Our neighbourhood is slowly coming to be the best spot in Tulum.. perhaps in a couple of years. For the time being, it is tranquil and just a few hundred meters from the famous restaurants and bars like Hartwood, Gitano, Casa Jaguar, La Zebra, Moulberry Proyect, etc...
Many places are walking distance. We provide bikes. bikes are the best transport in Tulum. You can also take the bus which comes by every half an hour. You can take the taxi as well. And you can hitchhike. If you rent a car it will be harder to park. Ask us and we´ll think of something.
Other things to note
Parking is difficult in Tulum. Please let us know if you´ll be bringing a car so we can sort things out. Eco-Living: Please be aware that we run on solar power, so please don´t over use power. Please turn of the lights when you are not using them. We´ve installed a switch outside of the cabaña for it to be easier to switch everything off. Eco-water: We clean our water through biodigestors and carbon/plant filters. We provide biodegradable products for your use, so we don´t affect the filters. A little bit of regular cleaning products won´t harm our filters, but a lot will. Sound and Noise: Our place is located in a pretty tranquil, silent spot. The restaurante next door has chill moderate music until 11:00pm. The beach: We are not on the beach. We are 20 meters away from the entrance to the beach. Some places in Tulum charge a 2.5usd entry to the beach. Most of them are free and you can use their facilities if you have a drink at their place. We recommend Aura Beach Club. We are located in the jungle so you might see animals like earth crabs and spiders. There are also scorpions, but these are not poisonous and hardly ever come out. Our cabañas are fully screened.

Beautiful Place, sadly right next to loud generator
This place is just as pictured. The space is lovely. The stairs/ ladder up to the space is steep but I did not find it problematic, but if you are older or not so fit you might struggle with access to the space.
It was definitely a good value in terms of cost, and the manager Tito is wonderful - very friendly and helpful with everything.
Unfortunately I cannot recommend the stay here, because there is a super loud generator on the neighboring property that runs at any and all hours. I feel bad for the owners of this property because it is beyond their control, yet ultimately I go on a beach vacation for peace and quiet, and with the level of noise I was unable to enjoy the space or sleep well. I was here for 4 nights, and the generator ran one night until 2 am and another night until 5 am. If you don't mind that type of sound, you will enjoy a stay here because otherwise the property is great and the people are friendly, and it is also well located. It's above a well equipped kitchen, so also a bonus if you like to cook.
Great location, accommodation is not exactly as described
Overall, we enjoyed our stay at the Attic Palapa in the Mangroves. Comfy beds, helpful staff and it was easy to find. There are a few things that weren't exactly as described, but nothing to stop us from coming back :) I think the price point and location are great value.
The Attic room is accessible via a ladder, not a stairway, with a hatch not a door. It is a very steep ladder, and it was hard to get up and down with a suitcase. Once you get used to it, it's ok -- but can be tricky, even for two active young folks like ourselves :) The restaurant next door is loud. On our first night there was construction next door as they completed a reno on the space. After that, the restaurant opened and we heard DJs, their generators and party goers all night. Their lights are also on and shine through to the property. But because we are night owls ourselves and the beds were so comfy, it didn't impact us as much as I thought!
