its a nice house right on the beach

the house is close to town and sits right on the beach with nice deck chairs. it has 8 beds, so it is rated for 16 people, which would be very appropriate for a large family group where sharing bedrooms is ok. if you plan a trip with couples, you should consider this a 4 bedroom home, since the small bedroom off the downstairs master is more suited to children, and offers no privacy. the upstairs has two bathrooms. one is nice and large and the other is very small. I think the owner is still working on this because there is no hook or towel bar of any kind in there.

Perfect beach access!

Had a wonderful week with 8 adults and 5 kids ages 6 months to 6 years old. We have stayed in several houses on the west end of Galveston and this was the best. We really liked the fact that all the beds were kings and very comfortable. The kitchen has everything you might need, even two crock pots! The grill worked great and was on the deck near the kitchen. Be sure and bring beach towels.

One of the best parts of this house is the bug lower wooden deck and nice access to the beach. They have lots of plastic chairs, so you don't really need to bring any for the beach.

The air worked great especially upstairs, a little warm in the master downstairs but it has a ceiling fan and a free standing fan, so we slept great. Awesome house!

nice property, bad owner/manager

Planned a girls trip with guests flying in from all over the country.

Friday, April 29:

3 pm—got to the house. A/C on main level was OUT. Stifling hot and humid. It is a zoned system, so luckily the upstairs was working.

345 or so- called Kris (the owner and my e-mail contact) 3 times, then called the backup number (property management company), left multiple voicemails for both parties. No response. Sent message through VRBO to Kris. No response.

430: sent another message through VRBO. Called him a couple more times on both lines- his cell and the property management backup phone number. Left voicemails every time.

530 pm- called VRBO. She advised me in saying that Kris had never had a formal complaint made and that his record was clean so maybe I should wait it out a little bit longer. She then tried to call him while I was on the line and he didn’t pick up.

6:11 pm—texted Kris; finally responded. no repairs until Saturday morning

Saturday, April 30:

A/C guy showed up at 9 am (supposed to be 830). Was in and out of the house for a few hours with another guy and a ladder. Fixed it around 12 or 1 pm.

A/C broke again early evening. There was no sense in trying to contact Kris again as we were checking out the following morning.

Overall- AWFUL experience. I have no idea why he couldn’t answer the phone the 5-7 times I called him in the almost 3 hours I was attempting to contact him???? His eventual texts were so abrupt and rude and NOT helpful.

Owner's Response: It's difficult to predict when a major house appliance like the ac will stop working. Having a repair technician on site within 18 hours on a weekend day is by Galveston standards a near miracle. Both central units were replaced at a cost of 7k. Future guests should have no worries. I do enjoy a good example of karma. Of all the guests over the years the ac stops working for the very ones who made their reservations under false pretenses, abused the property then left the place a general mess. Under usual circumstances it would have been appropriate not to return the damage deposit. Allison H.'s damage deposit was returned. Staying on karma's good side.

Very Impressed

Had a great weekend event and this place was great. Right on the beach and beautiful view looking out over the Gulf. The house was clean and had everythng we needed to cook. Just wish the weather would of been better. Would go back anytime and tell my friends to try it too
