This unit is a cozy 12x16 studio with all the amenities you will need.
This unit is a stand-alone structure located at the front of a house. The unit offers a kitchen, dining area, queen size bed and bathroom inside. There is 7 feet of kitchen counter space which includes a kitchen sink with garbage disposal, microwave, double hot plate, coffee grinder and coffeemaker. The bathroom is equipped with a toilet, vanity and shower corner. The bathroom is separated from the main area by partial wall and a curtain for complete privacy. Right outside the front door is a small refrigerator with a freezer drawer. Also located there is a washing machine shared with the house occupants ( can be used anytime not in use). Beside the unit is a covered sitting area with a grill shared with the house occupants (can be used anytime not in use). This unit also has a screened opening between the top of the walls and ceiling to allow for ventilation and natural light. This opening may also be a source of occasional neighborhood noise at night on this short residential street. Due to higher elevation and ventilation the unit does not get hot and at night the temperature may drop to the lower 60's during the winter months. Everything is new, clean and in working conditions making your stay comfortable and convenient.

About Rod Hall
My wife and I live in Fairbanks, Alaska. After visiting the Big Island numerous times over the years we purchased this old house and decided to start fixing it up. The main house was built in 1972.

Why Rod Hall chose Kailua-Kona
This studio is very conveniently located if you are staying in the Kona area or your trips start from Kona. When we visit the Island we spend most of our time in this area and make day or half day trips from here, getting back in time to go downtown for a dinner. I also feel that this studio has about everything you will need for a vacation at a fair price. You can get to most shopping centers, restaurants and downtown Kailua-Kona in 5 to 10 minutes.
What makes this Studio unique
This is meant to be a budget rental. It has the things you need but not necessarily luxury items. It provides a chance for a more authentic Hawaiian experience. You are not isolated by concrete walls, you may feel like you are living in a small Hawaiian community.

Great little place
This was a great place to stay for a week while diving in Kona. The shower and toilet are separated from the room with just a curtain but it is not an issue if you are friends with the person you are with! The best is amazingly comfortable and there is enough room for a little table inside and an area to sit outside. Would definitely stay here again if I return.

Clean, Affordable, perfectly located Studio in Kona
This place was exactly what we needed for our trip, helped us save money and offered much more. This place was very easy to find and is right off the main highway that leads to Waimea, Saddle Road cutoff, and literally minutes away from town. You can look outside from the driveway and see the sunset. Rod was very quick and helpful in answering any questions that I had. The studio is small but gives enough room for storage, sitting down to eat, and to sleep comfortably. It was very clean (shower, toilet, sink, linens, towels, etc..). The bed slept my boyfriend and I comfortably (didn't feel hard or stiff or uncomfortable). There were options for more pillows and blankets. There were boogie boards, snorkeling gear, a washing machine and a clothesline to dry things such as bathing suits and towels. The studio also offered a large TV with access to Netflix, Amazon Prime and other channels in Roku (if you have respective accounts).
First and foremost, we really liked and enjoyed our rental!! We knew coming to the Big Island that we were going to be out and about doing a lot of things and wanted a comfortable place to rest our heads without the stress of a place that didn't meet the simplest of our standards. We were thoroughly impressed and felt like this place was a second home. Some things to clarify to the people that maybe have reservations about this place:
You are paying $50 a night with a minimal cleaning fee for a place that is locked up and private. It's not going to be a four star hotel setting but it's going to offer you what you need... A clean place to sleep, hot shower, and clean, newer amenities. But you're also getting things such as snorkel gear, boogie boards, ample, free parking in a quiet cool setting. the price is comparable to what you'd pay in a private room at a hostel and yet you'd have to share all of that with other people. The place does allow sound to seep in and out (something to consider) but I felt that everyone around us was really quiet and respectful (which you should be as well considering you're renting in a private neighborhood and probably don't want to create a negative image of vacation rentals). The bathroom doesn't have a door but my boyfriend and I worked out what helped with our comfort levels.
If you want an affordable, clean, cool and comfortable place to stay while you adventure the Big Island by yourself or with a loved one, I would HIGHLY RECOMMEND staying here!! Thank you Rod and Ivett Hall!!
Adequate. If you are looking for cheap then this is your place.
This is a $50 per night rental and that's what you get. The bed is hard with red silk sheets and you can hear the neighbor sneeze(among other things) but it is clean and tidy and it has a great location. The toilet flushes, the shower is warm and there are no bugs. At 50 a night it allowed us to stay and play on the island longer! Renting the house rather than the studio is worth the extra 35.
We do try to keep a nice mattress with a new or clean mattress pad on the bed. We are constantly going through sheet sets, the red one was a set from Macy's that was on sale. It's not possible to rent our whole house for 85.00 a night unless you are there the whole month. Thanks for staying with us and we are glad you found our rental a bargain.
Fills basic needs, but just too small.
The place was clean, well-located, and met every basic need. However, it was so small that we were constantly tripping over luggage, and had to turn sideways to move around. After a week of this, we hated it.
Thanks for staying with us and your review. With regards to the studio size, it is similar to many hotel and motel rooms you might stay in but it has a few more amenities than most. The only major change to the space over the last three years is we put the fridge inside the room last Fall instead of outside beside the door. Judging by recent reviews I'll put the fridge back outside when I get back from work in April. This should give guests more space for luggage and hanging out. Again it is a small place and if you are not used to a small accommodation and are not fairly well organized with luggage, clothes and clutter making, etc. then this might not be the best place for you. A few years back my wife and I and our first born baby spent over 3 weeks in the studio while we were working on the main house, I didn't find it inconvenient or confining. I mean it is always nice to have more space but this too can come at a cost. Anyway these are my thoughts, guests are also welcome to use the covered outside space and there is a grill, gas burner, table , chairs and wifi there.
Nice little apartment with everything you need
Compared to other places in good location, fair price, nothing special .
It is a bit dark because the only window is under the roof. Veranda is not really inviting , no views. The house has another 2 bedroom apartment which is better but probably a lot more expensive.
Checkin is easy(keys on the table). Kitchen is equipped with everything you need to cook. Supermarkets are only 5 minutes drive away.

