Charming 2 Bd/1 Bath Quite Street/Walk Everywhere
About Colin Thomas
I am a military officer and pilot as well as a real estate professional. I have extensive travel experience and understand the nuances associated with creating a comfortable and memorable experience in our nation's capitol. I am also a Washingtonian and live nearby. I have a very in depth knowledge of all that Washington DC has to offer and am happy to provide any recommendations to make your stay more enjoyable.
Why Colin Thomas chose Southeast Washington
Since being built in 1880 numerous Senators, Congressmen, artists, and academics have all resided at what is now Hill Flats. The building was previously used as a lecture hall and residence for scholars conducting research at the Library of Congress which is across the street. Due to the buildings immediate proximity to national monuments, the National Park Service and Washington DC has designated Hill Flats a Historic building and has registered it under the Capitol Overlay and Fine Arts District. This designation ensures that all preservation is conducted under the direction of the Architect of the Capitol. Hill Flats has been meticulously preserved while ensuring that it meets modern comforts. If you are looking for character and historic charm there is no substitute.

We stayed there as a family of 5. We enjoyed the quiet neighborhood location right by the capitol. The condo is well maintained with updated kitchen and bathroom and very nicely decorated. There was plenty of room was us to spread. The floorplan of the period townhome is long and narrow with only one door between the walk-through bedrooms. Not ideal if you need privacy.
Great stay close to the Capital
We had a wonderful stay at this convenient and very clean property. It’s very close to the Capital and the Mall. Our family of five was very comfortable here. The ac wall unit doesn’t accommodate the whole unit so the back bedrooms are a little warm in the summer. Knowing this we brought some box fans and were very comfortable. The kitchen could use a few more items for convenience. There was no large stock pot if you want to make something like spaghetti for your family. There was a small sauce pan and some frying pans for the stove top. There are only four bowls, so if you are serving soup or eating cereal and you have more than four people you have to take turns. These are not deal breakers at all, but good to know for future people planning a trip for more than four. If you don’t have a car at the property the grocery is quite a hike so we had Peapod deliver. The washer/dryer was very convenient and there was always plenty of hot water for showers. The owner was a bit slow with communication, but we would definitely recommend this property and stay here again.
You won't find a better location!
Colin was very responsive and patient! He immediately corrected normal, unforeseen maintenance issues which did not hinder our stay. The apartment is across the street from Adam's Library of Congress and about a 5 minute walk to the Capitol and Supreme Court. It's about a 7 minute walk to Metro Capital South and a 12 minute to the Eastern Market Metro and Trader Joe's and restaurants. The beds were comfortable, the kitchen was well stocked, and it was very clean. There's a nice patio area in front with a bench. We were more than pleased with the location. We were 2 couples and we had plenty of room. The only quirky thing is that one bedroom was probably a dining room at one time, and you have to walk through the bedroom with the closet to get to the bath room. Some might find it awkward, but we made it work, no problem. There is a sofa sleeper in the living room, so you could actually sleep a family of 6 comfortably. The dining table seats 4, but the desk is nearby with an extra chair. The ac in the living room was a blessing. We would definitely recommend and return! Thank you for a wonderful stay in DC!
Fantastic location - Great property
The house was great - very clean. 2 blocks to the nearest Starbucks and just a few blocks to Trader Joe’s and the Metra. We had a wonderful week! The only weird thing that happened was that as we were in the 1st floor unit, people who were visiting people in the second floor unit knocked on our window and were looking through the small crack between the edge of the blinds and the window frame at about 10pm. We were new in town and this was scary as my niece and I were traveling together. It wasn’t a huge deal but this should definitely be remedied by adding pull down blinds that fit properly. Otherwise, nice property and we had a great experience.
Great location, no so great apartment
The location was outstanding...but the interior left a lot to be a lot to be desired. The furniture was old, mismatched and looked more like it came from a college apt. However kitchen and bath had been re done and looked very good. There was only 1 window AC unit and it didn't get the job done. The microwave was unplugged and turned off, with no instructions...plug was open faced and in a cabinet. The biggest issue was parking. The owner sold the parking permit to some neighbors for the week, so we had no place to park...and we had 3 couples renting 3 of the 4 apartments. Parking is a huge issue and the owner really didn't know much about how it worked, and his response...I don't really know as I park in my driveway... and don't believe it's convenient to park at Union Station...it isn't. Net, the majority of issues were minor, but not up to what we expected and don't feel the owner was as responsive or helpful as he could have been.
Ken, I think your comments are a bit out of context, and some changes have been made.
1) There are 2 AC units- there are typically 2 but we take one out until Memorial Day typically.
2) When you asked me how I parked, I told you I usually park in the driveway, but that I recommend Union Station because it has the best over night rates. For you to take this out of context and make it sound like I was intentionally being rude is a bit unfair in my opinion.
We rent our parking out on a first come, first serve basis. It would not have been fair or right for me to take parking away from someone who had reserved it under the policy before you had so that you could have the parking. I am sorry you were upset about the parking.
House is exactly as described. Clean/beautiful/convenient. The only thing is wifi is not working. Since we only stayed for 1 night, we didn't bother to get it fixed. Perfect location, can't be better.
This one of the most central and historic location in Washington DC on the first residential block across the street from the Library of Congress and Folgers Shakespeare Theater. The US Capitol and US Supreme Court are a short walk. The building is just a few blocks away from Eastern Market/Union Station/Capitol South metro stops in addition to numerous bus lines.
There are dozens of restaurants, cafes, and bar's within a few minute walk. Capitol Bike Share is located nearby. Walkscore is 94.
The private apartment is on the first floor of a 4 unit historic circa 1880 building. This is one of the most charming buildings on one of the most desired blocks on the Hill.
