2 bedroom condo with spectacular Caribbean views with pool in the Xaman Ha condo complex located in the gated community of Playacar Phase 1.

The Xaman-Ha complex is arguably the most desirable complex in Playa del Carmen, and also the most reasonably priced. It is right on the beach and has the benefit of being in a secure, gated community that's just a few minutes walking distance from the hustle and bustle of 5th Avenue but AWAY from the constant noise of the night clubs adjacent to the beachfront condos to the north. Plus, the beach at Xaman-Ha is the cleanest, widest and most pristine beach in Playa del Carmen, which is why it's often selected to film Riviera Maya tourism commercials.

Within Xaman-Ha, this second floor two-bedroom unit is one of the most sought-after units in the complex.

It features a double-sized balcony and ocean views from not only the living room, but also the master bedroom. It also features complimentary wi-fi in the unit (as opposed to much slower or inaccessible shared service from the complex's lobby), a full size washer and dryer, and a free Vonage phone for calling friends and family around the world. The unit has two smart, flat screen TVs so you can watch your Netflix favorites if you need to get out of the sun for a while.

The condo faces the beach and Cozumel across the ocean head-on, with no buildings, etc. obstructing the view. While all of the units at Xaman-Ha have beautiful beach views, some are from an oblique angle that isn't quite as breath-taking.

The unit features beautiful artwork and a fully equipped kitchen. It has everything you need, down to hand-blown glassware, hair-dryer, iron, in-room safe and every other amenity imaginable.

Ceiling Fans, Linens & Towels Provided, In-room Safe, No Pets, Washer/Dryer, Cleaning Service Provided, Hair Dryer. Trash pick up is provided daily Mon-Sat (holidays excluded). Bottled water is provided and supplies checked daily Monday-Sat (holidays excluded). Cleaning of floors, kitchen and bathrooms is provided every other day excluding Sundays and holidays. Beds are made but towels and linen laundry service are not provided except for stays over 7 days. Guests are welcome to use the laundry facilities in the unit, however, and guests may request that towels and sheets be changed during the week at a fee of $15 that is charged and collected by the property manager. Additional full housekeeping services can also be requested for a fee of $25 charged and collected by the property manager.

Very clean property and well maintained. Condo was clean, the only thing was the blender that didn’t work. All and all it was good.

I'm sorry to hear that a previous guest may have broken the blender; it was working great when I was staying in the unit earlier in the month, but things do break, unfortunately. If you had let me know during your stay, I would have replaced it with a new one immediately. My property manager does an excellent job of replacing anything that needs replacing and of responding right away to guest requests. They are on site daily and very conscientious about excellence in guest services.

Loved our Stay

Ginger was great to work with and the staff at the condo were very nice and attentive. Great view, pool, bar and enjoyed my morning walks on the beach. Quiet yet 2 min walk to tourist area. Would definitely come back!

Well appointed condo with direct access to beach

I stayed at Xaman Ha a couple of years ago on a girls' getaway and instantly knew this was a place that I wanted to return to with my family. This unit was exactly what we needed for our family of 5 - me, my husband, 2 kids, and elderly father.

The owner, Ginger, was fantastic to work with. She was quick and efficient in her reponses to my inquiries. She had fabulous recommendations and absolutely takes pride in her condo. The property management company that deals with day-to-day operations (cleaning, replenishments, etc.) was also phenomenal and highly professional.

This condo has many things going for it, but our favorite has to be location. We spent every morning and every evening on the balcony. We had gorgeous, unobstructed views of the pool, covered patio, white sands, and turquoise waters. We literally spent hours taking in the sights and sounds. At night we watched the twinkling lights of Cozumel in the distance. We watched boaters, parasailers, sky-divers, paddle boarders, snorkelers, and swimmers. All of this from the beauty of our own condo. When we got too hot, we went down the steps, plopped down in a lounge chair or slid into the crystal clear pool. After that, we strolled the few feet to our near private sandy beach. Fabulous.

One of the other things that I needed was safety. We (our taxis or private drivers) went through security before being allowed to enter our neighborhood. Xaman Ha is situated in a quiet and well manicured neighborhood. We needed to be and FEEL secure on our vacation. We needed to be able to have my father, or any of us, be safe when moving around the condominium. My overly-cautious father stretched his boundaries and walked the grounds alone.

