Our son is a Los Angeles Architect and he designed this beautiful oceanfront retirement home that looks like it is off the pages of Architectural Digest. The whole house has massive windows to take advantage of the 180 degree view of the Wai Opae Tide Pools. The house has bamboo, 23' vaulted, hand rubbed beam ceilings with floating globe pendants. There is a curved staircase with Mango steps that leads from the living room to the 2nd bedroom and on to the master bedroom and loft. One of the most spectacular things about this house is that it faces east and every morning the sun rises with awe inspiring colors while tinting the tide pools all shades of gold, orange and pink.

Our home has 2 bedrooms and a loft, 2 baths and sleeps 6. The Master bedroom is on the 2nd floor and is a loft room allowing the view of the ocean from the queen size bed. Whether it is a fast storm, a brilliant sunrise or the changing colors of the tide pools the view never gets old. There isn't a better place to sit back with a good book then up on the Master Bedroom lanai (deck) with comfortable chairs and endless ocean views. The master bathroom is very unique in that it has a lanai with an indoor/outdoor shower and a free standing deep soaking tub. The cabinets are made from Mango wood and the counter top is flamed black granite.

The guest bedroom also with a queen size bed and was designed so that it is five feet higher than the living room. The front wall is movable which lets the ocean view be the centerpiece of this room. There are floor to ceiling jalousie windows framing the bed and looking down on the back yard tide ponds For additional guests there are two single futons in an office loft above the master bedroom to make the home comfortable for 6 people.

The main bathroom has a tiled tub and shower combination with large windows. The resin sink has inlayed real sea shells and coral. There is a laundry area with full sized front loading washer and dryer and storage area behind bi-fold doors.

The kitchen is modern and has top of the line African Ribbon Mahogany cabinets with flamed and leathered granite counters. The appliances are new and include a side by side refrigerator with an ice maker that holds 10 lbs of ice. It also has a dishwasher and microwave oven and a large island with a gas stove and oven. The island looks out to the living room and the large lanai so the cook is never separated from the group. There is enough space in the Kitchen so that 4 people can work comfortably. The kitchen has a 'breakfast' Lanai with table and chairs - The perfect spot to have that morning cup of coffee while watching the sunrise. The kitchen is fully stocked with everything except your fresh food to prepare gourmet meals.

There are two sets of bi-fold doors in the living room; one faces the ocean and makes the ocean become a living wall of the house and the other doors open up on to the lanai providing a seamless transition from indoors to outdoors. After a busy day of snorkeling and sightseeing there are comfortable chairs and a place to put the feet up and relax while watching a 42' flat screen tv with roku and wireless internet.

Out the living room bi-fold doors opens to the lanai with a wood deck, outdoor couch, love seat and chair, bbq, ti ki bar and jacuzzi. The 600 sq ft lanai not only looks over the ocean it also overlooks the backyard which has a large pond that rises and falls with the ocean tide. The ponds are brackish (which means that they are a combination of fresh and salt water) and are home to a large school of Tilapia fish which love to be fed.

There are stranded bamboo hardwood floors throughout the house, mango custom cabinetry, unique floor plan and awe inspiring views which make this a perfect vacation home for anyone that wants to hear the waves, watch the whale’s jump, have world class snorkeling 40 ft from the front door and experience the most glorious sunrises imaginable.

About Katherine Sullivan

We purchased the lot in Kapoho in 2003 and after 10 years of struggle the house was finally finished in 2013. John and I were vendors and we traveled all over the United States selling Native American Jewelry at Indian Pow Wows and motorcycle rallies. Every time we traveled to Hawaii to do a show we would spend a week in Kapoho. When we drove down the palm lined entrance to Kapoho Vacationland it felt like we were coming home. In 2003 we drove by the front of the tide pools and a realtor was pounding a for sale sign on this lot and we put it in escrow that day. It then took us 8 years before we could start building our dream house.

