Welcome to one of the best vacation spots in California. This 1940‘s charmer is located right in the heart of balboa island! Just one block from the water and even closer to the historic Marine Avenue shopping and next to the legendary Village Inn Restaurant, the hot spot of the island. Spend the entire week and never use your car. Walking distance to the ferry.

This is ONE house with an upstairs and downstairs that is only accessible through an external staircase as you see in the pictures.

THE UPSTAIRS has a queen size bed in the master and another queen size bed in the second room. Sleeps 4

THE DOWNSTAIRS has 2 twin bunk beds with a twin trundle under each and a double sofa bed. Sleeps 7-8

The whole house sleeps 12 people if you put 2 on the double sofa bed.

complete with every amenity, including internet (WiFi), 2 flat screen TV and fully stocked kitchen to ensure a premier vacation experience. Comfortable soft seating and a great table in the living area to create an environment perfect for relaxing, reading, playing games, working on crafts or watching a movie. Downstairs is definitely set up for kids with all the bunkbeds and a flatscreen TV.

Adults can enjoy a relaxing time upstairs eating dinner or watching a movie while the kids are playing downstairs, eating or watching their own movie.

All linens, kitchen ware, towels, are provided. Overall this home is bright, cheery, and comfortable. Bring or rent bikes, kayak, fishing pole, and walking shoes to enjoy all that the beach, island and bay have to offer.

Balboa island is only 15 minutes from orange county / John Wayne airport, 50 minutes from Los Angeles international airport, and 75 minutes to San Diego Lindbergh field airport.

It is a short drive to many southern California shopping and attractions including fashion island, Disneyland, knott's berry farm, universal studios, Anaheim stadium, Honda center, Laguna beach, Hollywood, Los Angeles, sea world, legoland, San Diego zoo and wild animal park.

We have been going to Balboa Island for most of our adult life and fell in love with the uniqueness and magic of the Island. 1305 is right at the heart of all the shopping and restaurants that the Island has to offer. The Island truly gives you a small town feel and allows you to get away from all the business of everyday life. Yet, it is just 30 minutes away from just about everything you could do in Southern California. From Disneyland to Fashion Island, etc.

Had family visiting from Texas and needed something that slept 10 (4 adults 6 children). This was the perfect house, not only was it a beautifully furnished house more importantly it fit us all perfectly. Everything was conveniently located. Walking distance to the beach. Awesome experience !!! Thank you

The place was broken into 2 parts. The bottom area was not the best. The mattress were dirty.

Owner's Response: Thank you for your feedback. I wish you would've let us know the things you were concerned about during your stay so we could of corrected them or made them right by you. We strive for 5 star satisfaction and will go above and beyond to make sure we have done everything possible to make your stay relaxing and enjoyable. To address your concern, 1) The mattresses are not dirty but there was one with a stain and that mattress has been addressed. 2) The house is 2 separate units that are joined by an external staircase, the downstairs has the garage, laundry room and bathroom with a shower. It also has a dining table, fridge and microwave and the rest is more like a bonus room with a TV and beds for 7-8 people. The beds are better suited for kids but can accommodate adults. It is meant to be an area where the kids can hang out separate from the adults. They can eat, watch a movie, play games etc.

Perfect location!

Right in the heart of Balboa island walking distance from restaurants, shops and Starbucks. Beautiful time of year all the houses are decorated for Christmas. We took our bikes and rode the ferry to the fun zone and did lots of walking and bike riding. Can't wait to visit again!

Near-perfect island retreat, great service, we will be booking again!

My daughter and I shared an amazing weekend getaway. I appreciated being able to work directly with the owner. Todd was extremely accommodating to our needs.

The only things that made it "near" perfect and not perfect are not in the owner's realm of control.

The house is ideally located close to the main street of shopping & restaurants and the water, and only a brief and beautiful stroll to the ferry ride. However, it is located right next to the Village Inn which has one of the islands only late night bar/pubs. So you might get a few rowdy loud drunkards blabbing in the street down below. There passing was quick so that was not the main issue. Hopefully the owner can work with the Village Inn on this next one - some of the pub smokers chose to come out the door near the house and smoke their cigarettes directly below the open windows of the home. I get migraines and am extremely sensitive to this smell, so maybe it would not bother other guests as much as it got to me and my daughter. Maybe the Inn can require it's guests to smoke on the "main street" side of their pub so that the second-hand smoke is not intruding on the privacy of home owners.

And lastly, there was road construction right outside our windows as well. Again, not the kind of thing the owner can control. But next time I book, I'll be asking if he knows of any nearby construction so we might postpone our visit till that is not our backgournd ambiance. Again, we were more sensitive because we were trying to escape the construction sounds of our own neighbors back home that has been going on far too long...Murphy's law I guess.

All & all the place is so cute, beds & furniture are comfy, everything is clean.

If you are a wimp like me, maybe don't plan on paddle boarding. It was way too heavy for my bad back & wimply arms to lift & carry down to the water. But that would have been a great treat and part of our stay if I could have found a way to get them down to the water...maybe a wagon??

Highly recommend, you won't be disappointed in the place or the service!! We will be back, a home away from home, so cozy!
