Welcome to Villa Mia your home-away-from home at the beach. This is a comfy and homey 2nd story "cottage" unit (walk up stairs to 2nd level with a landing half way). Villa Mia at North Coast Village (unit A 20) an oasis, directly at the corner of the Strand and Breakwater Way (Google it to get a "feel" for the location). Being on the 2nd story lets you be at the heart of the beach action and people watch until your hearts content! Let the pounding of the surf lull you to sleep.
Please note, as this unit is on the second floor and it is a "cottage" unit, there are stairs to climb to get to the unit as well as a couple of up and down transitions from the parking garage. There is no elevator. Our other two units both have elevator access.

We have owned and managed many rental units in Southern California including 4 in North Coast Village! Villa Mia, named after my eldest daughter, is one of our favorites! You cant get much closer to the beach! If you like to people watch (but not be too close-as with the ground floor units), then this is your condo. The Strand is Oceanside's equivalent of a boardwalk that accommodates both pedestrian and vehicular (one-way only) traffic. In the summer it can be packed with people walking, cruising in their cars or on 4-person surrey-top rental bikes or it can be relatively empty as the sun goes down and the beach crowds go home. In the off-season it is traveled much less frequently, mostly by the occasional vehicular tourist and the locals who live along the Strand. MAINLY, THOUGH, THE VIEWS OF THE BEACH AND THE PIER ARE UNPARALLELED!

Our Dream Vacation on the Strand
This was our 3rd visit from Colorado in 8 years to North Coast Village with our two sons. We have always loved the beautiful court yards and ocean views from afar, but we have always wanted to stay in one of the front, ocean facing units. Since this may be our last trip to NCV with our now 17 and 15 year olds, we arranged to stay in David's incredible condo right on the beach. And we were not disappointed. It was everything we hoped it would be.
This unit is on the second and top floor, so no"noise above you. It is inches from the strand and we ate most of our meals on the balcony watching waves, surfers and people activity such as the Thanksgiving Turkey Trot. It's also not part of the main building so you have your own outside entrance- no corridors!
The kitchen is the star of the show in David's unit. White quartz counter tops, large center island, farm sink and beautiful wood tone cabinets and pantry add up to a gorgeous area to prepare food. I really cannot think of a single thing that it lacked. The master bedroom is HUGE and both bedrooms have thick, wool carpets that really feel wonderful on your tired, beach sand-punished feet (the rest of the unit is tiled). The master has plenty of storage space and a large closet as well as a sizable flat screen TV. Now, be aware that the second bedroom does have a queen and not two twins. Our oldest son took the bedroom and our 15 year old used the pull-out in the family room.
The family room has 3 comfortable sofas and the dining table seats 6. Yes this is a very large condo and is perfect for a family. It was also nice to have two separate bathrooms. Who wants to share with two teen-age boys? NOT Mom!
We spent every day of the week on the beach in front of the condo. We were here the week of Thanksgiving and the temps were between 78 and 85 degrees all week long! The water is pretty cold- between 58 and 60 degrees. So we rented wet-suits at Asylum Surf shop up by the pier. Those are the nicest guys on the planet, by the way. We also rented some high quality body boards at Asylum. That made all the difference in the world and we played all day in the water.
Our 7 day vacation seemed like 2 days, it went by so quick. But we got plenty of family time, relieved much stress, gained needed rest, shared a lot of laughter and have memories that will last a life time.

Awesome Beach Front Condo
This is a great vacation rental, we had a wonderful weekend, our rental was handled promptly, friendly and efficiently. Condo included everything we needed and more. Will definitely consider renting here again in the future and would highly recommend it to anyone searching for a vacation rental.
Location was wonderful...
You simply can't beat this location, we loved we could just step out and be on the beach. The condo was nice, and updated. The owners were wonderful to address any concerns that we had. The complex overall was very well maintained and safe. The pools and hot tubs were nice. We hope we can return next year.
Great Beach Access
Pros: Condo was nice with great beach access. Literally 60 seconds and you're there. Owner was quick to respond when contacted during stay. It is an older condo, but has been recently painted. Tasteful decor. Seems like owners are working on updating. Owners provided chairs, boogie boards, etc. Dishes provided in kitchen. Enough pots and pans to cook with. Complex grounds are meticulously kept. It is a corner unit on the second floor, a good choice for the area right on the strand. Easy access to condo and beach. Public restroom directly across the street did not smell, that's a plus. I saw a cleaning service cleaning it twice daily. Never felt unsafe in the area.
Cons: Review won't let me post a picture. No one has talked about the literal "elephant in the view." Directly across from deck is a large public restroom and outdoor shower area. Impedes the view. Did not even want to sit outside on deck and stare at the restroom. Homeless did use shower area in the very early AM and slept on the beach, but did not see them during the day. Cleanliness was an issue for me, although I will admit to being a clean freak. Condo was mediocrely cleaned. Not awful, not great. Linens (other than sheets) did not smell or look clean (sheets were clean). Dishes were not cleaned properly, I washed them before use. Coffee maker had MOLD growing inside the water reservoir. We purchased a cheap one to use during our stay at WalMart.
Overall we would probably consider this condo again. I think owner will be quick to make necessary corrections.
This unit was just painted prior to this guest's arrival and the extra work involved with putting everything back together obviously caused our housekeepers to miss some of the basics. The unit has undergone a deep cleaning and is once again sparkling. The coffee maker was replaced immediately.
With regard to the beach shower building, it takes up 5 degrees of the 180 degree view and most people have no issues with it as they are too busy focusing on the amazing ocean/beach/pier view. It is a beautiful, new structure with a flying V roofline that now affords a view of the ocean whereas the old building blocked it.
We enjoyed our stay and loved the condo.
The condo was fully equipped and you could not ask for a better location. About halfway between the pier and the marina, walking distance to both plus walking distance to the train station if you want to head in to San Diego. Very nice location. We would stay here again for sure!
Oceanside is a great town central to all San Diego county has to offer. Also, as it is close to the border of Orange County, it is convenient to LAX, Disneyland, Hollywood, etc.

Check-out time is 10 am Due to the tight schedule of our cleaning staff, check-outs later than 10 am are subject to a $50 assessment from your security deposit per hour or portion of an hour. PLEASE NOTE: While we go every effort to provide a wonderful vacation, this is a house/vacation rental, not a hotel. Please do not expect concierge service, or be flabbergasted if there are minor problems. There are literally hundreds of items to attend to in a full house of this size and things can break or housekeepers may miss a spot here or there, etc. We aim for a perfect place ( and, overwhelmingly, our reviews endorse this), however, sometimes, things go awry. Please be understanding and patient. Whenever possible, we will try to correct the situation if notified in a timely and patient manner. We will not be be bullied with threats of negative reviews or those looking for an unjustified "discount". Travelers who fall into this category will, in turn, receive a negative review and our experience will be shared with the 200+ owner's who rent in this complex to be aware of unscrupulous, overly-demanding or unreasonable guests. We work hard for our reviews and this is a family run business and we will protect it.