  • The master bedroom is a loft that looks out over the wide expanse of the Wai Opae Tide Pools. We decided not to wall out our view by closing in the bedroom. There is a 10' sliding door that opens up on to a third floor lanai. The second bedroom was designed a half a floor above the living room so if desired the sleepers can have a view of the ocean. The queen sized bed is set between floor to ceiling jalousie windows that look out on the tide ponds in the back yard. There is a loft office that has 2 single futons. The loft is the highest part of the house and looks down on the living room and master bedroom. We also have thick sleeping pads stored in the loft that could be moved anywhere in the house if the people in the Master bedroom would be more comfortable not having people looking down on their room. The loft was designed as an office but our grand kids loved sleeping up there so we added the futons for additional sleeping.

Sunrise Hale is a perfect place, 4 adults stayed here there was plenty of room, the accommodations were top notch, a great place to relax and enjoy life. The master shower was my favorite!! Tide pooling was good but make sure you take aqua sox they are definitely needed, there was a good selection of masks and fins of every size. The Jacuzzi was a big plus after tide pooling. Good walking and exploring.

It is a 20 minute drive to the closest store so make sure you stop at Costco or the local grocery stores. Kieio's in Pahoa was good for our dinner out.

Amazing.

I cannot say enough wonderful things about this property. The photos don't do it justice. Sitting on the deck, with the most amazing snorkelling just steps away, it is a perfect setting and home.

My children spent hours playing on the lava in front of the house; it sparks imagination and fantasies of being on the moon, or in another world.

This property exceeded expectations, both in the quality of accommodation and the owner's (and neighbour's!) responsiveness to issues. While we were there, the county was working on the road in front of the house. The owners properly prepared us for this a and the neighbours allowed us to park in their driveway. The dryer had broken, and the neighbours offered to let us use theirs (note to future guests - while having on-site laundry was convenient, so is the inexpensive, same day service at the Pahoa laundromat!)

Highly recommend this beautiful home.

Owner's Response: We are so happy that you had a great time even with the road construction. It is so nice to have an actual road, a cement road, and not have to dodge all the rocks and dips in the old road. Just a note: the county does not have anything to do with our roads, all the road improvements are paid for by the home owners. The county just dictates how to do it thus we ended up with a 16 ft road rather than the 20 ft road that we asked for.

Exquisite home in Awe-inspiring Location

What a pleasure to enjoy this lovely, contemporary home while having the entirely of the Wai'Opae Tidepools as your playground. The snorkeling here is unparalleled--the fish are fearless and swim right into your mask and the coral is beyond description. I can't wait to return. I'm a picky guest, for sure, but this location gets it all just right. Mahalo, KS. Malama Kai and Aloha.

A Tropical Jewel

The Kapoho Sunrise House is a jewel of a find—magnificent in design, decorated with beautiful artwork, clean and comfortable, and outfitted with all the amenities we needed to make our vacation stress-free and relaxing. Arriving late at night in the dark, we woke in the early morning to a view that took our breath away. The view of the tide-pools, the open ocean beyond, and the radiant sky above were spectacular beyond belief!

The four of us loved the house’s layout—our two bedrooms with comfortable beds, two bathrooms with one having a delightful outdoor shower, a kitchen well-stocked with cooking supplies, sliding glass walls that open to the great outdoors and the gorgeous view, and a large covered lanai with outdoor seating and a hot tub. We couldn’t have asked for more!

A huge thank you to owner, Kathy Sullivan, for answering all our questions and kindly responding to our requests so quickly and thoroughly. She made sure all supplies were on hand, bleached and cleaned all snorkeling gear, and sent us detailed directions to the house. The owners provided a well-organized binder full of helpful information about the house, restaurant recommendations, activities, and tide pool information. Even the neighbor welcomed us with muffins!

Since we wanted to snorkel in the tide pools, Kathy provided all the gear we needed and also explained how to take care of the fragile coral life. Due to her advice, we avoided stepping on the living coral, wore T-shirts instead of using sunscreen that would be toxic to the coral, and wore water shoes when walking over the sharp lava rocks.

Although Hawaii is famous for its bugs, we saw none in the house during most of our 10 day April vacation. However, at trip’s end, warm and windless evenings brought uninvited beetles that were drawn to the light. As was recommended, we kept windows closed and lights off during the night to keep these harmless bugs away. Cute geckos also stood guard inside the house.

