Cinnamon Hill is located in Catherineberg considered to be the most beautiful and sought after neighborhood on St. John. Newly completed in 2013, this 4 bedroom villa is nestled high above Cinnamon Bay with breathtaking unobstructed views of Francis bay, Jost Van Dyke and Tortola. This North Shore location provides a private place to rest and relax among a lush tropical landscape with cool breezes throughout the year. The villa is located approximately 4 miles from Cruz bay (15 min. Drive) along the St. John Head National Park Road. Though the road is graded and mostly paved, the driveway is steep and a four wheel drive vehicle is recommended.

The stucco house blends seamlessly into the hillside and offers the most stunning views you’ll ever experience. The two-story home consists of a rich mahogany/cypress vaulted ceiling with an airy open floor plan for living and dining and 4 bedrooms. Every room is impeccably decorated with the highest quality furnishings and intertwined with local artist décor. The modern gourmet kitchen is complete with stainless steel appliances and innovative accessories. All 4 bedrooms are identical with t with en-suite bathroom, air conditioning, ceiling fans and private patio. Stepping outside, enjoy comfortable lounging and alfresco dining in the expansive covered pavilion with outdoor kitchen overlooking the zero edge pool. On the Garden/Pool Level, enjoy the shady pavilion plus a sundeck complete with spa and chaise lounges.

The property has its very own solar system which generates most of the villa’s energy needs. We also collect all rain water from rooftops, driveways, and hillside runoffs for all our irrigation needs.

Cinnamon Hill is a rare opportunity for the most discriminating guests and tends to be reserved frequently, so plan ahead to book your stay at one of St. John’s most spectacular homes. This house is not recommended for wheelchairs or small children as there are open staircases and cable railings throughout.

We had vacationed on St. John for many years with our three children beginning in 1989. Catherineberg and Cinnamon Bay are the best areas we found to enjoy the island as it is private and yet close to everything on the island.

We just returned from an incredible stay at Cinnamon Hill. We have been coming to St. John since the 80's and Cinnamon Hill is the most beautiful home we have ever stayed in! We have rented houses for less but the fact that the house is brand new is so worth it. Everything works and the furnishings are so comfortable. Sleeping on luxurious mattresses with quiet ceiling fans and air conditioning after a fun filled day at the beach made for a well rested trip. The location is ideal --private yet short drive to North shore beaches. The on-island manager, Justin, far exceeded our expectations from meeting us at the ferry dock to helping us arrange outings and offering great restaurant recommendations. We definitely will be coming back to Cinnamon Hill next year!! Loved everything about St. John and the home!!

Beautiful home with a stunning view.

We have stayed at Cinnamon Hill for twelve weeks over the last three years. Sharon and Bill built and maintain a lovely home in the best location on St John in our opinion.

We love the view of the archipelago to the north. With the sun at our backs, the deep blue and turquoise ocean colors in contrast to the lush green of Mary Point, Great Thatch, Jost Van Dyke, Tortola, etc. are stunning. Over the course of a week or more, cruise ships, yachts, power and sail boats of various shapes and sizes make their way around the archipelago. Many vessels moor in Francis Bay and Maho Bay below.

We don't like to be in direct sun all the time, so facing north is perfect for us. Our daily ritual includes a two mile walk, swimming in the heated pool and soaking in the spa while gazing out at this incredible view. All of the North Shore beaches are in easy reach (by St John standards) by Jeep down John Head road to Route 20.

The home is very well designed for island living with a combination of indoor and outdoor spaces to enjoy at various times of the day. We like having central areas for gathering coupled with quite private spaces in the rooms. It is a great combination for longer stays especially. The bedrooms all have A/C, but we rarely need to use it when we are there. There are always nice breezes.

Catherineberg is a fairly quiet community with lots of privacy. Once you are up there, you would think Cinnamon Hill was the only house on the road. On Friday nights when the wind is right, you can hear music from the West End on Tortola.

