About the property

3 Bedroom, 2 Bathroom Spacious Home With Ever-Present Panoramic Views

Welcome to our home in the heart and scintillating soul of Sonoma County. Our sunny 3-acre estate is perched on a rolling hill between Sebastopol and Occidental and is punctuated by majestic sweeping views of vineyards, orchards, redwoods and mountains. Enjoy the ever-changing beauty of our terraced perennial gardens, chardonnay vineyard and young olive grove. We invite you to share in the seasonal organic bounty of our fruit trees, assorted berries, vegetables, and herbs or meditate in our fragrant rose garden. Our recently purchased home has been lovingly renovated and updated to take full advantage of the lush Sonoma lifestyle. Abundant large windows and glass doors bring the outdoors in and highlight the varied vistas from every room, from sunrise to sunset to starry nights.

Furnished with style and comfort, we invite you to sink into overstuffed couches and chairs, put your legs up on ottomans and reclaimed wood coffee tables, and dine on the antique farm table or the vintage teakwood set under the stars. With multiple, comfortable eating and seating options available indoors and out, your most difficult decision will be where to sip your cappuccino or pinot noir.

If you enjoy cooking, you will appreciate our large, updated kitchen with a new 5-burner Italian gas range, double ovens and high-end small appliances and cookware. The built-in gas grill is conveniently located on the back deck for added cooking options. Or explore the health benefits of juicing with our Breville juicer - there is no better place on earth for organic vegetables and fruit from our gardens or local farmers.

We hope that you sleep long and well in the three thoughtfully designed and furnished bedrooms. The large master features a queen bed, ensuite bath with double sinks, enormous window with rose garden views and sliding glass doors onto the terraced back garden patio. The two other bedrooms boast antique double beds, oversized windows and beautiful rose garden or back terraced garden views. All of the bedrooms have spacious closets, and are furnished with a writing desk and a dresser. They also feature quiet ceiling fans, blackout shades and new pillow-top mattresses, down comforters, and quality linens for your added comfort.

The large living room with its cathedral ceiling is warmed by reclaimed wood beams, plush sage couches, antique side tables, opulent rugs, and multiple personal lighting options designed for reading and relaxing. It features a 47-inch flat screen television with Direct TV and a Blu-Ray DVD system. Our cozy corner library contains diverse offerings for your browsing or reading pleasure as well as a local section where you find guidebooks and practical information to help you optimize your stay in the slice of heaven that is Sonoma County.

Nestled high in the back terraced garden, the hot tub provides a secluded, steamy oasis with exceptional views, including the distant Mayacamas Mountains. It is our favorite place to greet the day in the early morning as the mist rolls through the Green Valley and to enjoy sunsets that seem to last forever. Due to the presence of unobtrusive landscape lighting, it is also an ideal spot to count the stars.

Our home and gardens are smoke-free and chemical-free. The house has an open floor plan and wide doorways. There are only 2 low steps to enter the house from any door and the master bedroom has a large walk-in shower. We have tried to eliminate all barriers to your enjoyment of this magical space.

About Susan Moinester

My husband, David, and I are 'southernized' former New Yorkers. Born, raised and married in Brooklyn, our adult lives have been enriched by spending them in Memphis, TN where we have come to know and appreciate great music, Slow Food and wonderful friends. We fell in love with Sebastopol and the surrounding area on a romantic vacation in the summer of 2012. We were captivated by the physical beauty and the lifestyle. We never expected to find a house so quickly, as we cannot move for several years. But as soon as we saw this property, we knew that we could not let it go. So until we are able to live in 'Our Home in the Vineyard' full-time, we welcome you and your family to share it with our family.

Susan Moinester purchased this estate in 2012

Why Susan Moinester chose Sonoma County

This property has a magical quality that touched us from the moment we stepped out of the realtor's car; it has held us in its grip ever since. The property stirs your soul while simultaneously imparting a sense of tranquility. You feel exhilarated yet at peace. It is an intangible quality, yet undeniable and while a very personal experience, we have found it to be universal among all those who have visited. Perhaps it is the gentle slope of the hill on which the home rests, the beautiful, terraced gardens that are perennially in bloom, the accessibility of all 3 lush acres or the unusual diversity of the breathtaking views that surround the home. Perhaps it is the fact that the house and the outdoor living areas take full advantage of the spectacular surroundings by bringing the outside into every room. The house is spacious with large rooms and an open floor plan that is unique in this area. It is impossible to capture these qualities from the photos; we invite you to come and experience it for yourself.

What makes this estate unique

To quote one of our guests, 'Home in the Vineyard is a warm hug': we could not agree more! It fills our senses and captivates our souls. At Home in the Vineyard, we are fully immersed in beauty and verdant abundance and delight in the casual elegance and comfort of the Sonoma lifestyle.

Speechless .. too perfect

  • 5 of 5

This home is beautiful and location is just perfect. The homeowner had many recommendations that basically planned our trip. The home had everything we needed and more plus it felt like a dream staying there for the two nights (wish it was more). Oh, also communication with the homeowner was amazing and always very responsive.

Magical in Sebastopol

  • 5 of 5

My wife, our two very young children, and my parents stayed at this home over a weekend in November and I can't tell you how blown away I was by the house and the surrounding lands. The pictures really don't do it any justice. The house has a very functional layout with a formal dining room and a kitchen that has everything you need to cook a gourmet meal. It's also very close to downtown Graton if you wanted to grab a bite to eat. And there are an abundance of wineries within a 5-10 mile radius.

Susan, the owner, and Fern couldn't be more gracious. The house was in perfect condition when we arrived. And we really didn't need to bother them with anything as the house had everything we needed. Check in and check out was seemless.

I would definitely stay here again!