The apartment has one window on the side and also a window door on the front entrance , additionally there is a screened opening all the way around the top for ventilation and also light. We made curtains for about half the top opening for light control but also because it can get breezy at night during the winter months. If we added more windows they would only be facing the street or the neighbors house and one of them would have to be directly over the bed. The windows south or west facing can really heat up the room during the day and I think we have an ok balance.I think the outside patio is inviting, there is sunshade, a large amount of space and privacy, a grill , a new gas burner, table and chairs. We will probably make this area even nicer in the future but it takes time and money. The main focus is on tying to provide the best benefits for the price we are charging. We try to keep the place clean and everything supplied and working.
Enough for a couple that was only looking for a place to stay
Everything was like in the pictures. It is close to everything and really quiet. Keep in mind that its a very small place meant only to sleep and make some lunches. As we were gone from 8am to 9-10pm everyday we didnt care if the place was small but if you think about staying or resting in your room, you should definitely look for a bigger place.

Go 6.9 miles and turn left on Palani / Hawaii Belt Rd. 1.7 miles, turn right on Palihiolo Rd. .1 mile and right on Kialoa Place 138 feet to green house on the right. Our rental property is located in one of the oldest (early 70's subdivisions in Kailua-Kona) with an elevation of 972 feet. It is the first subdivision you will reach driving up Palani Road above Kailua Town. It is close to an incredible amount of things that the Big Island has to offer. Here is a generalized breakdown of some attractions / activities and time it takes to get there from our place. Restaurants, Farmer's Market and Grocery/Retail shopping from 5 to 20 minutes one way. Closest Grocery is Safeway and Walmart 5 minutes. Costco about 15 to 20 minutes away. Beaches are Kamakahonu (King Kam) Beach (2.4 miles) 6 to 8 minutes straight south on Palani to King Kamehameha Hotel. Here there is swimming, snorkeling, sunbathing, kayaking, paddling options. It's a really good choice when you need to hit the beach in a hurry from our place. 10 minutes Old Airport Beach Park, to Hapuna (40 minutes N ), Mauna Kea (45 minutes N). Going South Pier and Kailua town 5 to 10 minutes, White Sands on Alii drive is about 15 to 20 minutes, there are several other shoreline places here as well and a fantastic place to snorkel at Kahaluu Beach Park (20 to 25 minutes away). Further South are Captain Cook and Ho'Okena Black Sand Beach Park and Two Step Beach for Snorkeling. Even though the distance is not that far allow for about an hour to these places because of traffic. There are many many more attractions and things to do. If you have a suggestion I can add it to the information in the future.
