you needed. I guess size is subjective, as we’ve never heard from any guests that our private beaches are “small” or “unswimmable.” We have been featured in coastal magazines and all articles have mentioned our expansive primary beach, which is quite large for a private property. We have held many gatherings on the larger beach with over 200 guests, including cocktail tables and food stations, so I’m not sure what you’re referring to when you say they are small. The photos on our VRBO page show they are sandy and not rocky, so again, I’m not sure what you’re referring to. All beaches have seaweed and because we are on a peninsula we have rocks outlining the property. Guests have also loved and enjoyed all of the wildlife that visit our property, including the beautiful Canadian geese. As noted in our Rental Agreement, we have our landscaper apply repellant early in the season, but nature is what it is. Many guests have commented on the wonderful varied wildlife at the property and how much they enjoyed the spectacular show. The fire pit does have a cover but that was also not put back on before you left. I believe we have different models because the fire pit we have at the house cost much more than $70! We charge a fee so that the fire pit remains in good condition for our guests. All of our guests have been respectful of this rule, and have left the fire pit in good condition for the next guest. This was not the case here, but I chose not to charge you because you seemed overwhelmed and stressed in general. Also, we take great care and pride updating our home. In May, we installed new carpet, refinished the floors, and painted the interior/exterior, but with any rental property, as with anything in life, things are not always “perfect.” You will get an occasional window that sticks and may not open or an outlet that doesn’t work. It’s unfortunate that you couldn’t fully relax and enjoy all the property has to offer. If one looks for a negative they will find it.
Minutes away from Mohegan Sun and Foxwoods gambling casinos, beautiful Mystic Seaport and Mystic Village. Near Block Island ferry, Lake Compounce amusement park, Ocean Beach Park, scenic Noank, a children's museum in Niantic and many diverse restaurants in the area. The town beach is less than a minute walk down our driveway, as we once owned the beach but sold it to the town long ago.
Short walk to the Esker Point Beach concert every Thursday night in the summer. A short drive to Abbotts Lobster in the Rough in Noank.
Ideal central point for family reunions, gatherings, birthday celebrations, ceremonies, and family holidays, a short drive from Boston and New York.
