It is the only full time occupied house in the secure gated community. You have 100% freedom and privacy on your private beach and dock. Price includes 4 full bedrooms with king or queen beds, 5 full bathrooms, modern kitchen, large living room with additional queen fold down bed, laundry room, a/c, wifi, cable TV, game console, ceiling fans, hair dryers, iron and board, grill, kayak, private beach with dock, 24/7 security and more.
We are located on a 12-mile stretch of beautiful beach near the village of Hopkins, Belize from which you can explore more reef and more inland attractions than any other place in Belize. We are 2 miles from the shops, restaurant and resorts, and 3 miles from the center of the village. The majestic barrier reef is only 7 miles off shore to offer diving, snorkeling and deep water fishing. The Mayan mountains and rain forest with all its adventure tours is only 10 miles away inland. There is no better place in Belize to experience the culture and access more of the country from one location!
The entire house is finished in imported marble and granite. The wood furnishings are all locally made with native mahogany. All beds have memory foam mattress'. Each room is individually air condition controlled. We also have laundry service and a golf cart available for rent. We also have a fantastic local masseuse that can come to the house for an on beach massage of your choice. Baby sitting and nanny service is also available.
We can provide tours for you to all the local destinations. Some of the more popular tours include scuba, snorkeling, deep sea fishing, reef fishing, fly fishing, water fall hikes, zip line adventures, jaguar preserve, wildlife sanctuary, blue hole national park, birding, kayaking, and Mayan temple tours. We will gladly arrange all your tours. We can also arrange ground transportation to the Jabiru nest from either Belize city or Dangriga airports.
We are situated in Sittee point just south of the Garifuna village of Hopkins. We have 24/7 security guards in a gated community. The beach is completely private. WiFi is available in the house, however Belize internet is not as fast as in other parts of the world, so please be patient. We do have cable TV.

After spending many vacations in Belize we decided to purchase a home. Belize is a magical country. With only 300,000 people, it is remote and unspoiled. The beauty of the country can not be described. You have to visit to appreciate all it has to offer.

My family of 5 plus myself stayed over 4th of July. It was a great vacation. The owner took care of everything including tours, cleaning, meals and transportation. We were very lucky to find this villa. We stayed in the entire downstairs and had so much room. 2 kitchens, 3 beds, 3 full bathrooms and a HUGE living room right on the ocean. Thank you again for all your hard work to make our vacation a trip of a lifetime.
We booked this house for a family vacation. The house and property were beautiful and worked well for our group of nine. The pier is amazing to watch the ocean and stars. The town of Hopkins was enchanting, we had some great meals and fun listening to music in town. John made sure we had great directions from Belize City as it is a 2.5 hour drive at least. Make sure to bring all items you will require, including paper products and basics like laundry detergent.
This house and it's view was lovely, but it was a full 3 hour drive from Belize City. The back yard and ocean view are just as pictured and are beautiful and tranquil. We rented cars and bought groceries on our way out of the San Pedro Airport, which was a good plan, since groceries were expensive in town. Hopkins is a quiet little town, but had several nice restaurants. We went on a Cave Tour at Ian Anderson's Cave Branch, which was wonderful- highly recommended! (but 1.5 hour drive from the house) We played in the ocean, which was shallow enough for my young children (ages 2 and 4) to wade. Just be sure to bring your water shoes as the sand is rocky and the ocean full of sea grass. Just be aware that there was only hand and dish soap and toilet paper provided by the owners. There was no paper towels or laundry detergent (though there was a washer/dyer), no coffee/sugar. You would need to buy all these things prior. We spent only 3 days here before moving to a house in Ambergris Caye. I'm sure we could have done snorkeling tours from Hopkins, but it would have been lots of traveling. In all, I really liked this house- it was just too far from our arrival in Belize City and other activities. This would be a house better suited for people who want a calm, relaxed vacation in a quiet Belizian town, and who enjoy driving through beautiful country.
We came late at night due to our plane being delayed. John stayed up to make sure he greeted us when we arrived. The villa is huge! It was very clean and easy to find everything. Hopkins is a small fishing village. This house is about 2 miles out of town on the Caribbean Sea. It is close to all the shops and restaurants, but allowed us the privacy we were looking for. Johns wife and little dog Splinter made us feel right at home. Hope to see you next year!
Our stay at this beautiful home was exceptional! We utilized the entire home for the first week with our kids, then just the upper level for the final week - both were amazing! Comfortable living spaces, large bedrooms and bathrooms all have showers. The house is located a bit away from the Village of Hopkins but not enough to keep us from making multiple daily trips to town (the road has large pot holes but not a show stopper). It is very close to the marina which is where we left on our favorite activities of fishing and snorkeling. John and Paragi are fabulous hosts and were an excellent resource for activities available throughout Belize. They arranged all of our trips for us and made everything easy, fun, and they were always available to answer any questions along with suggestions for daily outings and restaurants/shops to visit in the village. The home does not have a "walking beach" but has a wonderful dock and the water is perfect with a gentle slope so swimming and wading are easy. Walking on a sandy beach can be done from the village but honestly, we didn't miss that at all. John and Paragi made this vacating fun and relaxing and we surely would have missed some of the unique places of Hopkins without their assistance - thank you for making our vacation so special! We Highly recommend this for any vacation stay!!!!
Beautiful villa and wonderful hosts! John and Paragi Stewart went over and beyond to make our stay comfortable. John, especially, was very accessible - both by phone and email - throughout our planning and booking process and provided a wealth of information about what to do in Belize, which restaurants to eat at, what things to avoid, etc. We were an extended family of 8 (6 adults and 2 teenagers) and there was plenty of room in the villa for us to spread out. We had 4 bathrooms so there was never any problem about access to showers after our water activities. We used the kitchen extensively and found what we needed. The private pier at the back of the house was very nice - we dozed on the hammocks, read books, or just lazed around enjoying the peace and quiet. If we had one complaint, it was that access to Hopkins Village and the villa wasn't great - the roads were full of potholes and construction + rain didn't help matters much. But even in the week that we were there, some of the potholes were filled and the road was smoothed over some, so hopefully this is just a temporary issue and will be fixed in the very near future. Having 4-wheel drive vehicles really helped us. We would definitely recommend this villa, especially for larger groups.
The number of people for our stay varied from 7 people at the beginning of our stay to 4 at the end. John had no problem rearranging our room configuration to provide the most economical stay possible. I'm envious of John and Perogi (and Splinter the dog) for living in this beautiful, secluded home full time! The place was spotless, and fully stocked with everything we needed for a great stay. Daily visits from Splinter always brightened our day! The only "downside" we encountered was having to travel to the home in the dark, using "navigation by committee" (not recommended, by the way), each person having a different idea of what the "sharp right" turn after the stop sign would look like. Turns out it is a right angle turn that has the appearance of being a "T" in the road, with a couple of signs right in front of you, one advertising the curve bar, and the other for a development (can't remember the name) that's the same direction as John and Perogi's place. John, I would suggest that for future intrepid night time travelers, that you put a note in the directions saying that the sharp right is 5.2 (or was it 5.3?) km from the stop sign at the other end of town. Also probably good to add that after the immediate left, there's still a bit of a drive (didn't record the mileage) before you come to the guard gate. All that, of course had nothing to do with the wonderful home and gracious hosts, just a tip.
