This enchanting cottage is nestled in a lovely rural position. It has been finished to a luxurious standard to make it as comfortable as possible. The cottage is all on one floor. There is an excellent fitted kitchen with washing machine/dryer, dishwasher, fridge, freezer and a useful breakfast bar. The charming sitting room has a great mix of antiques and traditional furnishings, sofa, armchairs and double doors onto the private garden beyond. The spacious bedroom has zipped twin beds and fitted cupboards. Oil central heating. Parking on shared driveway

DIRECTIONS. Travelling anti clockwise on the M25 leave at junction 5 and proceed east on the M26 which leads onto the M20. Continue on the M20 towards Dover. Take the exit at junction 10 to Brenzett. Proceed south on the A2070 and at the roundabout take the A259 signposted to Rye. As you enter Rye opposite a garage and Costcutter shop turn right and continue North out of Rye over a railway bridge, up Rye Hill to Playden.

Here with the Peace and Plenty on your right, fork right onto the B2028 to Tenterden and Iden. In the centre of Iden Village and with the Bell Inn on your left, turn right into Grove Lane signposted Houghton Green.

Continue along Grove Lane for about three quarters of a mile and turn left onto an un made track which is immediately before a large converted oast house and with a sign to Burnt Oak Manor and Boonshill Farm. Boonsfield Farm Cottage is the first turning on your right hand side.

An elegant,beautiful, spotless and comfortable property with everything you need.

The surroundings are so peaceful and tranquil, perfect for a relaxing holiday. The village shop and pub are within a mile. The little extras provided by Min were much appreciated and enjoyed. Min was a perfect and charming hostess, being there if needed but otherwise leaving us to ourselves. You couldn't find a better place to stay and we would return if we visited the area again and would highly recommend it to anyone. Thank you Min for everything that gave us a much needed relaxing holiday

Lovely relaxing break

We needed a place just to relax for a week. This was exactly what we wanted. Cosy, comfortable and everything we needed. Couldn't ask for more.

Min and Patrick were wonderful hosts and we enjoyed our chats with them. The property is a real credit to them both and we really enjoyed our stay which was peaceful and a real home from home. We hope to return some day.

Very warm welcome from cottage owners and dogs! A lovely cottage in beautiful surroundings, situated on the edge of a small village and very convenient for visiting many of E.Sussex attractions. We hope to return maybe in the Spring when the lambs are born and the daffodils are out. We would highly recommend Boonsfield Farm Cottage

Fantastic, peaceful, comfortable place to stay!

We were after a quiet, out of the way place to stay and this fitted the bill perfectly. The booking process was straightforward and communications with Min prior to our arrival were excellent.

On arrival Min and Patrick made us feel very welcome in their wonderful home. Despite being only a mile or so from the centre of Iden and a 5-10 minute drive from Rye you feel like you're in the middle of nowhere. The peaceful nature of the place makes for a very relaxing stay. One of the highlights of the week was watching the sheep (literally right outside the window) while eating breakfast each morning... what tranquillity.

The property makes a wonderful base to explore the surrounding area and, if you're not familiar with the region, there are a number of leaflets in the property to give you some inspiration.

Overall, we had a fantastic week at Boonsfield Farm Cottage and we'd certainly recommend it to others.

Peace and tranquillity

From the moment we arrived we knew that we were going to have a fabulous week. The cottage had everything we could possibly wish for, made even better by the lovely owners, who were generous and hospitable. Boonsfield Farm Cottage is very well situated, with plenty of walking in the surrounding countryside and close to a number of National Trust properties and other places of interest. This assumes that you actually want to go anywhere, as the cottage and garden are such that you have to make yourself go out!!

If you are reading this with a view to booking - you would be missing something if you didn't! We can't recommend it highly enough.

The village is within easy reach of Bodiam Castle, Leeds Castle, Great Dixter and other historical places to visit.
