Plumeria is located atop Gifft Hill, and features panoramic ocean views of up to twenty islands and cays, as well as spectacular sunsets, among the finest on St. John. Its layout provides the ultimate in Caribbean indoor/outdoor living, with large French doors in every room opening onto the interior courtyard, sundeck, and pool. Outdoor living spaces include the enclosed courtyard, a very comfortable outdoor living room facing the view, a central pool, interior gardens, covered walkways, the main sundeck, the new lower deck with its large built-in spa, the shaded dining gazebo, and a granite outdoor kitchen. Plumeria's hilltop location, with adjacent green space, ensures complete privacy and gentle tropical breezes, as well as a single-level floor plan, with a flat driveway that has room for several cars.
Plumeria's expansive decks offer complete privacy while sunning by the pool, or enjoying a romantic evening in the outdoor living room. Have cocktails and enjoy the stunning sunsets over the Caribbean. As night falls, watch as cruise ships leave for their next port of call, and dine in the outdoor dining gazebo, with the lights of St. Thomas twinkling in the distance. Guests have often commented that dining in the gazebo at Plumeria is the 'table with the best view on St. John'. During the full moon the reflection over the waters of Pillsbury Sound is unmatched. The night sky is full of stars for star gazing, and we provide a high-end telescope and binoculars for guests to use.
The pool is solar heated, ensuring comfortable 80+ degree swimming all year round, and at night, LED pool lights slowly change colors, illuminating the courtyard. The gardens surrounding Plumeria were created for your enjoyment. Orchids abound in the trees, and over 200 different plants and flowers, many with botanical plant labels, attract hummingbirds and bananaquits. Flowering plumeria trees, also called frangipani, add a delightful fragrance to the tropical breezes. In summer, guests can enjoy delicious mangoes, picked fresh from the tree.
You can be dining at one of the many fine restaurants in Cruz Bay less than 10 minutes after leaving your private villa. Plumeria has been furnished for your ultimate comfort, with large upholstered custom furnishings in the great room, and similarly immersive furnishings in the outdoor living room. Indoor fine dining for six is easily accessible from the gourmet kitchen. The kitchen is fully stocked for 'cooking in', with all the gear needed to prepare gourmet meals, including a full set of thirty Penseys' spices. In addition to its large indoor kitchen, Plumeria features a granite outdoor kitchen adjacent to the dining gazebo. The outdoor kitchen features a large built-in gas grill with rotisserie, a teppanyaki cooktop, a mini-fridge, hot and cold water sink, and all of the necessary utensils and tableware. Across the pool from the great room are the bedrooms, with a king bed in the master bedroom, and a queen bed in the guest bedroom. Both lower bedrooms include en-suite baths, with twin vanities and a new tiled shower off the master bedroom. The spacious loft above the great room has both a queen bed and two twin beds, and is accessed by a spiral stairway. All three bedrooms feature whisper-quiet split air conditioning. A smaller day bed in the great room brings Plumeria's total sleeping accommodations up to nine.
Plumeria shares ownership with the adjacent villa on Gifft Hill, Coconuts vrbo 472849, and the two villas can be rented together, accommodating larger groups with up to sixteen guests. Lush tropical landscaping provides complete privacy between the two villas, which each have their own half acre lot. For joint villa rentals, a gate in the fence between their lots is unlocked, allowing guests to walk freely between the grounds.
St John's gorgeous, undeveloped North Shore beaches, among the finest in the Caribbean, are only 15 to 20 minutes away. You can choose a relaxing day at the beach with our beach chairs, coolers, towels, and floats, or browse thru the many interesting shops to be found in nearby Cruz Bay.
You will be so completely relaxed and refreshed by your stay at Plumeria .... you won't want to leave.
We can accept reservations for stays of less than seven nights; see our note at the bottom of this description.

NOTES: Plumeria has proven to be a very popular villa, so advance planning may be needed to secure a reservation for your chosen dates.
