About Andrea Wooten and Steve Ray
Originally from Texas (Andrea) and California (Steve), we consider ourselves 'refugees' from the Washington, DC suburbs, where we lived and worked for 18 years. We first visited Rappahannock County in 2002 for a retreat, and immediately fell in love with the Blue Ridge and all the area has to offer. After several years of looking at real estate, we bought the historic 130 acre county 'Poor Farm' in 2002 and began an extensive remodeling of the old farm house and barn. We also added ponds, roads, a dock, fencing, an orchard, extensive flower and vegetable gardens, and animals (mules, horses, goats, chickens, dogs, barn cats, guineas, ducks, and cattle). In 2010, we moved to our new home on the farm--a Virginia farmhouse with a big wrap around porch. And in 2012, we restored the old chicken coop and added chickens to our little menagerie. We also completed work on a new barn that includes our 'Barn Loft' to accommodate additional visitors. Finally, in July 2019, we finished a total renovation of the original Poorhouse and added it as our third rental property so that we could accommodate larger families and groups. Our farm is our little slice of heaven, and we feel blessed to share it with those who stay with us!

Why Andrea Wooten and Steve Ray chose Sperryville
The Blue Ridge Mountains of Virginia are one of the most beautiful places on earth to us! And Rappahannock County embodies values that we hold dear: close friends, strong sense of community, amazing commitment to conservation and stewardship of the earth, and a rural lifestyle that allows us stay in touch with ourselves and live our priorities. The area also has a vibrant arts community, world class hiking, excellent restaurants and inns, including the Inn at Little Washington, interesting shops, art galleries, and antique stores, and holistic medicine options. It is also close to Washington, DC and Charlottesville, Virginia, and a little over an hour to both Dulles and Washington Reagan airports. We could not think of a more ideal place to live and work!
What makes this Barn unique
Our property is secluded, at the end of a lovely country lane only 5 minutes from the little town of Sperryville. It is a place where the star lit sky sparkles so clearly at night that you almost lose your breath in awe...where lush flower and vegetable gardens and views of the Blue Ridge feed our soul...where fish jump in the pond and the birds and frogs compete in a chorus...where the only sounds are those of nature. Our cozy, completely remodeled farmhouse provides an ideal place to relax and unwind, and our 130 acres of forest, pastures, and ponds provide endless hiking, swimming, canoeing, fishing, biking, and exploration opportunities. Our friendly farm animals will love and entertain you. If you are looking for a place to relax, unwind, and get away from it all, this is just the place! We are pet friendly.

We had the best time in the barn loft at the farm. My husband and I love the breath-taking views, and our 19 month old daughter enjoyed the animals. We didn't even mind being woken by the roosters at 5:30 AM because it allowed us to watch the beautiful sunrises. We can't wait to return.
Shirley, we thoroughly enjoyed meeting you and are glad that you had such a good time at the farm! Come back soon!
A few things to keep in mind
We are city folk but really enjoyed our stay in the country. Here are a few things to keep in mind.
1. Bring rain boots for early morning walks to feed animals as the grass is very wet in the morning.
2. The pond was very overgrown with algae in August. It wasn’t appealing for swimming.
3. The barn loft is up a steep hill from the rest of the farm. The views are beautiful, but if you want to spend more time by the pond, gardens, ducks etc then you might prefer one of their other properties.
4. The property is on well water which has a noticeable odor/taste. I would bring a water filter next time.
fantastic stay at beautiful property
We had a wonderful stay with our toddler on this gorgeous property. Our daughter had a great time meeting the goats, chickens, horses, and ducks. We took her for her very first boat ride in the paddleboat on the private pond. The owners were super hospitable and delivered fresh peaches to us picked from their tree. We would love to come back!
Awesome getaway for family
Amazing property overlooking the mountain range. Kids loved the active farm and their ability to collect chicken eggs, feed goats and horses, etc. Our dog didn't have as much freedom as we might have hoped due to some restrictions with the owners' dogs and farm animals, but she had a great time as well (mainly stayed on leash). Definitely a great weekend away, and fun life experience for the kids! (and the bass fishing in the pond was great!) Pictures on Facebook
A wonderful getaway from the city
My husband and I were looking for a relaxing getaway in the countryside with our 18 month old. The hitch: it had to be relatively close to DC since we were expecting our 2nd in about a month. The barn loft at Cardinal Spring fit the bill perfectly. It’s about 90 min from DC, totally cozy, and our favorite part was spending evenings on the deck watching the sunset over the mountains. My 2nd favorite thing was spending mornings with my son giving treats to the goats, getting eggs from the hens, teaching him how to feed a horse, and mooing at the cows.
We actually spent 10 days there and never got board. While we cooked a lot at the barn, it was 10-20 min drive from several good places to eat. The hiking in the area is great and plentiful. We spent a few days exploring the small towns in the area, while we also visited copious farmer’s markets and orchards, and spent a great day in Charlottesville. Some days we just chilled at the farm, spent time with the critters, went for a walk, and took an afternoon dip in the pond.
The hosts were lovely and helpful with everything including recommendations for activities in the area. I would highly recommend Cardinal Springs to families or singles looking for a great escape from the everyday.
A wonderful place to stay!
This is our second time staying in the Barn Loft. The loft is very comfortable for our family of four, and our kids loved spending time at the pond, and playing with the chickens, baby goats, guineas, and ducks. Andrea and Steve are wonderful hosts. Everything we needed to make it a wonderful week was provided.
Yoga, martial arts, a gym, massage therapy, Thai massage, and other services are are available at Stonewall Abbey Wellness 5 minutes from the farm. Massage therapists can also come to the farm. The Inn at Little Washington is 10 minutes away, Old Rag 25 minutes. Shenandoah National Forest and Skyline Drive are 10 minutes way.
