Why Amelia chose Glendale
The grounds are huge with two gardens. The front area, where Channing House is, with the fruit orchard, vegetable garden, gated parking, electric car charger, fountain and seating areas. The back garden is dominated by a large open area to play games in, a lawn around the salt water heated pool and spa, a French Lavender maze for children to walk and solve, the sun bathing area and outdoor shower, sink and loo, and of course the horse stables and art studio under the arches of the barn at the far end of the estate (please check out my two Airbnb Experiences for painting https://www.airbnb.com/experiences/65880 and horseback riding). Further still and you reach the back gate that opens onto Easter Field and all of Griffith Park. Please don't let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun on the lawn feeling like you are out in the country. Rivergate is our country house, we too stay at the houses for weekends and holidays. With the added bonus that I am right there to answer questions or fix anything that may arise. What makes this Guest House unique
Rivergate is a private equestrian estate with four houses sharing the grounds and pool and orchard and such. You will likely meet fellow travelers on your journey, people like you are staying in the houses nearby and the possibility of friendship and lasting memories drifts in the afternoon air. There are great cycling trails and running tracks throughout the neighborhood and into the Park. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic). Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and within walking distance.

Perfect location for our Universal Studios visit. Lovely property with everything you need and beautiful grounds to relax at the end of the day. Host was incredibly attentive and responsive.
Beautiful house and great central area!
Stayed at Channing House the first week of March. Very spacious accommodations for myself, husband and two teens. The beds were super comfy and the house was clean and very centrally located for our day trips around Los Angeles. The mountains and fresh air made me feel like I was in northern California instead of right in the middle of LA. Amy was a wonderful host that was very easy to reach at all times. It was a bit chilly during our stay but the pool was open and hot tub was wonderful. Will definitely come back for another stay next time we are in the area.
This year was our second stay at the Channing House. We love it and plan to be back next winter. It's a great base for exploring LA. The house is comfortable, especially with a few recent additions (blackout curtains!), and the gardens are beautiful. Our two kids lived in the salt water hot tub. Glendale is an easy ride to all the East side neighborhoods, and Griffith Park is literally out the back door. Because multiple highways are nearby, we were also able to get to the West side fairly quickly.
Amy is a wonderful host. She responded to any messages quickly, even recommending urgent care when our son had an ear infection. We definitely recommend staying at the Channing House. We can't wait to come back!

Excellent place to stay as it is quiet and close to everything!
First, Amy was a very gracious host, it was a pleasure to stay here and have the chance to interact with her. Even though the street is close, it is quiet and feels like you really are not in the city. Quiet enough that we rarely heard the other guests in the other two units on the property. Having flowers and fresh fruit upon arrival was very nice, and made us feel welcomed. Amy has created a nice sanctuary to relax and be away from the hustle and bustle of a large city.
This has been a transition period for us and being able to find and stay at the Channing house was a delight and made it much less stressful. I would wholeheartedly recommend staying here and if we come back to visit the Los Angeles area again we will make sure to book with Amy.

The neighborhood is upscale and residential, many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, or about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney …).
The stable block at the back of the grounds (original to the Riverbottom estate) abuts Griffith Park, the largest municipal park in America. We are close to four golf courses, Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in the park.
