This enchanting cottage is nestled in a lovely rural position. It has been finished to a luxurious standard to make it as comfortable as possible. The cottage is all on one floor. There is an excellent fitted kitchen with washing machine/dryer, dishwasher, fridge, freezer and a useful breakfast bar. The charming sitting room has a great mix of antiques and traditional furnishings, sofa, armchairs and double doors onto the private garden beyond. The spacious bedroom has zipped twin beds and fitted cupboards. Oil central heating. Parking on shared driveway

DIRECTIONS. Travelling anti clockwise on the M25 leave at junction 5 and proceed east on the M26 which leads onto the M20. Continue on the M20 towards Dover. Take the exit at junction 10 to Brenzett. Proceed south on the A2070 and at the roundabout take the A259 signposted to Rye. As you enter Rye opposite a garage and Costcutter shop turn right and continue North out of Rye over a railway bridge, up Rye Hill to Playden.

Here with the Peace and Plenty on your right, fork right onto the B2028 to Tenterden and Iden. In the centre of Iden Village and with the Bell Inn on your left, turn right into Grove Lane signposted Houghton Green.

Continue along Grove Lane for about three quarters of a mile and turn left onto an un made track which is immediately before a large converted oast house and with a sign to Burnt Oak Manor and Boonshill Farm. Boonsfield Farm Cottage is the first turning on your right hand side.

Delightful stay

We really enjoyed our stay with Min & Patrick, they are the perfect hosts.

House is perfectly placed to explore & experience all that the area has to offer. The house is well equipped with all that is needed, and the bed is so comfortable which is important. We would highly recommend Boonfield Farm Cottage, we would not hesitate to return.

Peace and tranquillity

From the moment we arrived we knew that we were going to have a fabulous week. The cottage had everything we could possibly wish for, made even better by the lovely owners, who were generous and hospitable. Boonsfield Farm Cottage is very well situated, with plenty of walking in the surrounding countryside and close to a number of National Trust properties and other places of interest. This assumes that you actually want to go anywhere, as the cottage and garden are such that you have to make yourself go out!!

If you are reading this with a view to booking - you would be missing something if you didn't! We can't recommend it highly enough.

Excellent. A real 5 star self catering cottage.

This is a real home from home accommodation

Cosy, clean and all the facilities you require including excellent internet which was important for us.

Lovely hosts.

Very quite location right in the country but close to Rye and walks along the canal. We enjoyed waking up to sheep in the adjacent field!

If you like fish Restruants try the fish cafe in rye. The steam train to Bodimin castle is a fun trip for a full day out

Beautiful cottage, peaceful location, kind and welcoming hosts - perfect!

My stay in this beautiful cottage was just perfect. Min and Patrick made me so very welcome (home made jam, wine and milk in the fridge, coffee pod maker) and although adjacent to their lovely home, I felt very private and self-contained (not that I didn't welcome warm conversation if our paths crossed - they are an absolutely lovely couple). The bed was wonderfully comfortable as were all the chairs and sofa. So nice to stay in a place with cream carpets - some cottages give the impression that they want to hose the place down after you've left. Not so here. Beautiful paintings adorn the walls, lovely pieces of antique furniture here and there. And I'd have swapped kitchens with them in a heartbeat. Frankly, if they hadn't been expecting other guests I might have lingered...

I was surrounded by the peace and tranquility of the fields and farmland - if I could just have shaved a little off the horizon I could have seen the sea, which isn't far away at all. I visited Rye (loveliest town I've ever visited - independent shops, snickety lanes), Dungeness and the surrounding area (strange, haunting, compelling), Sissinghurst and Tenterden. A heavenly week. I shall be back!

Excellent holiday stay.

From the minute we arrived to leaving, the hosts - Patrick and Min - could not have been more welcoming, pleasant and helpful.

The cottage was probably the best we've stayed in with everything thought of.

Furnishings of good quality, kitchen well equipped and everything clean and tidy.

Welcome pack most appreciated.

Min even offered us a lift to Rye railway station on the day of Rye market as parking is difficult and then also produced a posy of garden flowers and card as we'd mentioned our anniversary was that week - unrivalled customer service!

Relaxing stay in beautiful location. Would recommend.