NICE VINEYARD VISTAS but not much else

  • 2 of 5

Ok, to be perfectly honest this is an 80s/90s style house that is in need of a little TLC and a deep cleaning. We arrived to be told there was an ant problem in the kitchen. This information did not dismay me because they were the small sugar ants. The property manager told me they sprayed with something that was non-toxic. She suggested I open the windows and , of course, I thought this was a good idea given the spraying. I attempted to open the 2 little windows in the kitchen area but they would not stay up without placing something in them to hold them up, ditto for the dining room window. I then opened the bedroom windows and found my hands covered with cobwebs. The bathrooms were dated but everything worked with the exception of a broken drawer handle and slow draining sink in the master bath. The racks on the dishwasher we found to be a bit tricky. Anyway, there are the lovely adirondack chairs as seen in their advertisement and we finally all sat down to have a glass of wine and enjoy the views. However, when my son leaned back in the chair, the arm fell off and the chair tipped back. I did complain to the property manager but they seemed not to want to accommodate us even with an extra bottle of wine for our trouble. I was not going to write any sort of negative review but just chalk this experience up to being more careful about home away rentals, however, after we left before the appointed check out time and let the manager know we had left, she sends me a photo of a broken lamp shade in one of the smaller bedrooms. She wanted to know if I knew how it had happened. I told her the older couple who stayed there was only literally there to sleep (we were all attending a wedding) and that they had only turned on the overhead light when there and did not notice the cracked shade. One other thing, we arrived after a long flight and were told we absolutely could not access the house until the appointed 4PM time because "they wanted everything perfect for us". Also, thought it would be nice if all the rooms had queen beds instead of just full size beds. Overall, if you like vineyard views and don't want to stay in a hotel, a short stay at this house would not be bad. Not sure I thought the view was worth it for the money.

Owner's Response: We are sorry that you did not enjoy your visit as much as we would have hoped. We take great pride in our home and in providing our guests an exemplary rental experience. It is distressing to both our property manager Fern and me that despite repeated contact with you during your stay, we were not able to satisfy you. In the four years we have rented our "Home in the Vineyard" every other guest - without exception - has thoroughly enjoyed their stay. To date, we have received 46 reviews and the other 45 all rated us with 5 stars. Sincerely, Susan Moinester, Owner

A wonderful stay

  • 5 of 5

The only thing we wish we'd had was more time here. The house would have had every thing we needed for a long week or more. Unfortunately, we only had a weekend. Susan and Fern made the house easier to find than we'd anticipated. And so welcoming. The bottle of wine was a wonderful treat after the long flight and drive, and we enjoyed it while wandering around the lovely gardens. And as if on cue, the neighbors' dogs showed up to greet us - putting everyone in a great mood for adventure. The coffee Susan provided was a great way to wake up in the vinyard, and all the yoga and workout equipment made our daughters feel right at home. Highly recommended: morning yoga on the back deck surrounded by the flowers and hummingbirds. While we were a party of 4, the house and grounds could easily accomodate several more people without bumping into one another. The layout was great for group activity and private time. Ironically, we'd chosen the house for that great kitchen - we'd envisiond cooking wonderful meals surrounded by the vinyard and gardens - but our schedule demanded we eat out. However, we missed the town's secret weapon - the Underwood and Willowwood. We didn't miss Merry Edwards, though, and Ken, Merry's husband was a real treat. Many reasons to come back! Thank you, Susan and Fern! PS - for breakfast items, Bill's in Graton will have what you need to get your day started.

We loved this property!

  • 5 of 5

This property was exactly as advertised, with no surprises or disappointments. Really was beautiful! All the makings for a relaxing get-away.

We were three adult couples from far far away, stayed five nights in mid-September, cooked in the house 3 nights. Kitchen well-equipped, everything in working order, clean, pleasant. Nicely decorated. Plenty of great outdoor spaces. Property manager Fern and Owner Susan were great hosts leaving us with plenty of local advice and direction. Our only regret is that we did not allow ourselves enough time to spend at the home. We were always on the go to wineries and great restaurants in both Sonoma and Napa. We hope to come back some day, and next time we will hang locally without wasting so much time on the road to other destinations.

Hint: there are no pizza restaurants that deliver to this location. But MoMo Pizza in Sebastopol is good and is an easy pick-up destination if you call ahead.

Our home is ideally situated to enjoy all that Sonoma County has to offer, indoors and out, all year-round. We are located in the scenic Green Valley in the heart of the Russian River Valley. Our property is just minutes away from dozens of wineries, tasting rooms, microbreweries, bars, world class restaurants and eateries. For less traditional culinary and cultural experiences, don't miss the paella at the Occidental Friday evening Farmers Market (get there early!) and the hippy hash and duck tacos at the Sebastopol Farmers Market on Sunday. Oh... lest we forget, Screamin' Mimi's in Sebastopol - 'Sonoma County's Best Ice Cream' for their olive oil ice cream - or anything else! For groceries, fresh fruits and veggies and a wonderful selection of local wine, we are just 7 minutes from one of the finest markets in Sonoma - Andy's.

We also want to be sure to mention that we are only 6 miles (about a 13-minute drive) from the fabulous, singular Wild Flour Bread Bakery in Freestone. Our perfect day starts with steaming bread, scones and Taylor Maid coffee from Wild Flour, continues to through the quaint town of Bodega for a stop at the artisans' cooperative, antique store and surf shop and then up the spectacular coast from Bodega Bay to Jenner. The coastline is lined with scenic overlooks, hiking trails and diverse accessible beaches. You can continue up the coast but we prefer to turn inland at Jenner for a change to the Russian River scenery and dinner in Monte Rio or Guerneville. The variety of topography, scenery and activities that await you with 20 minutes of our property is truly astounding!
