Beach front apartment 'I Love Njivice' is in a family villa, third floor, just on the water edge (first line of houses), with own beach, jetty, mooring and garden. If you like peace & tranquility, this is a place for you! Private stony beach and pier at foot of house just a couple of flights of stairs from the apartment. The gorgeous panoramic view to Herceg Novi and Bay is best seen from the terrace (6 m2) that connects the two rooms and stretches across the whole front facade. The glass doors leading to the terrace provide an unobstructed sea & mountain view from either of two rooms. The largest room's space is shared between the kitchen, a dining area. The kitchen has its own small balcony.
The apartment has a spacious bathroom with a shower cabin. It is decorated with Marine theme and tiled in blue and white colors. There is also an additional toilet.
In front of the separate entrance of the apartment, there is a spacious terrace (20 m2) that faces the garden, furnished with an outdoor table and chairs and is perfect for a morning breakfast or an afternoon meal. This terrace is only for the guests of the Apartment. An outdoor tap is in a corner of the the terrace with beautiful landscaping. Stairs from the terrace lead down to the shoreline, a sunbathing area & beach beds and shower. Private parking is for 3 cars.

Boat excursions to Blue Cave, Miriste, Zanjice, Rose and island Mamula or fishing, if you like it, and preparing fresh fish from the Bay at a grill. We advise you to take your digital camera with accessories for underwater shooting! It is a great privilege even to enjoy in watching! Having holiday in beach front apartment 'I Love Njivice' is perfect for families with children and couples who wish to stay just on the beach and amenities, enjoying the nature and relaxing holiday. The sea is warm, clear and safe. The children love feeding the fish and catching small crabs around our jetty and beach. Air-conditioning and electric oil filled radiators can be used for off-season heating. Your hosts/owner is fluent in English and Serbian.
Airport Transfers: : Airport transfers can be arranged from either Dubrovnik (Croatia) or Tivat Airport (Montenegro).
If you want to call taxi or rent a car, scouter or bicycle, it can be arranged upon request. Property has a private parking. A mini bus service from Njivice to/from Igalo and Herceg Novi runs regularly and four water taxis at two hour intervals through the day. .
Banks, cash points (ATM), food markets, boutique clothing stores, etc., are all available in Igalo and Herceg Novi (3 -8 Km). There are many restaurants all along the coast, most overlooking the sea and serving a fine range of sea-foods as well as international and traditional menus. There is a free delivery services from fine restaurant in Igalo and take-away from grill/pizza cafe in Njivice.

Hello! We are a family from Belgrade, Serbia. We built our family vacation house in Njivice, a small and quiet village a few miles from Herceg Novi. Our three children spend every summer here, since they were babies. Now they are busy with their own carriers and my husband (pediatric neurosurgeon) and me (jurist), are retired and can finally spend all year in Njivice, so we opened the villa 'I Love Njivice' to tourists. Our granddaughters Marija (9) and Anja (3) now enjoys with us in our 'place of dreams'! Children love it!