Sharon & Bill do a lovely job of outfitting the rooms like a fine hotel. There is always a welcome meal and some basic provisions upon arrival. We make a quick run to the store after dropping off our bags, but you can grab a few things in Cruise Bay before you head out to the house or have food delivered, if you prefer. Cruise Bay is a bit over 15 minutes from the house,

John Head Road is a bit off-putting the first time you see it. From Centerline Road, the entrance is narrow and rough, but much of the road is now paved and from the house to the Shore Road is nearly all paved...though very steep and with lots of sharp switchbacks. Don't be discouraged by the road. It leads to a stunning location and home.

We love Cinnamon Hill and now make our stay there part of our annual calendar of events.

That is what the kids said when they finally got to see where we were staying! Seriously! the photos are NOT photoshoped AT ALL! The view is the most beautiful view on earth! NOTHING compares to it. We have traveled to many places and seen some great views but this view is breathtaking- jaw dropping- unmatched! We traveled as a party of 8: 5 adults, and 3 kids (10,13,16) and everyone loved CINNAMON HILL! (when does that happen?!)

It was our first visit to St. John and we are so glad we chose CH to stay. Our only regret...leaving!

The place is CLEAN CLEAN CLEAN! I'm not sure how they keep it so clean on the top of a mt in the Caribbean but it was immaculate! The view from each room was magnificent. One of the bottom rooms has a SLIGHTLY obstructed view. But that is only from inside the room. From the private balcony, the room's view is equally stunning to the other 3 rooms. The main living area- (no AC) stays comfortable thanks to the windows, fans and tradewinds! The windows/screens are fitted well, so no bugs sneak in. The only time we had "extra guests" was if someone forgot to be sure the sliding doors were shut correctly.

The pool was my 13 year olds favorite spot! she called it her ZEN spot. We really could have stayed here the entire time! We had a few family members who are not beach crazy and so this was a great reprieve for those people.

The beds were comfortable - soft- but comfortable and the AC in the bedrooms worked amazingly. The water pressure in the shower was low- to be expected. The bedrooms had plenty of space as did the bathrooms. The house was roomy, beautiful, welcoming and comfortable. There was plenty of shared space as well as private space. Everyone had the ability to take a break when they needed.

YES, the road up to the villa is challenging and stressful at first.. but REALLY after 2 maybe 3 days you are used to it. How to compare the drive?...Mt. Washington? skyline drive? no not like that...there are not crazy drop offs or twisty roads..the road is just steep. Steeper than what you are used to- I think maybe a 30 degree slope...and I think in the US the max road slope is like 7 degrees- so there are times when you can't see over the hill at the top. sometimes you can't see around the sharp left turn. But everyone going up and down the road is that the same situation and understands that. The owner is SO great and responsive and easy to work with! Her property managers were also responsive.

Fantastic St John home!!

The home looks exactly like the owner-provided photos. You get what you see there--lovely furnishings and decor, amazing views, the pool and rooms--all of it. I would definitely return to this home. Some of the best aspects: the pool, the views, the A/C in the bedrooms, the indoor and outdoor dining and cooking areas, the balcony/patio with every room, and the location (close to the amazing north shore beaches like Cinnamon, Maho, Trunk and more). The owners have the following and more available at this house: beach chairs, nice big beach towels, pool floats/towels, beach bags and coolers, pots/pans and everything you need for cooking, shampoos/conditioners/lotions, bed and bath linens and more. The meal that awaits your arrival is gourmet/delicious/plentiful. The addition of OJ, ground coffee and sweetners/cream is so helpful. The on-island management company was responsive when we had questions and maintenance showed up within 15 minutes when one in our party made an unfortunate mistake and needed their assistance (he refused a tip upon leaving). The only drawbacks are beyond the owners control: the roads are rocky and twisty and bumpy and you MUST have a Jeep for getting around, there are bugs which only upset the squeamish in our party. My husband and I had no bugs in our bedroom, but the walkways to each room take you outside (where it is somewhat buggy at night and where the boy in our party was constantly searching for tiny frogs and loving it). We had no mosquito bites our whole trip and enjoyed eating in the home's outdoor seating areas. Thanks to the owners for a beautiful and well appointed rental home away from home.