Plumeria is exceptionally well documented. Feel free to contact us and ask for a copy of 'Welcome to Plumeria', which has lots of detailed information about both Plumeria, and the island of St. John.
We will accept stays of less than seven nights. For these shorter stays, we charge a premium over the pro-rated daily rate of 10% for each day less than seven. For example, a five day stay would be the weekly rate * 5/7 * 1.20, where the 1.20 is the 20% premium for a stay two days less than a week. This is to cover fixed villa turnaround expenses such as housecleaning, laundering, and pool and spa maintenance. This less than seven night premium is waived for gap openings, where the villa is already rented contiguously before and after your stay. VRBO's rental charge calculator is not set up to process stays shorter than one week; contact us if you are interested in a shorter stay.
Kevin and Danielle McCarthy have been vacationing on St. John for many years, and bought their first villa there, Coconuts, in 2010. In January of 2013, they had a wonderful opportunity to buy Plumeria, the villa adjacent to Coconuts. They immediately set about adding a number of the differentiated amenities that have proved so popular at Coconuts, and are singularly focused on making their guest's experience the best it can possibly be. Feel free to contact them with any questions that you might have, and they would be happy to email you their 'Welcome' document, which provides lots of helpful information about Plumeria.
Kevin and Danielle McCarthy purchased this villa in 2013
Plumeria combines panoramic ocean views with fantastic sunsets, the finest in Caribbean indoor/outdoor living, complete privacy, close proximity to the restaurants and shops of Cruz Bay, a level driveway and floor plan, and a number of wonderful amenities.
As soon as you step through the doors into the interior courtyard, and see the magnificent ocean panorama stretching out before you, you will fall in love with this wonderful villa. Its benefits include:
- Incredible, panoramic ocean views
- Flat, very private hilltop location
- Magnificent, year-round sunsets
- Solar heated pool with LED color lighting
- Seven person spa with panoramic views
- Indoor / Outdoor Caribbean living
Plumeria has it all. Very well appointed and perfect for 6-7 people. We were traveling with 2 young children and our retired parents. The kids loved the pool and hot tub and the adults raved about the panoramic Caribbean views! Great location and convenient to everything within 5-10 minutes.
We stayed at Plumeria the week following Thanksgiving, and it couldn't have been more perfect. As first-timers to St. John we didn't know until we got there just how lucky we had gotten with renting Plumeria. The home is perfect, and just as beautiful in person as it looks in the photos. The owners could not have been nicer or more helpful with anything we needed or questions we had, including a mild panic over the not so great weather forecast, which turned out to be not accurate at all (forecast was for rain every day, but we experienced sun every day except for one). The home sits up on a hill and has paved roads and a paved driveway that is not steep at all- a big plus. It is in the perfect location of being far enough away from Cruz Bay to be quiet, but close enough that it was very easy to make the trip into town for shopping, restaurants, groceries, etc as often as needed. It is also situated so that you can easily drive to the exquisite beaches of St. John, and Plumeria has chairs, beach towels, and snorkeling gear to use. The bedrooms have air conditioning, which was nice to have when sleeping, and the rest of the home stayed very comfortable with fans and so many French doors that open to the lush plantings around the home. We loved seeing the twinkling lights of St. Thomas in the evening. Our whole experience was just perfect, and we would definitely rent this house again!!
We really enjoyed our stay at Plumeria. The McCarthy's made everything a breeze from booking the trip and answering all our questions to setting up a greeter to meet us at the ferry dock and show us the ropes around the villa. The villa itself is very comfortable and perfectly laid out with incredible views (a friend that lives on the island visited and said they are some of the best views he has ever seen on St. John) and wonderful outdoor furniture for poolside sunning our lounging in the shade. The outdoor kitchen is a real plus. We will definitely stay there again.
