Welcome to our peaceful, private paradise on the ocean. The waves will lap up at your feet. Watch magnificent Hawaiian sunsets from your private lanai. Sweeping 180 degree views from left to right. Situated in front of the Riviera surf break you can watch just yards away, surfers, belly boarders ,schools of bright yellow tang, turtles in the lagoons just below, ,playful spinner dolphins and the spectacular humpback whales. In season the whales give birth in the waters right in front of the lanai. They will breach and play for hours. A spectacular, once in a life time experience! In high tide the waves roar and you can feel the sea spray. An experience you can get lost in. Right outside the condo front door is the sparkling, clean fresh water pool overlooking the Pacific. Even though close to pool, it is QUIET! With so few people here, rarely is there anyone in the pool. You can swim, BBQ, dine and sunbath right outside your own condo. Reading for hours on your peaceful Lanai is a real joy. Enjoy your favorite Hawaiian beverages for the twilight, golden hour of sunset, hoping for a magnificent green flash. Yes they really happen and are breathtaking. The sun at the edge of the water flashes a brilliant peridot green flash. It will take your breath away.

This is a small 13 unit boutique complex ,framed with towering palms. Gated entry opens into lush gardens, brick pathways and old Hawaii plantation architecture. Situated between the quaint village of Kailua-Kona and the Keauhou resort areas. ,close to great restaurants, shopping, fishing, Snorkeling, swimming, beaches, parks,and out door farmers markets where you can get fresh, local island fruit, veggies, pineapples, Kona coffee and plenty more .Walk right across the street to the Alii farmers market and enjoy Kona coffee, smoothies, papayas and mangos for breakfast. Take the fun open-air trolley between Kailua, and Keahau,it cruises past Kona Riviera Villas, along Alii Drive .The Trolley can take you to most favorite destinations. Although a car is suggested, it is not required.

The condo has fresh paint, brand new sisal, hemp and bamboo blinds, cool tile floors and views of the ocean from every room! The remodeled kitchen has solid maple cabinets, granite countertops Hawaiian theme tile backsplash and newer appliances. The kitchen is very well equipped with everything you will need to prepared a quick snack to a gourmet dining experience. The bath has a new vanity ,mirrored medicine cabinet, designer cabinets and lighting. The large bedroom has a separate vanity and sink area, new King size mattress, plenty of storage, and French doors leading to the pool and ocean deck. The Lanai boasts a luxurious rattan and glass table and chairs. Very comfortable for spending hours reading, gazing at the ocean and sky and dining. The front room has a big screen HD TV with cable (and all the sports channels) plus WiFi. A solid teak elephant chair, rattan armoire and great decorator details complete the room.

Our condo has the best location in the complex, luxury appointments and preferred assigned parking space plus more. Come experience this unique paradise for your self!!!!

We come to Kona every winter and have always loved staying at the Kona Riviera Villas, finally one came up for sale that we couldn't pass up - it has the best ocean view around. We've decided to share our condo with others when we are not here, so it is furnished and stocked with everything we need for our vacations, and is our home away from home.

The condo we chose has an ocean view from every window and we can hear the surf through out. It's very relaxing when we come here to unwind from our busy life back in Washington.

What makes this condo unique

We can't say it enough: location, location, location. You can't beat this one. We eat all our meals at the table on the lanai, watching the waves, we even have surfers that surf the waves within view from our lanai.

Zen paradise

This property was everything and more. I can’t say enough about how truly wonderful our stay was and the views...glorious sunsets, turtles feeding by day, eels by night. We even witnessed a spawning ritual between two eels that was very cool. The home has everything you need and the location is perfect. The market across the street is nice and where we got our snorkel equipment. We bought then sold it back. Was less than $3/day each. May we suggest Fosters Kitchen for dinner and Huggos on the rocks for happy hour. It was a wonderful place to spend our 25th anniversary. We even had tips on the best places to visit. It was the most relaxed I have felt in years. Thank you so much for a wonderful experience. We hope to be back!

Gorgeous grounds, clean, well kept..

The condo was perfect for my husband and I. Watching the eels, turtles, manta rays and dolphins, not to mention all of the fish in the tide pools was spectacular. We ate dinner on the patio and watched the sunset every evening. The view was better than any restaurant could offer. The condo provided everything we could possibly need. We will definitely be back!

Great unit

My wife and I had the chance to stay here for our honeymoon. I can only repeat much of the comments said prior to me. I will stress this... get the rental air conditioner! The unit (outside the air conditioned bedroom) was fairly humid. Breakfast off the lanai listening to the waves off the ocean in the morning was a great way to start off the day.

At night eels were visible in the tide pool. We watched while the other tennants fed them.

We saw no ants or cockroaches as in a previous review.

The neighbors in the villa were are very friendly and talkative., including a very happy service dog. We were able to socialize with many of them in the pool area outsidr yhe door.

We enjoyed our time at this villa. If not for the humidity in the unit (which was beyond anyone's control) I would have gave it a 5.

Great view! Easy access to town and parking.

If you love ocean views this is the place for you. Especially at sunset. However there is no beach in front of the property, which is very common for this area . The pool was right next to the front door, great for early and late swims. Clean and well organized house.

Mostly Perfect, but a few changes would make it better.

Great location and truly ocean front! We were in Kona for scuba, and everything was easy to get to. Don't leave without going to Umeke's! The Kalua pork and poke are yum, yum, yum! The condo furnishings were beautiful, and everything we needed to enjoy our week was right there. We opted to rent the portable A/C, and so glad we did because it was very hot, and not much breeze. Only a few complaints - 1. the pool area was constantly busy, and our lanai was not a private one, but rather a passage way for two other units to pass through on the way to and from the pool. Since this is the only place to dine, it's worth noting. 2. The guest book, and the residents, encourage feeding the eels in the ocean, which anyone should know is not good practice. The eels are marine life, and very dangerous. If they are taught that people have food to give them, they are likely to someday bite someone or worse! There were a few other minor things (lukewarm shower and slow running toilet), but nothing major. We enjoyed our stay, but we didn't feed the eels. ;-) I would recommend this for adults (there are a few permanent residents, and all adults as far as we could tell), but not for honeymooners or anyone expecting a lot of privacy. You will see people coming and going, and we found the pool rarely without at least one other couple (usually more) in it.

Cancellation Policy:

Cancellations made sixty (60) days or more prior to arrival with written notice shall be given a full refund minus $50.00 reservation processing fee. Cancellations of less than sixty (60) days but more than thirty (30) days prior to arrival shall forfeit 50% of the total rent plus tax or the deposit paid. Cancellations of less than thirty (30) days the entire rent and excise tax (less cleaning fees) is forfeited unless we are able to re-rent the property. Refunds on any forfeiture will be issued in the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows for any reason.