Exceptional Property & Location

This was our second stay in two years. The property is very new and very well maintained. The owners use this stunning villa for themselves and their guests when it is not rented. I think that makes a big and positive difference in how a property is maintained...and it shows. The villa is very comfortable and well equipped. It is beautiful and it is clean.

The road into the area is an adventure, but once you get accustomed to it, it really is no big deal and likely helps keep the area more private.

The view is magnificent. In my opinion, it is one of the most beautiful views on earth. We like the north side of St John because it is cooler and has breathtaking views of the turquoise waters, white sandy beaches, Mary Point and several of the BVIs. (Jost, Tortola, Great Thatch). Some nights you can hear music coming from the West End of Tortola. Crickets and Coqui frogs serenade you at night with the gentle crashing of the surf on the beaches below.

The North Shore Road is about a mile down the steep end of John Head Road and Center Line Road is about a mile in the opposite direction. It is just under 20 minutes to Cruz Bay docks, shops and restaurants. You can also head out to Coral Bay and the East End quite easily. However, the combination of amazing indoor and outdoor living space along with views and the heated pool, may keep you on site except for trips into town for provisions.

Best of St John

Our summer trip this year was for a wedding with close friends on St. John. The ceremony was on the North Shore and this villa was close to everything. The views are insanely beautiful and you can't stop just staring out towards the BVI and the sea. I don't think any other views compare to Cinnamon Hill. Our family loved the accomodations and the attention to detail was incredibly thought out. Everything you need is on-hand. Out of room in the kitchen fridge? No problem - there's a refreshment fridge by the barbeque or the pool, take your pick. Wonderful furnishings, beds, and fixtures. A great place to stay! We'll be back!

No detail has been overlooked at Cinnamon Hill! The furnishings are impeccable, the living spaces strategically designed, the entertainment hits the spot and the surprises many! While no one person in our group is overly fussy, collectively we all have varied interests. EVERY single one of us loved this place. As all before me have said....the view, from all outdoor and indoor spaces, is to die for. Each couple had their own suite which were pretty much exactly the same. My bedroom was in the separate building connected by an outdoor veranda. I loved the absolute privacy this room provided! It even had a full walk in closet that housed a large dresser and a smaller one....plenty of room for everything. Each room had its own safe. The showers were huge! The beds so so comfortable. Ceiling fans in every room. The furniture on each balcony was beyond just sunk in and relaxed.

Two of the four couples rent out vacation properties they own and each was amazed not only by the amenities but the quality and thought that went into them. They are now reevaluating their own rentals! Need umbrellas....check. Beach chairs...check. Nice beach towels....check. Snorkel gear.....check. Kitchen tools....check. Pots, pans and the like...check! A welcome basket with basics (wine, OJ, half and half, coffee, etc)...check.You get the idea!

We were welcomed at the ferry by the management company. He could not be nicer....even waiting while we stopped at the market on the way to the villa! We ran into some minor issues our first night....oven wasn't working full power, burners weren't lighting and fridge wasn't getting cold enough. We made a call and someone was there in 3o mins. Just as they arrived there was an island-wide power outage. Before we knew it, we had power, and the appliances were working full throttle thanks to a new supply of propane....we just couldn't put on the A/C until St John got its power back. The fans worked just fine!

As others have mentioned, the drive to the villa is not for the faint of heart. But after a day or two we all breathed a little easier and by the end, it was no sweat.

Now, if you are hesitating to book....DON'T....JUST DO IT!! And like us, you will be talking about it forever.