We spent eight days at Plumeria and it was perfect. Kevin and Danielle we fantastic communicators before the trip, providing us with everything we needed to know about our stay. When we arrived, the greeter met us and ushered us up gift hill to Plumeria and ran through the operation of everything in the villa, which was great. We absolutely loved our stay, and spent most of our down time on the porch - either in the pool, in the hot tub, or grilling and chilling at the table absorbing the fantastic views. I scoured the reviews before we decided to book our trip and the only thing I really didn't see and was curious about was the privacy. While we have stayed in more private villas, Plumeria is quite private. There are other villas around it, but you can't actually see any of them (aside from a roof or two) and none of them can see you. While you can hear other people, there is pretty much complete privacy and you can walk around outside in the attire of your choice with no fear of onlookers.
The location of the Villa, up on Gift Hill was really a great mix between being up high with those views but also being quite close to Cruz Bay. We really love being up high on St John, and probably would prefer to be way up on Bordeaux Mountain with the down valley views, but the ease in which you can get to Cruz Bay from Plumeria and also over to Corral Bay was pretty great. A+ on the location.
We loved the outside kitchen. Cannot say enough about the back porch and how enjoyable it was. Aside from sleep and showers, we spent every minute of our time once we came home outside on the porch and it was delightful. As there were only two of us, we didn't use any of the rooms besides the kitchen and the master bedroom, but everything was clean, clearly labeled and very comfortable. While we brought our own snorkel gear, there was a huge collection of gear in the closets as well as backpack style beach chairs, various coolers and all the other stuff you generally need if you're hauling stuff down to the beach. That was great. We're so thankful for the opportunity to stay at Plumeria and will never forget our time there. If you're looking for a great Villa and this one is in your price range and it's available - you can stop looking now.
Plumeria was just as pictured. Beautiful property. We loved being up on the hill. The views from the deck were amazing. Truly gorgeous. We really enjoyed the pool and hot tub when we weren't at the beaches. The location of the home was great. Not too far away from anything on St. John. Kevin and Danielle were great hosts throughout the trip and offered many helpful recommendations for things to do on and off the island. We will definitely be returning.
My family and I just had the most wonderful week at Plumeria. Here are notes:
The view is ridiculous. Our favorite part of the house was the huge outdoor living space (deck, pool, hot tub, porch, and dining area), which made it easy to enjoy the view all day and night. It looks just like the pictures.
The house is spacious, beachy, clean, and very comfortable, and was stocked with everything we needed to have a very easy vacation.
The homeowners left all kinds of detailed information about the house (how to use every remote; how to use the outdoor cooktop and grill) and the island (descriptions of beaches, trails and restaurants). We had no questions, and everything was a piece of cake.
Beach towels, various sizes of snorkel gear, beach chairs and coolers are all provided. We packed three empty beach bags and fins for the two of us that had them; otherwise, we used what was at the house.
The house was easy to get to and only about a 10 - 15 minute drive into Cruz Bay.
We loved Plumeria, and all of us (family of four) cannot wait to make a return trip.
About St. John:
Travelers have once again voted St. John their #1 Caribbean destination in 2013, and for good reason. Thanks to the foresight of the philanthropist and naturalist Laurence Rockefeller, two-thirds of St. John has been and will in perpetuity be preserved in its original state, as part of the U. S. Virgin Islands National Park. Its 35 picture-perfect white sand beaches are each unique, with many of these lying within the boundaries of the National Park. As a result, when you turn away from the Caribbean Sea and look inland, you witness unspoiled virgin green hillsides, looking much as they did back in 1493, when Christopher Columbus discovered and named these islands. St. John's hilly terrain, and the literally hundreds of islands and cays that surround it, provide unmatched vistas and photographic opportunities from all around the island. The V. I. National Park maintains dozens of excellent hiking trails, and well preserved ruins from the era of the sugar mills allow you to step back in time to that earlier period. Despite large tracts of undeveloped natural beauty, St. John also offers extensive fine dining options, and the seaside village of Cruz Bay has many interesting shops to peruse.
If this will be your first visit to St. John, you are in for a treat!