As the name of the villa tells you, We Love Njivice! It is a small peaceful family place with a great surrounding. Settled between two towns under the UNESCO protection, Dubrovnik and Kotor, and two international airports Cilipi (Croatia) and Tivat (Montenegro), Njivice are a great place, with plenty of opportunities for your holiday. It is a special privilege to have own beach, with jetty and mooring and uninterrupted magnificent scenic views of sea and mountains, and Mediterranean gardens - and we want to share it with you! If you like fishing and snorkeling, we suggest you to bring the equipment for those activities. Specially for children! It is good Feng Shui energy, with sea in front and mountain behind. We organize for our guests transfer, excursions, fishing, as we are friendly and helpful people. With own beach, a 'personal touch' in exterior and interior, you will find that this place was built and maintained with love. We returned this summer after 3 years. The apartment now has a lovely, spacious new shower room, which was a real improvement. Otherwise, it was as blissful as it was 3 years ago, but on this occasion we also took the chance to visit many new scenic places, including the drive up the infamous Ladder of Ancorra outside Kotor to Lovcen with its 29 hair-pin bends (not for the faint-hearted driver!), returning via Cetinje. The Prevlaka Peninsula just round the bay past the local and largely traffic-free border post just up the road is now fully accessible by car, with its eerie, deserted and atmospheric Hapsburg fort at the tip. Tito's villa in nearby Igalo (visible from the apartment balcony), now open for guided tours, was an unexpected and fascinating but easy evening excursion, well worth it for its historic interest. We also spent a night in Durmitor, returning via the Tara Gorge Bridge and Canyon - taking us round almost the whole perimeter of Montenegro and the best of its stunning scenery in the space of two days! Njivice, apart from being a relaxing, quiet and scenic village itself for those just wishing to flop out, was a great base for touring Montenegro and around Dubrovnik (taking the boat there from nearby Cavtat, to save the hassle of parking the car in Dubrovnik). Gordana was as helpful and welcoming as ever, and we took the boat trip again to the Blue Cavern, with an excellent lunch at Miristi Bay.
This time we flew via Split, staying in Mostar on the way down, but returning directly via the new fast motorway.
The view from the apartment balcony at sunrise and sunset over the bay are still as unforgettable as ever, and now feature as wallpaper on every tablet we have. Wi-fi, air-con and apartment facilities remain excellent. It was a packed fortnight, but shows what can be done if you are keen to explore this lovely country. We will be back.
We had a wonderful stay at this comfortable apartment. The owner, Gordana, took great care of us and also offered us homemade food and help to book a boatride among other help. The apartment was very clean and with an amazing view. It has a small kitchen suitable for basic cooking. Sunbathing on the private little "beach" was very relaxing. Swimming there is ok, but the seabed is not very nice. We visited the small family restaurant in the village, with was quite ok. For more restaurants it is god to have a car and go to Herceg Novi.
My friend and I stayed here for a week in September 2014 and absolutely loved it. Everything was perfect; the apartment is ideal (clean, comfortable, kitchen well equipped, excellent air conditioning) and in a great location, right on the beach. You literally just have to walk downstairs to have access to a private beach, which is decorated by shells of various crustaceans and furnished with lounge chair. We also really appreciated the free and unlimited Wi-Fi Internet.
The owner of the apartment, Gordana, and her charming husband were very kind and helpful to us. When we wanted to traverse the water, they helped us arrange an excursion by boat to Miriste beach and the "Blue Cave," which was fantastic! The apartment is situated near many local landmarks, so we were always preoccupied and entertained.
We would highly recommend the apartment, and we hope to return for another relaxing stay.
Villa "I love Njivice" is one of the best places of rest one can imagine. The appartment is equipped with all necessary staff (including toilet, shower, fridge, and kitchinette). The villa has a little beach, where you can swim just after you get up and just before you go to bed. The view from the villa is really majestic: the Bay of Kotor, mountains, clear sky. The host, Gordana, will arrange for you an airport transfer and various excursions (including the famous Blue cave) and give practical advises regarding your stay and rest. And all that - for very reasonable price. Thanks a lot, Gordana!
Wonderful hosts, clean and well stocked apartment with a stunning view and fabulous 'beach'. The apartment was perfect for us- 3 adults and 1 toddler. Gordana made sure everything went smoothly, from our reservation to airport transfers, helping with a rental car and even making wonderful crepes for us on the couple rainy days we were stuck inside. The apartment is a short walk to the town's hotel (Riviera) that has a nice beach and ferry over to Herceg Novi. The location of Njivice is perfect if you are looking for a quiet peaceful village close to Dubrovnic and seeing sites around the bay of Kotor. Although the studio behind the apartment does not have a view- it would be perfect to rent with the apartment for larger groups or a family with older kids who need another bedroom (share a patio but have separate entrances). We will definitely plan a trip back and would recommend the apartment to our friends.
The view from our bedroom balcony on the top floor apartment was stunning, across the bay to Herceg Novi and the majestic mountains behind – it was always fascinating to watch at dusk as Herceg Novi lit up. Every morning we sat out on the balcony before 6.30 am with our coffee, waiting for the sun to rise over the mountain ranges opposite, shimmering across bay, before having an early morning swim at 7 am! We would also see huge cruise-liners gliding round the headland towards the Bay of Kotor – by early evening, we would watch the same cruise ships heading out to sea. There was a lovely, quiet shaded terrace at the back of the apartment.
Our teenage children loved being able just to skip down the stairs from the apartment to swim from the jetty in the bay. We could sit and watch them playing in the water from the balcony.
Apart from the view and location, the apartment was bright and very clean, with air-conditioning. Gordana was a most welcoming, informative and obliging host.
The village of Njivice was pleasant, and a lovely place to go for a stroll in the evening, overlooking the bay, just soaking up the atmosphere from Herceg Novi. Njivice was a great base, with hypermarkets in Igalo and Herceg Novi. The border crossing in the village saved time on the route to Dubrovnik through the attractive Konavale region, and had much more scenic views over the sea.
In two weeks, we drove to Trebinje, Stolac and Mostar in Bosnia, staying in Mostar overnight and driving back via Medugorje, along the magnificent Adriatic coast road via Dubrovnik. The drive around the shore of Kotor Bay to Kotor itself, and its old town, were spectacular. We also visited Dubrovnik and the Konavale region in Croatia.The ferry across the mouth of Kotor Bay was always very quick and an experience when cruise ships passe. We made an early start one day to visit Our Lady of the Rock on the island off Perast (featured in Francesco’s “Mediterranean Voyage” BBC series) by water taxi, and were back before our teenage children were even up! We had ambitious plans to visit further afield in Montenegro, but curtailed these because Njivice itself was so relaxing. A highlight was the boat trip Gordana arranged for us through for us through a neighbour to the Lustica peninsula opposite, passing by the Habsburg fort of Marmula and dropping anchor at the Blue Cavern, swimming in its sapphire waters, and with a stop for lunch at some great fish restaurants. It was so lovely, we did this twice.

Tivat (Montenegro) 26 km.
Property is at the own beach, but there are many great beaches nearby. The sea is crystal clear and usually in the summer months calm and inviting.
The village of Njivice is across the bay from Herceg Novi and Igalo, which is only a short 10 minute drive away.
Situated on the shoreline of Boka Kotorska Bay, beachfront apartment 'I Love Njivice' has many comparative advantages. You can discover the beautiful under-the-sea world in Njivice and surrounding. It is a great place to do snorkelling and in the vicinity there are several scuba diving clubs.