Our unit had everything that was things that we didn't realize we would need. Ginger keeps the unit stocked with kitchen, bedroom, and bathroom items. The decor is tasteful and beautifully appointed.

Without a doubt, we would love to return one day. Thank you, Ginger!

Fantastic condo in perfect setting

Location, location, location! Xman Ha is a perfect condo complex just steps from fantastic shopping, dining, and adventure. For people that don't want to stay at an All-Inclusive resort, this place has it all. Ginger's unit is beautifully appointed and her oversized balcony provides breathtaking views of the sea. Everyone is friendly at the complex and the transaction with Ginger was incredibly easy. She was helpful in providing detailed information - everything from transferring from the airport to insider's tips for getting out and about in the City. Xaman Ha is family-friendly, safe and a perfect launching-off spot for day trips and adventuring. We rented a car only for the days when we needed one....Hertz just a 2 minute walk.

Good all round choice

This condo development has excellent location, easy walk to everything yet out of the party noise zone, so sleep is good. Beautiful ocean views and beach is picked up daily. It's one of the older (first) developments and it's showing some age/wear, but very clean and well maintained, excellent grounds security. WE would have appreciated longer operating hours at the pool bar/snack shack--It closes up at 3-4 pm and there are no other food options in complex. Additionally the menu is very limited. Free morning coffee only extends to the contents of one smallish urn, which for some reason they don't replenish, even for people to BUY a cup. So no coffee of any persuasion available after about the first 30 minutes of breakfast service, period. No tea either. There are lots of stairs and no elevators anywhere in complex.

This particular unit has had surface updates that are attractive. The owner and onsite mgmt cleaners were efficient to work with, no problems. The unit has attractive decor and well equipped kitchen .

The least appealing characteristic is the 2nd BR (by front door entry). It's dark and kind of stuffy, with only one window that opens onto the common interior access corridor, so you don't want to leave curtains or glass open for either light or air. With forceful warnings throughout unit not to run AC below 84 degrees(if do and are "caught" by the cleaning mgmtstaff that drop at no preset time your $200 security deposit will be forfeited). Since weather was not oppressively hot at time we visited, this wasn't horrible, BUT in hot summer I think it would be a problem. Likely OK for kids, but adults will not be wild about this. Sheets and towels were good quality, but limited to one bath and hand towel per person (how 'bout one extra for hair?) , and no wash cloths. Nice enough bathroom shampoo, conditioner and soap.

Overall nothing Fancy, but comfortable relaxed and OK value for money paid. We would do it again.

Owner's Response: Thanks very much for your review. Please note that the pool bar is intended as a snack bar to be open during prime pool hours as an added guest amenity. It was never intended as a full-service restaurant; it's more of a burger, hot dog, nacho sort of place to grab a quick snack or lunch. The company that staffs the pool bar added breakfast recently as a little something extra and is testing how it works for guests. Xaman Ha has never before offered breakfast, so it's not yet sure whether breakfast will continue. I want to mention this so that future guests don't come with the expectation of breakfast or free coffee. There is a coffee maker and full kitchen in the condo. One other point of clarification. We do ask guests to keep the AC temperature settings at a reasonable level; however, the request is to keep settings at 23 degrees C or above, which is 73 degrees F, not 84 degrees. The reason for that is because we've had a few guests in the past who set their thermostats on 16 C (60 degrees F), resulting in electric bills of more than $450 USD in one month and causing water condensation to drip down the windows and walls. To avoid these problems and in hopes of keeping the lowest rental rates of any beachfront condos in Playa, there is a note in the guest check in package reminding our guests to please keep their thermostats at a reasonable, but comfortable, temperature. This is also part of the rental agreement, signed by all guests when the unit is rented. We are very flexible and accommodating with our guests and have never held back any deposit money so far for anything in the many years I have owned this condo. When guests check in there are always 8 bath towels and 8 beach towels for 4 guests (two bath towels and two beach towels per guest), along with 4 hand towels and 4 dish towels. The property management staff is happy to leave extra towels if asked and is on premises at Xaman Ha every day.

We had a wonderful time over the holidays. Ginger is terrific to work with. The condo is beautiful...both the unit itself and the grounds. It is a short, easy walk to great restaurants. We definitely plan to return !
