2 bedroom condo with spectacular Caribbean views with pool in the Xaman Ha condo complex located in the gated community of Playacar Phase 1.

The Xaman-Ha complex is arguably the most desirable complex in Playa del Carmen, and also the most reasonably priced. It has the double benefit of being a few minutes walking distance from the hustle and bustle of 5th Avenue but AWAY from the constant noise that comes with the night clubs that come with the condos to the south. Plus, the beach at Xaman-Ha is the cleanest, widest and most pristine beach in front of any of Playa's beachfront condos.

Within Xaman-Ha, this second floor two-bedroom unit is one of the most sought-after units in the complex.

It features a remodeled kitchen, bathrooms and floors, along with a double-sized balcony and ocean views from not only the living room, but also the master bedroom. It also features complimentary wi-fi in the unit (as opposed to much slower or inaccessible shared service from the complex's lobby), a full size washer and dryer, and a free Vonage phone for calling friends and family around the world. The unit has two smart, flat screen TVs so you can watch your Netflix favorites if you need to get out of the sun for a while.

The condo faces the beach and Cozumel across the ocean head-on, with no buildings, etc. obstructing the view. While all of the units at Xaman-Ha have beautiful beach views, some are from an oblique angle that isn't quite as breath-taking.

The unit features beautiful artwork and a fully equipped kitchen. It has everything you need, down to hand-blown glassware, hair-dryer, iron, in-room safe and every other amenity imaginable.

Important Notice: VRBO/Home Away has started a new "Service Fee" that will cost you between 5-10% if you use their payment system. To be clear these monies do not go to me! As advertised and truly a taste of paradise

This 2 bedroom, 2 baths unit at Xaman Ha is a beautiful unit with perhaps the best view in the 3 building complex. Extremely safe area within footsteps of the Cozumel ferry and shopping district. The employees at Guest Services, the swim-up bar (Robin), daily housekeepers and grounds crew were sincerely nice and passionate about customer service. Volleyball net setup on beach in front of complex, white sand and a beautiful sea. I would HIGHLY recommend this unit and hope to return soon. Thank you Ginger!

Great Location!

What a great location for a vacation. Right on the beach. Close to shopping and eating, but not so close that you hear any noise. Only the noise of the beautiful ocean. Door open every night to fall asleep to the sound of the surf. Great house with everything needed for a very comfortable stay. Booked trips from the helpful desk at the lobby. Everything was just as stated. Thanks, we had a wonderful stay!

Very nice property in a great location

Xaman Ha is in a fantastic location. It's on a quiet street with a beautiful beach stretching as far as the eye can see. Shopping, restaurants and nightlife are just around the corner. This is not a luxurious property but very comfortable. It was clean and well maintained, the service was excellent and everyone was extremely friendly and helpful..

Beautifully appointed with perfect location

The location of this condo is perfect! Three doors south of the ferry dock, on the much quieter side of the beach. (The ferry dock obstructs people from the busier, main beach). The Playacar Palace, located next door, is a 5 star resort with a sophisticated clientele. South of the Xaman Ha Condo are several single-family beach homes. Very interesting to walk past on my daily beach hike.

We swim a lot - and the beach is clear.

The condo resides in a gated community. It feels very safe. The decor in this unit is simply gorgeous. I felt like a princess every time I entered the master bedroom. It is so much prettier inside than the pictures allow. The kitchen is very well stocked, including a blender, wine glasses, etc. Previous renters have left behind vinegar, spice mixes, etc. which was helpful. WalMart is several blocks away and provides very low cost ingredients to do your own cooking (be sure to buy your tequila there, and not in the gift shops.) Only slight complaints: walls are a bit thin - you can clearly hear neighbors on either side - but it was generally very quiet; also there were some problems with consistent hot water being available, but it is not the owners fault.

Best tip I can give regarding Playa del Carmen: exchange cash for pesos at the airport - and pay with pesos your entire visit. Most places assume you want to pay in cash, but by paying in pesos we always saved at least 25 to 30%. This is especially true in the taxis and restaurants. Our family of four had planned to take the ADO bus from the airport to Cancun, however the taxi, paid in pesos, came to only $2 more per person, and was much quicker. Be SURE to confirm the price in pesos on the sign that is posted at all taxi stands. Sometimes the driver will attempt to ignore that price and charge more, but if he sees you read and it and confirm the price, he won't do that. Also, we learned that tipping is not expected for cab drivers.

Can't go wrong with this condo!

Excellent condo, location, good value

Nice second story condo in great location. It's a couple of blocks from a major shopping area and three blocks from the beginning of 5th Ave, which is the tourist store area, but also has many restaurants, so of which are good. (if you rent a car, get directions to Playacar Palace, which is in the same gated area and easy to find).

The condo has a good ocean and pool view and the second story is good spot to get nice breezes.

The condo is well equipped, including washer and dryer, good kitchen with adequate cooking and eating equipment. The bed was comfortable, the cleaning and maintenance service pleasant and efficient.

The beach is excellent and the pool area is very nice.

Ginger, the owner, was a great help with restaurants and things to do.

If I return to Playa, I'll go back to this condo.

Great place to relax!

My wife and I needed a couple of days to recuperate and relax and choose Playa Del Carmen and this unit. The unit lived up to all of our expectations. The other reviews are spot on regarding the furnishings, location, amenities, etc.. The master bedroom in particular is very spacious and comfortable, though the shower/ toilet room is cozy. We made extensive use of the provided bottled water and the well-functioning a/c. We very much enjoyed hanging out at the pool, relaxing and reading. We found the water warm, clean, and inviting. The ferry terminal to Cozumel is just one complex down and we found it quite easy to venture to the island for the day. There is an a/c condenser unit on the balcony outside the master bedroom, which was unexpected, but did not affect our enjoyment of the unit. All in all, we would highly recommend this unit because of its excellent condition, unit features, the location, and what the complex and area have to offer. We also found Ginger excellent to work with and her responses quick and comprehensive.
