The apartment is 850 sq feet, has large windows on 4 sides, a small terrace with table & and a wooden platform with breathaking view of the whole city up on the roof.
There are only 22 steps up and no bridges to climb with your luggage coming from the ACTV waterbus station (called 'Fondamente Nuove) if you come from Venice train station SANTA LUCIA and from the Bus Station (Piazzale Roma).
There's one bridge to climb if you use Alilaguna services from MARCO POLO airport or from the MARITIME STATION to FONDAMENTE NUOVE.

The two bedrooms are elegant and spacious, one with a king size bed, the second with two twin beds plus a bunk bed. Even with three beds there's still plenty of room to move around.
The area is dotted with good restaurants and wine bars, bakeries, pastry shops, two supermarkets. You can reach Rialto Market in 10 minutes, Murano, Burano and Torcello with public waterbus from nearby station Fondamente Nuove. St Mark Square can be reached in 12 minutes through a wonderful 'walk in history' including Campo San Giovanni e Paolo and Campo Santa Maria Formosa, rwo of the most beautiful squares in Venice. In 20 minutes across Cannaregio district you can reach the old Jewish Ghetto anf its five jewel like synagogues.
I am a Venetian born, 54, work as a professional tour guide showing monuments and museums to visitors from USA, Spain, Brazil and more. I wrote a book about the old Jewish Ghetto of Venice. I live by the Rialto food market and spend at least two months in Tunisia. I love reading, traveling (all over the world), cooking, wine tasting. The location is great ! When my parents bought it they were so happy. There's a nice view on the Campiello, very luminous windows, tall ceilings. The small terrace allows you to sit outside, enjoy the flowers, the rooftop 'altana' is really wonderful (lots of steps to climb !). You can enjoy the real life of Venice but at the same time you're close to all the famous sites.
The sunny rooms, the location on a 'campiello' (a small square) with a cosy garden and no neighbours watching into your home.
Very close to waterbus station 'Fondamente Nove', so you won't need to drag your luggage for long !
My family (my husband and I, our two daughters, and my mother) enjoyed staying in Roberta's flat. It had comfortable sleeping accommodations for all five of us; was nicely furnished and very clean; was well-stocked with all the supplies we could have possibly needed (and she had nicely left some extra goodies for us when we arrived!); and--importantly in Venice in late June--it had air conditioning! Roberta's friend Nicoletta met us and helped us settle in; she was very helpful and even recommended some restaurants for us to try (although, as she said, since Venice is a maze it can be difficult to find where you want to go, even with a map, which they had nicely provided! Guide books also are at the flat). Roberta came the next morning to fix the wifi, and she too was exceptionally friendly. The flat has abundant natural sunlight and is a wonderful refuge from the crowds; it's located in a lovely little spot, not too far from all the tourist attractions. Would highly recommend this place to anyone visiting Venice!
Although I was worried about finding the apartment from our cruise ship dock, Roberta made sure we had all the information we needed and sent someone to meet us - it all went so smoothly! The place was well equipped for our family of 5 and felt welcoming from the moment we arrived - from the cosy quilts on the beds, to the wine and snacks on the table. There were lots of guidebooks and maps available (in multiple languages!). And, we made good use of the washing machine - and the umbrellas. ;) The apartment is located near to everything and we felt like real Venetians walking (or boating) our way to everything. A big bonus (given the rain on our visit) was the excellent restaurant literally outside the front door. I would definitely recommend this as a place to stay in Venice.
Loved the location of this apartment. Away from the hustle and bustle of the most touristy parts of Venice but an easy walk to San Marco Square and Rialto Bridge areas. Very close to Fondamente Nove vaporetta stop. Lovely local bakery, fishmonger and restaurants.
The apartment itself was very spacious and clean with everything that one would need provided. The outdoor areas were a lovely bonus as was the bottle of wine and provisions thoughtfully provided.
Roberta and Nicolette were a delight to deal with and very helpful when our daughter needed to seek medical assistance.
I would highly recommend this apartment and would stay again.

We thoroughly enjoyed our stay while in Venice. This apartment is perfectly appointed, a nice walk to the major attractions; but away from all the bustle for perfect relaxing. Roberta could not meet us when we arrived, but her friend Nicolleta met us and introduced us to the apartment. Nicolleta was great. She answered our questions, ensured we understood the appliances and provided great suggestions for restaurants. Roberta welcomed us with a bottle of wine and a local, traditional Easter bread (which was awesome!). We highly recommend staying here. It was great.
After many visits to Venice with my husband, I returned as a widow after an absence of a decade. It was a marvelous "homecoming," and much of the credit goes to this beautifully designed and meticulously maintained apartment. It is bright, spacious, brilliantly clean, and well-equipped, with a comfortable balance of modern technology (that shower! the clever kitchen!) and authentic Venetian furniture, much of it made by the owner's father, a fine traditional cabinetmaker. The owner is a native Venetian -- a rare breed these days -- who knows the city intimately and is generous in helping you find your way around. I enjoyed exploring the quiet, residential Canareggio quarter, with its market squares and views toward the islands from Fondamente Nuove. But all the busy tourist attractions, including San Marco, are within a 10-minute walk. There is a fabulous bakery a few steps from the apartment; one (all right, two) of their apricot croissants and coffee from the Bialetti 'moka' pot were a daily breakfast treat, especially on days when it was warm enough to have them on the tiny, flower-covered terrace. (There is also an electric coffeemaker for American-style brew, plus utensils and condiments for cooking.) My only regret: that I only booked for ten days instead of a month.
We were a group of 4 people and spent 3 wonderful days over New Year in this perfect place.
The apartment has everything you need,a well equipped kitchen, a good heating( Venice can be cold at this time of the year)and is tastefully decorated.
You enter the place and you feel at home! Roberta was a very generous host who provided us with a bottle of red vine and even the fridge was filled with another bottle of frizzante and water.In the kitchen there was plenty of stuff we could use,tea,coffee,olive oil,spices......
one of the highlights was the New Years fire work we could watch from the roof terrace!
So we definitely will come back!
The apartment is located in Cannaregio, near the famous Churches of Miracoli and San Giovanni e Paolo, in an area where you can find good restaurants and trattorias (I recommend ' Trattoria Alla Frasca', 'Osteria di Santa Marina', 'Pizzeria da Alvise'. From the very near Fondamente Nuove waterbus station you can easily reach Murano (10 minutes navigation), Burano (40 minutes), Torcello, the Lido beach (20 munutes)
You can walk to Rialto bridge in 5 minutes and to St Mark's Square in 10 minutes. You find groceries shops, bakeries, pastry shops (I recommend 'Didovich' in Santa Marina square), and two supermarkets (one near Campo Santi Apostoli, one in Santa Marina)
