Just one block from the water and even closer to the historic Marine Avenue shopping and next to the legendary Village Inn Restaurant, the hot spot of the island. Spend the entire week and never use your car. Walking distance to the ferry.

We have 2 beautifully furnished 2 bedroom 1 bathroom units that are complete with every amenity, including internet (WiFi), a flat screen TV and fully stocked kitchens to ensure a premier vacation experience. Comfortable soft seating and a great table in the living area to create an environment perfect for relaxing, reading, playing games, working on craft or watching a movie.
The lower unit (LISTING #468085) has a queen size bed in the master and twin bunk beds and a twin trundle underneath in the second room along with a couch futon bed in the living area. Sleeps 6

For your convenience there is a SHARED laundry room available onsite. It is shared by both the upper and lower units. The upstairs unit can access the laundry room through a keyed door in the alley. Please be considerate of the downstairs tenants and do not open either of the interior doors in the laundry room. Thank you!
All new linens, kitchen ware, towels, are provided. Overall this home is bright, cheery, and comfortable. Bring or rent bikes, kayak, fishing pole, and walking shoes to enjoy all that the beach island and bay have to offer.
Balboa island is only 15 minutes from orange county / John Wayne airport, 50 minutes from Los Angeles international airport, and 75 minutes to San Diego Lindbergh field airport.
It is a short drive to many southern California shopping and attractions including fashion island, Disneyland, knott's berry farm, universal studios, Anaheim stadium, Honda center, Laguna beach, Hollywood, Los Angeles, sea world, legoland, San Diego zoo and wild animal park.
We have been married for 28 years and have 4 wonderful children. Our son is 25 and our 3 girls are 22, 16 and 11.

We have been going to Balboa Island for most of our adult life and fell in love with the uniqueness and magic of the Island. 1305 is right at the heart of all the shopping and restaurants that the Island has to offer. The Island truly gives you a small town feel and allows you to get away from all the business of everyday life. Yet, it is just 30 minutes away from just about everything you could do in Southern California. From Disneyland to Fashion Island, etc.
4 PADDLE BOARDS ARE AVAILABLE for use during your stay and are located behind the house. please be considerate of the lower unit when getting them as they are right outside their door behind the white fence in the alley. Also, there are 4 Paddle Boards and they are meant for both units so please be considerate of how long you are using them.
Right in the heart of Balboa island walking distance from restaurants, shops and Starbucks. Beautiful time of year all the houses are decorated for Christmas. We took our bikes and rode the ferry to the fun zone and did lots of walking and bike riding. Can't wait to visit again!
Nice little cottage. Close to many attractions. The paddle boards were a hit with my boys.
My daughter and I shared an amazing weekend getaway. I appreciated being able to work directly with the owner. Todd was extremely accommodating to our needs.
The only things that made it "near" perfect and not perfect are not in the owner's realm of control.
The house is ideally located close to the main street of shopping & restaurants and the water, and only a brief and beautiful stroll to the ferry ride. However, it is located right next to the Village Inn which has one of the islands only late night bar/pubs. So you might get a few rowdy loud drunkards blabbing in the street down below. There passing was quick so that was not the main issue. Hopefully the owner can work with the Village Inn on this next one - some of the pub smokers chose to come out the door near the house and smoke their cigarettes directly below the open windows of the home. I get migraines and am extremely sensitive to this smell, so maybe it would not bother other guests as much as it got to me and my daughter. Maybe the Inn can require it's guests to smoke on the "main street" side of their pub so that the second-hand smoke is not intruding on the privacy of home owners.
And lastly, there was road construction right outside our windows as well. Again, not the kind of thing the owner can control. But next time I book, I'll be asking if he knows of any nearby construction so we might postpone our visit till that is not our backgournd ambiance. Again, we were more sensitive because we were trying to escape the construction sounds of our own neighbors back home that has been going on far too long...Murphy's law I guess.
All & all the place is so cute, beds & furniture are comfy, everything is clean.
If you are a wimp like me, maybe don't plan on paddle boarding. It was way too heavy for my bad back & wimply arms to lift & carry down to the water. But that would have been a great treat and part of our stay if I could have found a way to get them down to the water...maybe a wagon??
Highly recommend, you won't be disappointed in the place or the service!! We will be back, a home away from home, so cozy!
We thoroughly enjoyed our stayed in the little cottage on Balboa Island. It was very comfortable and felt safe and welcoming. It was nice to be so close to the downtown shops, to be able to walk to the grocery store and all the restaurants. We loved the easy access to the ferry to be able to get to Newport Beach and the other side of the Island for whale watching and deep sea fishing. Just a heads up, it is very noisy in the morning. The house is located right next to a very busy restaurant and deliveries and trash pick up start coming about 4 am... I would suggest bringing ear plugs or a sound machine. Also, a few things that would've been nice to have to make the stay a little more accommodating would've been dish soap, dishwasher tabs, extra trash bags and dish towels to wash dishes. We stayed for five days and ate a lot of meals at the house so not having these items made clean up a little difficult. Also, there are no beach towels, just the bath towels provided (which there are no hand towels or wash cloths), so we ended up buying beach towels and I would suggest the owner providing a cooler to take meals to the beach. We were super appreciative of the toys/chairs/paddle boards that were provided to take to the beach. We left a little body board we bought that we couldn't take home with us to add to the beach toys. My son spent hours upon hours on it in the ocean! So FUN! Please do not let this deter you from staying at this cute little house. We couldn't have asked for a better spot, just some things I would've liked to know going there so I could have been better prepared!