During our short time on the Big Island, we enjoyed and recommend the Merrie Monarch Festival and activities; Hilo Farmers’ Market; Hawaiian Tropical Botanical Garden; the Kilauea Crater and dining in Volcano House in Hawaiian Volcanoes National Park; the ride along the coast north of Hilo, and the many lovely picnic spots along the way. We hope to spend more time on the Big Island and in this gorgeous house in the future and recommend that others discover the wonders of the Kapoho Sunrise House!

A beautiful place to relax

We stayed here for 6 nights and loved the location. The closest town is 15 minutes away so it is a somewhat isolated but we planned ahead. There are a number of local farmers markets which we enjoyed taking advantage of. The house is well stocked and very comfortable, including the beds. The large windows open up so that the whole house turns into what seems like a large screen porch. There are 2 open bedrooms to the front without doors. The one has a curtain for some privacy, but this may be a drawback depending on what you are looking for. If you are ok with feeling one with nature and the ocean you won't find anything better. Snorkeling and the views here are amazing.

Total gem of a property.

The photos don't lie, this is a beautiful,beautiful property in a sensational area. Agree with all previous positive reviews. There were no insect issues during our stay. Snorkelling delightful and so easy. I had bought us all beach shoes - so easy to rock hop to wherever we wanted to swim. Also wore long gym tights and sun tops, so no need to sunblock as much, and less likely to graze ourselves on rock/coral.

The photo shows parked cars at the front of the house, but noone parks there anymore (road damaged) and had no noise from the other people accessing the tide pools from in front of the house - all quiet and friendly -mostly sweet families.

Only dissappointment -I expected the second bedroom to have some sort of sliding doors for privacy - there are only curtains - to make a divider between the living room and the bedroom. The whole house is very open, and very bright in the am - so my children wore eye masks if they wanted to sleep in.

The upstairs bathroom is delectable. The whole house is so interesting and easy to live in. The hot tub was wonderful - after getting cool in the sea, and to soothe muscles after cycling to the nearby lava flow.

Don't hesitate - it is a beautiful house in a lovely spot.

Kapoho Sunrise House overlooks the Wai Opae Marine Conservation District. The tide pools are a safe nursery for young fish. The snorkeling is world class with thousands of fish and over 20 types of coral. Our vacation house is located a mile off of the Red Road or Hwy 137 arguably one of the most beautiful drives in Hawaii. Just a mile south on the red road is the hot pond knows as the Millionaire's pond. Just imagine floating in a large rock walled pool in 90 degree water with palm trees overhead and the ocean waves crashing just on the other side of the break water! Down the road another mile is Issac Hale State Park. This is one of the only beaches on the East side of the Big Island that has surfing and boogie boarding. It also has a boat dock and if you are lucky enough to catch one of the local fishermen coming ashore from a fishing trip you might be able to buy fresh Hawaiian fish direct from them. Further south on the Red road is MacKinzey State Park. From the rock ledges watch the waves crash into the lava walls and send spray 20 to 80 feet in to the air. During high surf it is necessary to be careful not to get drenched. Again heading south there are beautiful turnouts just to watch the waves and become mesmerized by the color of the water. Look for cars parked along the road and a a small path down to the black sand beach. This is Kehena beach which is a bathing suit optional beach. End of the road is Kalapana where the relentless lava covered most of the village in 1990's. The new black sand beaches of Kalapana can be seen after a short walk starting at the cul de sak at the end of the road. Wednesday night is a 'not to be missed' farmers market with an open bar, island music and international and local food. The band plays all type of music and it is not uncommon for local Hawaiians to stand up and do the hula when a loved Hawaiian song is played.

From our Vacation Rental turn right - north - on to the Red Road from Kapoho Kai road and go to where the pavement ends and a dirt road begins you will enter a primeval Rain forest. This forest is so pristine that it is easy to believe that you have entered a time capsule and have traveled back in time to the age of Dinosaurs.

With in close proximity to our vacation home and not to be missed is Lava Tree state park 5 miles, Volcano National Park, with the new Halemaumau crater, 40 miles, 4 mile scenic drive north of Hilo 40 miles, Akaka Falls 45 miles, Waiapio Valley 70 miles and the top of Mauna Kea mountain with its observatories and vast views 70 miles.
